02. About Elementa Elementa Consulting is an Integral Group company with over 80 employees located at of f ices in London and Oxford. Stourbridge Health and Social Care Centre Location: West Midlands Client: Dudley South PCT & Infracare Contractor: Carillion Regional Building Architect: Gould Singleton Associates Project Size: ÂŁ8 million

This centre is a new, purpose-designed, locality-based health and social care centre. The building accommodates a GP surgery, a podiatry, dental practice, pharmacy, social services unit; a primary care outreach centre and treatment facility. Our work on this project included provision of all mechanical, electrical and above-ground-drainage design. Energy saving strategies included low energy lighting and maximisation of natural daylight; dynamic thermal modelling to utilise the form of the building; and a natural ventilation strategy that ensured the building complied with the NHS’s stringent internal environment policy. This project followed the successful completion of the Ridge Hill Centre, a unique purpose-designed and built facility providing support to carers, families and individuals with learning disabilities living within the local community. The Brierley Hill Health Centre, a £27m flagship development, was the final project to be delivered in this tranche and completed in December 2009.

North Road & Valkyrie Primary Care Centres Location: Essex Client: GB Partnerships Contractor: Galliford Try Partnerships Architect: Murphy Philipps Project Size: £15 Million BREEAM Rating: Excellent This project consisted of the delivery for two new primary care centres. The developments are set over two floors and include a pharmacy, multiple GP practices, consulting rooms, blood taking facilities and community nursing services. The centre will also be used for community activities such as Health Watch meetings, as well as training sessions for various groups, including fire warden training and school nurse training. Elementa provided all mechanical, electrical and public health services for the development including sustainable strategies and BREEAM services. The building incorporates a range of sustainable strategies including biomass boilers, and rainwater harvesting which enable the buildings to achieve a BREEAM rating of “Excellent”.

Newham University Hospital Maternity and New Born Unit Location: London Client: Newham University Hospital (Relabond) Contractor: Osborne Architect: Murphy Phillips Project Size: £10 Million

The project involved the redevelopment of an operational facility in the existing building, and a new “in fill” extension of part of the internal courtyard for use as the Maternity and New-Born Department. This included extensive phased refurbishment of 2 floors of 2 wings of the existing hospital building, to create a new women’s services department. Key to the project was providing a dynamic and comfortable feeling setting the standard for Maternity facilities. Critically, the works were undertaken in a live hospital environment and provision of the new department with outpatients assessment rooms, delivery suites, and nursery was introduced without reducing the critical operation of the 24/7 facilities. The team carefully phased the project to maintain operation of the main hospital facilities. This required detailed investigation and analysis of the adjacent wards to the existing services. Surveys found the existing services fed more than one ward and that substantial ventilation heating and electrical services were needed to be maintained operational to service the adjacent wards. When works on the services within the hospital street ceiling void were required. An innovative “Zip-up” panelling system was used to ensure safe working and clean hygienic separation was maintained between the works and the patients.

An essential part of the successful outcome of this project was the collaborative and close working practices with both the M&E subcontractors and the client stakeholders. Key building systems such as the water services were upgraded as well as hot water distribution and safe TMV3 blending. To enhance comfort and reduce visual and physical impact radiant ceiling panels were utilised throughout the common areas.

American University of Beirut Medical Centre Location: Beirut, Lebanon Client: Dar Al-Handasah Architect: Perkins + Will Chicago Project Size: £100 Million

Located southeast of the main American University of Beirut (AUB) campus, the new Medical Centre is uniquely positioned at the confluence of interdependent education, research and patient care programmes. The medical centre is designed to house four distinct healthcare sectors, including a children’s hospital, cancer centre, adult inpatient tower and new procedure spaces.

At the beginning on the design process, an energy benchmarking study and choose by advantage process were key in establishing clear goals and reasonable targets. For Elementa’s team to valuably contribute in enhancing the building design and performance, key local and regional issues were researched, discussed and understood. Beirut’s hot and humid climate makes the building envelope critical and therefore extra care and attention and early design work has been critical to produce a resource efficient medical centre with project goals of achieving LEED Gold (aspiring Platinum) accreditation.

