ike traffic on Frederica Road and taxes, aging is inevitable. But just as wine gets better with age, so do we. Sure, I’ve slowed down a little. I don’t try to ski the black diamond runs anymore. I get heartburn a lot easier after eating pizza or burgers. And my arm isn’t long enough to read a copy of EIL without cheaters. Yet, this March, as I reach the milestone of 60, I have found that there are a few things about growing older to which I’m looking forward. Because at a certain age you realize that you are the main character in your story – and you’re also the author!
EXPRESSING COMPASSION
DOING WHAT YOU WANT
HAVING NO REGRETS
You can say “No.” more easily with little or no guilt.
I don’t want to be thirty again! Do you?!
GAINING PERSPECTIVE
You’ve seen it all. Each life experience brings a broader perspective.
You’ve been through it all. With age comes more compassion. MELLOWING OUT
You have better ability to see what’s important in life and what is trivial. LETTING LOOSE
The older you get, the more empowered you feel. There’s real freedom in not caring what people think. And most importantly,

runswick, Georgia. A historic Port City. A Main Street City. The “Downtown” of the Golden Isles. Founded in 1771 and named for England’s King George III of the House of Brunswick, this city has seen much growth and change. Today, there’s excitement in the air as development surges and new businesses open their doors. Visitors from near and far flock to events like First Friday, Brunswick Stewbilee, and the more recently established PorchFest. There are concerts, stage productions, art exhibits, a farmer’s market, and so much more to experience. This month we’re crossing the causeway. Let’s go downtown! 18

ELEGANT ISLAND LIVING
In 2021, The City of Brunswick celebrated its semiquincentennial, marking 250 years since its founding in 1771; however, its origins as a British settlement date back even further. In 1738, Captain Mark Carr, a soldier in General James Oglethorpe’s regiment was granted land along the Turtle River and established a 1,000-acre tobacco plantation called “Plug Point.” The Royal Province of Georgia purchased Plug Point in 1771 and officially renamed it after Braunschweig, King George II’s ancestral home in Germany.

MEET THE MAYOR
I
n January of this year, 36-year-old Brunswick native Cosby Johnson was sworn in as the 60th mayor of the City of Brunswick. This native son was raised
by an educator and a veteran who instilled in him the importance of service and community. An amiable independent who ran under the platform of “Building a Better Brunswick,” Johnson strives to represent the voice of the people and is passionate about being a good steward. Johnson is a proud BHS Pirate and graduated from Valdosta State University before beginning a career in government. He serves as Vice President for Government Affairs for the Georgia Chamber of Commerce and was influential in lobbying the Georgia legislature to pass a hate crimes bill and to repeal the state’s citizen’s arrest law. Johnson is only the city’s second Black mayor, following his predecessor Cornell Harvey, who held the office since 2014 and served on the Brunswick City Council for a decade prior to that. Government accountability and transparency, education, and economic development have been identified by Johnson as his top priorities. He’s already making great strides!

Forward Brunswick is not in competition with other agencies. It works alongside many community partners to bring about positive change.” This approach has been well-received. Darren Pietsch, President of Torras Properties, says, “We were one of the earliest Forward Brunswick partners and have been excited about the mission and potential impact from the very beginning.” In 2021, using a comprehensive approach that involved advisory committees composed of community leaders, digital survey, and other methods, Forward Brunswick focused on developing a three-year strategic plan. hink feathers and finery, plumage and purpose. Planning and menu selection is underway for this year’s CASA Glynn Luncheon & Fashion Show. The committee is thrilled that their “Birds of a Feather” themed event will finally take wing and fly, as the annual fashion show was first put on hold back in Spring of 2020. After
two years of missing this popular island event, ticket sales are anticipated to be brisk, so get yours right away as seating is limited. Then flock together with your friends on Thursday, April 14 at 11:30 a.m. in the beautiful Mizner Ballroom at The Cloister on Sea Island. Grab a seat by the runway to see
models decked out in the latest styles from our favorite Golden Isles boutiques and some new participants. From chic active wear to exquisite evening gowns, you’ll love seeing the promenade while you enjoy a delicious lunch prepared by the Sea Island chefs. One lucky attendee will win a door prize of fabulous glass art created by Mark Wentz, owner of Americo Fabrication and Design. See his work at markamericowentz.com Much thanks to the volunteers, participating merchants, donors, and sponsors that include Sea Island staff & chefs, the Frederica Academy Art Department, Pauletta Atwood, HunterMaclean, Deakins Family Foundation, LeoDelle Lassiter Jolley Foundation, and CASA Staff and Advocates. All proceeds from the event benefit the child advocacy programs and services provided by CASA Glynn, serving Glynn and Camden counties. Their mission is to provide trained and supervised volunteers to advocate for the rights and needs of victims of child abuse and neglect. CASA advocates are a powerful voice in a child’s life. They provide an essential service in our community by protecting our most vulnerable members. Glynn County Juvenile Court Judge George Rountree explained the services to the court
provided by CASA: “I have found CASAs to be diligent and professional in their activities and are willing to think ‘outside the box’ when difficult situations arise requiring creative thought and problem solving. CASAs have assisted in finding putative fathers, as well as extended family and kinship resources. They bring information directly from schoolteachers and social workers, helping to give the Court an all-round picture of the children and their situations. CASA volunteers work well with other agencies helping to facilitate needed services for the children.” He continued, “The CASA Glynn volunteers speak for the child in court, help to protect the child from insensitive questioning, and objectively report information to assist the Court in determining the best interests of the child, based on sound research. CASA reports are clear, professionally organized and empathetic to the situations at hand.” In summation, he said, “CASA is a wonderful example of how ordinary citizens can contribute to the healthy future of our children and our communities.” Poet Langston Hughes said, “Hold fast to dreams, for if dreams die, life is a brokenwinged bird that cannot fly.” CASA advocates help keep children’s dreams alive and give them wings so they too will be able to soar to a better life and their highest potential. You
can assist in this important task by joining them for this delightful afternoon of fashion and fellowship. Tickets for the April 14 CASA Fashion Show & Luncheon will be available for online purchase via Eventbrite in addition to traditional RSVP to mailed invitations. For more information about CASA and how you can support their mission through donation or by becoming a volunteer or training to become an advocate, visit casaglynn.org or call 912.264.4448.

