JE Dunn Multifamily/Hospitality Expertise JE Dunn Construction is ranked as the 12th largest Hospitality Builder in the United States by Engineering News-Record magazine. Whether building from the ground up or renovating from the inside out, our multi-family residential/hospitality group specializes in multi-family, residential, student housing and hospitality construction projects. JE Dunn has extensive experience in working in the hospitality/mixed-use industry, with over 100 hotel projects constructed, not including the support facilities such as parking garages and restaurants. Projects included three to five star hotels. In an increasing competition to attract students, both privately and publicly funded universities and colleges are ramping up on- and off-campus housing projects. With increased amenities for students and tight schedules (based on the academic year), these student housing projects require advanced procedures, tools, and techniques to keep them on track, ready for students to start class, and under budget.

On Time Delivery Dunn On Time is JE Dunn’s planning and scheduling service that focuses on proposal development, preconstruction, project scheduling, periodic schedule review verifications, site visits, and recovery schedules. Lean Construction Lean principles, which focus on maximizing value, eliminating waste, and continuously improving are essential and yield higher efficiency on deployment of all resources. Equally important is facilitating a higher level of collaboration among all project stakeholders.


Technology JE Dunn uses technology tools in the field, including Building Information Modeling (BIM) and Lens, and embraces the use of technology as an integral part of our total project approach and commitment to value and quality. In-House MEP Coordination With in-house, MEP staff, we have a greater ability to cost-effectively evaluate design options, coordinate MEP bid documents, and ensure bids received are thorough and complete. Once construction starts, we follow through with on-site field inspections. Collaborative Project Delivery We deliver projects through a highly interactive process, involving all stakeholders, which is focused on driving decisions and actions that reduce waste, increase value, maximize technology, and control costs, regardless of contract delivery method. Web-Based Document Sharing The Dunn Dashboard provides web-based collaboration on design documents, BIM, electronic bid submittals, calendars, pay applications, and other project documentation. Mosaic High-rise Condominiums HOUSTON, TEXAS The Mosaic Condominiums and Parking Garage project consisted of two, 30-story high-rise towers, including street-level retail, structured parking and residential condos for a total 1.5 million square feet. The two buildings include 790 residential units, a 449,000 SF, 1,200-car parking garage and 20,000 square feet of retail. The construction is a concrete frame with flat plate post tension decks and an exterior skins that consists of architectural concrete and window wall. The garage is six levels with a decorative architectural enclosure. The two condo structures are set on top of the garage podium.

The Gables Westcreek HOUSTON, TEXAS The building is a 451,082 SF, 14-story high-rise residential tower with 295 units and 188,477 SF parking garage with 543 spaces. The 4-story open parking garage is a cast-in-place concrete with the majority of residential units above.

The 1st floor base of the building will incorporate the project’s leasing center, support service areas, garage parking and several residential units. Levels 1 through 4 has parking, residential units and leasable storage spaces. Level 5 has residential units and outdoor plaza. Level 6 through 13 is entirely residential, including 6 – 3-story townhomes. The 14th level has residential units, and amenity spaces which includes outdoor kitchen, pool, fitness center, lounge, club, and lounge room. The building is concrete structure with brick and glass facade.

The Sovereign Apartments HOUSTON, TEXAS The Sovereign is a 615,555 SF, 21-story, 290-unit luxury apartment building with a post tensioned concrete structure on 770 auger cast piles. The building skin is primarily masonry and the Level 8 amenity deck includes a pool, herb garden, and heated spa on the outside and a game/film room, fitness center, and display cooking area inside. The 7-story, 434 car parking garage is inboard of the skin, and is surrounded on three sides by residential units. Also included in this project is substantial off site work. The street to the west was completely redone, with curb, gutter, and storm drainage added. The power lines on the north side were relocated underground, to clear sight lines. JE Dunn self-performed over $20 million of the project, including all concrete and masonry related work as well as a large general carpentry package that includes installation of wood blocking, doors/frames/ hardware, balcony railings, residential cabinets and Division 10 items.

Texas A&M University Galveston Student Housing GALVESTON, TEXAS

The Texas A&M University Galveston New Student Housing project is comprised of two residence hall buildings and associated parking, along with two small remote parking areas totaling approximately 169,264 SF. The student housing project consists of two wood framed dormitory style residence halls clad in materials compatible with the existing campus architecture and the Campus Master Plan. The buildings provide 144 units/288 beds each (576 rentable) of student accommodations containing two sleep areas (two beds each), a bathroom and entry area. Additional units include twelve one bedroom community advisors and two, two bedroom/two bath residence directors units. Support spaces and amenities in both facilities include a reception/office area, laundry rooms and study/lounge areas. This project was built following LEED Silver guidelines.

Westin at The Woodlands THE WOODLANDS, TEXAS The Westin Waterway Hotel is a luxury hotel located at Waterway Square in the Woodland Texas. This 302-room hotel overlooks the Woodlands Waterway and features over 24,000 square feet of meeting space and a second floor infinity pool and lounge with direct access to the fountains at Waterway Square.

This four star hotel also features a 150-seat restaurant, spa services and a fitness center with the WestinWORKOUTÂŽ Gear Lending Program, a full service Starbucks, and even private helicopter service. With its close proximity to Cynthia Woods Mitchell Pavilion and Hughes Landing, this new hotel appeals to both the business and leisure travelers.

ALOFT Hotel HOUSTON, TEXAS COST JE Dunn completed the demolition of an existing parking structure and construction of a 65,325 SF, 5-story hotel with 152 rooms. We also constructed a 5-story, 143,324 SF parking garage underneath the hotel. The first floor of the parking structure is shared with the main lobby area, back of house service areas, pool, bar and workout area. The entire hotel and parking structure is cast in place post tension concrete with an exterior skin of aluminum composite panels, wood panels, EIFS and glass curtain wall. The foundation is auger cast piles with a structural concrete slab. The roof is a concrete deck with a PVC roof membrane system..

360 High-rise Condominiums and Parking Garage AUSTIN, TEXAS The 360 Condos, is a project that provided us invaluable experience in every aspect of working at a tight, urban Austin site and partnering with the City to ensure site development and building permit requirements were met. The 360 site involved working along the environmentally sensitive Shoal Creek area. Early in the site development phase, we worked closely with the City and the civil engineer to address issues such as storm water prevention and compliance with the requirements of the City’s Great Streets Program. Due to the size and scope of the project, a 44-story mixed-use high rise, permits were required for the shell of the building, each of the 430 residential units, and each of the retail units. One of the larger challenges was to turn over the building for occupancy in phases while parts of the building were still under construction. It was imperative to coordinate closely with the City during this time to ensure we were meeting code and certification-ofoccupancy requirements.

University of Oklahoma Cross Village NORMAN, OKLAHOMA This 517,547 SF project included four, 4-story residential buildings and a fivestory cast-in-place parking structure. The residential buildings contain 416-units which included 1,235 beds, as well as a cast in place concrete podium on the 1st floor. Additionally, the 2nd-4th floors have a Prescient metal framing system capped with a metal roof truss. The 1st floor also contains retail and other kitchen and dining areas. Each of the Residential buildings has a “Tornado Shelter� on the first floor. There is also a mixed use component on the first floor of each building that will be developed into retail and other kitchen & dining areas. The parking garage is a five-story cast-in-place garage for 1,000-cars.