Collaborating with Perkins + Will Chicago and Dar Al-Handasah Beirut teams, Elementa developed an integrated building design strategy for the new hospital with a clear focus on outcome goals. Elementa worked through the building design parameters from the inside out, and the outside in, analysing the impact of design decisions on patient and practitioner experience to deliver a high functioning and high performance building. The integrated design aims to achieve the following goals: • • • •

Gloucestershire Royal Hospital Womens Services Redevelopment Location: Gloucester Client: Gloucestershire Hospitals & NHS Foundation Trust Architect: CODA Contractor: Costains Project Size: ÂŁ18 million

This new build facility includes a 46 bed obstetric in-patient ward; obstetric theatres and delivery rooms (including three HDU rooms); a midwifery-led delivery unit; a neonatal unit including ten intensive care cots and four isolation cots, and a range of consulting rooms, outpatients facilities and specialist scanning facilities. Our work on this project included: mechanical and electrical services including heating, hot and cold water, air conditioning, ventilation, above ground drainage, electrical power, lighting and data, fire alarms, medical gases and security. The design development process involved working with users and the Trust’s public liaison group, to address issues around the provision of facilities and services. Close working with the project team and understanding of current regulations has enabled the introduction of sustainable elements such as natural ventilation and daylight dimming in the office areas in order to reduce capital and operational costs. The building was thermally modelled in order to confirm that the summertime temperatures did not exceed 28°C for more than 50 hours per year.

Finchley Memorial Hospital Location: Finchley Client: Barnet, Enfield & Haringey LIFT Elevate Partnerships (Assura) Contractor: Galliford Try Partnerships Architect: Murphy Philips Project Size: £32 million BREEAM Rating: Excellent Finchley Memorial Hospital is a 9800m2 new build community hospital comprising intermediate care facilities, renal dialysis units, outpatients department, rehabilitation unit, diagnostics, infusion unit and GP practices. This facility provides a Primary Care Facility and community hospital with stroke rehabilitation facilities. Elementa’s work included the design of all mechanical, electrical and public health services and sustainability engineering design. A BREEAM ‘excellent’ rating has been achieved and the client brief is a 25 year life span. SHINE, the learning network for sustainable healthcare buildings is involved in the development and had set an energy target of 35 GJ/100m3/ annum. To achieve the required rating and energy target, Elementa performed Dynamic Thermal Modelling of the building to achieve best energy efficiency, led energy workshops and undertook feasibility studies. Applying knowledge and expertise we were able to propose the optimum solutions, and address a number of issues including; assessing alternative design and ventilation strategies, diagnosing overheating problems, exploring potential improvement options, evaluating the implications of EPCs for new buildings and assessing the energy performance

Elementa, working closely with the design team, have provided energy options including: rain water harvesting, ground source heat pump with inverters, air to air heat pumps, natural ventilation via passive stack in large communal areas, solar photo voltaics, CHP, low flow taps / toilets and energy efficient lighting. East Oxford Health Centre Location: Oxford Client: Oxford PCT & Infracare Contractor: Carillion Regional Building Architect: Hunter & Partners Project Size: £9 million

The East Oxford Health Centre houses two GP practices and accommodates, among other elements, the PCT’s dental services, podiatry unit, physiotherapy unit, dietetics service, community phlebotomy service, the child protection service, midwifery services and the Oxford out of hours service (OxEMS). The centre is a part of the community in a very real way with key worker housing on the upper floor and a community café providing a welcoming meeting point. Health visitors and district nurses are based at the centre along with the city’s intermediate care team. This project followed the completion of the Leys Health Centre, the first project delivered through the Oxford LIFT. Elementa’s work included the provision of all mechanical and electrical services. We worked very closely with the PCT, architects, design team and all stakeholders in order to produce a scheme which minimised environmental impact and facilitated a low energy efficient building. The building was thermally modelled to ensure natural ventilation would be adequate to keep the internal conditions within NHS guidelines whilst maximising natural daylighting.

Creffield Medical Centre Location: Colchester Client: GPI Contractor: RG Carter Architect: Weston Architects Project Size: £2.5 Million BREEAM Rating: Very Good This project consisted of converting a former riding school into a modern medical facility. The property is set over two floors and includes a pharmacy on site as well as GP and Nurse consulting rooms, training and treatment rooms, administrative areas and a car park for patients and staff. The complete transformation has been achieved whilst still retaining a number of the original features of the building including the original roof trusses, window openings and external fabric of the buildings. This work enabled the retention of the original high and open roof structure, providing the building with its key feature of high level windows running along the spine of the building. This project achieved a BREEAM rating of “very good” hand in hand with a carbon reduction of nearly 20%. M & E SERVICES Elementa were assigned as checking consultants by GPI for this project and duties included: reviewing contractors design submission against the ER’s, attendance at progress meetings, installation inspections, witnessing of commissioning, and defects and omissions inspections. Shortlisted as Final 7 in Building Better Healthcare, Out of Hospital Care Facility Award 2013.

