Another charming, unexpected surprise is a guest suite above the three-car garage that is decorated with cypress walls and has antique pine floors salvaged from a Louisiana schoolhouse.

uxury Real Estate comes in all forms, shapes, and sizes. It becomes one of the things that set the luxury marketplace apart – uniqueness. Most importantly, in our mobile society, location is an option; from oceanfront property in Hawaii to urban luxury in New York City the affluent buyer can choose to live all the time or part time in settings as diverse as these locales. In this issue, we are calling your attention to the Tucson, Arizona market and what it has to offer. To do this we have enlisted the help of Martha Briggs of the Long Realty Company, and a duPont REGISTRY Market Insider. “How many times have you read “Great Views” in the description
of a luxury listing,” Martha asked. “It is what challenges a luxury real estate professional. How do I describe a home that even professional photography can’t do justice? There is simply nothing like seeing, nothing like being in the home, because that is how unique these properties are.” One listing Briggs is currently marketing, Villa Poggio (see page 39), is more than just a house - it is truly a work of art. Because we are higher than the other areas in the state, a high desert, our landscape tends to be greener. We are surrounded by five mountain ranges, which means we have great views in all price ranges and in almost every location.” Outdoor activities rate high for newcomers that pick Tucson, but there is more. “We have a great art scene, as well as the great outdoors,” Briggs pointed out, “including an opera season.” Tucson and Oro Valley are as unique as the homes Martha markets.

Martha Briggs has been in the business for over a decade, having moved from another successful venture. Briggs set up shop because she liked the idea of showing and selling luxury homes. What she got at first was a job “selling dirt,” lots for a luxury developer. “Paradise” is a word you hear people say a lot when they’re talking about the part of Florida they live in. The hyperbole slips in for a number of reasons. For some, the warm weather and the relaxed lifestyle inspire the boast. The boating, fishing, and golfing cause others to feel they’ve found utopia. Whatever the reason residents and visitors consider it paradise, though, Florida’s allure is something that keeps Realtors upbeat. We caught up with Realtors around the state to find the sunny spots in the real estate market.
TAMPA BAY’S SOLD SISTERS If you think Stacy Dillard and Janice Rodriguez are sisters, it’s a common mistake. They look similar, talk alike, and sometimes finish each other’s sentences. Dillard and Rodriguez even joke that they’re soul sisters. When they met in 1993 at the gym in their condo building

MARKETPLACE on Clearwater’s Sand Key, they were “instant friends.” Today they make up The Tampa Bay Sold Sisters at Charles Rutenberg Realty in Clearwater. Dillard, a broker who has been in the real estate business since 1983, works with the sellers and Rodriguez, a Realtor since 2003, handles the buyers, though they’re quick to point out that all their clients get two for the price of one, really. The two friends talk all the time and their morning phone call is when they go over each client, so either Dillard or Rodriguez can step in if, Dillard jokes, one of them was run over by a truck. Seriously, though, they say it’s all in an effort to put their clients first, especially in a challenging market. “It’s a great time to really shine,” Dillard continues, “I’ve been in this business long enough to know it’s not easy, and when it was easy, it took the fun out of it.”
Tampa Bay, too, they say, because buyers can find beautiful, luxurious properties that are well priced. Both agents grew up in Tampa Bay, so they bring a native’s perspective to the market. “Tampa Bay is a wonderful area,” says Rodriguez. “You have access to the beaches, downtown, all within a 30-minute drive. It’s great.” One of their listings is Rodriguez’s home in Tampa’s Bayside, a waterfront community with gulf access. “It’s located extremely well,” Rodriguez says, describing the $1.1-million property, with views of the bay, sunsets, and the bridge to Clearwater, as perfect for a sports player because it’s close to stadiums and the airport. The home boasts a gourmet kitchen, an elevator, a steam room, and an in-laws’ suite with a full kitchen. The waterfront terrace, though, is her favorite part of the home. It’s a place to enjoy the paradise of Tampa Bay in style. “It has a fireplace, a hot tub, travertine tile, and an out

They’re not just clients: they’re family.” Dillard chimes in, “When we ran our numbers earlier this year, 94 percent was referral based. JEWEL OF THE EMERALD COAST White sandy beaches, emerald waters, legendary fishing, and a location within a short drive from several southern states have made the Emerald Coast town of Destin a go-to destination with an interesting twist: While most Florida towns’ popu-
lation swells during the winter months, here, the summer brings vacationers and second-home owners to Destin’s shores. “It’s hidden. Celebrities come to escape the paparazzi,” says Johnathan Hughes, a broker associate with ResortQuest in Destin, who notes that Britney Spears, Sheryl Crow, and prosports stars have owned homes here. “It has a private airport. And it’s a great small beach town with Southern charm. There’s a friendliness here and people are ready to help you, tell you where to find things, where to eat. It’s really a paradise.” The town call itself “The World’s Luckiest Fishing Village” and Hughes expects that the international airport that’s opening in nearby Panama City in 2010 will only make Destin a more popular destination with vacationers and second-home owners. Hughes, a former Californian, decided to call Destin home

while on vacation 18 years ago. “When we came here, it was just so beautiful, we decided to stay,” he says. “When you compare our waterfront prices to those in Malibu, California, there’s no comparison because our beaches are so pretty.” What’s more, he sees opportunity for investors, home buyers, and developers in the current market. “Foreclosures, short sales, and bank-owned properties are a big part of my business. There are some great deals out there….People are buying properties at 50 cents on the dollar or less.”

