Metal roofs don’t need to be replaced as often as traditional shingles.
Metal roofs gain popularity (BPT) - It’s hard to believe, but the 2013-14 polar vortex wasn’t all bad. Sure, it brought North America record cold and snow, in one of the worst winters ever. But the weather phenomenon’s silver lining was in persuading many homeowners it was time to forever abandon their conventional roofs for something better. That “something” is the increasingly popular metal roof. According to the St. Louis-based Metal Roofing Alliance (MRA), the residential metal roofing market has grown by double digits in the last five years. Residential roofing experts report metal roofing is winning converts based on its durability, fire-resistance, energy savings, value and natural good looks. “People are getting tired of having to replace asphalt shingles every 10 to 12 years,” says Brian Cosyns, president of Metal Roof Outlet in Courtland, Ont., which installs hundreds of metal roofing systems yearly. “People are becoming more and more educated on metal roofing, and are seeing the longevity of it ... after completing [a metal roofing] job, you’ve made a big difference in appearance, energy savings and the value of the home.” The MRA reports non-metal roofs last 17 years on average, but metal roofs can last a lifetime. Though higher in initial costs, they can boost homes’ resale value. They can also cut homeowners’ insurance premiums in some states by up to 35 percent. Among factors underpinning the growth of metal roofs, few are more important than the roofing systems’ fire-resistance, the alliance reports. The product Cosyns’ firm installs, Allmet Stone-Coated Metal Roofing, and another brand, Gerard Stone-Coated Metal Roofing
Systems, both tout the benefits of their Class A Fire Ratings. This fire resistance adds to particularly high demand for these roofing systems in wildfire-prone areas of North America. The extra durability that stone-coated metal roofing systems provide is identified as another factor in their increasing use. These systems don’t rot, warp, crack or break. They are superior to conventional roofing systems in standing up to extreme weather with a 2.5 inch hailstone warranty, Class 4 impact rating, and 120 mile per hour wind warranty. Metal roofs last two to three times longer than ordinary roofs, meaning they can last 40 to 60 years or longer, according to the MRA. While conventional roofs in darker colors absorb the sun’s rays, metal roofing actually reflects them. That decreases summertime cooling loads and also insulates against winter’s cold, saving homeowners utility costs. Metal roofing’s aesthetics are realistic and mimic natural roofing products, experts say. Both Allmet and Gerard stone-coated metal roofing systems offer an array of styles, from natural clay tiles to wood shake, natural slate and asphalt-like shingles. “The shake resembles natural shake perfectly, and the tile resembles clay tile,” Cosyns says of the Allmet roofs his firm installs throughout Ontario. Cosyns reports homeowner customers like the functional benefits of stone-coated metal roofs, and really enjoy their curb appeal. “They love the appearance the roof provides the home,” he says. Garage trend gains momentum (BPT) - The carriage house garage door is to your house what the little black dress and strand of pearls are to your wardrobe; classic style elements that never go out of fashion. At the dawn of the automobile age, those who were affluent enough to own a car kept it in the carriage house, where the horses and buggy would have been stored. But this cohabitation became a little, well, smelly, and the need for separate storing structures was soon realized. Enter, the garage. Built in the style of the original carriage house, the garage’s sole intent was to store the car away from the animals and elements. The word garage actually comes from the French word, garer, which means to shelter and protect. Naturally, the garage needed a door to offer protection to the automobile. The ensuing “carriage house door” was a hinged, double door that swung outwards, and can be considered the original garage door. In the early 1920s, the kickout door was invented and progress continued from there, bringing homeowners the modern convenience of today’s overhead garage doors. Today’s carriage house sectional garage doors open overhead and continue to gain in popularity, constituting 35 percent of the volume in the garage door industry with projections to remain a huge trend.