Cheltenham General Hospital St. Luke’s Phase II

Location: Cheltenham Client: Gloucestershire Hospitals NHS Foundation Trust Contractor: Costain Architect: CODA Project Size: £13.3 million

This project involved the creation of a new three level facility dedicated to critical care and rehabilitation at Cheltenham General Hospital incorporating isolation units, that connected into the existing live building. As an infill building, the project presented specific obstacles regarding maximising light and ventilation. Our work on this project included provision of all mechanical, electrical, public health and energy engineering services ensuring that all HTM’s and HBN’s were adhered to including a range of low energy strategies to ensure compliance with NHS carbon guidelines. To ensure high levels of cleanliness we sort to ensure that the contractors were mindful of taking into account ceiling voids, sealing of services in voids, partitioning of spaces efficiently, we fed into these processes proactively to obtain maximum benefits. Delivery of CCU Level 1 and CCU Level 2. Integral blinds were used in glass walls and windows provide maximum infection control, while maintaining balance between patient privacy and effective clinical monitoring. Windows were designed to give natural ventilation to both the Rehabilitation and Stroke wards. Computer modelling to define maximum summer temperatures meant the Trust can stay within NHS energy targets. In order to maximise daylight, bedrooms were pushed to the outside of the envelope with inboard en-suite bathrooms on single bed wards. Incorporating a central courtyard within the upper wards created a light well for the CCU below. Establishment of clear sight lines to all CCU patient heads resulted in a centralised dual aspect nursing base

As an infill building, between two existing and fully operational buildings, the project presented specific obstacles regarding maximising light and ventilation. The correct floor level had to be established to minimise ramping between three adjoining buildings with differing floor heights. The service ducts of these buildings meant some cantilevered construction was required. The key challenges also were to establish the site services that ran across the site that was previously a car park then get them re -routed that included a mains cable, gas supply to a boiler house and steam pipes. We plotted them on plans from surveys and advised on alternative routes and solutions. Picking up existing services routes for medical gases etc from adjacent buildings and adapting them to suit the new scheme. The lessons learnt from this project were many but the most important was how to utilize the NEC 3 contract to the benefit of all of the parties, via early warning notices, to manage site issues of discovered services, and change control in due time and establish costed solutions. With the ethos of a collaborative working regimen the project was delivered on time within the GMP price. And the close working relationship with the estates department.

Cheltenham General Hospital LINAC & Oncology Centre Location: Cheltenham Client: Gloucestershire Hospitals NHS Trust Contractor: Costain Architect: CODA Project Size: ÂŁ6 million

This project involved the extension of Cheltenham General Hospital to provide a 2 storey facility linking into the existing LINAC and oncology centre. The new facilities include 2 additional LINAC bunkers, waiting, entrance, reception and workshop areas, 3 additional Endoscopy treatment rooms, waiting, recovery and support facilities. Elementa provided a full range of mechanical and electrical services for the project including a range of low energy strategies to ensure compliance with NHS carbon guidelines.

This project is a new 118,000 ft² Health Centre including doctor’s primary care practices, dental practices, pharmaceutical, opticians & other retail including an underground car park. It was originally envisaged that this facility would be a fully mechanically ventilated building, at the early stages of the design Elementa carefully analysed the layout and room adjacencies to determine whether the reliance on full mechanical ventilation was necessary. Detailed thermal modelling demonstrated that by re-arranging internal spaces, 50% of the building could be naturally ventilated. This resulted in significant capital cost reduction, an improved internal environment for users, reduction in plant space & major savings in maintenance and life– cycle costs. This project went on to win the Design Award at the National LIFT Awards. Our work on this project included provision of all mechanical, electrical and above-ground-drainage design. Energy saving strategies included low energy lighting and maximisation of natural daylight; dynamic thermal modelling to utilise the form of the building; and a natural ventilation strategy that ensured the building complied with the NHS’s stringent internal environment policy.

White Lodge Centre Location: Chertsey Client: White Lodge Centre Architect: Broadway Malyan Contractor: Pierse Contractor Project Size: £3 million PROJECT DESCRIPTION

White Lodge Centre is a centre of excellence supporting disabled people of all ages, the majority of the building houses residential accommodation, therapy and fitness facilities. The Centre includes respite accommodation plus therapy rooms, creative arts, leisure, life skills and information technology suites. The key design challenge was providing a modern specialist multi-use community facility suitable for all ages. Elementa provided full mechanical, electrical and public health detailed design, including heating, hot and cold water, ventilation, above ground drainage, electrical power, lighting, data, fire alarms and security. Close working with the project team and understanding of current regulations has enabled the introduction of sustainable elements such as natural ventilation, solar shading, low energy lighting and daylight dimming in order to significantly reduce capital and operational costs. White Lodge Centre was the recipient of a ‘Special Judges Award’ at the Building Better Healthcare Awards
