Moreover, international buyers always have been eyeing and buying luxury homes and that trend hasn’t abated. One such spot they’re bringing their European and Russian currencies to is Florida’s Gold Coast, which extends from Palm Beach to Miami.
DOUBLE WATER FEATURES Opportunities to build a dream home on one of the most prestigious addresses in Florida come along infrequently. But just such an opportunity is what Richard Masterson, of Hodges Real Estate, in business since 1924 in Fort Lauderdale, has to offer. The 54,440-square-foot site is situated on Hillsboro Mile. It’s also known as Millionaire’s Mile, thanks to its exclusivity and the fact that it’s home to many of the country’s top CEOs. The stretch of land features a procession of luxury estates bound by water on two sides. The house, one of the oldest on Millionaire’s Mile, could be torn down to make way for a spectacular custom home, according to Masterson. One of the property’s greatest assets is its access to water, with 160 feet on the Atlantic Ocean and 160 feet on the Intracoastal Waterway. The property can accommodate a 135-foot yacht. Moreover, the buyers of the property will be getting a terrific opportunity, believes Masterson, in that they’ll essentially be paying for the cost of the land. Other properties along this ribbon of land have been holding their value and have seen strong sales this year. “Out of the five most expensive listings in Broward County right now, four are on the Mile,” he says. Listing prices range from $17.5 million to $22.9 million. In addition, he points to a sale in September in which a buyer bought side-by-side lots for $8 million and $9 million respectively. For international or out-of-town buyers, the location offers access to three airports, along with world-class boating, golfing, and shopping. Masterson is seeing tremendous interest from international buyers. “Foreign investors see an opportunity to be in a location they want to be in and they’re finding good value,” he observes.
A PERSONAL RESORT Those seeking a home with lavish finishes need to look no further than Rio Vista Isles. According to Julie Jones, of Premier Estate Properties in Fort Lauderdale, the custom upgrades in a newly renovated Fort Lauderdale estate include Brazilian ipe wood, Turkish stone, and exotic marbles and granite.

Though Arizona’s high-flying real estate market favored sellers in recent years, buyers are finding their place in the sun now. As has always been the case, snowbirds, retirees, and CEOs are still arriving and taking advantage of Arizona’s lifestyle as well as capitalizing on a buyer’s market.
UNDERCOVER ESTATE One stunning property is Martinson’s listing, the Compound in the Biltmore area of Phoenix. Exquisite dining and shopping are less than two minutes away, yet the property is totally hidden from view and surrounded by lush, mature vegetation.
“The market has certainly had its share of ups and downs this past year. One of Adriana Loschner’s listings offers all the amenities such a buyer wants today and the house they may need later on. For instance, the 3,867square-foot home is all on one level and is marked by wide hallways. Loschner, of Long Realty Company in Tucson, describes the four-bedroom house as a southwestern contemporary with soaring ceilings and series of open, connected rooms. For example, the great room opens to the kitchen. “The whole property offers wonderful city and mountain views,” observes Loschner. The house is further distinguished by its exterior design. Rather than a strictly desert landscape, the exterior includes blossoming trees and fragrant flowers. “It creates an oasis in the desert that is very different from what you normally find here. The environment even attracts bunnies and hummingbirds,” comments Loschner. Outside, the lush environment complements a pool and two fountains, and the house, oriented north and south on the site, is enhanced by covered patios that contribute to a resort-like ambience. Residents also have access to a broad array of community amenities of Ventana Canyon, a private, 1,100-acre masterplanned community nestled in the foothills of Santa Catalina Mountains. DESERT MASTERPIECE A nearly decade-long planning and construction project yielded what Martha Briggs calls a masterpiece and an approximately 31,000-square-foot residence that is truly at one with its environment. he more aware we’ve become about conserving energy, the more aware we’ve become about the energy and environmental impact of our lifestyle. Green living is a fast-growing phenomenon in both the building and remodeling industries, says Sara Ann Busby, National Kitchen and Bath Association president. Busby challenges kitchen designers to create ecologically responsible and healthy kitchens. But what does a green kitchen mean? Are you going to have to sacrifice style or comfort for energy-efficiency? What is going to happen to that list of gorgeous products you were planning to use in your kitchen renovation? Fear not. Darren Brinkley of REAL Building in St. Petersburg, Florida, says it’s easier than you think. He should know: REAL Building built the first home in Florida to be certified gold by the Leadership in Energy and Environmental Design, the U.S. Green Building Council’s third-party certification program for highperformance buildings. Green design, he says, is based on three important principles: The first is energy efficiency beyond local codes. Using less electricity or fuel just makes sense (and cents). The second is resource conservation. Using our rapidly dwindling resources to their highest and best use is paramount. The third part is indoor air quality. Creating a healthier environment for your family is a good motivator. The good news is that green is becoming mainstream, and eco-friendly products have brand names that you are familiar with—Sub-Zero, Corian, and Thermador, to name a few. Plus, green products are getting easier to find,

thanks to third-party organizations’ “labels” that help consumers identify what’s green easily. You can get the luxury and still live consciously. Choosing sustainably produced, reclaimed, or recycled materials for such things as cabinetry, countertops, and flooring is another way to conserve resources. And wherever possible try and use materials that are manufactured close to home. Benefitting from the green trend is Refresh Interiors in Pinellas Park, Florida, a company that fabricates and installs countertops made of recycled glass and other earth-friendly materials. Another
resource in St. Petersburg is Healthy Home, which supplies green flooring, recycling centers, cleaning supplies, and paints and finishes.
COOKING UP A GREEN KITCHEN CABINETS: Look for cabinets that do not use a formaldehyde-based binder in the manufacturing process. Searching online for a cabinet maker’s practices is a great way to start. And if you want solid wood, make sure it is either reclaimed or harvested from sustainable sources. Many stone resources carry reclaimed stone as well. SINKS AND FAUCETS: Seek out stainless-steel sinks that are made of recycled steel. Stainless-steel sinks are also

FLOORING: Search for local wood from sustainable sources. Again, look for the Forest Stewardship Council label. Other green flooring choices include reclaimed wood, bamboo, coconut palm, tile or terrazzo made with recycled content, real linoleum, and cork. PAINTS AND STAINS: Select ones that emit low or zero VOCs. Light colors are less toxic than bright or dark ones because the latter have synthetic pigments. 67

t’s one of the Tampa Bay area’s largest homes at 28,360 square feet. That fact alone makes this 3.5-acre Avila estate a curiosity. The story goes that Fernandez asked the couple if there was anything missing from the home’s nearly complete design and they jokingly said it needed a basketball court. always met. “It’s vital when you are dealing with an international customer, as so often we do, that we provide the absolute best in terms of professionalism and, as importantly, a complete understanding of the local laws as they relate to the buying and selling of real estate,” explains Finkbeiner. Finkbeiner says that even within countries business customs can differ, making the buying process difficult for those unfamiliar with the business culture. “In the Bahamas, for example, there’s a difference between the way business is done in Abaco versus in Freeport, which is different from Nassau. The laws are the same, but each area has its own approach to doing business,” he says. “You need to work with an entity you know and trust, and that’s what you get when you choose CENTURY 21 of the Caribbean.”
SOUTHERN HOSPITALITY “You’re welcome here” is the way Susan Hardwick explains the feeling one has when visiting her island community of St. Simons Island, one of the barrier islands which make up the Golden Isles of Georgia, along with Sea Island and Jekyll Island.
