MIRADOR DURANGO New residential development brings high-design to Durango, Colorado

Many Spanish and Mexican towns feature scenic overlooks— miradors—where people can take in views of the towns below. Such was the inspiration for Mirador Durango, one of Durango, Colorado’s newest residential developments. The property is enviably perched on a high ridge above the city and affords residents views of the historic downtown, the Missionary Ridge, and the Animas Valley, along with Perrins Peak and Smelter Mountain. When fully completed, Mirador Durango will include twenty-three attached, single-family homes. Architect Robert Hidey, of Irvine, California, created a warm contemporary aesthetic, influenced by the Southwest, that departs from Durango’s Victorian and mountain architecture. The centerpiece of each unit is an atrium that taps Durango’s

300 days of sunshine, delivering natural light throughout the spaces. The atrium can be enclosed in glass or left open for outdoor living. Russ Smith, of Prudential Triple S Realty in Durango, says the project is a first for the city. The aim was to take residential design to a new level and bring elegant, top-of-the-line finishes in a contemporary envelope. “It’s designed to compete with the best of what Telluride, Aspen, and Vail offer,” he comments. Three units are finished and serve as inspiration for what someone could do with the space. Though certain items are standard—such as security system and surround-sound throughout the homes, central vacuums, several fireplaces, computerized lighting systems, and spacious walk-in closets—interior designer Chris Johnson, of Design Tech in Newport Beach, California, developed a distinct vibe for each unit.

The 3,521-square-foot Textures unit, for instance, has an urban, contemporary edge and could be a space one would find in Manhattan or San Francisco. It features marble flooring, maple ceilings, rusted steel accents, and granite countertops. The 3,320-square-foot Craftsman model, priced at $2.5 million, offers stained walnut floors, alder trim, and oak cabinetry. And the largest unit, at 4,200 square feet, features stone, Brazilian hardwood floors, and recycled fir millwork, and beam ceilings. Despite its relatively small size, Durango combines historic charm with fine dining, arts and culture and an array of outdoor activities. Students and faculty from Fort Lewis College infuse the atmosphere with an intellectual energy and the school also offers lectures and continuing education opportunities. Other attractions are an annual music festival, the Iron Horse Bicycle Classic and the Durango & Silverton Narrow Gauge Railroad, whose historic railcars still shuttle passengers forty-six miles, traversing the San Juan National Forest between Durango and Silverton. Moreover, Smith points to the area’s abundant outdoor activities— hiking, rafting, mountain biking, golfing, and nearby skiing—and says, “Durango is enormously attractive to hardcore recreationalists.” I

The Watchill House VINTAGE MODERNIST BUILDING WITH AN ARCHITECTURAL PEDIGREE KING, ONTARIO By Elizabeth McCann

I

t looks like it was built just yesterday, but the Watchill House came to be in 1974. The recently restored 5,700-square-foot home’s architectural significance extends beyond the structure itself. Its author is Ron Thom, one of Canada’s preeminent mod-

ernist architects, who died in 1986. “You walk in the Watchill House and you feel right,” says Brian Marshall, an expert of architectural design who led the restoration of Watchill and earlier created the Heirloom brand at Royal LePage to market historic and architecturally significant properties. “You feel as though it was always meant to be there.” Marshall, who has visited nearly half the homes that Thom designed, says Thom’s structures are inviting and warm. And in the Watchill House, located on 2.8 acres in a conservation area, the interior is serene and contemplative. Thom says in a 1984 article published in City & Country Home: “I think design is a question of response—to a site, the environment, a client, humanistic needs.” And for Thom, that meant making sure people’s connection to nature prevails. Breezeways and exterior walls create outdoor living spaces at Watchill. Walls of glass, skylights, glass block, and floor-to-ceiling windows bathe the interior in natural light and bring the landscape inside. “It’s urban in the sense that it’s so close to town,” says Marshall, “but it’s like living in a national park.” Watchill offers purposeful spaces for working, cooking, entertaining, formal dining, music, games, and relaxing casually with the family. Many rooms open outdoors. For instance, the study walks out to a Zen-like garden and the game room accesses the pool area. What’s more, just as auctions for postwar contemporary art are setting price records, Marshall says, “There’s a tremendous resurgence of interest in modernist architecture.”

As more of the American landscape is given over to highways, strip malls, and subdivisions teeming with McMansions, historic properties become all the more treasured. Homes that stood while notable events occurred or housed notable people cannot be replicated. Sure, historic designs can be copied, but they’ll always lack that strong sense of mood and history, innate to homes like Southern plantations and colonial or shingle-style homes on the East Coast. Here are a few of the properties currently the market that show how living in homes with history can add grandeur to everyday life.

