02. About Elementa Elementa Consulting is an Integral Group company with over 80 employees located at of f ices in London and Oxford. This brand new riverside mixed use quarter for the city of Canterbury provides the community with an exciting leisure destination. The large scale development will house a variety of uses including 23,000 ft² Leisure/ mixed use facility (comprising of a multi-screen cinema, flanked by a series of restaurants, bars and cafes) 643,000ft² student accommodation complex and 119,000ft² residential units. views

Elementa have been appointed to undertake initial feasibility bid advice, MEP costing, MEP, BREEAM, energy modeling, sunlight studies and sustainability for the scheme. Canterbury Council have stipulated the scheme is to achieve a BREEAM Excellent rating and Code FSH Level 4. These standards will be achieved through a combination of passive design strategies, highly efficient building systems and the incorporation of low or zero carbon systems. The student accommodation complex will run off a CHP system and elsewhere the development will run off a ASHP and PVs. Technologies implemented in the design include: natural ventilation, solar control, solar hot water, low-flow fixtures, harvested rainfall, on-site storge and reuse, solar PVs, car charging points, green corridor and green roof or brown roof to name a few. pedestrian and cycle routes

Elementa focused on a sense of community and public spaces whilst developing the scheme, promoting sun pools and areas where people can meet. From our fully integrated sustainability strategy from bid feasibility, we ensured a variety of options where considered which allowed us to present Canterbury with this fantastic development for all to enjoy.

Mansfield College Oxford The Hands Building
developed the services design such that available space is used efficiently whilst the services retain a level of flexibility in use where appropriate.
Location: Oxford Client: Mansfield College Developments Architect: Rick Mather Architects Project Size: £11 Million
This project consisted of a new build development providing 73 en-suite student bedrooms with common rooms, offices and study areas for the Bonavero Institute of Human Rights. In addition, a 160 seat auditorium was incorporated for lectures and seminars, as a cinema, a moot court and a performing arts space. The building used a traditional stone façade in keeping with the existing historical buildings at Mansfield College and has been designed to meet the strict planning requirements of Oxford City Council. Elementa Consulting provided energy modelling services, building services design and energy strategy advice for the development as well as monitoring services of the mechanical, electrical and public health services installation on behalf of the College during construction. Oxford City Council planning requirements dictated a maximum height of the building in keeping with surrounding buildings and targeted a National Resource Impact Assessment (NRIA) score of 11 (out of 11) for the building. These requirements along with the introduction of cross laminated timber (CLT) construction and plant areas below ground level threw up a number of interesting challenges for the services design.
Through modelling of the complete building, Elementa Consulting informed the design of the building envelope such that it is thermally efficient and have developed the services design to be energy efficient whilst providing a pleasant environment for study and living. The building is designed to achieve an EPC rating of “B”, benefitting from the incorporation of air source heat pumps and a combined heat and power generator. These renewable energy sources provide 40% of the building’s energy requirements. Along with the use of natural ventilation techniques wherever possible, generally via openable windows and wall louvres, and high efficiency mechanical ventilation (incorporating heat recovery) only where absolutely necessary, the services design significantly contributes to the maximum score of 11 available under the NRIA. The project has been a great example of collaboration between the client, design team and contractor to ensure efficiency in design construction and ultimately operation.

St Marys Crescent Place Student Accommodation Mixed Use Development Location: Southampton Client: Bouygues UK Contractor: Warings/ Bouygues Architect: Stride Treglown Project Size: ÂŁ60 million
This development is located in Southampton within a busy town centre environment, and falls within an Air Quality Management Area (AQMA). Acoustics and ventilation strategy were therefore key design considerations. The development provides accommodation to 467 students with a student services office at lower ground floor and retail facilities at lower and upper ground floors. The building is served by a central plant room, located at lower ground floor, and connected to the Southampton District Energy Scheme to deliver the required heating and cooling demands of the development. Elementa provided full mechanical, electrical, public health, sustainability, energy and engineering services on this project. A key requirement of the local council was to make full use of the local district heating main which we have done by creating a central distribution centre within the development. This not only allows the building to hit high energy efficiency targets but also significantly reduces the plant space requirements for the site. Fire design was a key consideration on the project with a focus on a single core design for the towers, with single escape stairs to maximise the usable floor space. Elementa focused the energy strategy for the scheme to meet, and where economically viable for the client surpass, the sustainability targets for the project.

