COUNTRY STRONG

The most recent wave of new rural residents was spurred by the pandemic—seeking more space, privacy, and, in some cases, a total change of lifestyle. Today, the appeal of life away from bustling city streets continues to beckon with bucolic visions of leafy lanes, acres sprawled along a valley floor, rows of vines studded with fruit, or a sundrenched villa.
Whether a ranch, lush vineyard, or the rolling hillsides of an iconic rural spread, country properties continue to capture hearts and imaginations.
DREAMING OF MONTANA
“The Bozeman luxury country market has received tremendous attention in recent years. The pandemic caused people to expedite their dreams of a Montana property,” shares Kristen Hoell, managing broker of Berkshire Hathaway HomeServices Montana Properties. “People who relocated seem to embrace the area. We have not seen a sell-off of those properties, but rather a continuation of buyers relocating to Montana.” After a pause last fall and some price adjustments from extreme highs, she says buyers have started to return. “I see pricing leveling for 2023. I do not think it will drop further. I think this will prove a unique buying opportunity.” Here, properties are nestled into the foothills. Most average 20 to 40 acres, offering privacy and 360-degree views. Prices might be “far lower” than most resort towns, but, Hoell says, “buyers looking for a home with elevated finishes and a private, idyllic setting would still expect to pay $5 million to $10 million depending largely on land acreage.” Big Sky, Montana’s famed resort, is only a short drive up the canyon.
GENERATIONAL LUXURY IN ITALY
In Italy, Marcus Benussi, who serves as managing partner at Berkshire Hathaway HomeServices MAGGI Properties Agency, says, “Buyer preferences for country homes or homes that have enough space—either balconies, terraces or locations in green areas—is a trend that hasn’t slowed down at all. It’s still growing, still positive.” Interest comes not only from Americans visiting, but also Europeans. “German, British and French buyers are purchasing a lot here in Italy. According to our forecasts, this will remain in place for at least the next five to six years,” he observes.
No matter the region, properties such as villas, ranches and vineyards are usually held by their owners—often families— for many years, even decades. In Italy, it could possibly be hundreds of years. But demographic shifts in Italy are enhancing the potential to acquire these unique generational properties.
LEGACIES IN VAIL
In the Vail Valley, Michael Slevin, president of Berkshire Hathaway HomeServices Colorado Properties, says, “Even after the COVID rush, there is still high interest” in country homes. These are legacy properties that create generations of memories. When the right property comes to market, it generates a very high level of interest.” Only a handful of luxury ranches trade each year, so buyers understand it might be years before the next best option comes to market. Location remains critical, which in Vail and Beaver Creek translates into proximity to the ski resorts. “Owners want to be able to access the mountains and resort lifestyle and not have too far to get away from it all back at their ranch,” Slevin explains. Here, as all over the West, water is always desired and sometimes a critical factor, as is the ability to accommodate horses. Also, access to national forest and BLM lands regularly appear on wish lists.
VINEYARD HEAVEN
Owners in the picturesque Santa Ynez Valley—45 minutes from Santa Barbara and 2 hours from Los Angeles—often have one foot anchored in their traditional lifestyle while the other rests in a new, exciting, relatively nearby place, shares Joe Ramos, of Berkshire Hathaway HomeServices California Properties. “I expect 2023 to be similar to 2022. Our local market is characterized by limited supply and seemingly constant demand,” he says, citing multiple incentives, including growing recognition of the valley as a world-class wine region.
Beyond the main towns of Santa Ynez, Solvang, and Los Olivos, parcels range from an acre to 20-acre ranches to huge spreads, often 100-plus acres. “Larger acreage provides the country lifestyle buyers flocking to this area desire. They covet the open spaces, privacy, beauty
and entitlements, like horses, farm animals, vineyards, and orchards that come with the land,” shares Ramos. Prime considerations should be proximity to town, usable land, water, privacy, views, and infrastructure. Also, there is growing interest in the potential of living off the grid.
EQUESTRIAN ESCAPADES IN THE BALEARICS
Few places evoke visions of sunny idylls more than Majorca. Unlike typical countryside settings, this island offers a unique array of attributes. “As Majorca is a beautiful island and the land is limited, it is always a privilege to be an owner of a ‘finca,’ as we call country properties here in Spain. It is an opportunity to have everything you need: nice country property, sea, mountains, culture, city, international schools, shops, sports possibilities, et cetera,” shares

