4 MONTCROSS AREA CHAMBER OF COMMERCE

BOARD OF DIRECTORS EXECUTIVE COMMITTEE

Dear newcomers and new businesses to the Montcross Area - the Economic Gateway to Gaston County, serving both the businesses and communities of eastern Gaston County, our Chamber has been providing value and strengthening the economies of our dynamic growing region since 1960. Operating as the Belmont Chamber at that time, we primarily served one community. Now we have evolved and grown to serve a wider region that includes the communities of Belmont, Cramerton, Lowell, McAdenville, Mount Holly, Ranlo and Stanley.

Along with a bolder vision, a new name was announced in 2008 to reflect the expected growth and service to these cities and towns. Derived from the name of the 1,100-acre retail, residential and commercial Montcross project being developed along I-85, between the Catawba and South Fork rivers, “Montcross Area Chamber of Commerce” was chosen as the new name. Partners in the Montcross construction project embraced the idea of the Chamber adopting the name. At that time, close to 40% of the Chamber’s membership had an address other than Belmont. This holds true today with members in every city and town in Eastern Gaston County, plus Gastonia, Charlotte, Lake Wylie, and many others. This enormous project continues being developed today on land owned by the Southern Benedictine Society at Belmont Abbey College, Pharr Yarns, R.L. Stowe Mills and Parkdale Mills with more than 14,000 jobs projected to be created over the next 30 years.

Our strategic location, across the Catawba River from Charlotte, NC, one of the fastest growing metro regions in our country, and one exit away from one of the fastest growing international airports, puts us close to major league sports, and major league culture and attractions, including the U.S. National Whitewater Center.

Our unique cities and towns, each with their own identity and charm, offer great places to live surrounded by miles of trails to hike and ride as well as easy access to rivers for boating, kayaking and canoeing.

Today, we have much to be thankful for. Our small businesses and the communities we serve have shown true grit and courage throughout the pandemic.

The greatest assets we have as a purpose-driven organization are our chamber members and partner cities and towns. One thing we have learned during these challenging times is our Chamber’s mission must be more closely aligned with our cities and towns.

How successful and how well we lead this dynamic Montcross area, will rest on how well we partner and collaborate with our public sector leaders and other organizations. And how we make diversity, equity and inclusion a major factor in the successful growth of our small businesses and our economic growth.

A major step in helping to create our future is through our exciting initiative “Montcross Emerge”. The purpose of Montcross Emerge is to promote and support our small businesses and communities as we emerge from the pandemic. Montcross Emerge exists to serve this purpose practically and personally through a team of industry leading professionals who specialize in marketing, efficiency, culture, economic growth and leadership development. The backbone of our nation is the small business owners and our communities are no different. The small business owners and local entrepreneurs will influence and craft the growth and impact of our local communities. The Montcross Area Chamber exists to serve and add value to them. Our goal is to be recognized as essential, not just relevant.

Welcome. We would love to have you be a part of our chamber and help take us to the next level with your leadership experience.

ON THE COVER

CaroMont Regional Medical Center-Belmont and Belmont Abbey College

CaroMont Health’s new 28-acre medical campus, located just off Interstate 85 in Belmont, will include an acute care hospital with an emergency department, labor and delivery unit, operating rooms and surgical capabilities, and robust diagnostic testing and imaging services. Also planned for the site is a four-floor medical pavilion and parking deck. Early estimates suggest the hospital alone could create as many as 150 new jobs in the region and see as many as 16,000 patients in the first year.

In 2019, CaroMont Health entered into a long-term agreement to lease land from Belmont Abbey, the founder and sponsor of Belmont Abbey College, to build the hospital and associated medical campus. The proximity of CaroMont Regional Medical Center-Belmont to the college campus will offer educational opportunities for students in health science programs at Belmont Abbey College.

“We are building more than a hospital, more than a medical campus, we are building the future,” said Chris Peek, President and Chief Executive Officer at CaroMont Health. “This will be the site of so much hope and promise – where new life is welcomed, where patients heal and where the next generation of healthcare professionals find their purpose.”

The two peaks, Crowder’s Mountain and The Pinnacle are remnants of an ancient mountain range which formed some 400-500 million years ago and was gradually worn down by the elements. This is a popular destination for many outdoor enthusiasts such as rock climbing, hiking, canoeing, fishing, backcountry camping, bird watching and picnicking.

