D

isaster headlines always grab the most attention in the news cycle. But what get less coverage are the quiet, good news pieces.

One such bit of positive news is the state of the real estate market in Asheville, North Carolina. According to Neal Hanks of Beverly-Hanks & Associates in Asheville, North Carolina, Western North Carolina hasn’t seen the dramatic downturns that other parts of the country have experienced. ”The reasons are varied,” he says. One is that the region wasn’t flooded with rampant speculation and thus didn’t suffer an investor exodus when the market tempered. And the employment

picture is rosier than other places. “It bodes well for us that we’re not dependent a single large sector employer,” observes Hanks. As a result, he says, he senses that now is the very best time he’s seen in the last twenty years for buyers to move into the market. “Prices have moderated and developers and property owners have a stronger willingness to negotiate,” he observes. And all the draws of Asheville and its surroundings remain in place. Hanks talks of the four-season climate with mild winters and temperate summers, and a tremendous array of outdoor recreation. That entails thousands of acres of national forest for outstanding fly fishing, kayaking, canoeing and backpacking. “Because we have a strong tourism base, we have largecity amenities—great arts, shopping and dining,” he says. As well, the city has top-flight medical facilities and has snagged top ratings in rankings of best places to retire. And in 2007, the city landed on the “best” list of Outside magazine, which, among other things, lauded Asheville’s superior hiking and mountain-biking trails. That doesn’t surprise Hanks. “In a city of about 75,000 people, Asheville lives like a small town but with a big metropolitan sensibility. And within a short drive, you find all those great outdoor activities,” he comments.

s a third-generation resident of Highlands, North Carolina, Terry Potts really can vouch for the tremendous lifestyle the area offers to second homeowners or those seeking a new place to call home.

The area in Western North Carolina brings together arts and culture in a semi-remote mountain environment. And an abiding respect for the natural environment is evident everywhere. Potts, of Country Club Properties in Highlands, notes that 2009 marks the one-hundredth anniversary of the Highlands-Cashiers Land Trust, a group that places land into conservation and protects the natural environment.

“Even here in the mountains, you do find sophistication,” he jokes. That includes three playhouses with live theater, a chamber music group, and the newest addition, Bascom Visual Arts Center, which offers art classes and exhibits. Six country clubs scattered around town make Highlands a paradise for golfers. Entering the community has gotten slightly easier in terms of price. hen Lisa Randolph of High South Realty West Jefferson, North Carolina, shows clients around town, people in every car wave to her. More than once she’s been asked whether she knows everyone. She doesn’t. But sending a friendly wave to everyone is just part of the local culture.

“That’s just one advantage of small-town living,” she comments. “We still have that small town-charm, along with amenities.” Moreover, West Jefferson in Ashe County recently underwent a revamping that introduced an arts district, coffee houses, galleries
