It is only by responding to current trends and conditions that we can continue to serve our readership.

Okay, I'd like to switch hats now, and talk to you as Vice-President of the Duquesa Charitable Society of St George.

Firstly I'd like to echo last month's article about the Christmas Campaign and thank all those who helped the charity to raise over 10,000 euros, which has gone a long way to help those less fortunate than the majority of us. As this edition hits the streets we will also have opened a new shop (our fourth) which is devoted to kids and babies, more information about which can be found in the Community and Charity section of this edition.

We have also launched an online shop, where you find listed some of the more unusual, collectable and valuable items the true value of which is difficult to realise in our shops. There are a wide variety of items listed, and more are being

Es un ego desmedido, una sensación de poseer dones especiales, que lo hacen a uno capaz de enfrentarse hasta a los mismos dioses.

Algo parecido a lo que ocurre con algunos de nuestros políticos, que no son más que una persona más o menos normal y corriente, que se mete en política y de repente alcanza el poder o un cargo importante.

Internamente todos tienen un principio de duda sobre su capacidad, pero pronto surge la legión de incondicionales que le facilitan y reconocen su valía.

Por eso poco a poco se transforman, y empiezan a pensar que están ahí por mérito propio. Todo el mundo quiere saludarlo, hablar con ellos y reciben halagos de todo tipo.

Esta es la primera fase del Mal de Hubris, pero el flamante político, pronto da un paso más y entra en la ideación megalomaníaca , cuyos síntomas más comunes son la infalibilidad y el creerse insustituible.

Entonces estos individuos, comienzan a realizar planes estratégicos para veinte años o más y tras un tiempo en el poder, el afectado por este mal, padece lo que psicológicamente se llama desarrollo paranoide .

Todo el que se opone a él o a sus ideas, es un enemigo personal. Puede llegar incluso a la paranoia o trastorno delirante que consiste en sospechar de todo el mundo que le haga una mínima crítica, y progresivamente se van ais-

lando de la sociedad, llegando un momento en el que dejan de escuchar, se vuelven imprudentes, toman decisiones por su cuenta, porque creen que sus ideas son correctas y aunque finalmente se descubra que son erróneas, nunca reconocerán la equivocación.

Se sienten llamados por el destino a las grandes hazañas y todo esto se da hasta que cesa en sus funciones o pierde las elecciones, entonces viene el batacazo ante una situación, que no pueden comprender.

Se dice que es difícil de tratar este problema, porque quienes lo padecen no tienen conciencia de ello y es que este tipo de personas actúan en modo mesiánico, se rodean de mediocres y el rival debe ser desactivado por cualquier método y en algunas ocasiones construyen una red de espías para controlar a oponentes y aún más, a los de su propio partido y terminan cayendo en la trampa de su propia política.

La posible pérdida del mando o de la popularidad, los lleva a la desolación, la rabia y el rencor, pero eso sí, no mencionamos a ningún político, para evitar herir susceptibilidades.

Cada 28 de febrero se celebra el Día de Andalucía. En dicha festividad, es tradicional observar cómo las banderas blancas y verdes adornan los balcones de las casas de los pueblos y ciudades de la comunidad y los niños comen pan con aceite y azúcar. Tradicionalmente también se celebran actos institucionales en las ocho capitales de provincia o en el Parlamento Andaluz.

Un año después, en 1981, se aprobó el Estatuto de Autonomía que, tras la Constitución, es la norma más importante de la comunidad.

La figura de Blas Infante Sin duda, una de las figuras más representativas de Andalucía es Blas Infante. Pensador, político, escritor, historiador y musicólogo, es el padre de la patria andaluza. Junto con miembros de varios Centros Andaluces, firmó en 1919 el Manifiesto andalucista de Córdoba que describía a Andalucía como realidad nacional.

Además, Blas Infante fue el encargado de recuperar la vieja bandera blanca y verde, diseñó el escudo de Andalucía y compuso la letra del himno andaluz antes de morir fusilado en 1936.

Sus estrofas recuerdan la fuerza del pueblo andaluz y rememoran que un 28 de febrero decidieron constituirse como comunidad autónoma.

Por su parte, Marcos Ruiz aseguró que esta es una zona muy importante y trabajamos en la regularización de su situación, para obtener la Concesión Administrativa, algo que esperamos llegue al final de las obras .