For several Thursday evenings in the fall, the city hosts Thursday Pops. Attendees are encour aged to bring their lawn chairs to Stowe Park and enjoy free live music at the Pavillion. The city also hosts a monthly farmer’s market the third Thursday of the month downtown.

Combined with a Halloween-themed “Boo Fest,” several Christmas events and the annual spring Garibaldi Festival featuring food, music and art, a steady stream of traffic is constantly converging on the popular downtown area as well as the city’s public parks facilities. To help ensure these facilities are prepared for the growing number events and attendees, plans are underway for several renovations and upgrades, according to Assistant City Manager, Kevin Krouse.

“We will be investing in rubber bond play ground surfacing in Davis and Stowe Park,” he said. “We will be renovating the Stowe Park restroom facility to add more men’s and women’s facilities. These updates will allow the restrooms to accommodate more people who are using the facility.”

New picnic shelters will also be installed at Davis Park and Kevin Loftin Park, Krouse added.

Beyond the parks, construction continues on the new recreation facility, with an opening date set for May 4, 2023. The center, located between the City Works building and Kevin Loftin Park on E. Catawba St., will include three high-school-size basketball courts, six volleyball courts, a state-ofthe-art media room for teen programing, an indoor walking track and multiple fitness classrooms. The newly opened skate park is also on the same campus. The recreation center’s location near the banks of the Catawba River also provides an ideal setting for a large multipurpose room with a balcony overlooking the river, which will be available for booking events.

Beyond it’s public parks and downtown area, the city is also making several investments and upgrades with other capital improvement projects, Krouse said.

“We will have several CIP projects that invest in stormwater, water and sewer infrastructure. This will include culvert replacements, a new streetsweeper, new sewer and water service lines and mains,” he said, as well as “investing in vehi cles and equipment to make our job more effective and efficient.”

In the retail sector, Culver’s restaurant will soon begin construction on a new, 4,300-squarefoot building on Hawley Avenue.

From skate parks to live music, indoor sports to outdoor events, the city of Belmont offers a wide variety of events and recreation, shopping and eating and overall entertainment to cater to any resident or visitors in search of a bustling city destination with plenty of connections to its surrounding natural assets. a

hen the owner of a Charlotte brewery began searching for a location to expand his popular beer garden, he found an ideal property along the Catawba River in Mount Holly.

“I was looking in that area because I wanted to get on the other side of the river and serve Mount Holly and other Gaston County towns,” said John Marrino, founder of Olde Mecklenburg Brewery (OMB). “That's what sold us on that special property, it’s perfectly situated on a bluff about 15 feet above the river.”

This future site of the company’s new full-service, glassenclosed restaurant and beer garden will provide an ideal setting for enjoying a cold, crafted brew.

“When you just stand there and you see the sun glistening off the water, it's just one of those things that helps you relax,” he said.

Like Marrino, city leaders have long recognized Mount Holly’s natural assets and the allure the city’s river frontage and ample greenery provide for new residents and visitors.

“We continue to get more trails on the ground,” City Manager Miles Braswell said. “It never ends, there's always some thing going on.”

The latest update to the city’s evergrowing trail system includes linking several existing trails together to form the River Hawk Greenway under the motto, “Go Where the River Takes You.” This system of natural surface and paved trails will connect local parks and the city complex as well as neighboring communities and businesses, including the future OMB site.

“The greenway system that we have in place now is actually right beside Olde Mecklenburg Brewery,” Braswell said. “It is an opportunity for people to get on the trail system and explore.”

That exploration is not limited only to foot traffic, he added. Several of the area’s businesses are also accessible by paddling along the Catawba River and Dutchman’s Creek.

In the downtown area, a public arts advisory commission continues to guide more installations, including a mural based on a Bob Marley song and a refurbished Coke painting.

“People appreciate looking at art, Braswell said. The city is nearing

completion of the Mount Holly Police Department Memorial Plaza, a well-received project honoring a local officer killed in the line of the duty. By the end of the year, one of the final statues to be placed will include a child carrying a folded American flag along with a canine officer.

Along Interstate 85, several large projects continue to signal growth. These include more than 300 apartments planned on 31 acres as well as a second project with 185 apartments and 15 townhomes on a separate 15 acre parcel. A new restaurant overlooking the Catawba River and additional high end apartments add to future growth plans, Braswell said.

