Drumelia's 2022 sales summary reveals that the average discount percentage on a property's original asking price was 6%.
The average age of buyers has also decreased, possibly due to changes in the economy, shifts in consumer behaviour or the property market. Younger individuals with backgrounds in technology and online markets maybe becoming financially successful at a younger age. Our extensive use of marketing through social media may also contribute to the younger age of our buyers.

Can you tell us about the beginnings of ARK and the inspiration behind its founding?
ARK was founded 25 years ago by three friends who shared a common goal of pursuing their passion for engineering and architecture. Since then, we have expanded our team to around 30 talented individuals. We have built a reputation for delivering high-quality work and established ourselves as a trusted partner in the industry.
How would you interpret your architectural style?
I believe that style is not the most important aspect to focus on in architecture. In my opinion, good architecture is defined by its ability to seamlessly integrate with its surroundings and meet the unique needs of its clients while also being well-constructed. If I had to describe my style, I would say that it combines classical and modern elements, resulting in a timeless aesthetic.
However, I must admit that I am not particularly fond of discussing style, as I believe that the focus should
always be on creating functional, beautiful spaces that enhance the lives of those who use them.
Can you explain how ARK's business concept differs from traditional construction practices?
Our approach is grounded in the belief that buildings are not just beautiful ideas on paper but tangible structures that must be built with precision and care. That's why we established our own building company over two decades ago, to ensure that our designs were executed with the utmost attention to detail.
We understand that the construction process can be daunting for our clients, so we aim to provide them with a seamless experience by handling all aspects of the project under one umbrella. By doing so, we can be more efficient and precise in the building process, ultimately delivering a beautiful end result that exceeds our client's expectations. I believe this approach has helped make our company what it is today.
What is your opinion on the current state of Sotogrande's luxury real estate market? With new investors coming in and prices for homes reaching up to 20 million euros. Do you see this trend continuing in the future?
Sotogrande is like a hidden gem on the Costa del Sol. The market there has been changing over the years, and an investment six years ago increased demand for properties and resulted in a rise in property prices. For instance, a project we worked on, El Mirador, a gated community of six villas, sold for prices ranging from 15 to 16 million euros, demonstrating a drastic market shift.
Today, some Sotogrande clients receive offers for their houses of up to 20 million euros. Although Sotogrande has a distinct character compared to Marbella, it's worth keeping an eye on for the future.
How do architects create a sense of "home" in a building, regardless of its size? Why do you think it's important for clients to feel at home in their space, regardless of how large it may be?
At ARK, our process is all about collaboration from the very beginning. We work closely with architects, interior designers, lighting specialists, landscaping designers, and our clients. The client's input is crucial to us because, ultimately, we are building their dreams. We take pride in bringing their vision to life and creating a space that truly reflects their personality and style.
Could you explain the concept of neuroarchitecture and how it relates to ARK Architects?
At ARK, we believe that good architecture has a profound impact on individuals, which is why we're interested in the field of neuroarchitecture. This scientific approach allows us to measure how good architecture can affect the brain and body. Neuroarchitecture isn't just about testing people's responses to different buildings or spaces. It's about understanding how architecture can influence our thoughts, feelings, and behaviour. We don't conduct experiments where we attach sensors to people's heads; rather, we approach it as a part of our investigation into the power of architecture. We want to understand how the built environment can create specific sensations and emotions and how it can change people from the inside out.

Can you tell us about how you got into law? Was it a career that you always knew you wanted to pursue?
I didn't always know that I wanted to pursue law. It wasn't something that I was particularly interested in when I was younger, and I wasn't paying much attention when my relatives talked about work. My family never really pushed me to pursue law. It was something that I decided on my own. But years later, I realised that studying law could open up many doors for me, both in practising law and potentially starting my own business. I did feel like it was a good fit for me and I'm glad I decided to pursue it.
How would you describe the Marbella real estate market over the past year, and what are your predictions for 2023?
Despite the negative news about the world economy and inflation, the Marbella Real Estate market has had a very good year, which was a bit unexpected. We
have seen an increase in better clients and products, which has probably been one of the best years since I arrived in Marbella. This year, January and February have been very active, with important transactions taking place, and we expect this trend to continue throughout the second and third quarters of 2023.
In your experience, what recurring mistakes have you noticed in real estate transactions that could be avoided with better knowledge and preparation?
As someone with years of experience in the real estate industry, I have encountered a recurring issue that can cause clients stress and wasted time. When clients purchase a property and then decide to embark on a new project, such as building or remodelling, they may encounter difficulties if they are not present to oversee the work or do not have a reliable team. This can result in delays and regret over the changes made. It is important for clients to be aware of the challenges that can arise when working remotely and

