What’s your home’s price tag now? (BPT) - As the housing market bounces back in many parts of the country, you may be wondering: What’s my home worth now? There’s actually more than one answer, according to Scott Halliwell, a certified financial planner at USAA. He says your home has three potentially very different price tags based on its: 1. Market value 2. Replacement value 3. Property tax value “Since different values can be used for different reasons, it’s important to understand when each applies,” Halliwell says, adding that some of these values may move in different directions at the same time. Market value This is the amount homes in your area are bought and sold for. It’s the measure most folks think of when they try to estimate their home’s worth or value. Determined in part by the going rate for similar houses in your city and neighborhood, market value is not based on what you paid for the home or how much it cost you to finish out the basement, reroof or remodel the kitchen. Many intangibles factor into this figure. Understanding the market value helps you calculate your total net worth and how much equity you have in your home. To calculate
equity, subtract the amount you owe on your home from its market value: That’s about how much profit you could receive from a sale. To strengthen your negotiating position with potential buyers, get an accurate idea of your home’s market value. A real estate agent can tell you the selling prices of similar homes in your area, helping you set reasonable expectations. “If your area is in a buyer’s market, your home’s market value may be lower than you’d like. You might not have as much leverage against a buyer who wants to negotiate, so you need to know where you’re starting,” Halliwell says. Even if you’re planning to stay in your home, market value matters when taking out a home equity line of credit or home equity loan. For example, you may be planning a kitchen remodel and need $40,000, or you want to tap your equity to help pay your kids’ college tuition. Depending on your creditworthiness, many lenders will allow you to borrow up to 85 percent of your home’s value, less any mortgage or other equity loan on that property. Replacement value If your home is completely destroyed because of, say, a fire or natural disaster, replacement cost is what it would take to remove debris and rebuild the structure from
the ground up based on construction costs in your area. “Our philosophy, which is backed by years of experience, is that homes should be insured for 100 percent of the minimum estimated replacement cost,” says Cedric Matterson, a senior staff underwriter with USAA. Unless your insurance covers replacement costs, he says, you run the risk of coming up short if the costs to rebuild your home are more than your coverage will pay. As building costs go up, homeowners insurance can shield you from rising building costs. “It’s very possible to see local building costs increase while market values decline,” Halliwell says. “This can lead to a situation where you actually need more dwelling coverage, despite seeing your home’s value drop.” Property tax value This is the number taxing authorities use to calculate your property tax bill. A given home may be taxed by more than one jurisdiction hospital and school districts, for example - and each may apply its own math. Typically, property tax values are meant to approximate the home’s market value, though sometimes there’s a big discrepancy between the two because of outdated assessments or mistakes by assessors.

Repair cracks in driveways and sidewalks before winter can do its damage.
Stay ahead of Old Man Winter (BPT) - As the months pass and the new year unfolds, it’s time to update your doit-yourself list. Several home winterization projects will help keep your home in good repair come spring. While some projects should be left for the experts - like cleaning out the chimney - there are several most homeowners can accomplish themselves. These projects are easy to tackle, and the end result will make a huge difference to your home all winter long and into the spring months. • Flushing gutters - Leaves and small tree branches often fall onto the roof of your home during the summer months, and then wash into the gutters when it rains. Sometimes they’ll flush out, but other times this debris can build up, and prevent the water from draining down the gutter pipe. In winter, this water can back up and freeze, causing an ice dam, which can then damage the roof shingles, and cause leaks into the home and garage when it rains. Be sure to flush the gutters clean, and if you’ve noticed icicles in certain areas in the past, consider installing a heating cable to help keep the water melted and moving down the gutter and into the yard. • Sealing concrete cracks - When water gets into cracks in your sidewalk or driveway and freezes, it can expand, creating a
much larger crack come spring. Over time, large cracks will eventually turn into damaged concrete, requiring complete replacement. Tiny cracks that appear shortly after the concrete is poured are not a problem, but those that appear over time and continue to grow are good candidates for repair. There are a variety of patching materials from Sakrete that can be used to repair cracks.-Small narrow cracks can be filled with latex, polyurethane or other products typically found in caulk type tubes or plastic squeeze bottles. They have the advantage of not requiring mixing and being applied directly into the crack.-Sakrete Top n Bond is a much more versatile product that can be used to repair any cracks ranging anywhere from extremely fine to several inches across. In addition, Top n Bond is a portland cement-based product just like the concrete slab.-This allows for a better blending of the both the existing slab and the repair material. Should the need or desire to completely resurface the slab arise in the future, the Top n Bond will easily bond to the surface for a “like new” surface. • Repairing potholes - Any missed cracks in past years with asphalt driveways probably have become potholes by now thanks to the freezing and thawing of water during the winter month. But you don’t need to replace the entire driveway to take care of
these problems. Sakrete U.S. Cold Patch is a strong patch product made from 95 percent recycled materials with no odor or mess. Just sweep the area in and around your pothole, pour in the patching mixture, and roll over the area with a car tire, allowing you to use the driveway immediately. Make certain the entire hole is completely filled and tamped down to prevent water from seeping into the patch. Because U.S. Cold Patch doesn’t contain solvents and raw asphalt, there is no danger of tracking the material into the house or garage. • Extra insulation against heat loss Colder temperatures affect pipes, doorways and windows. Protect pipes from freezing by wrapping any pipes exposed to the cold with pipe insulation. Also check your doors and windows for leaks or gaps. Find gaps by lighting a candle and holding the flame near the closed window and door seams. If the flame flickers, air is moving through the seam where there is a gap. Fill those gaps with caulk or weather stripping to form a better barrier against the cold. These home DIY projects don’t take a lot of time to accomplish, and will benefit your home and property during the winter months and as spring arrives. Be sure to put them on your home winterization to-do list each fall, so you can enjoy the winter in comfort.