La obra comenzará de inmediato y será realizada en tres tramos, siendo el primero de ellos el comprendido entre el Burger King y el Restaurante Marymar, por lo que los establecimientos comprendidos en este tramo, deben proceder en los próximos días a dejar la zona libre, desmontando sus terrazas y veladores.

La empresa Urinci S.L., la misma que ha realizado las obras del Vial de Martagina es la adjudicataria de unas obras por valor de 1.215.000 euros, a los que deben de sumarse otros 900.000 para acometer la totalidad de la remodelación del Paseo Marítimo de Sabinillas, con un plazo de ejecución de 8 meses.

Los responsables municipales, se comprometieron con los hosteleros presentes a que las obras estarán casi seguro finalizadas a finales

del mes de junio y si fuera necesario se pararían para salvar la fecha de San Juan una fecha en la que los presentes aseguraron comemos todos .

El otro compromiso adquirido es que si las obras no están finalizadas, la empresa deberá parar las obras, dejando transitable la zona de obras para el verano, y volver en septiembre a finalizarlas .

Tanto Jiménez como Ruiz aseguraron que no está en nuestras manos retrasar la obra hasta octubre, ya que no depende de nosotros, sino de otras administraciones, pero confiamos en la solvencia y buen trabajo de la empresa adjudicataria, para que todo esté finalizado en el plazo de tiempo más breve .

El proyecto del Paseo Marítimo está completo y se realizará en tres tramos, comenzando el siguiente, una vez finalizado el anterior, con el fin de ocasionar las menores molestias a los locales de la zona , aseguró el edil de Infraestructura y Obras al que acompañaban técnicos de su delegación.

Los hosteleros, mostraron a los responsables municipales su preocupación por la situación que pueden originar las obras y esperan y confían que, podamos hacer San Juan y por supuesto el verano, pero también en que lleguen ayudas para sufragar los gastos y falta de ingresos, que esta obra conlleva .

El objetivo de ACHEAM, según su presidente, es movilizar y apoyar al sector económico de la zona y atraer a los ciudadanos para que vengan a comprar y consumir en Manilva, donde existe un sector que ofrece una gran diversidad de productos y servicios .

La nueva organización que en breve realizará su presentación pública, contactará con los responsables municipales, y pretende poner en marcha una campaña para dinamizar los comercios de la zona bajo el lema Manilva está de moda .

Los responsables de la nueva asociación con su presidente a la cabeza, quieren llamar la atención sobre la calidad del comercio local y destacan que la verdadera industria de Manilva, somos nosotros, junto con el turismo. Por eso, aseguran es importante apoyar a este

sector que cohesiona y vertebra el municipio y porque el pequeño comercio es el que más empleo genera en Manilva .

La nueva asociación mantendrá en breve una reunión con la Asociación de Comerciantes del Puerto de la Duquesa con el fin de alcanzar una fusión para trabajar, por todos los intereses del municipio, entendiendo siempre las singularidades de algunas zonas, explican desde este colectivo.

l alcalde de Manilva y el primer teniente de alcalde, han participado en Madrid en una reunión en la Dirección General de la Guardia Civil, con el General Jefe del cuerpo, José Manuel Santiago Marín.

El compromiso el compromiso alcanzado en esta reunión con los responsables de la Guardia Civil, según el Consitorio es dotar a la zona de refuerzos tanto de efectivos como de infraestructuras, por lo que mejoraría notablemente la respuesta a la ciudadanía refiriéndonos a la seguridad .

Los dirigentes locales trataron en esta reunión, la seguridad en el término municipal y trasladaron su petición prioritaria, que es dotar a Manilva como puesto principal y muestran su satisfacción por la reunión aunque aseguran en nota de prensa sin que haya una fecha concreta, se espera que a final de año se hayan realizado las diligencias pertinentes y la organización necesaria para conseguir este objetivo .

a Asociación Cultural Ateneo de Manilva, prepara ya la entrega de los premios Ateneo Manilva que en esta ocasión se realizará por partida doble ya que la pandemia impidió hacerlo con anterioridad.

El premio Ateneo 2020 según el acta del jurado, ha sido otorgado a José Manuel Fernández, director de LVR por el incansable apoyo desinteresado a la difusión de la Cultura en el municipio .

Y el premio Ateneo 2021, ha recaído en la artista local Conchi Ferrer por compartir su arte con todos y decorar de una forma bella e incomparable las calles y plazas del municipio . Los premios serán entregados en un acto y lugar por determinar, que será anunciado en próximas fechas.