Majorca is one of the Balearic Islands, an archipelago off the Spanish mainland that also includes Menorca, Ibiza, and Formentera. Here, equestrian opportunities enhance the attraction for native buyers and those from Germany, Scandinavia, France, and Britain. “In the Balearic Islands, we love horses. The climate is mild, and we have sunny weather throughout the year, so it is perfect to practice equestrian sports.” Some keep their horses on their fincas, while others board at one of the many equestrian clubs.
Potential buyers of rustic/country properties should be “aware of current standards to build or rebuild, of the land classification, and restrictions. And all nonEU members also need special Spanish military permission to buy country land in the Balearics,” he explains.
COZY IN THE COTSWOLDS
In the United Kingdom, demand for country homes comes primarily from domestic buyers, according to Martin Bikhit, owner of Berkshire Hathaway HomeServices London Kay & Co and Berkshire Hathaway HomeServices Marler & Marler. “The growth (in demand) was massively accelerated during the height of the pandemic and immediately after. That is now slowing, and we’re sort of returning to a more normalized market in terms of country home sales, whereas London, central London in particular, does seem to have had a resurgence.”
Rural locations where global buyers gravitate include areas of the Cotswolds, which is often considered the Hamptons of the United Kingdom. Large estates in St. George’s Hill, Surrey, are popular as well. Overall, the country home market is
very diverse, with a combination of new builds as well as homes dating back to the 17th century.
LEARNING THE COUNTRY WAY
Buying a country property can be complicated depending on the type of property and location. For example, Italy has a “fantastic taxation system for high-net-worth individuals,” according to Benussi. But navigating the options can be complicated. Additionally, only about 30% of properties are listed with a broker, so having a well-connected agent who works with high valued properties is essential. Benussi emphasizes there are numerous advantages and opportunities for buyers seeking high-end properties. And the range of properties from castles to vineyards to agricultural and historical estates is equally extensive.
“I’d encourage any international buyer looking to buy a country home to engage an agent who specializes in luxury country homes to ensure that they don’t miss— that they avoid—any potential pitfalls,” says Bikhit.
“It’s important to understand the full scope of the day-to-day operations and what it entails before diving into a working property. Whether it’s a working farm; vineyard; winery; tasting room; or raising horses, cattle and other farm animals, it’s often a 24/7 job, not to mention the overall maintenance of the property,” shares Ramos.
Lastly, he says, “Don’t try to reinvent the wheel. What you’re acquiring likely took decades to get where it is today, and it’s crucial to rely on key people and companies to help you excel and ‘teach you the ropes’ in your new venture.”

“Traditionally, South Mumbai is the most premium and up-market location to stay,” says Dugar. “This is where the historical and tourist spots are located.” For those looking to spend their vacation in a more metropolitan environment, Dugar recommends looking in the Bandra area. “A lot of younger people and tourists prefer to stay in Bandra,” Dugar notes, “because of its buzzing atmosphere and lots of restaurants and bars.”

Dugar describes Mumbai as “a bustling city with buzzing nightlife.” This is exemplified in Bandra and Lower Parel. “There are two main beaches,” continues Dugar, “Girgaon Chowpatty Beach and Juhu Beach,” both of which contain breathtaking seaside views. Dugar also recommends seeing the Gateway of India, a giant stone archway from the early 20th century, which stands at an impressive 85 feet.
RELAX
Dugar shares that amidst all the excitement, “Mumbai is densely populated, and there aren’t too many quiet places.” Despite this, Dugar says that Sanjay Gandhi National Park and Aarey Colony offer some serene areas of “greenery and natural wildlife.” Even in a densely populated area such as Mumbai, one can still find ways to get away from it all.
VIVA LAS VEGAS
The dazzling entertainment capital shines brighter than ever, on and off the Strip.
By Roger GrodyAfter being reimagined as a somethingfor-everybody destination, Las Vegas has discovered a sweet spot on the hospitality spectrum, somewhere between Sin City and Disneyland. The city now keeps even non-gamblers satisfied while it evolves into a bona fide metropolis.
Sarah Feldberg, assistant travel editor at the San Francisco Chronicle, is a veteran Las Vegas journalist whose work has appeared in National Geographic, The Atlantic and Travel + Leisure, and has witnessed firsthand the evolution of the city throughout her time on the travel beat. “Las Vegas has spent the past decade-plus diversifying what it offers guests beyond banks of slots and poker rooms,” she says, adding, “If you never push a dollar into a slot machine, there’s still more than enough to do.”
World-class dining is represented by Italian standout Vetri Cucina and Parisian import Joël Robuchon, while Mayfair Supper Club and Sinatra provide Rat Packera nostalgia. Adele headlines at Caesars through March and “O” showcases Cirque du Soleil. Top nightclubs include Tao and Drai’s, but some prefer cocktails soaring 550 feet above the Strip at High Roller, an observation wheel. The presence of not one but nine Louis Vuitton boutiques should inspire luxury-minded shoppers. Ackerman reports, “The effect of the pandemic was short lived and the luxury market has flourished since.” She notes that despite a modest decline from 2021 levels, volume in 2022 doubled any prepandemic year.
Historically, luxury homebuilders in Las Vegas borrowed eclectic architectural styles, resulting in faux Tuscan villas or Country French estates. But Ackerman states that a sleek “desert contemporary” aesthetic is becoming more popular. “Luxury buyers appreciate masterplanned communities for their regulations applied to design and maintenance, as well as generous amenities, like gated security and concierge service,” she says.
Napoli adds, “People used to invest in Las Vegas real estate for the tax benefits, but now that the city has evolved into a more balanced, family-friendly place with new business and employment opportunities, it’s increasingly attractive as a primary residence.” Underscoring the resiliency of his hometown, Napoli maintains, “There’s great news on the horizon.”

