Naples is no longer one of the best kept secrets in the U.S. In recent years this gorgeous small city on Florida's Gulf Coast has won accolades for its beaches, parks, golf, art and happiness. "There's tremendous growth, but there's a master plan to keep it beautiful," says Tade Bua-Bell, who, along with her mother Emily K. Bua, are the Bua Bell Group at John R. Wood Properties. "The sand is white, the water is very clear -- and we feel happy here!" she says. "This is not a beachy town like Ocean City, or a party town like Miami," says Tade. "It's peaceful, but with a positive energy and plenty to do." Broadway shows headline at the Artis, also home to the Naples Philharmonic and the Baker Museum. There's a wonderful children's museum, a breathtaking botanical garden and art galleries everywhere. "It's quietly wealthy, not flashy. Call it casually elegant," adds Emily. "People come from the beach to go shopping. Boaters can dock at the marinas and walk to superb restaurants and shops lining downtown streets." Of course, the premier place to live is on the water, where demand is great but opportunities to buy are extremely limited.

The Queen of the Thimbles The Thimble Islands are an archipelago of somewhere between 100 and 365 islands, depending on whether you count small the rocks, reefs, ledges and sandbars that surface at low tide. Off the coast of Branford, Connecticut, east of New Haven, they look like chunks of coastal Maine, with pink granite bases and lush covers of hardwoods, pines and thickets that have somehow ended up in Long Island Sound. Their name, most locals agree, is derived from the thimbleberry, a type of black raspberry that used to grow on them in abundance. Plenty of history surrounds the Thimble Islands. Investing in Luxury To see the world’s whitest beaches, take a drive along Florida’s panhandle, from Destin east to Inlet Beach. More than a few of the Southeast’s 100 million residents and an increasing worldwide fan base are willing to pay up to $30,000 to vacation here for a week in a gulf front mansion. As vacation rentals have increased in popularity, investors have flocked to Florida’s Emerald Coast. Vacation rental investors share the same goal as any investor – to make a profit. With vacation rentals, however, that goal may be only one part of the overall reason for investing in this distinctive property type. Vacation rental flippers buy low, improve and then sell high. Vacationers themselves buy to offset personal vacation costs with rental income. Some investors buy several vacation rentals and end up with a full-time business operation. Those with an eye on retirement may buy with a plan to pay off debt via vacation rental income prior to occupying their retirement home. In general, investors should buy a property with as many bedrooms as they can afford, as close to the beach as possible. A private pool will boost rental income, as will a gated neighborhood. A three-bedroom gulf-front condo in the popular Silver Beach Towers complex will sell in the low $700,000s and produce rental income in excess of $60,000 per year. A seven-bedroom gulf-front mansion in the gated neighborhood of Destiny by the Sea will sell in the mid to high $4 millions and produce gross rental income in the mid to high $300,000s.

Most investors rely on a local vacation rental management company to book, clean and maintain their properties for fees ranging from 18 -30 percent of gross rental income.