The Ateneo de Manilva Cultural Association is preparing the presentation of the Ateneo Manilva awards, which will be held twice due to the pandemic preventing it from being done last year.

a Junta de Andalucía subvenciona la puesta en marcha en el municipio de Cursos de Formación Profesional Reglada que se impartirán en los dos centros homologados con los que cuenta Manilva.

El Gobierno de Andalucía aporta 1.166.493,25 euros para los 17 cursos que se impartirán en el municipio con tres líneas de actuación en materia de formación profesional como son: Administración y gestión, Industria alimentaria (vinos, licores y sus derivados) y Hostelería y Turismo.

Para su puesta en marcha, desde el Consistorio se creará una Bolsa de Empleo de profesorado que serán los encargados de impartir la docencia en estos cursos en el municipio.

Los primeros cursos que darán comienzo el próximo 1 de marzo, en diferentes niveles son: Operaciones Auxiliares de Servicios Administrativos Generales (Nivel 1) con 390 horas lectivas.

Elaboración de Vinos y Licores (Nivel 2).

Asistente de Dirección (Nivel 3) con 530 horas lectivas.

Requisitos de formación por niveles: Nivel 1 Los que para acceder no es necesario contar con formación previa.

Nivel 2 Con título de la ESO. Nivel 3 Con formación de Bachillerato o FP. Las inscripciones pueden realizarse en el Centro Municipal de Formación, en la Avenida España, en Sabinillas, frente a la Oficina de Correos.

Los cursos estarán dotados de ayudas económicas para empadronados y no empadronados, los primeros recibirán 5 euros por día lectivo y los no empadronados podrán recibirlos también así como la beca por parte de la Junta de Andalucía.

El concejal de Formación y Empleo del Ayuntamiento de Manilva, Marcos Ruiz, se mostró en la presentación de estos cursos satisfecho con el esfuerzo y el trabajo realizado por parte de su delegación para llegar a convertirse en un Centro de Formación referente a nivel comarcal, con unos cursos que tendrán al finalizar un Certificado de Profesionalidad .

a nueva propuesta la Concejalía de Turismo quiere promover las visitas turísticas y dar a conocer la Historia de Andalucía en el pueblo de Blas Infante, para lo que se ofertan visitas gratuitas para grupos concertados durante los meses de febrero y marzo.

La iniciativa propone una visita a la Casa Natal de Blas Infante y un recorrido por las calles de Casares para conocer la historia de Andalucía y de los símbolos andaluces.

Una ruta que se realiza al aire libre por el centro de interpretación abierto creado dentro de la campaña Casares, la pequeña Andalucía , que incluye 6 mosaicos artesanos, a modo de paneles informativos, en los que el propio Blas Infante explica de una forma muy didáctica el sentido de los símbolos andaluces: la bandera, el escudo, el lema, el himno, el parlamento andaluz, el Día de Andalucía y la descripción de Casares del propio Blas.

La oferta, que se está trasladando desde la Casa Natal de Blas Infante a colegios, asociaciones y entidades turísticas de diferentes puntos de Andalucía, se realiza de forma adecuada a los contenidos escolares.

Y también, puede ser adaptada a personas con discapacidad auditiva, para lo que se utiliza la aplicación digital Tleo, que utiliza el Ayuntamiento para facilitar a las personas no oyentes acceder a información municipal y turística con el objeto de hacer de Casares un municipio más abierto e inclusivo.

a concejalía de playas de Casares invierte en mejoras para la limpieza del litoral de playas, en este caso se trata de la adquisición de un nuevo vehículo Limpia-Playas remolcado, una nueva maquina que permite retirar principalmente residuos grandes como botellas, piedras o algas; aunque también tiene la capacidad de retirar colillas y otros tipos de residuos.

La concejala del área de playas, ha señalado que con esta nueva adquisición de maquinaria se pretenden cubrir las necesidades del servicio de limpieza de litoral de Casares que se realiza durante todo el año y, de forma muy específica y concreta, en los meses de verano.

Desde el Consistorio se considera especialmente importante la adquisición de esta máquina ya que las playas del municipio reciben, año tras año, el distintivo de Bandera Azul con todo lo que ello conlleva en cuanto a la limpieza, servicios y protección del litoral.

