As the awareness of green business practices increases and consumers seek ways to reduce their carbon footprint, many in the real estate industry are responding. Several companies are developing communities that incorporate sustainable design principles and others are getting educated and certified in green business practices.

DESIGNATED GREEN Michael Haynes, for one, has taken a unique road to the real estate business and has relied on some of his experience as a former National Football League player to build a green real estate practice. Though cool and calm, he talks of aggressiveness, motivation, and an ability to sniff out weaknesses as skills he transferred to his real estate business after his years as a defensive tackle with the Chicago Bears and other teams. “With football, you ate, breathed and lived it twenty-four hours per day. I do the same with real estate and my clients now,” comments Haynes of Coldwell Banker HPW, Chapel Hill, North Carolina. He combines such drive with an abiding respect for the envi-

ronment, and a commitment to improving the planet led him to get the EcoBroker designation. The designation is granted to professionals who complete an education in sustainable real estate practices. The EcoBroker designation, he believes, also provides him with a marketing edge both for buyers and sellers. The EcoBroker education allows him to address everything from mold and indoor air quality problems to finding attractive financing and rebates and explaining the ins and outs of solar power. He frequently advises clients on choosing better-quality insulation and energy-efficient windows and appliances. He also covers the basics, such as how swapping traditional light bulbs for compact fluorescent light bulbs saves money and energy. Another aspect of his company is taking a consultative approach with every transaction and getting to know clients and their habits so he can devise green strategies tailored to

Haynes also teams up with other green professionals, including mortgage brokers and flooring specialists, so he’s able to refer clients to others with an expertise in sustainability. And in an effort to stay on top of all things green, he’s working to become a licensed general contractor. Though his intention isn’t to build houses, he believes a deeper understanding of the construction process and materials will allow him to further help clients in their quest for green housing solutions. “Everyone wants to save money, and people realize the value in going green. I’m fully committed to this niche and I’m willing to going the extra mile for clients,” adds Haynes.

PRESERVATION AND PROTECTION Long before green became a buzzword, Machelle R. Lewallen, the founder and CEO of the Shires of Tyler, already knew that a sustainable approach was the best way to develop communities. Her interest in the topic stems from having lived in California, where she once enjoyed town and country living on five acres and then watched the beauty and calm of her environment erode. High-density development slowly encroached. What was open space for nature and wildlife became engulfed by housing, commercial property and expanded roads (see ad on inside front cover).

And in an effort to maintain the landscape and provide a luxurious lifestyle to residents, a number of guidelines have been put in place for the forty-two home sites. For instance, the sites range from one to two acres and the minimum home size will be 5,000 square feet. The idea is that a 5,000square-foot house will fill a home site enough so that there won’t be enough room to subdivide the land for further development. The strategy aims to preserve the natural beauty forever. The centerpieces of the community will be Lake Shire, a seven-acre natural spring lake, and Oakhurst Golf Course. All residents will have access to the private lake, and a golf membership will be optional. The site design will encourage walking, and trails will allow residents to get from their homes to the lake or golf course and even to an executive office park without a car. In addition, a 400-foot-long strolling bridge over the water and shoreline seating around Lake Shire will allow everyone to enjoy the surrounding nature and spectacular sunsets. “We really want to provide a place where people can create a lifestyle, versus just creating a place where people have a house,” she comments. Other sustainable principles will include low lighting so that the Shires won’t contribute to light pollution, and minimizing the amount of concrete will prevent excess water runoff. Landscaping will incorporate drought-tolerant plants and a

Lawellen senses that buyers are ready for the kind of lifestyle the Shires of Tyler will deliver, and she’s observed a shift in their attitude about preservation. “Just a couple years ago when I talked with clients about saving trees and preserving nature, they thought it was a nice concept,” she comments. “Now they’re excited about it.”

GREEN MOUNTAIN LIVING Reuse, recycle and reclaim are words that have driven the development of the Bluffs at Boone Lake, a green, masterplanned community taking shape in Piney Flats, Tennessee. The 90-acre community will include sixty boat slips and 168 home sites, some of which will front the lake. The project is being developed by RPT Partners of Johnson City, Tennessee and marketed by LUX Mountain Realty, of Abingdon, Virginia.

The community will also offer a host of amenities, including walking trails, biking, boating, swimming and fishing. In addition, the developer has created some suggestions of ways homeowners can embrace sustainability in the construction of their homes. Among them are using energy efficient windows and doors, on-demand water heaters, Energy Star appliances, and low-VOC paints and sealants. And to preserve the character of the environment and adhere to green standards, a number of architectural guidelines have been put in place. One such requirement—specifying natural materials, such as brick and stone—aims to ensure that the exterior design of the homes reflects the prevailing aesthetic. The Bluffs at Boone Lake, Johnson believes, will stand as a good illustration of what luxury, green development can look like. “We’re at the forefront of green development in our area and we can show consumers that they can have highend mountain living and do their part for the environment,” he says. I

RPT, in conjunction with MossCreek, a firm that specializes in the design of custom log and timber frame homes, has created a design that taps and reflects the local mountain architectural aesthetic and respects the environment. “We think this is the trend and that the region is ready for a green community,” comments Gerald Thomas of RPT. To that end, the materials for community amenities were chosen with an eye toward sustainability. The reuse and recycle concept will be evident in, for instance, the clubhouse and its pavilion, which will include a host of recycled wood and stone. A number of dying cedar trees and large stones found on the site will be incorporated in the construction, as will logs and wood found around town from local building that have been torn down. Poplar bark, usually a material thrown out, will be used as the siding for homes. Moreover, the green approach also will allow for a design that truly blends with the natural environment. “Whenever possible, we’re using building components and materials that are available to us locally, and that strategy is in keeping with our theme of reclaim and recycle,” says Winston Johnson of LUX. “We want to build in a way that causes the least amount of disturbance to the environment here.”
