Dear Reader, After a three to four year slide, the marketplace for upscale homes has definitely changed directions. What started as a gentle slide and evolved into a financial avalanche has now bottomed and signs of an upturn are appearing…slowly but steadily. Many years ago, we launched ourselves into a state of “irrational exuberance” (quote from Alan Greenspan) and now we find ourselves leaving behind a period of price decreases but facing a future of “affordability increases” (quote from Rei Mesa, Prudential Florida Realty President and CEO). Florida is one of the big three news media targets; the others being Nevada and Arizona. Locally, Florida reports indicate that for the first time in three years, the first-half statistics for 2009 show a significant increase in transactions over 2008. The high-end, luxury market was a last-in, last-out participant in this cycle and is now showing some life as well. We are still facing some difficulty in the financing marketplace as the disparity between conforming and jumbo loans has not narrowed. Increased demand and “affordability increases” will adjust that over time. Our friend Rei Mesa also says that the increase in transactions portend an active marketplace. “There has never been a more exciting time to be in real-estate in Florida,” he says. We agree. Rei is a leader in the Florida Real Estate industry. He is most recently the 2008 Prudential Real Estate Affiliates Broker of the Year. Congress is probably not going to help the high-end luxury marketplace for estates and vacation homes. You see, for three consecutive months this year already, the number of existing homes sold has edged upward and dramatic price declines have started to fade, according to the National Association of Realtors.

Plus remember this is a buyer’s market and you’re a buyer, so you have more inventory to choose from. So if something’s not quite right with one property, chances are there’s another one to charm you.

Add to that mix the fact that the typography of mountain areas tends to naturally limit development and the number of possible homesites. And less inventory generally means more price stability. So that mountain getaway, for example, in the Rockies or the Appalachians you have been longing for may not be “on sale” much longer.

Another thing to keep in mind is an open mind. Perhaps with slight modifications, such as upgrading to energy-efficient appliances a property can be your dream home and allow you to take advantage of tax credits for green remodeling. And if money is you’re deciding factor, looking in less accessible areas or less popular resort areas can yield more home and amenities for your money.

Though, it is still a great time to be in the market for a mountain home. Plus if you plan on holding on to it to take advantage of the lifestyle, you can’t go wrong, really. Real estate is, after all, a practical investment you can live in and enjoy. There are things you can do to make sure you get the most for your money when buying for your winter wonderland or mountaintop aerie, however. First, make a wish list and know what you want to spend. This will allow you to strategize, so if ski retreat with three bedrooms is what you’re looking for, you can narrow your search. Next, arm yourself with experts: Choose a local Realtor and a local appraiser to help you navigate the residential market. They’re

They’re talking to the next generation about how they grew up or vacationed in Jackson Hole, Wyoming. They hike with their families and reminisce about the days gone by and how the area looked back when they were children. The curious thing, according to Clancy of RARE Properties of Jackson Hole, is that the ambiance, environment, and views will be very much like they are today. The county’s finite supply of developable land, combined with stringent zoning won’t allow glitz and vulgarity to overrun Jackson Hole, she believes. “You’ll come with your grandchildren in 40 years, you’ll do the same things and the landscape won’t have changed. I view getting property today as a legacy buy,” she comments. And Jackson Hole, once perceived as a bit out of reach, has become accessible with the new economic reality. Depending on the property, prices are off by twenty to thirty percent, compared to the market’s peak years. “Right now, there are sellers who have to get out, and we’ve identified strong opportunities at all different price levels. This is a time for one of those once-in-a-lifetime opportunities,” observes Clancy. She adds, “A 1031 exchange represents an excellent investment strategy right now. Though some units need renovation, Clancy notes that others are pristine ski-in and ski-out properties that could rent for more than $3,000 per night. “You don’t need $20 million to get into this market. I can’t emphasize enough that now is the time to get in the game,” says Clancy. rchitect Ludwig Mies van der Rohe's "less is more" adage can apply to Portland, Maine and its surrounding communities. The region has less crime. Less congestion. Less pollution. Less rampant commercial development. And the more?

"We have plenty of everything we need here," comments Laura Byther of RE/MAX Absolute Realty in South Portland. "It's a relaxing, unspoiled place. And we consider it congested if we have to spend more than ten minutes sitting in traffic." And though residents have the sense of being on a getaway, Byther points out that they're only two hours from Boston and in easy reach of lakes, mountains, and the ocean. And for outdoor enthusiasts, Maine delivers everything from snowmobiling and downhill and cross country-skiing in the winter to kayaking and boating in the summer.

And more also is what real estate buyers can find right now. After all, the area has seen price declines of about 25 percent from the highs of the last few years. "Everything, such as historically low prices and interest rates, is lined up to make it conducive to buy property right now," comments Byther. "Anyone who buys now is going to gain greatly in the longer term." Moreover, inventory in the high end of the market is generous right now. One property Byther calls a "real gem" is a riverfront home set on eight sub-dividable acres. The 3,400-square-foot property in Hollis features 1,081 feet of frontage on the Saco River. Byther says the site is a spot where people can come to revive their souls. For one thing, wildlife, such as blue herons and waterfowl, is abundant and right outside the door. "For nature lovers, the property is a show. The setting is so serene, and as you drive up to the property, you have that sense of just knowing that you're home," Byther observes. The custom-designed house, priced at $1.2 million, has a floor plan that makes for comfortable entertaining, but at the same time has cozy sensibility. Byther points to a sunroom with river views and a stone fireplace as particularly striking design aspects of the property. Other features include a carriage house, a basement workshop, a hot tub and an in-ground irrigation system. ape Cod. The name instantly touches the pleasure sensors of the brain, eliciting images of a summer playground--boating, beaching, championship golf, charming villages, art galleries, and the pure good looks of the Atlantic seashore. Such characteristics have kept the Cape in perpetual demand for generations. “People really do come here to create family memories,” comments Tisa Morrissette, sales manager of Today Supreme Homes in Yarmouth, Massachusetts. It’s a new division of Today Real Estate, a 25-year-old independent Cape Cod real estate company. Though Cape Cod hasn’t been unscathed by the recent economy, it has fared better than other resort venues, according to Morrissette, and she and her company are anticipating a strong bounce back. They’re so confident about Cape Cod's future that during this downturn, rather than hunkering down and waiting out

the storm, Today Real Estate pressed on to develop Today Supreme Homes, whose focus is serving high-end clientele. The reasoning: Today Supreme Homes would be well positioned when the economic climate gets sunnier. It’s also a subtle vote of confidence for a market that has always held an allure for luxury buyers. For such buyers, especially ones who had been anticipating softening prices, there now is opportunity across the market. “Prices have declined by 20 percent since 2008, and buyers can get good value right now. They can also kick a lot of tires because the inventory of houses priced over $500,000 has increased,” observes Morrissette . One such property is a five-bedroom property set in Willowbend, a gated golf community in Mashpee. The 4,406square-foot house, built in 2006, overlooks the golf course and features a backyard pool. The interior is marked by gleaming oak floor and bright spaces. Especially attractive is a state-of-the art kitchen with cherry cabinets, multiple prep spaces and a wet bar. A first-floor master suite features tray ceilings and, says Morrissette, a wall of windows provides views to pool and patio, the manicured grounds and the golf course. The larger community provides security and exclusivity, along with the opportunity to take advantage of Willowbend’s amenities. They include a 27-hole PGA Championship Golf Course, a fitness center, and tennis and dining. According to Morrissette, the property could work as a primary or vacation home equally well.