Con este nuevo remolque para la limpieza de playas se pretende dar cumplimiento al art. 225 del Reglamento General de Costas, en cuanto a la limpieza, higiene y salubridad de las playas del término municipal y es una máquina de fabricación nacional que ha contado con una inversión por parte del ayuntamiento de 65.000 euros.

asares Council's Beach Department has invested in improvements for the cleaning of the municipality's beaches, in particular with the acquisition of a new towed Beach-Cleaning vehicle, a new machine that mainly allows the removal of large waste such as bottles, stones or seaweed; although it also has the ability to remove smaller items like cigarette butts and other types of waste.

The Councillor for beaches has stated that this new machinery is intended to cover the needs of the Casares coastline cleaning service that is carried out throughout the year especially during the summer months.

The Town Hall considers the acquisition of this machine especially important as the beaches of the municipality receive, year after year, the Blue Flag badge with all that this entails in terms of cleanliness, services and protection of the coastline.

With this new beach cleaning machine, it is intended to comply with art. 225 of the General Regulation of Coasts, in terms of cleanliness, hygiene and health of the beaches and it is a nationally manufactured machine with a cost of 65,000 euros to the council.

Our advice is that wherever goods and/or assets are located, in whichever country, it is advisable to make a will in each of those countries, (especially advisable now in these times of COVID). We would like to clarify, that although it is not compulsory to sign a will in Spain as the Spanish authorities do recognize the validity of foreign wills; the costs for the translation and legalization or apostle, (a requisite which is indispensable for the any document to be accepted in Spain), are very high compared to the relatively inexpensive costs for making a Spanish will now.

In the case where a person does not leave a will the assets of the deceased are not left to the state. In Spain an "intestate" succession is covered by the Spanish law which stipulates which relatives inherit and in what proportion. In Spain bloodline takes precedence over partners or spouse. (E.g., the testator s children have the right to inherit before their husband or wife).

All Spanish wills must always be signed in front of a Public Notary, who will certify the testator s identity, status, state of mind, (suitability to sign a will) and will attest to his last wishes, all this is reflected in a written document signed by all parties. This Public Notary is responsible for notifying the General Registry in Madrid of the testator s last will.

Once deceased, it is the heir/s that will be required to obtain a Certificate of Last Will and Testimony from the Central Will Registry in Madrid where all of the wills that the deceased signed in Spain during their life are listed. The last will signed by the deceased is the only one that is valid.

Spanish law requires that a will is made following the formalities specified by Spanish law. To date the law applicable to the distribution of assets after death, (if nothing was mentioned in the will), would be that of the country of the nationality of the testator. However, from August 2015 the new law states that the law to be applied will now be that of the country of residence of the testator at the time of death. This change can be overruled simply by stating in a new will which law you wish to take precedence. That is why we recommend that your will is checked and that if necessary a new will is signed specifying exactly which law should be applied in your case.

The process for preparing a will in Spain is relatively simple as long as you count on the advice of a lawyer who can advise and prepare the document. It is best to do it in two columns, (one in English, and one in Spanish), so that the testator can understand the content of what is being signed. Another point that concerns some people is the cost, which actually is relatively cheap compared to other countries. l Ayuntamiento de Casares organiza un campamento urbano coincidiendo con la Semana Blanca con el objeto de apoyar a las familias en el cuidado de sus hijos durante las las vacaciones escolares.

Este campamento funcionará los días 1, 2, 3 y 4 de marzo en horario de 9 a 14 horas, aunque la opción del aula matinal, de 8 a 9 horas se pondrá en marcha sólo, si hay un mínimo de solicitantes.

El coste de inscripción es de 15 euros por el campamento completo y 4 por día suelto, además cuenta con precios especiales para familias numerosas, monoparentales y en caso de que haya más de un hermano.

El plazo de inscripción está abierto, hasta el 15 de febrero. Los interesados deben enviar la hoja de inscripción y el recibo de abonado al email casaresvalemas@casares.es, o entregarlo directamente

el 25 al 27 de marzo se celebrará la XI Ruta de la Tapa para poner en valor la gastronomía de la ciudad . La concejala adscrita al área de Cultura y Fiestas, Macarena Diánez, ha explicado que con este evento se dará apoyo al sector de la restauración local, que se ha convertido también en uno de los principales reclamos turísticos del municipio .

Además de comprobar las excelencias de la gastronomía local, los asistentes podrán decidir qué tapa es la mejor de esta edición. Para ello, deberán contar con un mínimo de cinco sellos estampados por distintos establecimientos en el pasaporte que se repartirá para la ocasión. Estos folletos serán distribuidos también en la Oficina de Turismo y en las dependencias del Centro Cultural Padre Manuel.