You don’t have to be a wine aficionado to attend, but if you are one, this is an event you don’t want to miss! Guests will enjoy a sampling of premier wines and various vintages with recommendations from knowledgeable and charming local sommeliers, Ryan McLoughlin of Sea Island and Frederica’s own George Jackson. Whether you have a passion for pinot or chardonnay is your sure thing, you’ll have the opportunity to enjoy what you love or expand your palate. Of course there will be fabulous cuisine as well, with a buffet of delicious small plates and hors d’oeuvres to tempt your tastebuds. Strains of music from local trio 3 of Us will fill the air so you can sip and sway to your heart’s content. Live and silent and auctions will offer unique and exciting items and experiences. Individual tickets for the event are $200 per person and company sponsorships are also available in a variety of levels. As in past years, some benefits of sponsorship, depending on the level you choose, include the very popular private one-hour champagne cruise around the lake at Frederica and a special pre-event private tasting curated by Ryan McLoughlin. If you’re wondering where the funds go from your sponsorships or ticket sales, here are some examples. A Pinot Noir level sponsorship can put 500 children in our community on the path to success with early
literacy with free books. A Cabernet level sponsorship protects 56 newborns who would otherwise be at high risk by providing safe sleep environments. A Rosé level sponsorship allows 20 families to transport their newborns home from the hospital safely with new car seats. Champagne level sponsorships fund 320 home visits to help educate parents on healthy child growth and development. Every one of these services has a positive impact on the life of a child. Coastal Coalition for Children has been serving our community since 2001, promoting child well-being by giving families the tools they need to create safe, stable, and nurturing homes. The local non-profit is also a prevention program and serves as the local chapter of Prevent Child Abuse Georgia. Coastal Coalition of Children programs include Healthy Families®, a nationally accredited home visiting program. Their aim is to strengthen families with children beginning prenatally to age five when
vital early brain development occurs. Another core program is Grandparent Connection, which supports grandparents, legal guardians or kinship placements so that their homes are stable and nurturing for the children in their care. Staff support healthy development and address issues that may arise from past childhood experiences. Support groups, mental health consultations, tutoring for children below grade level, home visitation and much more are offered. Several sponsors have already signed on, but your support is no less necessary. Please make plans to attend Taste of the Vine on March 20 either as a sponsor or through the purchase of individual tickets. Raising a glass to the children of our community in one of the most picturesque places on St. Simons Island is an excellent way to spend a Sunday afternoon. Praise That Produces 912-638-5161 • seaislandproperties.com
EACH YEAR, ELEGANT ISLAND LIVING takes an opportunity to catch up with Patrick Dunn of Sea Island Properties to talk about the real estate market on St. Simons and Sea Island. Patrick has been the top producing agent in Glynn County since 2012 with more than 1 Billion in sales and pending contracts. His client list includes top PGA Tour players, major corporate CEOs, and former Congressmen, among numerous other buyers and sellers who have become friends. Patrick is always hesitant to discuss his success because of his humble nature, but everyone knows he has the pulse on the market. This further peaks interest and curiosity about the man behind the numbers.
P
atrick grew up vacationing on Sea Island with his parents Mike and Ellen Dunn since 1979. In 1989, his family purchased a home and moved here full time. That same year, Patrick’s wife, Susan, and her family moved from Atlanta to Sea Island. The entire family is very active in the Sea Island and St. Simons Island communities, including Young Life, Community Church, and Frederica Academy, where Patrick and Susan’s three children, Patrick Jr., Lauren, and Catherine attend school. They are proud to call this home. Patrick became a licensed Georgia real estate agent in 2005. Until 2007, he worked with the Peachtree Group in Atlanta, primarily in land acquisition with a focus on obtaining tracts of land for high-end, second home residential communities. He joined the Sea Island Properties team in 2007 and has excelled at representing buyers and sellers in residential real estate transactions on Sea 62

