PORT TOWNSEND, WASHINGTON THE CLAM CANNERY When Kevin Harris went looking for office space in Port Townsend, Washington for his growing IT development company, he wasn’t expecting something with seagulls nesting in it. But when his realtor took him to the old clam cannery on the town’s historic waterfront, Harris was hooked. “It was the worst building I’d ever seen, with mountains of seagull droppings. It was totally disgusting, but I looked out that window over the water and I could see that it was something special.” The red brick building started out as a warehouse in 1885 when Port Townsend was destined to be the New York City of the West Coast. It later became a clam cannery, one of the largest producers on the coast, but it had been empty for forty years when Harris saw it in 2000. “For all intents and purposes it should have been torn down. It would have been way cheaper,” he says.
Harris recruited the most skilled craftsmen in Port Townsend to fashion hammered copper doors, one-of-a-kind kitchen cabinets made from some of the building’s original timber and wooden wall cabinets that hide Murphy beds in some of the units. “We looked at each living space to see how could we create living art rather than just hang a picture on the wall,” says Harris. When the real estate market collapsed, he changed tack and marketed the condos as boutique hotel rooms. “People love it and they’re staying and they’re paying— $345 a night on average – and say it’s well worth it.” The ground floor is currently used for social functions. And by the end of the year, the deepwater dock should be restored and ready for boats and seaplanes that will make getting here from Seattle, Victoria or Vancouver fast and easy. So why is the building for sale?
Naively perhaps, Harris decided to save the historic building and “do it right.” “I’m kind of an artist at heart, and I thought ‘what a great palette.’” But when Harris went looking for a loan to buy the building, all seven banks in Jefferson County turned him down. “They said ‘you’re out of your mind, forget it’” he recalls with a chuckle.
“I’m not a hotelier,” confesses Harris, adding he decided to move his office to Seattle. “But this is the perfect business for someone wanting to get out of the big city.” Port Townsend never did become the Big Apple of the West Coast, though some now call it the Paris of the Pacific Northwest for its restaurants, arts and architecture. “For a little town, there’s a lot of neat stuff going on,” says Harris. “And the Clam Cannery is very cool. I’m quite proud of it.”
“I said ‘fine, we’ll start a bank’”. And he did, raising $450,000 of seed capital in one evening. Nine years later, the restoration was complete —with four unique condominiums on the second floor, all with unobstructed water and mountain views and gourmet kitchens.

One, a 4,053square-foot home, offers a unique opportunity for someone interested in a new house, but who doesn’t want to deal with the hassles of ground-up construction. The structure is finished, but new homeowners can work with the builder or on their own to finish the interior and choose colors, carpet, bath fixtures, and so forth. “It’s an opportunity for someone to put their own touch on it and really make it their own,” comments West. The five-bedroom, four-bathroom property, priced at $950,000, sits on three acres and offers views of hills and the farm. “It’s a Tuscan design with stucco and a red-tiled roof. It feels like it should be surrounded by grape vines and stone walls,” comments West. And a Donald Gardner-designed property, priced at $850,000, is in move-in condition. Features of the 5,300square-foot Hunter Glen Lane house include three spacious bedrooms that live like master suites, gleaming wood floors, a three-car garage and views of a pond. Both properties’ favorable prices reflect the dip the market has taken, according to West. Had they been sold three years ago, for example, he estimates they would have been priced at just over $1 million each. It’s one reason West describes the current market as one where there are great bargains. What makes a purchase in the area additionally appealing is the county’s low tax rate, according to West, and a willingness among local banks to offer favorable rates to buyers entering the market.
RESPECTING THE VANDERBILT LEGACY George Vanderbilt and his Biltmore Estate are synonymous with Asheville, North Carolina. He tapped some of the great design minds of the day, such as Frederick Law Olmsted, to build his estate. That Vanderbilt tradition continues even today. His descendants have a hand in creating the Ramble, a 1,000-acre neighborhood on Vanderbilt land, that emphasizes sustainability. The Ramble is distinguished by five parks that are connected through a series of walking, biking and hiking trails. In fact, the parks serve as one of the social centers of the community, according to Jenny Knight, a Beverly-Hanks & Associates salesperson who markets the community. Each home is situated within a short walk to the trails. It’s just the kind of community buyers today are seeking, observes Neal Hanks, president of Asheville, North Carolinabased Beverly-Hanks & Associates, who notes that clients are placing greater value on the strength and credibility of the developers of communities. They tend to feel safer investing in neighborhoods that are well established. “Three years ago, buyers wanted to get in during the predevelopment stage, but the tables have flipped,” Hanks says. “They’re willing to pay a bit more for amenities that already are in place.” That shift in attitude also means they’re looking to real estate for a solid, long-term investment and no longer are eyeing it for short-term gains.

Among the Ramble’s additional amenities is a wellness center that offers fitness, swimming and a yoga studio, and space for entertaining and relaxing. The center’s design by Ike Kligerman Barkley Architects incorporates an array of green features, including geothermal heating and cooling. The building received an Honor Citation from the American Institute of Architects in 2006. Sustainability is a driving force across the community, and it extends from the approach taken for storm water management to the properties themselves. For instance, nearly 300 acres have been set aside for common community areas, and streams and wetlands are in conservation easements that will protect them forever. The Ramble offers several housing options. Buyers can buy an existing house or purchase land to build their own custom property. In addition, there’s a house-lot option, which entails purchasing a lot that already has architectural plans attached to it. It’s a custom build, but, according to Knight, the approach removes some of the front-end design hassles. Many homes are or will be built to standards set forth by North Carolina HealthyBuilt Homes, a green building certification program that promotes sustainable, high-performance homes. “Green building is strongly encouraged here. Sustainability is part of our philosophy and something that is very important to the developer and to our clients,” comments Knight.

RURAL, YET ACCESSIBLE Rural, yet accessible, retreat Rolling hills, a forty-five-acre lake, meticulous grounds and flowering trees serve as the backdrop for a Mocksville, North Carolina estate that features a trio of properties. The estate is listed by Kathy Robin of Provident Real Estate in Winston-Salem, North Carolina. When the homeowner and her late husband were planning and designing the estate, one driving force was choosing superior materials. Among them were Ludowici clay roof tiles, Bosch and Wolf appliances, a Lutron lighting system and Pella Windows. The 8,200-square-foot main house was built in stages, starting in 1988, and two additions came in 1995 and in 2004. The last was a contemporary, light-filled glass space overlooking the lake that was designed with an eye toward housing an art collection. It also includes living and entertainment space. The main house features a main-level master suite distinguished by a cathedral ceiling and a wall of windows, along with a wood-burning fireplace, his-and-her dressing areas and space that can serve as an office or nursery. Such precise siting is just one aspect of an Asheville, North Carolina house for which Jo Chandler lauds the architect, Robert S. Griffin of Griffin Architects. “The way he sited this house lets in just the right light and provides sunshine in the winter and a tree canopy for summer shading, along with long-range views of the mountains,” comments Chandler of Preferred Properties in Asheville. Such careful touches are reflective of the attention that was paid to all other aspects of the six-bedroom, French Tudorstyle home that was built in 2002 in Biltmore Forest. Throughout, for instance, are handsome finishes, such as pine and cypress ceilings in the kitchen and great room, terracotta tile floors in the sunroom, and custom plaster ornamentation over the mantel in the master suite. Local artisans also had a hand in the design, and they created stained glass windows and executed whimsical wood carvings. “People can’t believe that this house is new. It just feels

The ladies’ bathroom features its own built-in space for clothes, but has an entirely different vibe and includes a soaking tub and a crystal chandelier.