El negocio que cuente con la tapa mejor valorada por los usuarios recibirá un premio de 1.000 euros y una placa de reconocimiento. Además, el Consistorio realizará varios sorteos de regalos entre los participantes que voten en esta actividad.

El regidor ha destacado la valiosa colaboración entre las administraciones públicas para realizar inversiones en los municipios y ha señalado que uno de los proyectos estratégicos para Estepona es la culminación del corredor litoral que está uniendo toda la costa.

García Urbano ha señalado que con esta inversión de la Mancomunidad de Municipios de la Costa del Sol Occidental se va a favorecer la ejecución de dos nuevos tramos, en concreto, en Arroyo Enmedio y en la zona de Guadalobón, lo que supondrá un kilómetro más de corredor litoral ejecutado.

A ese respecto, el primer edil ha manifestado que este proyecto cuenta ya con unos 20 kilómetros unidos de costa mediante sendas peatonales.

Por otra parte, el presidente de la Mancomunidad, José Antonio Mena, ha explicado que los municipios han soportado grandes cambios y se han visto gravemente afectados por la pandemia, por lo que es necesario proporcionarles cuantos apoyos sean posibles para la dinamización de un entorno social, económico y turístico sensiblemente debilitado .

os restos de la ballena que quedó varada en las playas de Estepona fueron depositada en el vaso de vertido del Complejo Ambiental Costa del Sol siguiendo las instrucciones de la delegación provincial de la Consejería de Agricultura, Ganadería, Pesca y Desarrollo Sostenible de la Junta de Andalucía.

Desde que se produjo el hallazgo del animal, la instalación habilitó una zona en vertedero, ante la posible llegada de los restos y se solicitó autorización a la Junta para su depósito.

Una vez que se descarataron diferentes opciones fue, cuando se decidió recepcionar el animal que pesaba más de 15 toneladas y medía alrededor de 15 metros.

En primer lugar un camión trasladó al cetáceo desde el puerto de Estepona hasta la planta.

Una vez aquí se procedió a poner todos los medios para trasvasar la ballena a un camión específico, con tracción 8x8, para poder subir al vaso de vertido.

Fue necesario el uso de una grúa pluma, varias palas, excavadoras y buldóceres, así como la colaboración de numeroso personal. Una vez depositada la ballena en el vaso de vertido se ha cubierto con tierra hasta taparlo por completo, evitando así que los olores se propaguen.

El delegado del Complejo Ambiental Costa del Sol, Óscar Naranjo, ha explicado que

las tareas han estado supervisadas en todo momento por técnicos de la Consejería, incluso se les ha ofrecido la posibilidad de conservar los restos del animal en la instalación, por si precisaban analizarlo o tomar muestras, pero esta opción ha sido descartada debido al avanzado estado de descomposición que presentaba .

No es esta la primera ballena que llega a este Complejo.

En 2008 otro rorcual, esta vez de más de 20 metros y 43 toneladas de peso, también fue trasladado a la instalación. En esa ocasión el animal fue despiezado y se conservó el esqueleto, que actualmente se expone en el Museo de las Ciencias Naturales del Consejo Superior de Investigaciones Científicas de Madrid.

he body of the whale that was washed up on the beach in Estepona was buried in the landfill attached to the Costa del Sol Environmental Complex following the instructions of the provincial department of the Junta de Andalucia Ministry of Agriculture, Livestock, and Fisheries.

he Duquesa Charitable Society of St George, in response to public demand, has opened a new shop in Sabinillas, with the focus on clothes and equipment for children and babies.

Situated on Plaza de Los Naranjos, opposite the Charity's large general shop (and just around the corner from the Charity Clothes Boutique) the new shop stocks a wide range of nearly new clothing for babies and children up to the age of 5 (this upper age may be raised as time goes on), along with all kinds of essential equipment such as prams, buggies, cots, car seats, and so on.

Many of the people living in the Manilva area do not originate from the municipality and therefore many parents do not have extended family close by from whom they can enjoy 'hand-me-downs', making bringing up children a potentially expensive proposition.

With children growing so quickly many of the items we receive as donations have barely been worn, with some of them unused.

So please pop along and see what we have and if you'd like to donate clothes and equipment then we'd be most grateful.