Biting back against mosquitoes (BPT) - Warm weather heralds the arrival of cookouts, lounging poolside, weekends at the beach and a host of fun outdoor activities. Spring and summer are also mosquito season, and the little blood-suckers are far more than just an itchy nuisance. Mosquitos carry and transmit diseases that kill more than a million people worldwide every year, according to the American Mosquito Control Association. In America, mosquitos have been linked to the transmission of West Nile Virus in humans and heartworms in dogs, the AMCA reports. In 2014, 47 states and the District of Columbia had reported cases of West Nile infections in people, birds and mosquitos, according to the Centers for Disease Control & Prevention. Sixty percent of the 2,122 people infected in 2014 had infections that affect the brain, such as meningitis or encephalitis. Fortunately, you can take effective steps to protect your home, family and pets from exposure to mosquitoes. Eliminating standing water where mosquitos breed and thwarting their efforts to feed can help keep your environment mosquito-free this spring and summer. Eliminating breeding opportunities “Many homeowners may not realize that standing water and puddles in their yards can play a large role in attracting mosquitos,” says Ryan Larsen, a civil engineer with NDS Inc., the nation’s leading manufacturer of landscape drainage solutions. “Standing water is an ideal breeding location for mosquitos, which lay their eggs in still water.” Larsen advises homeowners to start their mosquito-prevention efforts by inspecting their yards to identify places where water may collect, such as low spots, downspouts, retaining walls, edging, walkways and patios. Check gutters and downspouts to be
sure they’re free of obstructions, and address drainage issues in the landscaping. “Low areas can easily turn into ‘water reservoirs’ that cause serious drainage problems,” Larsen says. “Muddy, wet areas not only look bad, they kill grass, attract mosquitos and can evolve into more serious property damage.” Depending on your landscape and the severity of drainage problems, you may need to install a drainage system to prevent standing water from collecting on your property. Do-ityourselfers can solve minor problems, but more severe situations may require professional intervention. In most cases, a drainage system can be installed in a single weekend, Larsen says. Thwarting feeding Eliminating standing water on your property can help reduce mosquitos breeding in your yard, and other steps can help further protect you from marauding mosquitos. Some mosquitos will travel 40 miles for a meal, the AMCA says. When you’re outdoors, take steps to protect yourself, your family and pets from mosquitos hunting for blood. Wear insect repellant on exposed skin and apply it to clothing as well, the CDC advises. Look for repellants with an active ingredient that’s recommended by the CDC and EPA, like DEET, picaridin, IR3535 or oil of lemon eucalyptus. Dress in lighter-colored clothes as mosquitos are attracted to darker colors. If it’s not too hot, wear long sleeves and pants to reduce skin exposure,

Next, pull out any removable drawers or shelving and place them in the sink. Using a damp, soft cloth or non-abrasive sponge, wipe down these pieces, the interior of your fridge and the door with a multi-purpose cleaner. Or, mix two tablespoons of baking soda with one quart of hot water for a natural soap alternative. Don’t forget the seams of the shelves
and rubber door seal. If your fridge requires an extra-deep cleaning, unplug it while you work to avoid wasting energy. Before putting all of your food back into the fridge, wipe down the exterior of each jar or container with a damp cloth. Repeat this process every two or three months for the best results. Make grout lines shine Tile surfaces are prone to dirt and debris, especially in bathrooms or high-traffic areas. To keep tile looking fresh and new, grab an old toothbrush or electric toothbrush for a deeper scrub. Before you start, wash the surface with water then mix two parts baking soda with one part water. Scrub the resulting paste into the cracks and crevices, then douse with water again. If the grout lines are stained, spray a mixture of equal parts vinegar and warm water onto the area and brush. After a final rinse, the grime will be gone. Prevent a moldy washing machine If you own a front-loading washing machine, you’ve probably noticed the unpleasant smell that can linger after completing a load of laundry. Despite being more energy-efficient, these machines have a tendency to hold odors and harbor mold. To clean and prevent grimy buildup, try this: instead of detergent, cycle two cups of vinegar and a quarter-cup of baking soda on a hot setting. When it’s done, use a clean sponge to scrub down the inside. Finally, rinse with a plain-water cycle, and you’ll see (and smell) the results. Whether in the kitchen, bathroom or laundry room, tricky stains and odors in your home can be a tough job, but with these four tips you’ll be able to eliminate a few messy tasks in no time.

By BARBARA BALLINGER Chicago Tribune Home repair can be intimidating, yet there are numerous projects you can learn to tackle on your own with a bit of courage, the right instructions and good supplies. Here are step-by-step instructions for two attainable projects: TILE A BACKSPLASH Updating a kitchen or bathroom doesn’t have to mean a gut overhaul — even one new zippy backsplash in crisp subway tiles can make a world of difference. Go white for classic, or consider pale green glass. Suzy Opalinski, project specialist at Lowe’s, advises watching the company’s video first and buying supplies in advance of tackling your job. The tips: — Always buy at least 10 percent more tile than you need, since dye lots change and you may drop a few pieces or cut them incorrectly. Consider choices in porcelain tile; it’s easier for a beginner to work with than natural stone. And don’t forget to buy a bag of plastic spacers and ready-mixed grout. — You no longer have to mix mortar and struggle with getting the right consistency for applying the tiles to the wall. The easiest way to start is to select tiles that already have been mounted on mesh. Or you can expend a bit more effort and select tiles that you adhere to an adhesive mat. The mats come in 18-inch rolls measuring 25 square feet, and you’ll have to cut them with a scissor. Affix them to fit between the top of the counter and bottom of the upper cabinets. Then place the tiles on top, starting with the bottom left side and moving to the right, cutting tiles at the end if needed, and leaving space between each tile

