The Pursuit of Happiness By Elizabeth McCann There’s something so Jeffersonian about owning a home in the country, whether it’s a farm, a ranch, a vineyard, or an enormous estate. Thomas Jefferson, the founding father who drafted the Declaration of Independence, envisioned the U.S. citizenry made up of cultivated farmers cultivating the land. Although the gentleman-farmer thing didn’t pan out on a grand scale, Jefferson, a gentlemanly farmer himself, was speaking from experience, knowing that retreating to Monticello, his Virginia plantation, was centering and a place where he did his best thinking. “I am savage enough to prefer the woods, the wilds, and the independence of Monticello,” the statesman said in 1785, while serving as the U.S. ambassador to France, “to all the brilliant pleasures of this gay capital [Paris] …. For tho’ there is less wealth there, there is more freedom, more ease, and less misery.”

Another perk to owning property with recreational, agricultural, or conservation attributes, says Tom Morse, owner/broker of Legacy Properties West in Durango, Colorado, is the possible tax advantages. Gartman speculates that such properties are still coveted because people with a passion for a certain lifestyle, like living where they can keep and ride their horses, see this as an investment they can enjoy. And, in these times when getting back to the basics is oh-so fashionable, all manner of rural properties offer a way to connect with the land again. I

A long list of Hollywood celebrities and business and political leaders have followed in Jefferson’s path too, escaping from their very public lives to ranches in New Mexico (Donald Rumsfeld and Julia Roberts), vineyards in California (the Firestones and Francis Ford Coppola), and the like. What’s more, farms, ranches, and country estates appeal to certain people, so they tend to hold their value. Equestrian estates, for example, have held their prices better during the recent economic downturn, says Rob Gartman, a project manager with Equestrian Lakes, a new rural development of equestrian estates in Kentucky’s Shelby County.

R

ob Gartman knows a thing or two about the equestrian lifestyle. “The horse industry has been part of my life for most of it,” he says. A builder of horse tracks and facilities all over the United States with 27 years construction experience under his belt, Gartman has finally settled into the lifestyle, so to speak.

He is project manager with Equestrian Lakes, a new development set on 934 rolling acres in Shelby County, the heart of Kentucky’s Saddlebred country, about 25 minutes from Louisville and 45 minutes from Lexington.

The developer, Kentucky Plum Creek Properties, prioritized building Equestrian Lakes’ amenities first, explains Gartman, before launching the residential sales with the completion of the model home this April. Gartman picked the model home’s 5.4-acre lakefront site himself. Same with the development’s preferred builder: he visited countless homes before choosing Paragon Homes, out of Louisville, for the level of detail and quality craftsmanship the company could achieve. Even as the finishing touches are being put on the model home, Gartman waxes poetic about the 5,700-square-foot home, where all the focal points are the lake views. “You just sit out on the deck, grill a steak,” he says. “It’s just about as good as it gets.” Priced at approximately $1.3 million, this first home is the start of a residential rollout of 41 homes. Homesites range in size from five to seventeen acres and the minimum size home people can build is 3,500 square feet. Here, residents have a Grand Prix-style arena for year-round riding and a full-care barn facility with 29 stalls at their disposal. There’s also a community pool, a jogging path around the lake, a soccer field, a playground, and wooded picnic areas. All utilities were buried and only county roads are lighted to keep the rural feel, Gartman says. What’s more, its eight miles of tree-lined riding trails are fenced and kept groomed.

Gartman says people can choose to keep their horses on their property or in Equestrian Lakes’ barn. The larger sites access the riding trails and the smaller ones are sited around the lake. Future plans are to add 50 more homesites, expand the riding trails, and to possibly double the stalls at the full-care barn. “No one has the facilities we have,” asserts Gartman. “We’ve set the bar higher [for equestrian developments].” I