Opening hours are 10 am to 1.30 pm Monday to Saturday.

or some reason we call community meetings AGM s, that stands for Annual General Meetings, however, to be correct they should be called Ordinary General Meetings, as in Spanish they are called Junta General Ordinaria , so, from now on, we will call them OGM s, so that the translation from Spanish is more accurate to reality.

As we have explained before, the Spanish Legislators introduced a provisional Decree that authorized the suspension of the obligation for Communities to hold an OGM, authorized online voting, and voting forms, so that a physical meeting was not necessary for decisions to be made. This meant great progress for all, however, the Decree was only in place until December 31st, 2021.

We had high hopes for the Decree to be extended, or for full Legislation to be issued, but it has not happened yet. Only Cataluña has approved legislation to that effect, and we can t apply the legislation from Cataluña to the rest of Spain at this point.

So, the big question is, can we still hold an online meeting or a remote vote after January 1st? the answer right now is, sadly, no. So, what do we do now? There are still many owners who cannot travel due to restrictions, or who simply do not want to attend a meeting because they may feel vulnerable, so we have to find a way around this limitation.

In the meetings we hold, owners can attend physically or online. We set up an online connection that requires prior registration, so that we know who will attend the meeting beforehand. However, we must make it clear that this connection is solely for information purposes, meaning, that the people who connect online will need to provide a proxy for someone in the room who will legally vote for them. They can participate in the meeting, ask questions, and inform their proxy holder how they want to vote on each item, but the online attendance will not count as attendance to the meeting and if that person has not provided a proxy, then their vote will not be legally valid.These meetings are in effect the mixed meetings that we have written about before, with the votes actually being cast in the room, there is no grey area for legalities that could affect the decisions made.

We had a case recently where some people connected LAVOZdelRESIDENT

to a meeting online and intended to vote at the meeting, without providing a proxy to anyone in attendance and, least to say, they weren t very happy when we told them that they could cast their opinion, but it could not be classed as a legal vote. This could have been easily solved by sending a proxy, but they didn t do that.

Most of the time you will find that Spanish Legislation is very ambiguous, and that people tend to interpret it to suit their own interests, no matter who much forewarning you put in, for some reason, the person who shouts the loudest is the one who is expected to get his own way, but we can t allow this to happen in our communities, we have to abide by the law and help owners in any way possible.

on el nuevo año vuelve la vela de competición a las aguas de nuestra comarca. Tanto en la zona de la Costa del Sol como del Campo de Gibraltar se vivirán las 10 pruebas del XII Campeonato de Cruceros Interclubes del Estrecho de Vela 2022.

La prueba del mes de enero no se pudo celebrar en aguas de Gibraltar y hasta el 12 de noviembre se celebrarán regatas en aguas de la Bahía de Algeciras, Sotogrande, Estepona y Ceuta y se esperan alrededor de 40 barcos por cada prueba. En esta edición la organización será conjunta entre el CM Linense, el Real Club Náutico de La Línea, el Real Club Náutico de Algeciras, el CDN Saladillo, el Real Club Náutico de Estepona, el Royal Yatch Gibraltar, el RCN CAS Ceuta, Alcaidesa Marina, el Real Club Marítimo de Sotogrande y el CV Vendaval de Ceuta.

La prueba del mes de febrero está programada para el día 12. Se celebrará en aguas de la Bahía de Algeciras, organizada por el Real Club Náutico de La Línea.

El apoyo de diversos organismos ( a ABPA Algeciras, Marinas del Mediterráneo, Puerto Sotogrande, el Instituto Ceutí de Deportes y el Gibraltar Port Authority ) junto a marcas comerciales del sector serán claves en su puesta en marcha.

Esta competición está incluida en el Campeonato de vela clase Cruceros y cada vez más, el mundo de la vela está teniendo más importancia en nuestra zona, con los clubes náuticos muy abiertos a la población.

omo hemos explicado antes, los legisladores españoles introdujeron un Decreto que autorizaba la suspensión de la obligación de las Comunidades de celebrar las JGO (Junta General Ordinaria), autorizaba las Juntas Telemáticas y las Votaciones Remotas (mediante formulario o cuestionario), por lo que no era necesaria una reunión física para que se tomaran las decisiones necesarias para la gestión de la Comunidad.

Esto significó un gran progreso para todos, sin embargo, el Decreto solo estuvo vigente hasta el 31 de diciembre de 2021, por lo que actualmente no esta en vigor.