WATERFRONT LUXURY’S ENDURING APPEAL Realtor Linda Griffith waxes enthusiastic when she talks about real estate in 2009. “I’m very optimistic about the New Year,” she says, noting that clients that inquired about properties in 2008 are coming to Florida now to buy. And they’re coming from all over the world—Canada, Germany, England, Italy, France, Dubai—the list goes on.
High-end retailers have set up shop in Destin, and, Hughes notes, “We don’t lack for any golf courses or restaurants. It’s like the Hamptons with big estate homes mixed in with beach cottages and Mediterranean homes.”
“I don’t know anyone who doesn’t like a good buy,” she says. “And people are tired of waiting, tired of all the negativity, and they’re starting to buy in spite of it.”

Amid the downturn in the real estate market and a record number of nation-wide foreclosures, there is some exciting news about the Central Florida market. We contacted Central Florida’s leading luxury broker, Carol Ann Hewitt, President and Broker-Owner of Oxford Realty, Inc. – International Luxury and Estate Specialists, to gain some insight into the Orlando Area luxury market. Carol Ann has earned the designation of Certified International Property Specialist, and has a career spanning 30 years in her market area, where she offers tailormade services designed for buyers and sellers of upper tier properties. Oxford Realty , a luxury boutique firm, is responsible for selling the highest priced properties in the area and offers private brokerage services. “Unlike many other markets, Central Florida is unique. It is an area of clean service-oriented industries, with a beautiful international airport featuring flights to almost every city in the world, and boasts one of the most favorable climates in the country.” In addition to an active business climate, some consider it the “playground” of the world with attractions and entertainment geared to every age group. Within a five-year period, Bizjournals rates Orlando Area the fourteenth fastest growth area in the country with almost a 16% increase, and a 21.55% increase in private sector employment. A 22.02% increase in per capita income is projected over the next five years! Orlando currently has it share of foreclosures, as do many cities; however, with statistics like this, it is predicted that these foreclosed properties will be absorbed quickly by those seeking opportunities in such a desirable area. “We have seen a dramatic increase in the number of foreigners investing in the luxury market, some of whom will only be part-time residents. There is also a strong “move-up” market within the state. Sellers are aware that financing for estate homes can currently be a daunting task since lenders have recently had to tighten their lending criteria. There are decided advantages for those making cash offers to estate owners and lenders who are offering “short sales”. “We are finding that banks typically do not want to own these large estate homes and prefer working a “short sale”, due to the fact that luxury properties incur large expenses, such as real estate taxes and maintenance. Accordingly, it is more favorable for lenders to keep their borrowers/owners in their homes while attempting to

handle these non-performing loans in a “short sale”, continues Hewitt. Home staging has become a very popular business during these times of downturn in the real estate market. The beauty - and the value - of a home is tremendously enhanced when it is presented with attractive furnishings. Many interior designers, whose businesses have also suffered, have discovered this as a new business. “Vacant homes are difficult to sell. Homes which are customized to suit the needs of the owners require special, professional staging”, states Hewitt. . Some sellers who have had to vacate their homes during the marketing period are engaging companies like Showhomes of American, a service company which provides “home managers” who will reside in a property at a greatly discounted monthly rent and pay utilities and maintenance, and who will allow the listing broker to show the property to prospective purchasers on short notice. This also is becoming a very popular business. Luxury Buyers are looking for amenities, such as spacious media rooms, great outdoor entertainment areas, which are very important in Florida, and open floor plans where a lush, evergreen landscape can become a part of your interior living areas through large expanses of glass. Sliding glass walls that “disappear” and allow the interior space to seamlessly flow outside to sprawling terraces, some of which are screened and/or lakefront, are extremely popular at this time – and so perfect for a Florida climate. Central Florida has beautiful lakes which are environmentally protected and offer grand opportunities for water sports and beautiful vistas. Real estate is a unique commodity! Assuming that one has the financial capacity to obtain financing – with only approximately 30% initial cost you can purchase 100% of the value and find a third party (a tenant) to pay for the remaining 70% of the cost! For this reason, many people have elected to avoid the stock market and amass real estate holdings, where potential appreciation in value is also another added benefit. The rich are different – especially when it comes to buying and selling real estate! Brokers who work in the luxury market must be highly skilled and extremely knowledgeable to serve the needs of these very busy individuals of high net worth. “They are accustomed to prompt and efficient service and