Nevada Properties luxury agent Frank Napoli says, “The city has always been a great destination, but now people feel comfortable making Las Vegas their home.” With demand for high-end homes still outstripping inventory, the Las Vegas native states, “The luxury market should hold steady in the foreseeable future and easily weather any downturn.”
Las Vegas’ economy transcends hospitality. “While the Strip is still the center of gravity, there’s a whole city beyond the reach of its lights,” says Feldberg. Las Vegas is emerging as a technology hub, major aerospace contractors maintain a strong presence, and economic development is certain to continue as the city outgrows its Sin City image. Woods & Poole Economics, a demographic data firm, projects that by 2060, metro Las Vegas’ population will nearly double to approximately 4.5 million. The city is already a major league sports town—home to the NFL Raiders and NHL Golden Knights—with hopes that baseball and basketball will join them. In November, Formula One racing takes over the Strip for the Las Vegas Grand Prix. Nearing completion is the $2.2 billion MSG Sphere, a world-class performance venue.
Las Vegas is also ideally situated for discovering natural wonders: the Grand Canyon in neighboring Arizona, and Bryce and Zion National Parks nearby in Utah. Minutes from the Strip is Red Rock Canyon’s stunning display of sandstone, very popular with hikers, campers and picnickers. “Venture beyond the Strip and your efforts will be rewarded,” concludes Feldberg.

Twenty-mile-long scenic Highway 30A runs along the coast of Northwest Florida. It provides stunning views of the Gulf of Mexico and easy access to the many colorful, quaint beach towns in the area. The collection of beaches, all linked by the highway, is what’s known as 30A Florida. However, the towns here, including Seaside, WaterColor, Alys Beach, Rosemary Beach, Santa Rosa Beach, and many more, differ significantly from other Florida destinations.
Mike Ragsdale, the founder of The 30A Company—the No. 1 guide to Florida’s scenic highway—explains, “30A benefited from being one of the last major stretches of land
to be developed along this part of Florida’s Gulf Coast. … Many beach towns pave over the proverbial paradise, replacing nature’s splendor with go-kart tracks, casinos, putt-putt golf courses, and strip malls. 30A doesn’t have those things. Instead, 30A has lakes, forests, trails, and tributaries.”
The whole area has been specifically geared away from ultra-commercialization. In fact, “the growth of 30A began just 20 years ago with the development of the larger communities of WaterColor, WaterSound, Rosemary Beach, and Alys Beach,” says Jimmy Burgess, CEO of Berkshire Hathaway HomeServices Beach Properties of Florida, who grew up in the area and returned to sell
real estate after graduating 29 years ago. “The amazing beaches and newness of the construction give this area a contemporary, fresh, and on-trend feel that makes it unique.” The result just might remind visitors of the old beach towns that speckled the coasts of America before high-rise condos and tourism took over.

