L
uxury and eco-friendly are mutually exclusive terms, right? Not if Christian Dietz and Janis Dietz DeMarco of Pure Hotels International in Palm Beach, Florida, have their way.
The two, along with investors Jeff Zimmerman and Richard Frey, are developing a condominium hotel, Parula Village in Belize, that will deliver luxury amenities but in buildings that have minimal impact on the environment. For instance, only twenty percent of the five-acre site will be used for structures and the remainder will be populated with existing trees, flowers, and other vegetation.
An eco-luxury condo hotel, Parula Village will sit on the island of Long Caye, just forty-five miles off the coast of Belize and within the Lighthouse Reef Atoll. Parula Village is less than two hours by plane from Miami. Parula Village’s villas, ranging from 400 square feet to 1,200 square feet, will feature Mediterranean stucco, copper roofs, and plantation shutters, and wall-to-wall sliding glass doors framed by local Belizean mahogany. Other eco-friendly design features include the use of solar power and reverse-osmosis water systems. In addition, the property’s interiors will complement its environment. Features will include tumbled travertine floors, stacked-rock walls, ceilings with bamboo and rattan accents, and open-air showers in the baths. Lushly landscaped terraces will offer views to the Caribbean, and a wellness center, two restaurants, eighteen moorings, and a heliport are included in the plans. Parula Village was designed by Beers Architects and Planners in Arlington Heights, Illinois, and VDG in Tamarac, Florida. Parula Village’s biggest attractions are expected to be nature and diving and fishing. For instance, the site sits at the edge of eleven of the most renowned dive sites in Belize, including the Blue Hole (made famous by Jacques Cousteau), Que Brada, and Half Moon Wall. According to Dietz, residents and visitors will literally be able to walk off the beach and start diving, rather than having to rent a boat or join a diving tour. “The environment is very exotic and remote, and it’s an entirely different getaway than people are used to,” comments Dietz. Shallow water and deepwater fishing are available; bird watching is spectacular; and there are opportunities to explore Mayan ruins and the surrounding, unspoiled nature. Villas will be priced between $274,000 and $500,000. And given that it’s a condo hotel, the units will be professionally managed and purchasers can rent out their units when they’re not visiting.

Moreover, in the last year, significant international investment—both from foreign nationals and Americans working overseas—has been flowing in. Both groups have been leveraging their strong buying power to invest in U.S.-based properties. In fact, three of the last four luxury transactions Betsy Coughlan, of Legacy’s Kennebunk office, has closed have been with foreign buyers.

F
lorida’s natural assets are plentiful and iconic. Images of its abundant sandy beaches, palm trees, and coast are perhaps the first thing to spring to mind. But Ocala, in the heart of central Florida’s Marion County, showcases a different kind of beauty—one of picturesque rolling landscapes, horse farms, and mature oak trees draped with Spanish moss. This is Thoroughbred country.
Indeed, Ocala’s unique setting, warm climate, and mineral-rich soil plays a large part in garnering its reputation as one of the top four spots in the world for Thoroughbreds. In fact, all six Kentucky Derby winners since 2003 received early training in the Ocala area. Many other equine disciplines are popular in Ocala as well. For example, the city plays host annually to HITS (Horses In The Sun), a seven-week hunter/jumper event that draws more than 3,500 horses and 7,000 horsemen. “Ocala has quite a different
look and feel than the rest of Florida,” says Erik Nygaard, owner of two of Ocala’s premier properties, which he and his wife, Pavla, are offering for sale. The first is a $12.4-million property that is undeveloped and has 318 acres. The second of the Nygaards’ properties is the adjacent 292 acres, which is home to the Ocala Jockey Club, a Thoroughbred-breeding and -training farm since the mid 1980s. The Ocala Jockey Club, which is listed at $7.25 million, has a 5/8-mile irrigated dirt racetrack, complete with a well-equipped farm office and viewing stand. Nygaard says, “The clubhouse offers versatility as it can be used as a farm office or redeveloped into either a restaurant or a very nice home.” The versatility of the property extends to the equestrian realm as well. “The Ocala Jockey Club is a Thoroughbred farm today,” says Nygaard, “but it can easily be adapted to work with any other discipline.” Both properties are blessed with some of the highest elevations in central Florida, making for spectacular views and sunsets. The scenic typography, though, offers a distinct advantage for an equestrian property: “The elevation maintains dry conditions for the horses and the sloping hills are optimal for the horse’s muscle development,” says Nygaard. And there are options. “You can have a turnkey horse farm with the one parcel, expand the existing farm into a dream farm along with the other parcel, or you can work with a blank canvas with the vacant land parcel to develop estate homes, a country club or a resort." oretta Burn recalls skipping oyster shells into the Indian River in New Smyrna Beach, Florida when she was a child.
She’s traveled around the world, she spent several years in medical school, and she’s returned to the exact same spot in adulthood, deciding that the tranquility of her hometown is where she wants to make her life and business. She’s the fifth generation in her family to call New Smyrna Beach home. In January, Burn bought a 1928 building and renovated it and set up her new real estate business—Waverly Property Group’s office in New Smyrna Beach, where she is broker/owner. Hers is a boutique company focused on local luxury properties
that bills itself as the “coastal real estate resource.” Burn, who had the company’s grand opening in June, specializes in waterfront homes priced at $1 million and above. Her branding strategy is analogous to the retail industry, she believes. You go to a discount chain for a tee shirt and a luxury department store or boutique for something special and unique. Burn wants to be the real estate source for that special, unique property. “I’m dedicated to facilitating a distinct lifestyle for my clients, and I take pride in helping people live their dreams,” she comments. She also believes New Smyrna Beach is something of an undiscovered beach town in the state, and aims to introduce discerning clients to its charms. Those charms include a way of life that is distinctly New Smyrna Beach. For example, there’s no national coffee chain to be found in town. Instead, java junkies find their fix at Flagler Avenue Coffee & News Café. Moreover, New Smyrna Beach’s pace is mellow and the culture lacks the social one-upmanship found in other vacation spots. The downtown features historic buildings housing locally owned businesses, like small boutiques and restaurants. Its arts community is anchored by the Atlantic Center for the Arts and galleries and festivals. As well, there are abundant water activities, ranging from swimming, beachcombing, surfing, boating, and kayaking, to world-class fishing. Many buyers are foreign, including those from Asia and Europe, and she notes that about seventy-five percent of open-house visi-

tors are from other countries. As well, investors are picking up properties priced at least twenty percent lower than they were in 2005, and they’re eyeing foreclosures. And those abound. Multiple foreclosure-data-collection companies have been reporting alarmingly high foreclosure figures for the Las Vegas market. Yet the statistics frequently don’t distinguish between luxury-home foreclosures and properties that are in the middle- and low-priced ranges. The upside is foreclosures are bringing about opportunities for buyers looking to mid-priced properties as long-term investments. According to Presswood, investors are buying low- to mid-priced homes and are turning them into rental properties because demand for rentals has grown. Presswood points to what doesn’t show in raw statistics and sees potential for a turnaround. For instance, speculative home building has dried up and that means the luxury home stock could eventually be absorbed. And once it’s absorbed, she expects prices to start ticking up. “By fall of 2009, there could actually be a shortage of luxury homes,” she comments. “People are still moving to Las Vegas, and I think we’ll be coming out of this troubled housing market in the next year or two.” I
