Atlanta's Southern Comforts

Ask about Atlanta and the accolades tumble. "We enjoy a temperate climate," says realtor Shawn Hollenkamp with Better Homes and GardensTM Real Estate Metro Brokers. "There's no true winter and snow's a rarity. There's rich culture, historic homes, thirty-plus public and private golf courses. There's Lake Lanier and Lake Altoona for swimming, boating and skiing. Festivals? You name it there's something going on at all times; football and baseball and tennis and theater downtown; and Six Flags amusement park. Low property and state taxes..." Hollenkamp, a top one percent agent and certified relocation specialist with Better Homes and Gardens Real Estate Metro Brokers, specializes in the "northern arc" of Atlanta, including Fulton, Cherokee, and Cobb counties. Each, he says, has "a different flavor." Fulton makes up much of Atlanta itself. North Atlanta, he says, "is very affluent, a mix of equestrian estates and country club communities, with homes above $500,000. Closer to downtown prices quickly rise and buyers can find condos and homes at various price points."

Cherokee County is more up and coming, with very nice new communities but a lot of undeveloped land. It's proximity to major employment centers makes it very attractive to home buyers. Affluent Cobb County, on the outskirts of Atlanta, is "a touch of country in the city, with city amenities, top schools, and many homesteads with multiple acres." A traditional two story rebuild home in the Cobb County town of Smyrna, located in the Forest Hill Subdivision for example, features five bedrooms, 3.5 baths, and basement.