I have found that maintaining open communication and keeping clients informed every step of the way is key to a successful transaction. We work hard to find solutions that work for the client and ensure they are satisfied with the result. At the end of the day, our goal is to make the process as seamless and stress-free as possible for our clients.
What is your perspective on the importance of having a local real estate lawyer for families purchasing property in Marbella versus someone from abroad?
In our experience, we highly recommend having a local real estate lawyer, although some families may not initially see its value. We have had many cases where clients are extremely grateful for our service, including being available on weekends to help with legal and practical details related to the property, such as finding a good builder or architect and addressing any problems that arise. It can be challenging to have a lawyer from a different city or country, even if they come from a reputable law firm. We recommend having someone local, even if not us, to ensure quick response times in urgent situations. Additionally, Marbella has specific technicalities and peculiarities that a foreign lawyer may not be aware of, which is important to consider. Most of our clients are non-residents, and we strive to help them whether they are present or absent for various reasons.
What is your view on the controversy surrounding the wealth tax that was introduced in 2012 and subsequently cancelled last year?
The wealth tax has been a controversial subject since its introduction in 2012. The tax applied to owners of
properties and assets valued over €700,000 per owner, and there was much talk about the possibility of cancelling it. Last year, at the end of the quarter of 2022, the Andalusian government decided to cancel the wealth tax to attract investors and create a positive and fair environment for non-residents. It was felt that non-residents should not be taxed on something they already pay for in their home country, especially when they own a property abroad. However, there was news that the Spanish government had approved the "solidarity tax on fortune" for 2023 and 2024. Until further notice, any Real Estate investor with properties valued at over 3 million euros will have to pay the new "solidarity tax on fortune".
Could you explain the mandatory three percent retention that occurs when a non-resident vendor sells property in this country? How does it differ from practices in other countries?
In simple terms, the capital gain tax retention is a deposit that non-resident sellers must pay to ensure that they pay the appropriate amount of tax on any profits made from selling property or assets. This deposit is not a cost or an expense, but rather a guarantee that the seller will fulfil their tax obligations. The tax authorities will review the seller's documents and determine if there is a profit to be taxed. If the seller does not make a profit, they will receive their deposit back. This process can take between six to twelve months, but we have not seen any cases where the tax authorities have kept the deposit when there is no profit to be taxed.

Can you walk us through your career trajectory at Drumelia?
My career in real estate began when I joined Drumelia in 2009 to take charge of basic office tasks. I then quickly transitioned into a real estate sales agent. Though the Spanish economic crisis of 20082013 presented many challenges, this became an invaluable experience for sales and negotiations.
As each year passed, I set higher goals and took on more responsibilities. This drive to achieve paid off when I closed my first 10 and 13 million property sales in Zagaleta and Sierra Blanca in 2013, thanks to some of Drumelia's great connections. In 2015, I was named Sales Manager and began working as a project manager on development projects in Marbella. To further my education and expertise, I decided to enrol in an EMBA course in Málaga, attending classes every weekend for two years while continuing to manage a demanding sales career. In 2020, I took a significant step forward in my career by purchasing 50% of Drumelia and becoming the
CEO and Partner of the company. My hard work and dedication to the real estate field also earned me the honour of being named Best Real Estate Agent in Spain for two consecutive years by the International Property Awards in 2021 and 2022. Throughout my career, I have consistently increased the level of properties I sell, including record sales in Marbella's residential property market, with several properties sold in the 30 million margins.
Today, my profession combines my role as a real estate agent dealing with luxury properties in the Marbella residential market with my position as CEO and owner of Drumelia Real Estate. The desire to always take on difficult challenges and the need to progress brought me where I am today.
During this process, I have found a deep passion for my role in leading Drumelia towards becoming a stronger company with lasting value and longevity. It brings me great satisfaction to create opportunities for my team members and contribute to building a company with a strong foundation.

I am optimistic about the future of the real estate market in this vibrant town. The growth of Marbella as a year-round destination is attracting individuals, couples and families who are choosing to make it their permanent or semi-permanent home. This steady influx of new residents has created a strong demand for properties across Marbella and its surrounding area. Overall, Marbella's long-term future in the real estate market looks bright and I am excited to see what the future holds for this beautiful town.
Can you talk about the process behind purchasing a property in Marbella?
The process of purchasing a property in Marbella is straightforward. Firstly, you must be physically present to obtain an NIE number, open a Spanish bank account and choose a lawyer.
Once the funds are in Spain, the property purchase could be completed in a few days, although a standard deal can take up to one to two months to complete and sometimes more if the buyer requires a mortgage. The timeline mainly depends on the buyer's side to transfer the funds and the vendor's side to vacate the property. If the property is unoccupied, the process is even more straightforward. Legal and technical due diligence can be done in a week or two while the contracts are being prepared.
The purchase itself takes place at the notary, with simultaneous payment and exchange of keys and possession. On the day of payment, we will come out of the notary with the keys to the house and the ownership. Before this, reservation contracts and private purchase contracts with partial payments are typically signed, either because the buyer needs time to complete initial steps or the vendor requires time to move out. Overall, the process is smooth and we can guide you every step of the way.
What advice would you give someone thinking about becoming a real estate agent?
I advise someone starting in this field to choose the company they will work for wisely. The real estate market can be challenging for new agents, especially with the "no success, no fee" concept, so joining a company that values growth and development is essential. Be prepared to work hard in the beginning, even if it means working for low pay. Take advantage of every opportunity to continue learning and expanding your skills.
Don't wait for someone to teach you; take the initiative and be proactive in your education and development. You can seek mentorship from experienced agents, read relevant books and articles and stay updated with market trends and regulations. Building strong relationships with clients is also essential. Real estate is a people business; connecting with clients and understanding their needs is crucial for success. Remember that success takes time and dedication, but with hard work and a commitment to ongoing learning, you can build a fulfilling career in real estate.
