Thank you to everyone for their interest in our Dorchester site, Acorn Valley. Our consultants are working diligently on studies for the site. We have come across a few challenges, but nothing we can’t handle.

So we are wrapping up studies to support our draft plan submission for 83 Christy Dr. in the upcoming months. This plan has a wide mix of single semi and townhouse style lot options, along with a couple options of condo style living. The trail and park in this development is sure to be a huge crowd pleaser being able to cross north south and east west throughout the site effortlessly.

There is a huge environmental stewardship component to the development, ranging from Stormwater and filtration, decorative stormwater aspects and opportunities for pollinator, flora, and fauna habitat scattered throughout the development. Eagle Ridge

Eagles Ridge is coming along nicely with Phase 1 with so many new homeowners moved in. Phase 2 will be here shortly. We anticipate releasing lots very soon. More details to follow. But a few things to remember:

Miller’s Pond

It’s just about time for more Semi-detached units to be released in Miller’s Pond! The Easton, Sutherland and even a very few Sedona’s will be available on Silverleaf Path very soon.

ü Deposits will be $50,000 and will be available for 60 days as you prepare to proceed to an agreement of purchase and sale

ü An additional $25,000 will be required to start the process.

ü Looking to do a little personalization to your home? When the time comes, be sure to let Cathy Fox know, so we can plan accordingly.

ü Closing dates will be assigned as sales continue and are based on a few variables such as Style/Plan of home, any add ons you are looking to include (decks, basements, fireplaces etc.). At the time of this newsletter’s creation, there is no pricing or timelines, but please ask as we likely have it soon.

The lots in Phase 5A are really getting reserved at a quick rate. Still a good selection of 40’ and 45’ lots to choose from though. The Livingston and the Edenbrook Quick Possession Homes are both getting closer to completion. If you are looking to be settled before school starts, either of these would be a great option. The Livingston even has a completed lower level!

The park is in full swing with lots of walkers, puppies and little ones playing on the fun equipment. Let’s be mindful of our driving speed along that stretch in particular, as it is a nice wide road so easy to go a bit too fast.

Fun Fact: Miller’s Pond is located within the St. Thomas city limits. It is often assumed to be in Central Elgin, but it is not. Now you know!

Lake Margaret

LAST CALL for Walk Out Lots in Lake Margaret Estates!

Lot 2 Hickory Lane is ready for someone to love it. Bungalows and 2-storey alike will fit on the lot and as an extra bonus, it backs onto mature trees.

The area is really ramping up so it does seem a bit busy right now, but as soon as all the homes are in the framing stage, then it should quiet down!

There are still the 2 Quick Possession Homes up for grabs on the corner lots. Fencing, a nice green lawn and a driveway are all that need to be completed – they even have decks ready to BBQ on.

A big thank you to YWCA St. Thomas and Sanctuary Homes who joined us on May 15th for the ground breaking ceremony for Project Tiny Hope!

Like many communities across Canada, St. Thomas is facing a housing crisis with a lack of safe and affordable housing options. Rental prices have skyrocketed.

The waitlist for subsidized housing is over 1100 households translating to a 5-10 year wait.

One in five people in St. Thomas-Elgin experience poverty. Every day there are individuals that are faced with the unthinkable choice between buying food or paying for rent. Can you imagine being a parent having to make this choice?

Often women and youth experience violence because they don’t have a safe and affordable place to live.

Recipe of the Month

Tuscan Chicken Skillet

Ingredients

Kosher salt and freshly ground black pepper

12 ounces fettuccine

4 slices bacon, chopped

1 pound chicken tenders, cut into 1-inch pieces

2 cloves garlic, minced

4 plum tomatoes, chopped

1 cup heavy cream

5 ounces baby spinach

3/4 cup grated Parmesan

3 tablespoons chopped fresh basil

Directions

1. Bring a large pot of salted water to a boil. Cook the fettuccine according to package directions; drain.

2. Meanwhile, put the bacon in a large, cold skillet, then cook over medium-high heat, stirring occasionally, until crispy, about 8 minutes; transfer to a plate with a slotted spoon.

3. Sprinkle the chicken lightly with salt and pepper and add to the skillet in a single layer. Let cook, undisturbed, until golden brown on the underside, 2 to 3 minutes. Continue to cook, stirring occasionally, until cooked through, about 4 minutes more. Transfer to the plate with the bacon.

4. Reduce the heat to medium and add the garlic, stirring, until fragrant, about 30 seconds. Add the tomatoes and cream and bring to a simmer, then add the spinach and stir until just wilted. Add the bacon, chicken, fettuccine and Parmesan and toss with tongs until well coated; season to taste with salt and pepper. Sprinkle with basil and serve.

A message from our President

Why We Install Air Source Heat Pumps

Doug Tarry Homes is an industry leader in Air Source Heat Pump (ASHP), Dual Fuel Hybrid and Electric Hybrid mechanical systems. We were the first builder in North America to install the Dettson Right Sized HVAC system, and this year we partnered with our HVAC company, Abode Home Comfort, to be the first builder in Canada to install both the Rheia ducting system along with the Lennox REAL cold climate ASHP.

As a result of our leadership, we’ve had both some of the largest and most advanced builders in North America visit us in St. Thomas to look at these systems.

Over the years, I have had the honour to present on our mechanical systems to industry stake holders on multiple occasions. During these presentations, I am often asked “Why would we install an ASHP when it’s more expensive than an air conditioner?” A great question and one that requires understanding both our philosophy and why we believe there are multiple benefits.

Let’s start with the philosophy answer. We know that as part of our company strategy (and global necessity) we must continually look at ways to reduce our carbon footprint.

While an ASHP cools your home more efficiently than an air conditioner, it can also heat your home, which an air conditioner can’t do. For high performance homes, this means that the ASHP is able to provide heating for the home and do so far more efficiently than a gas furnace for all but the coldest days of the year. That enables us to reduce our carbon footprint by using less natural gas, while reducing our total operating energy for our homes.

What other benefits does an ASHP provide?

• Can be right sized to meet the lower loads of our Net Zero Homes.

• Quieter operation than an air conditioner.

• Greater heating and cooling efficiency, meaning it costs less to operate.

• More consistent, comfortable temperature.

• Reduced carbon footprint.

Eventually all builders will include ASHPs in their homes. For now we are honoured to provide our customers with this leading edge technology.