Fears of 30A being over-developed and commercialized will likely never be realized with the regulations already put in place. “Forty percent of the land here is protected and cannot be developed,” says Ragsdale. “That will not only help protect local wildlife and the community’s overall natural vibe, but it also preserves property values.” In addition, the magnificent views of the emerald-green Gulf are protected by laws that maintain a low density in the area. There is a county-wide height restriction on building. “Structures are not allowed to be over 50 feet high or 4 stories. And there are 25,000 acres of state-owned forest land here,” says Burgess. “The low density has led to a family-oriented destination that provides ample opportunity for lifelong memories to be made.” With its development constraints, the area takes visitors and locals back to a time when things moved a little slower, without having to sacrifice the best amenities of beach towns.
Good food, lively music, an art scene, and even more entertainment can be found in droves throughout the many towns. “The laid-back atmosphere along 30A has attracted an amazing collection of painters, musicians, and restaurateurs,” says Burgess. There’s a little something for everyone and it is always in addition to the beautiful beaches. “Art lovers find 30A to have a vibrant art scene. Musical lovers find live music options widely available and foodies have offerings from local favorites to nationally acclaimed chefs like Emeril Lagassé,” Burgess adds.
Vacationing in the area as a kid introduced Ragsdale to what was known, at the time, as Destin by the locals. After falling in love with the area, moving there full time, and eventually starting a travel guide and lifestyle blog about the beach towns along the highway, 30A’s recognizable blue stickers caught on.
“You can find delightful, walkable communities in other places. You can find interesting architecture. You can find boutique shopping and farm-totable restaurants. You can find miles of trails, and you can find lakes, rivers, clearwater springs, and bays for kayaking and paddleboarding,” says Ragsdale. “But it’s impossible to find all of those things combined within 20 miles of the most stunning white-sand beaches you’ve ever seen.” The protected nature, the beaches, and the proximity to everything make this the ideal vacation spot or home for families. Like several other nature-oriented areas with smaller crowds and warmer weather, the pandemic brought awareness to 30A. “The desirability of low density and outdoor activities has fueled the growth of primary and second homeowners in our area,” says Burgess. In recent years, the average buyer has evolved to mostly second or third homeowners that utilize short-term rental companies to offset the cost.
There is opportunity for growth on the horizon. “The St. Joe Company received state approval for the revised Bay-Walton Sector Plan in 2015. The plan includes roughly 110,500 acres of land located in both Bay and Walton counties … and the 50-year state-approved plan entitles them to 170,000 residential dwelling units. The anticipated growth for this area will be hard to match over the next 50 years,” says Burgess. As the inventory continues to expand, the amenities do as well. Access to airports has become easier and more dining options and entertainment continue to pop up within the 20-mile area.
“I’ve visited 60 countries, including beaches all over the world, including Bali, Ecuador, Croatia, the French Riviera, and islands throughout the Caribbean,” says Ragsdale. “You can find some nice beaches here and there, but so far, I have yet to find any place that brings all of those elements together into one single experience like 30A.”

Lucy Waverman, Le Cordon Bleu-trained chef, cookbook author and columnist for The Globe and Mail, Canada’s national newspaper, states, “Vegetarian and vegan dishes have always been available in Toronto because of its incredible ethnic diversity.” In addition to the city’s underthe-radar Indian, Israeli and Egyptian eateries, the food writer reports the presence of sophisticated, high-end vegan or veggie-friendly restaurants, including Planta, whose three locations feature elegantly modern spaces, and Mexican-inspired Rosalinda. A taco tasting menu at La Bartola, another Latin-leaning establishment, includes tacos al pastor composed of jackfruit and mushrooms instead of pork. While not strictly vegetarian, chef and owner Julian Bentivegna presents an exquisite “vegetable-forward” menu at Ten.

Portugal is currently one of the hottest destinations in the world and, thanks to favorable residency programs, a favorite of restless American expats. Travel blogger and founder of the website Veggies Abroad, Rebecca Gade-Sawicki reports Lisbon offers plentiful vegan and vegetarian eateries. “As a city that has a love affair with seafood, Lisbon has become incredibly vegan-friendly over the past decade,” she says, noting that even some Portuguese favorites like pastel de nata (custard tart) have been veganized. Felix Navarro, the creator of The Juicy Leaf, also values the importance of a client’s vision when it comes to house plants. Navarro was originally part of the corporate world; he too had a passion for plant design. Now, with his family-owned plant business, a large portion of sales center around succulents and succulent arrangements.
Navarro says that the best plant for a particular home can differ, depending on many discerning factors: “the region an individual lives in, the lighting in the home, temperature control, the vessels used, and the frequency of travel.”
Many believe that having plants in the home is so integral to a space, that it can be considered a facet of at-home wellness. Having this aesthetic can be soothing for owners, and create a very zen environment. But even beyond this, there are physical benefits that cannot be overlooked: improvement of air quality, promotion of stress relief, and some studies even show that plants encourage productivity.
“Plants can add beauty and visual interest to a space, which can contribute to a sense of wellbeing and contentment,” Moffitt says.
If you are desiring the aura of zen that plants can provide, Moffitt and Navarro share a few expert tips for new plant owners. The best thing to keep in mind, they both note, is the importance of not overwatering. It is crucial to check the soil before deciding when and how much to water a plant.
Navarro notes it can be easy to forget that many plants are self sufficient, even when it comes to water. A moisture meter can be beneficial if you are struggling to determine how much water your plant needs.
But overall, just doing your best can be the recipe to understanding plant work on a deeper level.
“I also remind plant owners to be easy on themselves,” Moffitt says of his work. “Plants are living things and we are putting them in conditions that aren’t ideal, so sometimes they just don’t work out.”
Succulents, flowers, and all house plants can be a wonderful focal point for incorporating beauty throughout your home. With just a bit of research, and by asking the right questions, returning to your roots can create a great home space.
“In my opinion, a home without plants is a home without a soul,” Navarro says. “Plants are life. Incorporating them in your home gives the inhabitants purpose in caring for them, and can truly bring warmth into a home.”
