FLORIDA—MARKETPLACE While Florida may have been considered the epitome of all that went wrong in the real estate collapse, today the luxury market is making a strong and verifiable comeback. From Miami, Naples, Fort Lauderdale, Palm Beach to Marco Island— savvy buyers are focusing on properties that held their value and proved that they can successfully weather the worst of economic storms. Take a look at what agents have to say in some of today’s strongest luxury markets and where you may find your next luxury home.

SANIBEL-CAPTIVA ISLANDS While the Sanibel-Captiva Islands on the southwest coast of Florida are home (and second home) to many wealthy folk, the area retains an air of beachy Americana. For instance, shelling is big on the 33.5-square-mile strip southwest of Ft. Myers. If you find a coveted junonia shell, you get your picture in the local paper, The Island Sun. VIP Realty Group’s Managing Partner Jim Hall loves that about the island he calls home. “SanibelCaptiva has a rural feel,” he says. “You access it by a causeway. And Captiva is connected by a small bridge. Over 65 percent of Sanibel-Captiva is

set aside as a wildlife refuge or conservation lands. There are no high-rises, no traffic lights, no chain restaurants. It’s very low-key. But the island is fully contained. We have great restaurants, grocery stores and even a small movie theater.” Sanibel-Captiva has roughly 6,000 full-time residents, and that number grows to some 14,000 during the high season of February and March. While Ft. Myers was particularly hard hit by the real estate nosedive of recent years, the nearby islands were not affected nearly as much. “We’re pretty much built out,” Jim says. “Whereas on the mainland, development continued to sprawl out, we simply can’t. That has kept demand pretty consistent.” Jim is particular bullish on one of his beachfront listings on Captiva, a 4-bedroom, 3,300-square-foot cottage built on almost-unheard-of two acres. “It has 185 feet of gulf-front, where the standard lot is a hundred feet,” Jim says. “I can see the buyer being someone who uses the cottage as a getaway, then when the time is right, they build their dream home and keep the cottage as a guest house.” Sounds like a plan … for an amply reduced price of $3,995,000.

Before Plymouth Rock, the Mayflower Pilgrims landed on the northern tip of Cape Cod, in what is now Provincetown.

A

nd that’s somehow fitting, because as far back as the early 1800s, people have been making pilgrimages to “the Cape.” Those two words are indelibly linked with the feel-good notion of summer vacation. Memorial Day to Labor Day is still regarded as “the season,” but Cape Cod has become much more of a year-round affair. The area population swells during summer due in part to the small town feel and large beachfront.