they don’t like to wait. Estate owners/sellers often require a staff to prepare for showings so it is very important that prospects are registered and pre-qualified to ensure maximum efficiency and privacy”. “A luxury broker must learn to sell creatively! Estate homes are often customized and the broker must be able to creatively present those custom features so they become useful and valuable to the prospect. Ensuring privacy is paramount to families of high net worth. Confidentiality agreements with buyers, and non-disclosure statements with sellers are often part of estate and luxury brokerage for sellers who wish to avoid exposing their property to a general audience of buyers in the local MLS system”
Hewitt states, “I like to refer to our sales associates as educators. I believe that good decisions are based on sound knowledge and research. Personally speaking, I don’t believe you can “sell” anyone anything! isplaying an art collection at home has its challenges, especially if you don’t want your furniture and décor to upstage it. The owners of this property on Sunset Beach, one of whom is an artist herself, built this three-bedroom home in 1994 to solve that problem. They turned to architect Daniel Thayer Dawson to design a contemporary beach house that would be “a work of art for their works of art,” says Realtor Carole Merritt, who is listing the property. Neutral whites and grays, maple wood, and sleek, understated furniture keep the main living spaces simple enough for the art display to stand out. All-wood built-ins throughout the home are also white, a color that makes the rooms feel even bigger. Bright blue accessories accent the interior as well as the sky and the water outdoors. Boldly painted bedroom walls feel cheerful and casual. Big windows and glass blocks, on two facades, climb to the high ceilings, bathing the interior in natural light and showing off the true colors of paintings, prints, and sculptures. Windows in nearly every room, including the laundry room, and an open floor plan give the home an uplifting expansiveness, yet the glazing and landscaping are cleverly placed for privacy where it’s needed. At night, the illuminated glass blocks, set in a pattern, add visual interest to the home’s entrance. This being a beach house, those big waterfront windows don’t let you forget it; the white beach, the sky, dunes, and gulf waters feel like part of the home. T
his is the house that June Zwan would have taken with her, at least five times, if she could’ve. Sadly, it’s not practical to move an 8,304-squarefoot house across the country. And you’d lose the water views in Boulder or Aspen, where she now divides her time. It is, after all, on what Realtor Rafal Wazio describes as by far the best site on prestigious Belleview Island, a private enclave of about thirty homes next to the Belleview Biltmore. Plus it’s an elegantly detailed residence, with alabaster chandeliers, a slate roof, wide-plank walnut floors, copper gutters, plaster walls and ceilings, and refined architectural millwork and molding. Its highlights include six bedrooms, eight baths, an elevator, a music room, a formal dining room, and a long boat dock with davits. “As far as I’m concerned, the house is beyond fabulous. It has amazing structural integrity, a great location, a great view,” says Wazio. “And at night, the bridges are all lit up.” Designed by architect Bert Thomas and constructed by builder John Bosley, it was originally built in 1990 for a prominent

surgeon and his family. Set on nearly three lots on the island’s west side, the home is designed to take in views of the Intracoastal Waterway. The entertaining areas are strategically placed along the waterfront façade. One of Thomas’s favorite design elements, though, is the breakfast nook, which he oriented, jutting out from the enormous kitchen, to catch the morning sun. Zwan and her husband, Bryan Zwan, a physicist and founder of Digital Lightbridge, purchased the home in 1994 and proceeded to make it their own in a series of renovations that stayed true to the home’s traditional design and prioritized using lavish natural materials. The couple employed Bosley, a builder of some of Belleair’s most luxurious homes, to “upgrade the finishes,” transforming it into a timeless residence, one that will withstand hurricane-force winds and the test of time. Crema Marfil marble now clads the home’s base and cast-in-place concrete pool deck. It’s also the flooring material for all the entertaining areas, both inside and www.duPontREGISTRY.com
out. And in one powder room, onyx covers all the surfaces, even the ceiling. And the other baths are awash with marble. A travertine tile floor, Oregon cedar walls, a huge sauna, and a marble pool bath transform the “garage” into a posh gym and office space. A full bath and a morning kitchen on the top floor were put in so it could be “a hangout for the kids,” where they could have sleepover parties, Zwan says. And even though Bosley says he overbuilt the foundation originally, he brought the total number of pilings up to ninetysix for extra peace of mind during hurricane season. The windows, even the big picture windows, were replaced with impact-resistant ones, he adds. A coffered ceiling, matching those throughout the home, now creates a waterside loggia for the master bedroom. “There’s nothing about the house I don’t love. If I could take it with me, I would,” says Zwan, noting it has the best kitchen of any home she’s lived in. Plus this is where her girls grew up, shelling when the tides went out, fishing off the
