The Build to Rent Boom

Q1 of 2022 saw a record £1.6bn invested into the UK build-to-rent market, a £400m increase on the same period in 2021.

The high numbers are matched by high activity. The UK pipeline of 106,400 planned homes adds to 46,000 units currently under construction. Combined, those figures more than double the 72,700 homes in the UK’s BtR portfolio so far.* By any standards, it’s big business.

In issue one of Specified, we talked about rising inflation and the strain on project budgets. A quarter on, the pinch is being felt just as tightly. Cost saving has become the crux of interior specification, while maintaining design integrity and standard of finish. This is the fundamental premise of value engineering. Now, our VE spotlight is on the residential sector. We take a look at how to implement significant cost saving in the heart of residential interiors – the kitchen.

Recent years have seen trend shifts in the UK kitchen market, one feature of which is unit door format. Handleless, slab designs have grown in popularity, and can epitomise high-end kitchen design.

Stylish worktops...

Evolving kitchen trends have brought in new worktop styles. Solid and composite surfaces such as granite, marble and quartz have surged in demand.

The invaluable resource of Waste Wood

EGGER UK is the largest user of recycled timber in the UK wood panel industry.

It’s a statistic we are proud of. Recycled wood is fundamental to our MFC production, forming 40% of the board content, alongside a further 40% of by-products from the sawmills.

Our products create a market for items that would otherwise be burnt or sent to landfill.

Our recycled wood requirements exceed 350,000 tonnes annually, of which 90% is provided by EGGER Timberpak. Director Mark Hayton shares professional insight into the importance of recycling wood material, and how specifying EGGER board products can help to ensure a project is delivered with an environmental conscience at the forefront.

Why is wood recycling so important?

Wood recycling is vital to the protection of our environment.

It can never be seen as acceptable to spend 45 years growing a tree, only to burn it in 45 seconds.”

Mark told us

The largest off taker of recycled wood in the UK is the biomass industry, which burns waste wood for energy, releasing carbon back in to the atmosphere.

By contrast, recycling the wood locks that carbon in for the lifecycle of the product made. With re-recycling down the line, carbon can be locked away for a lifetime.

We all have a responsibility to ensure that all wood material that can be recycled, is recycled. It can never be seen as acceptable to spend 45 years growing a tree, only to burn it in 45 seconds.”

EGGER Timberpak provides a platform to facilitate the recycling of waste wood and make it accessible to everyone. We do this by guaranteeing that we will never turn waste wood away from any Timberpak site.”

As a result of using recycled waste wood in production, EGGER UK chipboard materials have a carbon negative status. This includes P2 grade MFC for interior furniture, and our P5 based structural flooring range for construction.

Join us we take a walk down Tower Bridge Road, one of the latest offerings in luxury residential from London based property developer Galliard Homes.

Homely yet contemporary, the apartment kitchens pair rich indigo with upper units crafted in H1180 ST37 Natural Halifax Oak MFC, from our market leading Feelwood collection.

We spoke to Interior Designer at Galliard Homes Tahmina Begum, who tells us why the finish was chosen for the design:

Natural Halifax Oak gave us the perfect contrast for the twotone effect we were looking for. It also meant we were able to complement the oak that we'd used throughout the apartment, for flooring and bathroom vanities.”

Halifax Oak decors are created with synchronised pore surface technology. Perfectly aligning print with deep texture, the finishes are virtually indistinguishable from solid timber.