TWICKENHAM PLANTATION One such rare property is Twickenham Plantation in rural

South Carolina, in the state’s famed Low Country. It’s situated on the southern banks of the Combahee River that is part of the ACE Basin, an estuarine preserve named for the Ashepoo, Combahee, and Edisto rivers. “The location, history and physical features of the land really make this a special plantation,” comments Bill Sanford of Southeastern Estates & Timberlands. “This is really as good as it gets in our area.” The property’s main home is a Federalstyle, four-bedroom structure that was built in 1878. And the owners of this home don’t have to compromise on modern conveniences. For instance, a recent addition delivered a thoroughly modern gourmet kitchen and breakfast room over-

Twickenham’s location between Charleston and Savannah, Sanford believes, offers homebuyers the best of two worlds. They can access the arts, culture, and dining of those historic cities, yet enjoy the rural, secluded ambience of the plantation. “You can have a detox weekend or mix it up with some of what the two cities have to offer,” he says. Moreover, those with private jets have the option of land just twenty minutes away in Walterboro. And the plantation itself offers its own diversions. Twickenham’s 3,500 acres include fields, wooded uplands, rice fields, more than three acres of shoreline, as well as extensive road systems. Farming, hunting, fishing, bird watching, hiking, and horseback riding are all among the activities the plantation accommodates. And given that environmental preservation is prized in the area and that the site is almost entirely surrounded by thousands of acres of conservation

land, new owners can be sure the ambience won’t change. And Sanford acknowledges that he could sell a plot of land and someone could create a new version of a plantation house for far less than the $30 million price of Twickenham. Yet, the missing piece always would be the pedigree. After all, some of the early owners of this land fought in the Revolutionary War and the Civil War and were signers on the Declaration of Independence. Even those with the deepest pockets just can’t replicate that kind of history.

SAVAGE ISLAND Another plantation, Savage Island, also in South Carolina’s Low Country, allows owners to take a step back in time and taste a gracious, leisurely lifestyle of long ago. According to Catherine Harrison of Celia Dunn Sotheby’s International Realty in Bluffton, “There are very few islands of this size left anywhere in the world. Savage Island gives you

What Savage Island offers in abundance is peace and privacy. “The island is a world apart from the stress and tension of

The three-story property started as a six-bedroom home, according to Tom Little of Century 21 T. R. Little in Seekonk, Massachusetts. But a renovation combined several secondfloor spaces to craft more grandly sized rooms. That includes a spacious master suite and its walk-in closet that was created by combining a hallway and an existing bedroom. Today, the house features four bedrooms. The first level was similarly expanded by incorporating an outside porch into the interior square footage. The homeowner, Nancy Pritchard, had been eyeing the house for years and inquired several times whether it was for sale. She says she still loves the elements that originally caught

DOE RUN This classic country estate, set on 220 acres in the Brandywine Valley in Unionville, Pennsylvania, may have sta-

The Clivia ‘Sir John Thouron’ is perhaps the most coveted lily in the world and the man who first cultivated it, Sir John Thouron, planted the gardens at Doe Run himself. Right now, for Colorado-bound buyers, there’s an astounding array of housing options available. And the surprise is that they’re all something other than the ubiquitous ski property.

AN EQUESTRIAN RANCH One in Durango, for example, is a twenty-five-acre ranch with a distinctive main house that blends new construction with elements of an existing cabin that had been part of the original homestead one hundred years ago. The 4,000-square-foot main house features three bedrooms and elements that today’s homeowners covet, such as an elegant master suite with a Jacuzzi tub, a custom-designed

Yet the interior is peppered with antique accents—such as a log wall, historic barn wood, one hundred-year-old beams, and reclaimed bricks— that give the property enormous character. Though it’s large, the interior isn’t overwhelming, nor is it one that it requires a crew to come in three days a week to maintain it, says Midkiff. For instance, stone floors in high traffic areas are a cinch to keep clean and the landscaping features lots of perennials and raised beds for easy maintenance.

URBAN LIFE Sandy Colohan, a partner with Creekside Development, the Denver-based developer of the Residences at Civic Center in Denver, mirrors a trend—fleeing a single-family house for an urban dwelling—that has taken shape in recent years. Just four weeks ago, she moved into the loft building and has fallen in love with the lifestyle. Contributing to her joy are the space, the ambience, the convenience, and the steady supply of nearby diversions, such as parks, theaters, sports, and dining. Frequently, those who move from a single-family house to a city condo or loft miss out the square footage, the storage, and the garden. “Often people move into a cramped, 1,500square-foot condo and feel like they’ve lost something.” But Colohan stands as proof that you can move to an urban environment and compromise on nothing.

I’ve only gained,” adds Colohan.

AN ESTATE IN THE COUNTRY A typical question about luxury homes posed to real estate agents is, “What is the one thing about a property that truly wows?” Gary K. Lohrman of Fuller Towne & Country Properties in Greenwood Village had to think about that question when it was posed about a property in Larkspur. It’s simply too difficult to choose just one thing. It could be the size of the residence at just over 13,000 square feet. Or the more than forty-five acres on which the house is set. Then there’s the kitchen and its full complement of high-end appliances, like Viking, Sub-Zero, Dacor, and Gaggenau, as well as the space’s 153-square-foot walkthrough butler’s pantry.
