Overwhelmed? How Do We Get Selective?

n the last issue of

ALM, we took

a moment to reflect on the year, our learning achievements and

accomplishments, and to start thinking intentionally about envisioning the future and setting goals.

ALM Cover Story LIMITLESS DREAMS In her college years, Silvia Love didn’t envision herself as an international realtor. In fact, her undergraduate degree from the University of Indianapolis is in psychology. “I’ve always wanted to help people, to improve their quality of life,” she tells me. But life often has a way of leading us down gently winding roads towards things better than we could have thought possible. After graduating, Silvia spent several years working for HSBC bank, and during that time, she developed a passion for the business world. Specifically, Silvia became more and more interested in properties and investments, and with several friends and contacts already in the industry, she made the transition to real estate.

“Those first few years, I didn’t even have time to enjoy a personal life,” she says. When she finally did find time to pause and take a breath—that was in 2013—Silvia began to think about how best to grow her business. “I tell people that I’m in real estate, but that I’m also an entrepreneur,” Silvia says. “I’m always looking for different ways to expand in business.” As she pondered the possibilities, Italy emerged in the foreground of her mind. “Italy has always been one of my favorite vacation destinations,” she says. “It just made sense for me to expand into the Italian real estate market, and to use my knowledge of the real estate business to help people live the life they’ve been dreaming of.”

In her early days as a realtor with RE/MAX Indiana, Silvia poured blood, sweat and tears into her work to rise above a wide field of competitors, actively selling a number of high-end listings. One of her greatest accomplishments is right in the heart of Carmel’s Arts and Design District. “The Monon & Main Townhomes was one of my favorite projects,” Silvia says, and selling out this project put her firmly on the map of successful Indiana realtors.

A WHOLE NEW WORLD—OF DOING BUSINESS For the past three years, Silvia has immersed herself in Italian culture, learning everything she can about the Italian real estate market. In 2014, she traveled to Italy to interview for several new development projects, and by the time those meetings were over, she had been hired as the agent for Campari Towers, a high-end condominium project that was going up right next to Campari World Headquarters. towers.it). While working that project half time and overseeing three other brokers who covered for her the other half of the time, Silvia traveled the country for business meetings, getting to know brokers, broker owners, and other highlevel business leaders. “I learned so much during that time,” she says. “And I’m especially grateful to the three brokers who assisted me on the Campari project—they helped me really to understand how business is structured in Italy.” Perhaps the greatest challenge within the Italian market, Silvia explains, comes from the lack of an MLS, or “multiple listing service.” In the US, realtors use an MLS to upload information on homes for sale, and to find information for their clients. Such a system provides highly useful data right at realtors’ fingertips. “By not using an MLS, real estate transactions over there move much more slowly,” Silvia tells me. More than that, cultural differences in how business is conducted can lead to delays in the homebuying process. “The south operates differently than the north… Venetian real estate has its own peculiarities, as does Tuscany,” she says. “The country as a whole is very rich in culture, but it’s very diverse even within itself.” In addition, the concept of fiduciary responsibility

in the United States has different interpretations, in some cases at least, within Italian real estate operations. As such, Silvia’s cultural know-how—including her bilingual abilities in English and Italian— makes her a go-to source for anyone with a desire to buy in Italy (which she now lovingly refers to as her second home). “It’s very hard for an outsider to do business in Italy,” Silvia says. “My mission is to use my knowledge to serve as a bridge for those accustomed to the American system, to overcome the situations I struggled with when I first came to Italy. I set up everything, from finding the home, to having it inspected, to negotiating the price, all the way through to closing.” It’s clear to anyone who has the opportunity to spend some time talking with Silvia that she takes her business very seriously, and her dedication shines through in all of her work. Silvia is an aesthete at heart, however, and in her limited downtime, she enjoys trying out new restaurants and seeking out the beauty all around her. “I love good food, fine architecture, fashion—anything that can be beautiful,” Silvia tells me. “I also do some painting of my own.” Nevertheless, the mind of an entrepreneur always looks for the next best thing, and Silvia admits AC TI V E L I FE M AGAZI NE . that she constantly has business on the mind. “I find myself out at a restaurant, and I get to thinking about what can be done better—how a process can be improved, or how a space can be used more effectively,” she says. A GLOBAL MENTALITY In the three-plus years Silvia has been doing business in Italy, she’s learned some important lessons that have helped her steady her feet on Italian soil. But of all the lessons learned, the greatest, she says, is to have an open mind. “It’s important to be open to other ways of conducting business,” Silvia says. “Sometimes I find myself in a situation where, as an American, I think it’s always done a certain way. But I just have to tell myself, this is how it’s done in Italy.” She goes on to explain her attitude toward reaching goals in her new business climate. “When you travel, you just have to be flexible and embrace other cultures—to be more understanding and less judgmental. Embracing each other where you’re at helps to achieve common goals.” While this article has focused on Silvia’s growing business in Italian real estate, make no mistake—Silvia is still seeking business opportunities stateside, from new construction to condo projects and bulk listings. client reach—to both existing and potential clients—is through social media. Ice Climbing With miles of sandstone cliffs lined with hundreds of frozen waterfalls, Michigan is home to some of the best ice climbing spots in the country. As one of winter’s emerging sports, ice climbing combines challenge and adventure. With ropes and harness, ice climbers ascend stunning natural ice structures such as icefalls, frozen waterfalls, cliffs and rock slabs. Ice climbing takes daring participants to breathtaking scenery that few experience. Beginners can try out ice climbing at Peabody Ice Climbing in Fenton, which features two towers – 45 and 75 feet tall – in an old apple orchard.

The experts head to Pictured Rock National Lakeshore in Michigan’s Upper Peninsula where natural ice towers provide sweeping views of Lake Superior. Ice climbers gather each year at Michigan Ice Fest (Feb. 14-18, 2018) to experience, and celebrate the sport. Luge For those inspired by spectacular athletes going for the gold, Muskegon Winter Sports Complex, located on the shores of Lake Michigan in Muskegon State Park, offers three luge tracks designed to introduce beginners to the sport of luge. The Muskegon track provides an Olympic thrill with the safety of the participant in mind. The 850-foot track consists of six curves and two starting areas. Participants slide from the 3/4 mark at speeds up to 30 mph. The track is designed specifically for general public use and those who never have slid before! Equipment is provided. Once your luge experience is over, head out on the “Nordic Nights” lighted cross country ski trail system, take on one of three ice skating rinks, or snowshoe through the dunes of Lake Michigan – all part of the Muskegon Winter Sports Complex.

Snow Biking Snow biking is gaining popularity around the state, and particularly in the Upper Peninsula. Marquette County is a true hub for winter cycling with groomed trails and plenty of outfitters. Currently, Fatbikes (locally known as snow bikes) are a fast-growing segment of the bike industry. They use an oversized tire with low pressure to increase flotation and traction in soft conditions, and they work in all types of terrain but excel like no other bike when it comes to riding on snow. Many of the ski resorts in Michigan, including Crystal Mountain and Shanty Creek Resorts, offer snow bike rentals and experiences to round out a day on the slopes.