Tips to improve the master bedroom (BPT) - It’s the place where you wake each day, rest your head each night, and go to when you need to escape the stress of daily life. If there’s one room in the house that should be a personalized retreat for homeowners, it’s the master bedroom. And with a few simple tips from design experts, you can easily take your master bedroom from boring to beautiful and add to your home’s overall value. “When designing a space in your home, it’s always a good idea to go through the process in a methodical way to achieve the results you want,” says Jill Winninger, Allied ASID, CID, and senior interior designer with Seaside Home in La Jolla, Calif. “Foundation, function and finishing details make the process fun and effective.” Here is Winninger’s three-step process for creating a grand master retreat: Step 1: Foundation Start by choosing the flooring that matches your personal style and the functionality of the space. Nothing beats the comfort of carpet in a master bedroom. Carpet and a high quality pad keep floors warmer and enhance privacy by absorbing noises. Today’s top trend in carpet is super soft and silky fibers that feel luxurious when you step, lie or lounge on them. Think carpet is out because you have allergies? It’s time to think again, Numerous medical and other studies show that people who suffer from allergies and even asthma do not have to live without the comfort and softness of carpet. That’s because the dust that falls to a carpeted floor has a much stronger tendency to stay on the carpet until it is vacuumed away.
Dust on hard floors, however, is stirred with every passing movement or footstep right back up into a room’s breathing space. Of course, regular maintenance is important. Frequent vacuuming with a high efficiency vacuum like the ones on the Carpet and Rug Institute’s Seal of Approval vacuum list, as well as periodic deep-cleanings are musts. -And, no matter what kind of floor you have, high-traffic areas should be vacuumed daily, with less frequently-used areas vacuumed once or twice a week. Another important foundation element is the walls. When selecting colors, select hues that work with the rest of your home’s decor so the spaces flow smoothly. You can’t go wrong with basic neutrals. Foundation details like crown molding, wainscoting or wallpaper can add a splash of personality. When deciding on foundation elements, keep in mind the focal points of the room. Is there a fireplace? A gorgeous wall of windows highlighting an exquisite view? Do you have a bed with a statement headboard that will be prominent? Highlight these focal points within your design decisions. Step 2: Function Beauty is just one part of the equation when designing a grand master bedroom. The space needs to function and suit your lifestyle. Function is particularly important when selecting furniture. Do you need storage for clothes and accessories? Do you want to hide electronics? Do you have a specific bed size? After considering your options, choose wisely
and allow enough room between furniture pieces so that you can move freely. Privacy is also an important consideration. Like carpet, window treatments also help to control noise, plus they offer the added benefit of masking -windows in the evenings and when high levels of privacy are needed. From a decorative perspective, window treatments add softness and style, critical to designing a stunning room.Step 3: Finish Some of the most important elements of master bedroom design are the details. This is where you can add a few personal touches to the space to create a truly individualized sanctuary. Start by choosing comfortable, inviting bedding, pillows and throws. Create clustered vignettes of photos or personal collections to give the space your unique stamp. Appropriately scaled art and accessories add visual interest. Remember, accessories are a good way to add splashes of color to your master bedroom. If you like a particular tone - like rich teals, ruby reds or baby blue - select a few accessories that feature that hue and strategically place them throughout the room. Accessories that feature different textures add interest and character as well. “From carpet and furniture to photos and duvet covers, creating a master retreat you’ll love is simpler than you think,” says Winninger. “Just focus on the foundation, function and finishing touches, and the result is sure to be gorgeous.”
