The infamous “Nice Clothes, Ugly Building” tagline is no more at global retailers Boden. Boden’s newly refurbished office promotes communication and staff integration through flexible, open-plan spaces - unrecognisable from its previous existence as a 1960’s building and rear disused warehouse. The clothing company, which sells to customers globally, have increasing staff numbers year on year due to successful market growth and therefore sought Elementa’s services, along with the rest of the design team, to expand and develop their headquarter offices. Separated into 2 phases to meet the required occupation dates, the extension of Boden’s current head office included refurbishing a 1960’s five storey building and additionally a warehouse to office conversion, located at the back of their current building. Now complete, the warehouse conversion incorporates two mezzanine levels centred around two large atriums. The second phase of the project refurbished the previously occupied original workplace which has been seamlessly connected to the newly converted warehouse space as one integrative office. Prior to Elementa’s appointment, workplace strategy studies had been carried out by Spacelab in coordination with Boden and there were a number of key factors to determine the use of the existing space and how the warehouse could be converted into usable work space. The aim for the new space was to encourage collaboration, a sense of community and allow “Town Hall” style presentations to take place. The placements of the

To understand the client’s goals and aspirations, several meetings and workshops were facilitated by Elementa and architects Spacelab during the early stages of design. This included a dedicated workshop with the design team and the client to discuss sustainability goals, knowing that the warehouse would have to be reinsulated and brought up to Building Regulations Part L energy standards as a minimum. This workshop also demonstrated to the team and client how adopting methods such as improved daylighting in to the warehouse, increased fresh air rates and good levels of temperature comfort could improve productivity when using the lowest measured levels of improvement percentages, from data collected by the Center for Built Environment in Berkley, USA. For the mechanical services ventilation and environmental temperature control systems Elementa presented three options to demonstrate how different levels of user comfort can be achieved with Radiant panels, chilled beams and fan coil units. Flexibility was embedded within the design, to allow for future change in requirements without reconfiguration of all services. These workshops allowed stakeholders to confidently visualise a clear end goal for project and unified the whole design team for a holistic design.

ASOS Leavesden Park Location: Leavesden Park, Greater London Client: ASOS Architect: Spacelab Project Size: £6 Million

Elementa have delivered full MEP services for the expansion and relocation of online global retailer ASOS customer care centre, to Leavesden Park, Greater London. For this project the client’s brief involved the delivery of a highly resilient building, with a vast density occupation to suit the companies’ large expansion plans. Moving their previous customer care headquarters from Glasgow to Greater London, ASOS have acquired occupation of two of the five blocks of building 6 at the Leavesden Park site. The new customer care call centre encompasses full restaurant catering services, breakout spaces, café, gym, meeting areas and ‘mission control’, the company’s internet control centre. Due to the global, 24 hour accessible nature of the online company’s services, high resilience levels were a top priority for both the client and our design team. To help deliver this, the ASOS occupied blocks at the site were completely separated from the landlord services. Duel UPS and generator services have been installed to ensure any potential failure in systems would not result in the site crashing and prevent a possible loss in turnover. With an extremely strict time scale, Elementa were appointed to deliver MEP strategies in December 2016, with the request for the first floors to be operational by August 2017 – a goal which was achieved. To ensure the delivery of the project on time, Elementa utilised alternate installation strategies to minimise the onsite build time including the use of package plant rooms for the main infrastructure for the UPS, chilled water and main LV switch gear services. The use of services being built off site and then

dropped in place once complete was a highly efficient method in saving time for the installation, whilst also ensuring high quality installation. One of the main challenges on this project was ensuring all the exposed services not only worked efficiently but designed and fitted to achieve the desired aesthetic feature that the client had requested. This has been achieved through high levels of coordination between Elementa, Spacelab and the contractors to ensure clear and constant communication. Invesco, Henley Location: Henley Client: Invesco Architect: TTSP Project Size: 160,000 ft² Brand Design: Raw Brothers (Image Credits)

Resilience and “business as usual” were the key drivers behind this significant 160,000 ft² refurbishment in occupation project for trading company Invesco. Home to 900 staff, the challenge was to integrate the staff into the new campus, changing their way of working and encourage greater collaboration between departments. Initially, Elementa carried out a condition survey and oversaw a validation process to ascertain any equipment that could be retained through efficiencies in space. A landlord contribution had been agreed for plant replacement subject to the scope being confirmed through our survey work. Staff were accommodated within the existing buildings and each of the three office buildings were refurbished to include new MEP on floor equipment to suit the new GA plans which were developed over 9 phases. Elementa had significant input to the phasing strategy due to limitations placed on the phasing from the services infrastructure and in particular the comms infrastructure. The existing data centre was reduced in size from approximately 6,000 ft² to 5,000 ft² allowing Invesco to use for further working areas. The main infrastructure, cooling, UPS and electrical distribution equipment was replaced whilst the data centre remained live. The new MEP plant

location was built and commissioned before the changeover and decommission of existing equipment. Now complete, the new campus includes a variety of ancillary spaces alongside the trading floors including restaurant, meeting suites and broadcast studio. Flexible breakout areas have transformed the previous independent working mindset into a more open collaborative environment, improving faster communication and efficiency, benefitting the performance of the firm.