Including our local residents in the city’s future is still an important focus for Mount Holly, Braswell said. In addition to the locally-selected arts committee, the city is also rebranding its six-part summer concert series to give Mount Holly residents an opportunity to audition for each of the opening acts.

“You'll get the local folks that want to come and support the local talent,” he said.

To fill a craving for quiet nature walks, lively downtown music and art, and everything in between, “Mount Holly is a great little town,” Marrino said. a

With the South Fork River playing a vital role in the health, fitness, recreation and business pulse of the east Gaston County town of Cramerton, local leaders and volunteers are dedicated to making sure the river stays healthy.

“We are a very cool riverfront town,” Mayor Nelson Wills said.

The South Fork, which is the largest tributary of the Catawba River, winds just steps from Cramerton’s lively and growing downtown area and easily draws residents and visitors to enjoy its banks and waters. To help maintain this natural asset, the town has partnered with a local nonprofit, the Catawba Riverkeeper Foundation, to upfit a downtown building that will serve as a headquarters for river-centered recreation, art and music.

Confluence, located at 117 Center Street, will offer rentals for all types of recreational gear, including kayaks, bikes and fishing poles for enjoying the town’s 180 acres of parks, public spaces and river access. The store, located within walking distance of the popular Goat Island, will also partner with the Cramerton Parks and Recreation Department to offer

rentals of ping pong, cornhole and disc golf gear that can be used throughout the park. All proceeds from the store will help support the South Fork River Health Project, which helps monitor local water quality and support other enhancements along the waterway.

To further improve the quality of the South Fork, town commissioners have agreed to help fund a study on removing a local low head dam. The demolition of the structure will not only help prevent downtown flooding and dangerous underwater currents during high water events, but also increase access to the town via the South Fork.

“It’s a complicated project. I don’t want to make it sound easy,” Wills said, but added that clearing the dam will allow more people to visit the town by way of the river.

“Imagine small vessel traffic to downtown Cramerton as a destination spot,” he said.

Highlighting the town’s proximity to several other Gaston County municipalities provides a great link to the many businesses and attractions in the area, Wills said. Cramerton recently secured funding to partner with McAdenville to construct an entrance between the two towns.

“It’s key to partner with McAdenville on this gateway,” he said, adding that the link with “Christmas Town” could prove especially popular during the holiday season.

“Visitors could originate in Cramerton, have dinner in Cramerton, walk through McAdenville, then walk back,” Wills said.

Strengthening links to these two towns helps highlight the similarities in their pasts as strong mill communities that also play such an important role in their future.

“The overarching goal is to reestablish Cramerton,” he said, adding that the town is also working to rejuvenate the Center Street area downtown. “It was the model mill village. This was the heart of the textile world.”

By focusing on abundant natural resources and strong community ties, Wills said Cramerton is well on its way to becoming the “modern mill concept of the future.”

“Our recreation opportunities are literally best in class in the world,” he said, noting the town’s popular greenways, challenging bike routes and strong golf history. “We are not a cut-through town, we are a destination.” a

Overhauling a past eyesore into a future public park full of amenities is just one step the city of Lowell is taking toward building an active future for residents and visitors.

In early 2021, the city officially acquired 17 acres, including more than 850 feet of waterfront footage along the South Fork River, from a former chemical plant. While the next step includes partnering with the state to mitigate any environmental issues, future plans call for a fishing pier, a kayak launch, an amphitheater, multiple playgrounds, and a host of other amenities for the public to enjoy.

“It helps clean up an eye sore for the community but it also adds needed facilities,” City Manager Scott Attaway said of plans for the Main Street property, which is adjacent to Gaston County’s Poston Park. Redevelopment plans will also include a new Public Works Facility.

The city recently created a comprehensive master plan for its parks and recreation department, seeking public input to help guide decisions. In general, residents are eager to enjoy more outdoor activities, Parks and Recreation Director Cristy Cummings said, with a few specific requests.

“Amenities is the number one thing,” she said. “The two top requests that came off those plans were more walking trails and a splash pad.”

To help answer those requests, the city is in the process of its first greenway project, which will include a path from Lowell Elementary. Plans are also in the works for updates to Harold Rankin and Bob Bolick parks.

“We’ve got a lot of planning going so we can get ready to make some stuff happen,” Attaway said.

The city has partnered with several regional businesses to help add new events to the calendar. For example,CaroMont Health sponsors a downtown music series and a Mount Holly yoga studio offers monthly Saturday morning outdoor sessions.