Paul Street Student Accommodation and Commercial Development Location: London Client: McLaren Architect: O’Connell East Architects Project Size: £35 million
This substantial scheme involved the creation of a 3 storey mixed use development incorporating a 456 unit state of the art student accommodation facility, 45,000 ft² CAT A office space and spacious retail unit. The student accommodation will include a gymnasium and resident cinema. Elementa worked closely with the design team to deliver the client’s brief and engage with all stakeholders to ensure a sustainable and successful outcome for all. Elementa’s involvement on this project consisted of all mechanical, electrical, public health design including full above ground drainage. Elementa led the coordination of site wide services distribution as well as providing overheating report and Part L analysis. The project achieved a BREEAM very good rating with green roofs, cycle storage, landscaped courtyards. Sustainable technologies include; photovoltaics for the office space and the use of fully modular prefabricated bathrooms and inclusion of combined heat and power for the student accommodation block. The site is within a 5-10 walk of Universities such as City University, London Metropolitan University and CASS Business School.

Castle Street Student Accommodation Location: Luton Developer: GolDev Client: GolDev Architect: Maber Project Size: circa ÂŁ10 million (Phase 1)
This mixed use project involved the creation of an 11 storey building comprising of 180 student accommodation rooms. Alongside the student accommodation, associated ancillary uses for the students include a pharmacy, doctors surgery, cycle storage for 153 cycles and car parking facilities for 16 visitors. Elementa’s involvement on this project consisted of all mechanical, electrical, public health design and sustainable strategies which included the energy strategy, utilities and sustainability planning (including external lighting assessment). The student accommodation rooms for this scheme were fully pod/modular constructed which had the added benefit of a reduced programme time, reduced cost and improved health and safety. The scheme was developed with CHP to sustainably maintain the use of electric heating within the student rooms. This was integrated with a push switch timer for heating operation, which within this well insulated building means it is rarely used. To overcome overheating due to acoustic issues on the dual carriageway facade, we developed via dynamic simulation a simple push switch boost ventilation design. The rooms utilised a very economic up size of the standard bathroom/kitchen ventilation unit in conjunction with discrete acoustic vents that doubled as natural trickle ventilation.

Brunel House Student Accommodation and Mixed Use Development Location: Portsmouth Client: Bouygues Contractor: BYUK Architect: Scott Brownrigg Project Size: £60 Million Sustainability: Targeting Code for Sustainable Homes 5 Situated in the heart of Portsmouth’s up and coming Gunwharf Keys and surrounding development area this iconic project is to house a 200 bed hotel, 500 bed student accommodation for Portsmouth University, 200 apartments and a mixture of retail and commercial lets. A second site is to be erected also for a multi storey car park specifically for Brunel House users. The project aims to provide a focal centre adjacent to the busy Portsmouth Harbour station providing a high standard of accommodation for multiple usage types. Given the importance/significance of the project on the local landscape, Elementa’s and the teams focus has been to provide a blend of uses that benefit the local economy while maximising the development potential of the site. The rights to light have, to an extent, dictated the form of the building and has presented some distribution challenges, which Elementa has resolved with the design team. Elementa has brought its multiple sector experience to the project providing robust and coordinated solutions particularly in association with plant and riser spaces to maximise the potential of the project. Elementa’s engineering, energy and sustainability service has focused around a well coordinated, energy efficient and sustainable approach. Portsmouth have stipulated high sustainable aspirations for the site; CODE level 5, an overall 15-20% saving in the buildings CO2 in operation using renewable or centralised district sources etc. Elementa’s pre-planning
duties therefore very much focused on providing the most economic holistic approach to the scheme as a whole while carefully coordinating with the various tenancy lease and adjacency requirements. The energy strategy that we have produced is therefore focused on the best benefit outcome for the project. The scheme is being fully developed in BIM Level 2 using Autodesk Revit lead by the Architect and completely integrated with all the design team.

London School of Economics Student Accommodation Location: London Client: London School Of Economics Contractor: Costain Architect: Robert Hutson Associates Project Size: ÂŁ30 million Heritage: Grade II* Listed
This project involved the restoration of a listed building built in 1878 as the Hotel Victoria occupied by the MOD for the last 60 years, retaining original features. The conversion was split into two stages, the first involved the creation of more than 250 bed student accommodation for LSE and the second objective was to create a Club QuartersTM hotel with over 200 bedrooms. Elementa provided full mechanical, electrical & public health design, together with energy & sustainability strategies and options appraisals. The challenge was to integrate modern services in a commercially viable way. Across all elements of the project the client was keen to reduce energy wastage & future operating costs whilst keeping the cost of installation on-budget. Existing air-conditioning & ventilation systems were carefully reviewed & upgraded with modern technology as part of the new scheme. This delivered a saving in embodied energy as well as in installation cost. Elementa’s design scheme also delivered a number of simple and practical energy reduction measures. These included: improved air tightness, use of the Whitehall district heating system & effective easy-to-use control systems throughout the building. These measures helped to deliver energy usage well below the benchmark for a hotel of this size.