Teníamos grandes esperanzas de que se prorrogara este Decreto o de que se emitiera una legislación a este respecto, pero esto aún no ha sucedido. Solo Cataluña ha aprobado legislación en ese sentido, y no podemos aplicar la legislación Catalana al resto de España.

Por lo tanto, la gran pregunta es, ¿podemos seguir celebrando las Juntas online o las votaciones remotas después del 1 de enero? la respuesta en este momento es, lamentablemente, no.

Entonces ¿qué hacemos ahora? Todavía hay muchos propietarios que no pueden viajar debido a las restricciones, o que simplemente no quieren asistir a una reunión porque pueden sentirse vulnerables, por lo que tenemos que encontrar la manera de que puedan participar en las Juntas de la Comunidad.

En las reuniones que celebramos, los propietarios pueden asistir físicamente u online. Establecemos una conexión online que requiere inscripción previa, para que sepamos previamente quién se conectará. Sin embargo, debemos dejar claro que esta conexión es únicamente con fines informativos, lo que significa que las personas que se conectan deberán proporcionar una delegación de voto para que alguien en la sala les represente, que será quien votará legalmente en su lugar.

Estas son, en efecto, las Juntas Mixtas de las que os hemos escrito antes, con los votos emitidos en la sala, no hay zona gris para las legalidades que podrían afectar a las decisiones tomadas u a impugnaciones futuras.

Recientemente tuvimos un caso en el que algunas personas se conectaron a una junta online y tenían la intención de votar en la junta, sin proporcionar la delegación de voto, y resta decir que no estaban muy contentos cuando les dijimos que podían emitir su opinión, pero no podía clasificarse como un voto legal.

Esto podría haberse resuelto fácilmente enviando una delegación de voto, pero no lo hicieron.

La mayoría de las veces vemos que la legislación española es muy ambigua, y que la gente tiende a interpretarla para que se adapte a sus propios intereses, no importa las advertencias legales que se realicen de antemano, por alguna razón, la persona que grita más es la que se supone que se saldrá con la suya, pero no podemos permitir que esto suceda en nuestras comunidades, tenemos que cumplir la ley y ayudar siempre a nuestros propietarios.

quellos extranjeros que además de residir en España tengan bienes inmuebles, cuentas o cualquier tipo de bien en nuestro país se habrán preguntado alguna que otra vez sobre la necesidad o no de hacer un testamento aquí en España.

Nuestro consejo es que siempre que se tengan bienes fuera del país de residencia es conveniente hacer testamento en cada uno de ellos, (especialmente aconsejable ahora en estos tiempos de COVID), designando a los bienes y a sus herederos, para evitar conflictos posteriores al fallecimiento.

Aclarar que no es obligatorio firmar testamento en España, ya que las autoridades españolas deben reconocer la validez de un testamento extranjero, aunque es cierto que los costes se incrementan cuando es necesaria su traducción y legalización o apostilla (requisito éste imprescindible para que tengan la consideración de documentos públicos en España).

Decir que el caso de fallecer sin testamento no implica que los bienes del causante se los quede el Estado. Para ello, se abre la sucesión ab intestato en la que es la ley la que dice qué parientes heredan y en qué proporción.

En España, el lugar donde se puede otorgar testamento es siempre ante un notario público, el cual certificará su identidad, estado (si es apto o no para firmar testamento) y dará fe de sus últimas voluntades, recogiéndolo en un documento por escrito.

Una vez fallecido el causante, el/los heredero/s tendrán que obtener un certificado de últimas voluntades donde se recoge los testamentos que el causante firmó en España durante toda su vida y donde se encuentra el último firmado por éste. En España, el último testamento firmado por el causante es el que tendrá validez. El notario será el encargado de notificar su otorgamiento al Registro General de Actos de Última Voluntad situado en Madrid, donde se lleva un control pormenorizado de todos los testamentos firmados en nuestro país.

Hasta ahora, si no se decía nada en cuanto a la ley aplicable a la sucesión se aplicaba la ley nacional del causante; sin embargo, desde el próximo mes de agosto será aplicable la ley del Estado donde resida el causante en el momento del fallecimiento. Esto se puede modificar simplemente mencionando en el testamento la ley que se desea aplicar. Es por esto que recomendamos a quienes firmaran testamento sin mencionar qué ley desean que se aplique, que firmen un nuevo testamento en el que especifiquen qué ley quieren que sea aplicada a su sucesión.