“We had a good turnout,” Cummings said of the yoga sessions. “People were really excited about this new program we’re offering.”

In addition to these events, holiday vendor fairs and art festivals are helping to draw crowds downtown. City officials are also reaching out to downtown property and business owners to help develop a comprehensive plan.

“They want more businesses and more things to go to in their town,” Attaway said, adding that residents are especially interested in more local restaurant and retail options. To help ensure accessibility and safety, the city is working to make downtown Lowell a more walkable space.

“We’ve got the state Department of Transportation involved to talk about how we can do some different things to make it more walkable and to make sure it’s safe,” Attaway said. The city recently added a bike lane along McAdenville Road as well as increased pedestrian access to the library from downtown.

In addition to these improvements, the Lowell Police Department recently purchased new communications equipment secured through the Governor’s Crime Commission to help serve two officer positions added to the force last year. To help patrol the city’s growing greenway system, the depart ment has also applied for a grant to purchase a UTV vehicle, a department spokesman said.

As this Gaston County city continues to grow, local leaders are working to ensure businesses view Lowell as a great location while also ensuring the safety of its citizens and visitors. a

While choosing to spend the day in the active town of McAdenville may be an easy decision, choosing among the numerous activities, shops and restaurants may prove to be much more difficult.

“McAdenville is really going through some fun and exciting changes right now, so this summer and fall are the perfect time to come check it out on a Saturday,” said John Searby, Executive Director of the Catawba Riverkeeper Foundation.

The organization’s new headquarters in a renovated building down town is just one of several projects underway to expand out door and retail enterprises in this small but lively east Gaston County community.

“If you were to drive or walk through town right now, it looks like a huge development zone,” Town Council Member Greg Richardson said. “We're really excited about having the Riverkeeper headquarters in McAdenville and the attention that's going to bring for the South Fork River.”

The new facility will include a wide range of services, from classrooms to host summer camps to a tap room featuring local brews to a lab to facilitate the foundation’s water testing program.

“The thing we’re excited about at the new headquarters is that our lab will be the largest of any Waterkeeper group in North Carolina and one of the largest in the Southeast,” Searby said. “This will allow us to increase the volume and scope of work we can accomplish from a water quality testing stand point, which allows us to keep the public informed about public health concerns or threats our region’s waters may be facing.”

In 2021, more than 1,500 people made their way down the South Fork and other local waterways through programs organized by the Foundation. Those excursions range in length, from an easy-to-paddle, 90-minute section accessible from the Boathouse just a few minutes from downtown McAdenville to the longer South Fork Rapids tour.

Once off the water, guests will be able to unwind with a cold drink at The River Room, another facility within the new headquarters. With 12 taps featuring rotating beer selections, the bar will only serve drinks that source water from the Catawba River Basin, including a few ciders and wines as well. With proceeds benefiting the Foundation, the tap room will also help support local waterways.

“The River Room will operate as a private club, meaning that all members of Catawba Riverkeeper will automatically be members of The River Room. Those who are not members can either join the organization and support our work to preserve, protect, and restore the waters of the Catawba River or get a one day membership to just enjoy some drinks with us,” Searby said.

In fact, a trip to downtown McAdenville offers several opportunities to not only enjoy the waterways, greenways, and businesses, but also support several organizations. Before enjoying the river or the local trails, Searby recommends breakfast at Spruced Goose Station. Established by the Holy Angels, the café helps support and provide meaningful employment opportunities to individuals with developmental disabilities.

On a recent Saturday, Spruced Goose patrons could enjoy one of their delicious breakfast burritos with a side of cheesy hash browns while watching workers continue exciting improvements on downtown renovations.

“We always felt that McAdenville had a lot of potential,” Richardson said, “and we feel like we are on the path toward realizing it.” a

CHRISTMAS TOWN USA®

With a tradition that began in 1956 when the local Men’s Club decided to decorate a number of trees with Christmas lights, McAdenville is now known as “Christmas Town USA®”. The glow of all the lights makes McAdenville an annual destination and it has grown to a month-long celebration with light displays involving residents, businesses, and churches. It has grown to be one of the nation's largest, attracting a half-million visitors who stroll or slowly drive the 1.3 mile loop through town. Each year, thousands of red, white and green lights decorate nearly 400 trees throughout town with special displays that surround the lake at the town’s center. www.mcadenville-christmastown.com

Ranlo

More than a decade ago, Ranlo restaurant owner Will Patrignelli simply sought to bring a great hot dog to his new hometown.