Island and St. Simons Island. While Patrick’s successful numbers speak volumes, his impressive roster of clients and their glowing praise say even more. Peter Millar Chairman and CEO Scott Mahoney described his experience working with Patrick as follows: “Patrick immediately understood our needs and intuitively pointed us in the right direction, answering all of our questions throughout the process. His professionalism, knowledge of the Sea Island real estate market, and his ability to build genuine relationships is unparalleled! Not only did he find exactly the home we want but has continued to be a friend and valuable resource for many other needs. These are just a few of many reasons why I would recommend Patrick to anyone looking on the island.” Dick Williams, Retired General Manager of the Cincinnati Reds, had similar praise to share: “I have had a long-standing personal friendship with Patrick. However, that was
not the only reason I turned to him for advice when I began looking for a second home on Sea Island. He and his wife were both raised on Sea Island, so he has a very unique perspective to offer on the subtle nuances of the various properties and locations that came up for sale during our search. He and I had numerous conversations about what would fit for our family, and he was committed to making sure we found it.” He added, significantly, “The pleasant surprise was how he stayed in touch after the transaction and made sure we got connected to all the right professionals to begin working on our new house project. I am happy to recommend Patrick as a resource.” These examples illustrate what Patrick has constantly emphasized: the importance of providing an amazing client experience that includes consistent communication and follow-up even after a real estate transaction is complete. Exceeding clients’ expectations is how Patrick aims to differentiate himself
from the pack. Praise from Stephen Sloan, Chairman and Managing Partner Arcus Capital Partners, saying “I have never experienced this level of assistance in acquiring a property,” shows that he’s met that bar. Another example is seen in this note Patrick received from Faye Foster of Cottage 352: “I can never thank you enough for being so kind to me in the aftermath of Hurricane Irma. You never missed a call, always responding with reassurance for someone you really didn’t know that well. You were truly a calming influence. You are an amazing young man and your caring will never be forgotten.” Finally, here are some words from a man well-respected not just here on the island, but in his profession and around the world, PGA Tour legend, Davis Love III. Davis has known Patrick personally for many years and has worked with him on several real estate ventures. He describes Patrick as “the consummate professional who has the experience, expertise and market knowledge
to represent the needs of his clients with great integrity and confidentiality.” He asserts, “It is no surprise to me that he has evolved into one of the most successful residential real estate sales associates in the country. He is dedicated and committed to listening and serving the needs of his clients. Therefore, he will continue to be recognized and respected as the top agent in our marketplace.” Even his mother receives notes from friends who used Patrick as their broker, like this one from Marjie Calvert: “Dear Ellen, I have meant to write you for days. We have bought a house in Sea Island! Cottage 44 on 8th and the Drive. Patrick was the broker for both of us. I want you to know how much we enjoyed working with him. Bruce, whose avocation is looking at real estate, has worked with many brokers. (We lived in 10 places our first 5 years of marriage.) He said Patrick may be the best. You must be so proud of him.”
that Patrick is – knowledgeable, dependable, caring, passionate about his job and this community, and dedicated to providing exceptional professional service. It’s easy to see why he continues to be Glynn County’s top producing agent. We’re not asking Patrick to give us market predictions, because we’re certain that he can create positive results for a buyer or seller no matter the status of the market. Patrick Dunn’s office is located at Sea Island Properties, 351 Sea Island Road, St. Simons Island. He can be reached at 912.222.0142 or by email at patrickdunn@seasisland.com.

