FORT LAUDERDALE, FLORIDA THE VENICE OF AMERICA By Reynolds Fuller The Florida sun is melting real estate negativity. “After all of the doom and gloom, the sun is shining in South Florida, and the ultraluxury market is drawing buyers,” says Julie Jones of Premier Estate Properties in Fort Lauderdale. Named the top broker in Fort Lauderdale as well as the top broker for all five of Premier Estate Properties’ offices, Jones knows pushing the Florida lifestyle is a key component in selling Florida real estate. “We are selling a lifestyle,” Jones explains. “We are taking people away from the cold and rain.” Fortunately for Fort Lauderdale, all it takes is mentioning an average of 249 days of sunshine a year, 23 miles of magnificent beaches, and being the yachting capital of the world for affluent buyers to come running. If that doesn’t do it, throw in the fact that Fort Lauderdale is ranked fifth in the United States for the percentage of homes that cost in excess of $1 million. This idyllic, cosmopolitan area boasts fine boutiques, art galleries, exceptional restaurants and sidewalk cafes down the length of Las Olas Boulevard as well as a flourishing arts and entertainment district along Riverwalk. This year is off to a good start for the Fort Lauderdale ultra-luxury market with many buyers from Russia, Europe and Canada. “Last year was educating the buyers, and this year people are coming, looking and buying,” Jones says. “They are making low offers because everyone is still cautious, but they are making offers and going into contract on the properties.” Thus far in 2010, Jones has already closed two properties worth a total of $8 million, with an additional $9 million in business pending.

But it doesn’t have to be that way. If you’re anxious to make golf part of your daily routine, real estate practitioners have houses for sale that can deposit you just steps from a tee. Here’s a snapshot of some of those golf properties.
Three-season golfing A property in Asheville, also offers connections to the community at large. Asheville has been lauded for its historical, cultural and educational attractions, as well as top-flight medical care. It’s likely one reason, Ann Skoglund of Beverly-Hanks & Associates, routinely sees pre-retirees scoping out the market. Moreover, she sees buyers retreating from other venues both in Florida and resort areas of North Carolina, who want stronger ties to a city and less isolation of remote or strictly-resort environments. For golfers, another attraction of Asheville is that area offers three full seasons of golf. “Golfers don’t want to be limited to a short season, and even during winter, they can find days for golf here,” Skoglund comments. One of Skoglund’s listings, a 12,000-square-foot Tudor Revival, offers quick access to golf and the city’s amenities, yet affords privacy because of its site on over seven acres. An enchanting, lush environment, often referred to as the greatest meeting of land and sea. Postcard-perfect ocean views. Visual perfection. Pure sensory overload. And, of course, world-renowned golf. And given the recalibrated economy, there’s a wide array of property available for prices that are far more attractive than they were at the peak of the real estate market. “Prices have come down and inventory has gone up,” comments Peter Butler, owner of Carmel Realty Company. Depending on the property type and its location and amenities, prices have adjusted anywhere from 10 percent to 30 percent. “It’s a big, broad market, and real estate prices have recalibrated as people’s net worths have been recalibrated,” he observes. Yet other homes have actually held their value. Those closest to Pebble Beach Golf Course, for instance, have suffered the least depreciation during the downturn. “Pebble Beach is the golf mecca of the United States, and in many ways it’s the most prestigious address for both golf and real estate. Everyone still recognizes and appreciates that real estate here is something that will endure and appreciate in value, as it has done for nearly 100 years,” says Butler. With the more generous inventory, there’s property available for all kinds of buyers right now. Butler, for instance, has listings that range in price from just under $1 million to just over $10 million. One is a 17 Mile Drive estate that offers both golf course and ocean views. The property, just over 9,000 square feet, features four bedroom suites, attached guest quarters and house on just over an acre of land. Jaw-dropping is how Butler describes the views and the open floor plan, and calls the property elegant, casual and sophisticated.

And though the island hasn’t been entirely immune to the belttightening that has gone on around the country, buyers remain enormously attracted to St. Simons Island. “It’s a quiet and refined island, and those who are anxious to keep enjoying golf continue to make the sport a top priority in their lives,” she says. “Plus, it’s not hard to get a tee time here.”
And in the long haul, that perfect view of golf brings more than just pleasure and entertainment. Such is one lesson learned during this recent economic downturn. “The closer you are to the Pebble Beach Golf Course, the more valuable your property is,” Butler says. “When things are really good, they’re great. And when they’re bad, such property holds its own. After all, there is only one Pebble Beach.” I
