The project included fitness areas, weights, locker rooms, climbing wall, multipurpose rooms, gyms, indoor running track, offices, and cafe. The project also included a two story link from the existing recreation center to the addition. The project was on a very tight site and allowed little room for staging.
JE Dunn was able to self perform the demolition, carpentry and masonry, which allowed for greater schedule control and added value to the overall project.
An in-house 3D Building Information Model was completed of the entire project and merged with the MEP design models to identify conflicts and determine the best solution. This model saved the project time and money by reducing costly re-work in the field.
WILLISTON AREA RECREATION CENTER
Williston, North Dakota
The 254,000 SF facility includes a 50-meter, 8-lane swimming pool, four basketball courts, four indoor tennis courts, an indoor gymnasium with a 200-meter running track that can accommodate high jump and pole vaulting, two racquetball courts, a golf simulator, 54,000 SF fitness area, locker rooms, four meeting rooms, and new offices for the Williston Parks and Recreation Department.

Renovations included demolishing the concourse area for new restrooms, concessions, and a full-service kitchen, installing new telescopic seating, upgrading the concrete seating bowl with widened aisles and new glass railings, and adding a new elevator press area.
A 40,000 SF addition was constructed with precast masonry, steel, and glass/glazing exterior elements, featuring three full-size gyms, a new weight room and training facility, enhanced ADA seating, and a new sound system. UNITED WIRELESS ARENA AND CONVENTION CENTER
Dodge City, Kansas
The United Wireless Arena and Convention Center, located adjacent to the Boot Hill Casino and Resort, features approximately 4,220 seats for hockey and can be configured for various events such as soccer, basketball, arena football, boxing, concerts, and conventions. The facility offers general seating, club seats, suites, concessions, and a store. Attached to the main events center is the Magourik Conference Center, a 14,000 SF meeting space with a service corridor, pre-function area, and entry lobby. Five large folding panel partitions allow the space to be converted from one large room into six smaller meeting rooms, each with separate audio/visual features and controls.
Due to limited space above the ceiling for ductwork, sprinklers, lights, rigging, and partition support steel, building information modeling (BIM) was extensively used to accommodate these elements without compromising the design. BIM also facilitated the creation of a three-dimensional site logistics plan, enabling the owner and subcontractors to visualize space usage during construction. This was crucial as Magourik was one of three structures, and one needed to remain operational during the construction of the connector to the adjacent facility.
CABLE DAHMER ARENA
Independence, Missouri
The Cable Dahmer Arena features 5,800 fixed seats with a total capacity of 8,000, along with 29 luxury suites and 270 club seats. This facility hosts over 100 events annually, attracting more than 500,000 visitors. Events include headline entertainers, professional sports such as a CHL franchised hockey team, touring shows, trade shows, festivals, and various cultural and community events.
JE Dunn collaborated with ICC, Global Entertainment Corporation, the City of Independence, and the architect from the conceptual design stage, providing full preconstruction services, including skin and MEP system analysis and reviews. Utilizing Building Information Modeling (BIM), all structural and MEP components were modeled in 3D, ensuring precise placement of over 200 embeds for the precast concrete skin.
Prefabrication of piping and ductwork off-site improved on-site logistics, saving time and money. The arena also includes a second sheet of ice with shared locker facilities and a separate entry for simultaneous events, along with new parking lots and a pedestrian bridge connecting ancillary parking areas to the arena.
MID-AMERICA CENTER
Council Bluffs, Iowa
The Mid-America Center marked the first phase of a major regional recreational development, featuring a 242,700 SF arena, a fieldhouse, and a 110,000 SF convention center. Future phases include additional hotels and entertainment venues.
The arena accommodates 7,500 permanent seats and up to 10,000 for concerts, with 2,500 seats on the floor. It features a concrete structure with a steel truss roof in an “aircraft wing” profile. The fieldhouse serves as a pre-function area for the arena and a versatile space for meetings and sporting events, with a steel structure matching the arena’s design. The convention center connects to a hotel, enhancing the MAC’s appeal as a premier event destination.
Completed on an accelerated 13-month schedule, JE Dunn and the design team collaborated closely, starting critical activities before finalizing construction documents. How We Build Better
Continuous Estimating (Lens)
JE Dunn’s estimating platform, Lens, revolutionizes preconstruction by leveraging over 40 years of expertise and a vast data bank of credible cost information into a singular tool. Through early engagement in the design process and inputting minimal design information, our platform utilizes a comprehensive “construction calculator” to produce highly detailed and precise estimates. The platform instantly reflects any design alterations, ensuring continuous alignment of scope, schedule, and budget and thereby promoting seamless project execution and cost control.
Target Value Delivery (TVD)
JE Dunn utilizes a TVD approach for controlling costs and maximizing scopes, while creating synergy between the design and preconstruction processes. Working with the owner and architect, JE Dunn establishes cost targets for the scopes to guide the design process. The targets are established based upon JE Dunn’s knowledge and expertise with similar project construction costs and local market conditions. Scopes of work are separated into “buckets”allowing target estimates to be compared to a range of similar projects costs. As design decisions are made that may increase cost in one “bucket,” the team will look for opportunities to reduce cost in another “bucket.” This approach allows clients the flexibility to incorporate design enhancements or desires in aspects of the project without impacting the overall project budget.
Virtual Design and Construction (VDC)
Our VDC group are experts in leading multi-discipline teams utilizing industry leading technology including laser scanning, building information modeling (BIM), quality control, and virtual reality. Our focus is to ensure client expectations are exceeded by ensuring design intent and the performance of all systems is at the forefront. This includes coordination of all disciplines and a holistic approach to ensure spatial relationships, architectural aesthetics, and constructibility with consideration for current and future operations.
In-House Mechanical, Electrical, and Plumbing (MEP) Coordination
With in-house MEP staff, JE Dunn has a greater ability to cost-effectively evaluate design options, coordinate MEP bid documents, assist with value-based MEP trade selection, and ensure bids received are thoroughly complete. Once construction starts, we follow through with on-site field inspections, precommissioning, and equipment start-up support.
Strategic Partnerships
JE Dunn Capital Partners delivers equity investment and project finance solutions, leveraged with our construction expertise. We provide a comprehensive Design-Build-Finance (DBF) platform for the completion of each project through equity investment, debt financing, and concessions. Through JE Dunn Capital Partners’ DBF project structure, we assume responsibility for project financing, design, and construction of the project. Our structure focuses on an innovative and collaborative approach to ensure transparency, accountability, financing, delivery, and life-cycle efficiency.
Aptitude: Intelligent Integration is JE Dunn’s strategic trade partner for building connectivity solutions. Offering customizable, full-scope building connectivity solution developed to let owners, operators and occupants get more value out of their buildings.
Complete Coordination |Aptitude coordinates and manages every part of the design and installation process, providing a single source of truth for the entire project. That means less upfront costs and significantly less chance of add- and change-risk, ensuring a better performing built-environment from day one.
Foundation of Function | Aptitude leverages extensive information—from power consumption, security, and occupant use to historical records, performance metrics, and system future-proofing. This comprehensive approach establishes the methods, assets, and goals needed to enhance a building’s functions and support the business needs of all stakeholders.
Integrated Improvements | With Intelligent Integration, building systems and services function to serve one another, revealing relationships, patterns, and dependencies. This provides actionable information that can be used to increase operational efficiencies, reduce maintenance costs, and enhance the comfort and safety of a building’s occupants.