legant Island Living recently sat down with Brunswick Financial Advisor Allen Phillips of Phillips Wealth Management to learn more about this hometown broker, the services he provides, and his love for the community he calls home.
EIL: When you say you’re “local,” what does that really mean? AP: My family moved to the area when I was 2 years old. I have lived all over Glynn County. I went to Brunswick Christian Academy as a small child but graduated from Brunswick High School in 1993. I later attended Georgia Southern University and came back to the area following graduation and have been here ever since. EIL: Can you tell us more about your family? AP: I met my wife in college. She has been a special needs teacher in the Glynn County School system for 18 years. Our beautiful daughter is currently enrolled at Frederica Academy. And I guess I should also include our fur baby, a beagle named Sadie that we adopted a few years ago. EIL: What was your background before opening your own firm? AP: I have been in the investment and financial planning field for over 21 years. I have worked at some of the largest names on Wall Street, primarily through the private bank departments of those firms. In 2018, I decided that I’d had 64

SPRING INTO ACTION
I
don’t know about you, but January and February are always my lowkey months, part recovery from the holiday season, part gearing up for a busy spring. At no other time of year am I so “unstructured.” It’s both refreshing and an absolute mess. Gearing up for Spring vacation, I decided to focus on these travel etiquette reminders for the next few months. Introductions
Traveling with your children creates the perfect environment to practice introducing yourself to others. Have your children look the doorman, the bellman, the front desk clerk in the eye and greet them. Most adults in that environment will respond with, “Hello, Welcome. What is your name?” It’s the perfect chance for your child to say, “I’m Thomas.” Depending on their age, you can teach them
to say a bit more. For example, “I’m Thomas. I’ve been looking forward to ski school for months.” You have just reinforced eye contact, speaking clearly and communication.
Small spaces Lunchtime learning
Giving our children a little independence while on vacation is so important. Use this time to teach them about ordering their own lunch from a casual place. They can be with you or a group of friends or family. Learning to ask questions about something the restaurant might or might not have, how to tip appropriately, and what to do while walking through a buffet line are all important. You have reinforced that you do not complain if the restaurant does not have exactly what you want, reviewed the importance of being thankful for those serving you by explaining gratuity, and

explained that you grab a clean plate when going back through the buffet line for those delicious pancakes.

Most of us will travel by car or airplane this Spring. No matter your mode of transportation, you can rest assured you will be sharing a small space with others. Talk with your children about inside voices, eating things that do not smell or require a “smacking” sound, politely asking for snacks if traveling via airplane, and kindness to fellow passengers. You have now reminded them about voice levels in small spaces, what type of snacks are best while seated two inches from someone, and how to kindly grab the attention of the person serving water and light snacks. Now, if we could have everyone follow these travel rules, I just might fly to Paris this Spring with a five year old.

Alfred S. Eichberg: Brunswick’s Civic Architect
B
orn in New York in 1859, Alfred S. Eichberg grew up in Atlanta, before studying architecture in Heidelberg, Germany. While many people think of Eichberg as a leading Victorian era architect in Savannah, he was also active in Brunswick. Eichberg even maintained an office on Newcastle Street for his commissions in the City-by-the-Sea. One of Eichberg’s most iconic Brunswick buildings is now known as Old City Hall. Located on the southwest corner of Newcastle and Mansfield Streets, the structure is a classic example of the Richardsonian Romanesque style, which is characterized by masonry walls with stone accents
and a variety of arches. This red brick building is accented with terracotta and stone, including elaborate gargoyles on the exterior. Construction began in 1886 and was completed in 1893 at a cost of $33,000. While Old City Hall still stands and has new uses, not all of Eichberg’s Brunswick buildings remain. Eichberg also designed the National Bank of Brunswick, which stood on the southwestern corner of Machen Square. Completed in 1894, this building demonstrated Brunswick’s growing prosperity in the late 1800s. Like Old City Hall, the National Bank was a beautiful example of the Richardsonian Romanesque style and featured a variety of
arches. The Kress Corporation purchased the building in 1958, tearing it down shortly after the purchase. Despite its demolition, fragments of the building still exist. The Alex and Carol Snyder family discovered stonework pieces from the building’s arcaded front on their property in Brunswick and donated them to Signature Squares. In 2011, Signature Squares used these pieces to construct the fountain in Machen Square East. While it is common for historic buildings to be repurposed or demolished, it is less common for large public buildings to continue to serve their original purposes. Eichberg’s Glynn Academy Annex still serves students today, as it
has for 130 years. Built in 1889, the Annex was celebrated not only for its architectural style, but also its innovative “fireproof” design. The building shares many features with Eichberg’s other Brunswick designs, including the beautiful red brick construction and stone details. Despite his renown, Eichberg struggled to find commissions on Georgia’s coast after the financial Panic of 1893. By 1900, he had moved back to Atlanta to join the family manufacturing business and no longer actively practiced architecture.