He had no idea that his mission to offer his neighbors a good meal by opening Will's Doggn' It Deli and Dogs would help build bonds in this east Gaston County town and draw in visitors from throughout the area.

When Town Manager Jonathan Blanton asks visitors what brings them to Ranlo, he said the answer is almost always the same: "Will's, Will's, Will's."

Patrignelli’s popular Philly cheesesteak and creative twists on New York-style dogs may draw many for lunch or dinner, but plenty are also drawn to Ranlo's natural assets as well. Like several other municipalities within Gaston County, Ranlo's quiet setting and natural beauty situated closely to the big-city attractions of Charlotte are making the town increasingly popular for new residents.

"We are less than a mile from Interstate 85," Blanton said. "Just the location of where Ranlo is, it's perfectly positioned for people who want that small town feel but can be in the hustle and bustle in mere minutes. It's having everything you want in your backyard while also having the ability to have a backyard."

As that enticing location leads to increasing population growth, Blanton said he and other local leaders are charged with making sure Ranlo grows in the most effective manner.

"Our main focus right now is just development, develop ment, development," Blanton said. Town leaders recently revised local land use ordinances and are making plans for $10 million in capital improvements.

"A lion's share of that will be water and sewer," Blanton said. "We are very excited that we are going to be able to bring new water meters to every single home in Ranlo."

Those projects will also include up-fitting several miles of water lines as well as much needed upgrades to the community center, he said.

Looking forward to future residents and commercial proj ects, town leaders have also worked to modernize zoning ordinances.

"Since 2000, Ranlo has almost doubled in population. What was good for 2002 isn't necessarily in the best interest in 2022," Blanton said. Updating these guidelines will help guide both the town and any future residents and business owners.

These plans, Blanton said, make changes "fair on both ends, making sure that we are protected and the developers have reasonable expectations when they come in to develop."

As both his business and the town continue to grow, Patrignelli said he is confident in the steps local citizens and leaders, especially Blanton, are taking.

“He has been an absolute blessing to this town. He is what this town needed,” Patrignelli said of the town manager. “They’re willing to change here. Ranlo has a ton of potential and Jonathon is the kind of guy that can squeeze it out.”

From both his personal experience and his observations of the town's day-to-day rhythms from behind the deli counter, Patrignelli said he is proud of Ranlo and excited for the future.

"I actually love the town, I really do. It still has that small town feel to it," he said. "The town manager, the fire depart ment, the police department, they’re extremely supportive of my business. We’ve just built very close bonds. I’ve had several opportunities to move out of Ranlo, but I just love being here. We work hand in hand." a

As new home developments expand and local school enrollment grows, Stanley leaders are carefully planning for this east Gaston County town’s exciting future.

“We just completed our first land use plan,” Town Manager Heath Jenkins said. “We also adopted our new zoning ordi nance.”

These plans arrive just as a subdivision planned for three phases is now beginning its fifth phase. A second residential project will add 350 more homes, and a local char ter school prepares to expand its campus. The town’s proximity to Charlotte while still offering a small-town atmosphere is quickly drawing more residents.

“The population of Stanley, up until the last three years, has pretty much stayed the same,” Jenkins said. “If we continue to grow the way we are growing now, our population could double in the next five years. This is the first time we've had that type of growth in our community.”

In addition to the zoning ordinance and land use plan, future transportation

needs are being evaluated to ensure the safety of both vehicle and pedestrian traffic.

“They'll be looking at downtown traffic and downtown pedestrian routes with the potential for widening sidewalks,” Jenkins said of the study, which is being conducted along with the State Department of Transportation. “There's a whole slew of things.”

“We're doing a summer concert series this year with a total of six concerts on Friday and Saturday nights,” Jenkins said, adding that the performances include a variety from Top 40 to beach music to Journey cover bands. “We're having a tremendous turnout for those. “With everything going to plan, we’ll continue to expand until we have K-12 over the next five years,” Philip McGinnis said.

Even as the Community School grows, maintaining close communication with parents and encouraging students to serve their Gaston County community will continue to be a top priority, he said.

“Citizenship is a big focus for the school. American values are about freedom and respect for others. Those freedoms need to be discussed and how it’s affecting other people. We’re trying to get back to citizenship that does emphasize freedom but also how it affects your neighbor.” a