It was necessary to work within some tight environmental constraints due to the restrictions of the site but by working with the Victorian ventilation design principles, a neat solution has been provided to give comfortable conditions with the least visual impact on the superb interior spaces and that only operates when required.

London Cornwall Property Partners University Student Accommodation Location: Bristol, Cardiff and Exeter Client: LCCP Architect: RPA Project Size: ÂŁ3.6-4.6 million
These developments look to build on the clients property portfolio of high end student accommodation. College Green, Bristol - This project converted office space into prime high end student accommodation. The scheme is the first of the brand and as such has been used as the basis for developing all future developments. The building was extended to maximise the amount of units that can be accommodated at the site. The scheme makes use of energy saving measures to drive down the running costs for this development. Summit House, Cardiff - This project utilised an unused office block and disused restaurant to develop these highly sought after accommodation units. The scheme makes use combined heat and power to provide domestic hot water and also the use of energy saving measures to drive down the running costs for this development. Picturehouse Apartments, Exeter - This new build scheme is based on the site of an existing retail and storage facility. Through careful design and planning negotiations this site maximises the lettable student accommodation units whilst ensuring the design is in keeping with the surroundings. Our work on these projects included design of all mechanical, electrical and public health systems. Features included in room sprinkler system to allow room layout. In addition, developing the energy usage reduction through LED lighting, occupancy sensing and thermal controls.

Orchard Hotel Nottingham University Location: Nottingham Client: University of Nottingham Contractor: BAM Architect: RHWL Project Size: £20 million BREEAM Rating: Excellent Situated in the beautiful surroundings of the Nottingham University campus, this new 200+ bed Orchard Hotel and long stay rooms aim to provide back up to superb local conferencing facilities on the site. The design team took inspiration from the site’s sloping location and adjacency to an Orchard and clusters of Regal Oak Trees. The scheme engages with the surroundings of the site, offering a clear link between the conference centre, the parkland and beyond; offering a relaxed environment for socialising, relaxing and working alike. The client has been provided with an iconic statement scheme shrouded with efficient sustainable design principles. Elementa’s engineering and BREEAM Excellent scheme has very much centred around a team focused, well coordinated, energy efficient and sustainable approach. Due to the strict sustainable principles of the University Elementa used a number of renewable technologies to achieve an overall 20% saving in the buildings CO2 in operation including; Ground Source Heat Pumps, Photovoltaic’s, bespoke sustainable urban drainage system and Combined Heat and Power. Our building energy modelling team worked closely with the whole design team to overcome design issues, demonstrate compliance with regulations, investigate building performance and assist with generation of appropriate certification. We facilitated workshops and undertook feasibility studies.
The scheme was initially developed from an entirely passive earth tube design removing the need for air-conditioning but due to site and brand constraints the scheme had to be adapted to suite. The systems chosen have been carefully selected to work at peak efficiency while offering best value to the client and the environment. This works side by side with a building of high thermal mass, low air permeability of 3, EPC rating of 28/B, which has been designed to be flexible for future refurbishment and alternative uses.

The Brunswick Centre Mixed Use Development Location: Bloomsbury, London Client: Allied London Contractor: ISG InteriorExterior plc Architect: Levitt Bernstein Project Size: £25 Million Heritage: Grade II Listed This project is one of the largest mixed use community regeneration schemes undertaken in London. The Brunswick development is a Grade II listed building designed by Patrick Hodgkinson in the 1960s, located in Bloomsbury in the heart of London. It comprises over 590,000 ft² (over 6 acres) includes 60 retail units, 397 residential flats, new supermarket & medical centre as well as 500 secure car parking spaces and the famous art house cinema, The Renoir. Elementa’s work on this project comprised mechanical, electrical & public health design. Allied London appointed Elementa for the M&E Consultancy up to Stage E. ISG appointed Elementa to undertake the detailed design & site monitoring. Elementa also undertook the refurbishment of the heating & rainwater distribution systems to 397 dwellings above the shopping centre. The works for LB Camden required significant liaison with English Heritage, Allied London & LB Camden to agree acceptable solutions. The challenge for this project was to maintain safe access to the residents, maintain as many trading units as possible during the refurbishment, construction of a major new anchor store (Waitrose), major electrical upgrade, fast track relocation of medical centre & upgrading & maintaining life and fire safety systems. The final outcome is a beautifully restored community development that won the ‘Civic Trust Award’ in 2008.