So for every construction project and real estate investment decision, he examines everything that could affect a property’s value—from local school performance and long-range utility costs, to site development and interior design. F

or nearly a decade, Florida real estate professionals have predicted that waterfront homes would hold their own during good and bad economies. That is proving to be the case in the Tampa Bay area. So says Stacy Dillard of Charles Rutenberg Realty in Valrico. “We’ve seen decline from the super-inflated prices of the past. In this environment, the least hit have been luxury waterfront homes. Waterfront and price trump all right now.” And when that property is packed with amenities, it becomes ever

more desirable. Dillard and business partner Jan Rodriguez are seeing buyers looking for retreats where they can stay home, keep family close, and enjoy themselves. For such buyers, the two have just the house. The 5,104-square-foot property is a boater’s dream, according to Rodriguez. The site offers deep-water access, and fishing and island hopping are just minutes away. The property, situated and designed to exploit the water views, also features a 120-foot yacht dock with full-shore power, two Jet Ski lifts and a 20,000-pound boat lift. They’re drawn to the city by the lifestyle, notes Rindley, of For Sale Finn in Fort Lauderdale, who describes just one post-work option on a Monday that includes hopping in a boat to head out to dinner. Weekends can involve boating, fishing, and snorkeling. “What’s neat is that you can wear flip-flops and eat a fish taco dinner for under $10 or head to the Ritz for a fivestar meal.” And she says, “The allure of fabulous weather can’t be

underestimated. As I sit here, there’s a blizzard in Boston. I’m looking out at turquoise water and bright green palm trees. The temperature is 80 degrees.” For those ready to live it up, there’s no better time, according to Rindley’s business partner, Zach Finn. “Prices have come down to a point where they’re making sense to buyers. People see value again.” As a result, many fence-sitters are making offers and taking advantage of some incredible deals. ort Royal’s location, enviably tucked between Naples Bay and the Gulf of Mexico for years has protected residents’ privacy and, it turns out, home values. “Port Royal, where the majority of homes are on the water, is an interesting pocket within Naples that has outperformed other areas of our market,” comments Sue Weidlich, of Waterfront Realty Group in Naples. Sue and partner Tom Weidlich say the community is one populated by residents who are financially established and tend to be well-positioned to weather any market slumps. Not having to sell a home during sticky times has helped to keep values stable, according to Tom.

JOHN R. WOOD REALTORS FOUNDED IN 1958 AND STILL GOING STRONG By Sam Claxton

T

he good news: In 2007, Naples-based John R. Wood Realtors® notched $1.25 billion in sales smack in the middle of a historic slump. The not-so-good news: The company rang up $2.67 billion two years earlier.

John R. Wood—who founded his firm in 1958—and his son/partner, Phillip R. Wood, look back on 2005 as a bittersweet time. The first half of the year was an off-the-charts boom; then in July the market abruptly headed south. “All told it was not a fun year,” Phil says. “It was so crazy. We were constantly putting out fires. We couldn’t do business in any kind of a normal manner. Even when things were hot, we knew we were headed for something bad.” Wood Realtors was uniquely equipped to handle the chaotic market. As the heritage realtor in southwest Florida, the company was built on solid fiscal ground and, just as important, highminded values. In 1958, while shady pitchmen were peddling Florida swampland unseen to northerners, Wood adopted the slogan “Walk on it Before You Buy.” Through the decades, the company has been a leading innovator in marketing, technology, and the selling of luxury properties.

The Woods are realists, but they are also optimists—and not blind optimists. In January, Phil says, the company’s pending contracts were at their highest unit level since 2005. Thus far this year, Wood Realtors have sold multiple 7-figure properties, including one listed at $18 million. “A lot of people are jumping into the market right now,” John says. “They like the low prices and low interest rates. And we’re starting to see some movement in the high-end market.” The Woods cite various data, showing that the Naples area has already entered a recovery period. And for savvy real estate players, they see the timing as particularly good. “We’ve been through real estate downturns a half-dozen times in the last 30 or 40 years—more than that in John’s career of 52 years,” Phil says. “And every time, afterward, people will say, ‘Can you believe we could’ve bought that home at such-and-such a price back then?’ I don’t want all those people to say that this time. There are great values out there, and that includes the high-end.”

John Wood moved his family from Arkansas to Naples in the mid1950s when it was a relaxed seaside town of 2,500 residents. He watched it grow, with Palm Beach, into one of the top two wealthiest cities per capita in Florida. In fact, after Hurricane Donna devastated the town in 1960, Wood Realtors was instrumental in reshaping Naples into a luxury community. That may be ancient history, but for John Wood and son it laid the bedrock for enduring the tumultuous downturn of the latter 2000s. Yes, John admits, the company had to trim costs and cut staff, but they “kept the basics intact.”