for a plastic spacer that you’ll later remove, replacing it with grout. — Once all the tiles are in and spacers out, you will apply the grout. To apply, use a rectangular float, similar to a sponge, and dab the grout in between the tiles like you’re buttering toast — at a 45-degree angle. You can later sponge off excess with water. INSTALL A NEW TOILET Replacing a toilet, believe it or not, is almost simpler than baking a pie. The trick is to take it one step at a time. Our advice: Follow an online video, using these tips to navigate key details. The tips: — Before removing the old toilet, measure the area from the wall behind the toilet to center of one of the closet bolts, which hold down the toilet. If the toilet has four closet bolts, measure to the center of one of the rear ones. Then, measure from the center of the mounting holes to back of the new toilet you’re considering. If the base of the new toilet is shorter than the distance between the rear bolt holes and wall, it should fit. In small bathrooms, also measure from the sides of the flange bolts to sidewalls or other objects — maybe a sink to be sure there’s clearance. — Check out supplies packaged in a complete kits that include the tank, bowl, wax ring and a hardware kit. If you plan to replace the supply line, the flexible ones encased in stainless-steel mesh are strong and convenient. — When removing your old toilet, place the tank top flat on the floor, preferably in another room. Don’t prop this fragile top against a wall close to where you’re working. If it falls, or if you bump into it while trying to maneuver the heavy toilet pieces, it will probably break. Don’t let excessive water damage your home’s foundation.
Solving your drainage problems (BPT) - Whether it’s the result of melting snow or a heavy rainstorm, standing water in the backyard is an unwelcome sight for any homeowner. While it’s unsightly and robs your yard of valuable green space, standing water can also cause excessive damage to your home’s foundation and even damage hardscape areas such as patios. These problems can cause thousands of dollars in repairs if left unaddressed. So what can you do to rid your property of standing water and to prevent long-term structural damage to your home? Start with these steps. 1. Identify the problem areas The first thing you should do is to identify problem areas, areas that routinely fill with water or could be potential targets for standing water. Look for low spots in your yard, especially areas near the home’s foundation or hardscape where standing water could result in immediate damage. Areas of concern near your home could also be the result of rain water runoff from the house itself. Check to see that your downspouts are not obstructed in any way and inspect your driveway to see if water is accumulating near the garage door. Water in this region can easily enter your home. Another thing you can do is consult with your neighbors to see if they are experiencing any flooding issues. If they are, it may be a sign that you live in an area with a high water table. Online tools are available to help you identify sources and solutions for your drainage problems. 2. Solve your drainage problems Once you have identified the problem areas on your property, it’s time to determine how to fix it permanently. Most people try to move dirt and other simple remedies to save money, however, these fixes are temporary and do not work long term.

Alternative drainage solutions techniques: Lean on landscaping For standing water danger areas farther away from the home, a landscaping project can offer a scenic solution. Consider building a rain garden in the wet region with prairie plants such as purple cone flowers or black-eyed susans. If you have the space, willow, river birch and bald cypress trees all thrive in areas where their roots will be constantly wet. These landscaping ideas can help you combat standing water problems however you cannot rely on the plants alone to handle your water issue. They will be of some help, but you will need a more permanent drainage solution like those discussed above in order to protect your home’s foundation. If seasonal weather changes make your home feel like pondfront property every year, you don’t have to put up with it. And, given the potential for significant structural damage, you shouldn’t.

Save your repair receipts By RON LIEBER New York Times News Service A tax time bomb is ticking for an increasing number of people who have been lucky enough to see big gains in the values of their homes. This is especially true in and around cities like New York, Los Angeles, San Francisco, Boston and San Diego, where home prices have increased smartly over the past decade or two. There, single homeowners with gains of more than $250,000 and married people who have notched at least $500,000 could end up paying federal tax of as much as 23.8 percent on real estate gains over those amounts when they sell. Additional state taxes loom for some of them as well. If you are in this situation or think you may be just when you need those gains to live on in your old age, there is a small pile of paperwork you need to start filing away now and keep until you sell the home. That paperwork is for all the improvements you have made to your home. The cost of those improvements counts against the gain. Even a single remodeling can offset the gains by well into the six figures. Just how many people might this tax affect? I asked the number crunchers at the real estate website Zillow to take a look. Currently, they believe that 3.8 percent of the homes around the country are already in the tax zone for single people and that 1.2 percent have reached the threshold for married couples. The number of people affected is much higher, however, in expensive cities. In San Francisco, for instance, a quarter of all homes have a gain of more than $250,000, thus
having a tax impact on any single owners. More than onethird of the homes in San Jose, California, do, too. For married people, the numbers become more frightening when you assume a 3.5 percent annual increase in home prices and look ahead 10 years. By then, 15.9 percent of the homes in the New York City area could be in for a tax bill if they’re owned by married people, along with 19.6 percent of the homes in Los Angeles. Those numbers could be higher if real estate prices rise more quickly. They could also be lower, given that Zillow, in its projections, assumed that the homeowners were not moving to other houses or making improvements in that period. Their tax bills might also be higher if, like many people, they failed to realize that they should be keeping their receipts and closely tracking this potential tax. Now that you are no longer among the uninformed, however, where should you start with the record-keeping extravaganza, in case you find yourself among those with outsize gains on your home? The bible for all of this is Internal Revenue Service Publication 523: Selling Your Home. On page 12, you will find the IRS-approved list of things that you can, in effect, subtract from your gain before you determine whether it’s below or above the $250,000/$500,000 limit. Homeowners usually pay no capital gains taxes on any amount below those numbers. Also, you generally have to have been living in the home for at least two of the previous five years before the sale to receive the waiver on the taxes if you are below those thresholds.