El Proceso para preparar un testamento en España es relativamente sencillo, siempre que cuentes con el asesoramiento de un abogado que pueda asesorarte y preparar dicho documento. Lo más conveniente es hacerlo a doble columna, inglés y español, para que el testador tenga claro el contenido de lo que firma.

Otro punto que plantea muchas dudas es el precio del mismo. Firmar testamento en España es relativamente barato en comparación con otros países.

En nuestro caso, el coste de firmar testamento asciende a 150 Euros por persona incluyendo en el mismo: reunión con el cliente y recopilación de información; preparación del mismo y asistencia en notaría, por lo que el motivo económico no es excusa para no hacerlo.

What I hear so often around the festive times, is how little energy people have, how tired they feel, how fat they feel and often they state that they have had enough of feeling so miserable with themselves, and that next year they are going to make BIG changes to improve everything!

Then, what normally happens is, New Year's resolutions are made and by January 10th they have already been broken.

This month's article is about getting motivated and staying motivated, these are choices that we have, they are not always easy but without making changes nothing will change, meaning that feeling of 'enough' will never leave you and you will feel conststantly uninspired.

So, Where do you start?

I encourage people think back to when they felt great, when they had lots of energy, felt healthy and fit.

Now compare that to now and make a note of what's changed since then: Family; Job; Commitments; Illness; Time Most people find they have so little time and the whole task of making big changes feels so daunting. Even finding the motivation to think about making changes for some is just too great a step.

Set a Goal You need a plan of attack. Don t think for one second that the vague phrases eating better or being healthier are proper goals. They are merely good ideals. Goals need LAVOZdelRESIDENT

to be specific and accomplishable.

Walk briskly for twenty minutes three times a week, lose five pounds by jumping rope for half an hour each evening after work, eat completely plant-based meals two days this week, or don t buy a soft drink today. These are specific goals and things you can accomplish. Use them as examples and build your own plan.

Write it Down A goal unwritten is merely a wish.

Write it down, cementing what you want to accomplish in visible words.

Post that goal somewhere you will be sure to see it every day. If it is somewhere prominent, it will serve as a reminder and give you the fuel and motivation to keep going.

Start Small You don t have to climb Everest or run a marathon right away. If you set huge goals, it becomes easier to lose hope and give up too soon.

Begin with something small that you can achieve. Once you do, move on to something bigger. Then bigger. Then even bigger! That s the way motivation works, built upon a ladder of successes until it s hard to believe you had trouble finding that motivation once.

Celebrate Celebrate each success, no matter how tiny it may seem. Each fulfilled goal is a huge step in the right direction. Do not allow yourself to think that even the smallest success doesn t have value. It does, and so do you! If your goal was to walk twenty feet to the mailbox each day and you do it, celebrate that and then start on your next goal. Each one is important.

Excited This sounds like something easier said than done, but really it just requires you thinking about your goal often with the right frame of mind.

Read your goal each day and smile, even if you are filled with dread at the thought of continuing or sore from your last work out. As long as you smile and try to be happy about your goals, the excitement will come, and with excitement comes motivation.

Search Out Inspiration Read blogs and articles and watch videos from people who have reached their goals. Feed off their motivation, their excitement, and their encouragement. There are many people who have gone through exactly what you are attempting to do and most are willing to help others follow their lead.

Use your Imagination Humans have a great gift of creation that allows us to dream up new and impossible things. Harness the power of your imagination to picture yourself succeeding, how you will look and feel. Then use those feelings of success to motivate you.

Our brains do not distinguish something imagined or read from reality. Convince yourself of your success and you will be more likely to achieve it.

It s easy to lose hope and motivation when we focus on the difficult aspects of losing weight, getting fit, or eating healthier. Working out is hard, losing weight is painful, eating healthy means altering habits and addictions. Don t focus on the work, focus on the results. Before heading to the gym, think about the

Have Fun Remember that working out can be fun. Don t just put your head down and plow through the work outs. Discipline is a good thing, but you need to let yourself play now and again too. Almacenarlas una vez horneadas. Como hemos comentado antes, en ocasiones hacemos demasiadas galletas. Por lo que una vez hechas podemos también congelarlas. Es muy importante que lo hagáis una vez que estén frías para evitar la humedad y que se ablanden. En el congelador las galletas se conservan perfectamente, un mínimo de tres meses.