20 Finsbury Circus Location: Central London Client: UD Europe Limited Architect: Sheppard Robson Project Size: 115,000 ft² GIA BREEAM Rating: Very Good

20 Finsbury Circus, a classic 1920’s retained facade building based near Liverpool Street Station, is undergoing a full shell & core and on floor CAT A refurbishment with supplementary retail at ground floor. With construction due to commence January 2018, Elementa are working with owners, UD Europe to deliver modernised, open plan offices over the buildings six storeys. A classic style of 1980’s concrete frame provides structural constraints with the slab to slab heights which posed a challenge to the refurbishment in terms of delivering and fitting modernised facilities into the limited space. To overcome this issue, Elementa designed services which would maximise the available floor to ceiling heights, with the most prominent one being the installation of air conditioning services throughout the buildings floors. Elementa implemented three different methods of providing the air conditioning to the floors in order to maximise results. Within the basement and ground floors an all-air system was adopted to reduce the amount of maintainable equipment within the ceiling voids. On levels 1, 2 and 3 a slimline fan coil system has been implemented so the suspended ceiling could be used to reduce installation costs on these floors. Lastly, on levels 4, 5 and 6, a multi service chilled beam installation has been used to maximise the floor to ceiling heights, whilst also achieving the architectural aspirations.

With a further key aspiration of the refurbishment being to increase the sustainability and environmental impact of the building, heat pump systems have been implemented for heating and cooling in order to reduce consumption of fossil fuels on site and help reduce carbon emissions over the building’s lifespan. With a very good BREEAM classification, the redevelopment of the 1980’s building is set to update and modernise the interior, creating a desirable space and a strong future commercial commodity for its owners.

Chartered Institute of Management Accountants Helicon Building Location: Central London Client: Chartered Institute of Management Accountants (CIMA) Architect: Think Idea Project Size: £2 Million

Chartered Institute of Management Accountants (CIMA) are the world’s largest professional body of management accountants with their UK office headquarters located in Central London. As their existing office space spanned multiple floors, CIMA required a larger single floor plate office to improve their current workspace and cater for projected growth. Elementa were appointed as mechanical, electrical and public health consultants of the 23,000ft² fit out which demanded an immense amount of coordination between the whole design team to complete the project within the requested time frame and ensure CIMA were able to relocate on planned dates. Due to the lease that CIMA had agreed at the Helicon building, an area was marked out for potential hand back to the landlord after 5 years, therefore Elementa had to ensure that services, where practical, could be reconfigured. CIMA desired the reception area to be used as a ‘Town Hall’ event space, which presented a particular challenge for Elementa as the fresh air supply from the base build provision was insignificant for this use. Working closely with CIMA and building control, Elementa were able to overcome the issue by establishing the maximum number of occupants for the space and required fresh air rates.

The project was completed on time and CIMA have seamlessly relocated into their new office and embraced their new environment. The flexible meeting spaces and multiple touch down areas have changed how people are interacting and working within the new space.

Entertainment One 45 Warren Street Location: Central London Client: Entertainment One Project Manager: Knight Frank Architect: TP Bennett Project Size: £1.3 Million

This impressive 22,000 ft² CAT A to B scheme was undertaken in just 10 weeks for Entertainment One, the world’s largest film distributor and producer. The fit out has provided Entertainment One with new working spaces, break out and executive offices. In addition, there are new client meeting rooms on the ground floor as well as a cinema acoustic level screening room for 24 people to showcase the latest productions. A comms room on the ground floor ensures high speed and reliable communications are maintained for this dynamic organisation. The main challenge for the design team was to provide all the key features in a limited budget and over a very tight timescale to design, procure and construct.

DNB ASA Bank The Walbrook Building Location: Central London Client: DNB ASA Architect: Auckett Swanke Project Manager: Knight Frank Construction Cost: Confidential

This leading Norwegian Bank relocation required a 27,000 ft² CAT A to B fit out as part of the 8th floor in the Walbrook Building for their new Central London headquarters. The requirement included open plan working, trading spaces for 30 people, a resilient comms room and a large flexible client meeting suite which can accommodate 100 people. Elementa undertook full design including specialist lighting as well as lease negotiations for the client. A collaborative design approach was undertaken which included detailing the mechanical design to a high level of coordination with the interior design intent, ceilings and the tight structural arrangement at this level. One of the main challenges presented at the site was the capacity of fresh air available for the 100 person meeting room combined with the restricted roof area available for tenants plant. To overcome this several manufacturers were engaged with which resulted in providing a piece of bespoke equipment to fit on the roof to provide an appropriate supply of fresh air.

Allied World Assurance 20 Fenchurch Street Location: Central London Client: Allied World Assurance Company Architect: Pringle Brandon Perkins + Will Project Manager: Knight Frank Construction Cost: Confidential

Allied World Assurance Company are a worldwide leading insurance and reinsurance company with offices globally. Due to their continued growth Allied World required a larger London based office and have taken two floors within 20 Fenchurch Street, London. This project consisted of 30,000 sq ft of space for Allied world’s initial requirement and 10,000 sq ft of sublet space for future proofing. There is open plan work spaces with staff break out and meeting facilities. The staff floor areas are over two levels and linked with a feature staircase with specialist lighting enhancing the structural openings. The lighting designs utilises LED to coincide with the main building philosophy for use of this light source for reduced energy consumption and retaining the BREEAM Excellent building certification. This along with variable EC/DC motor fan coil units and CO2 controls in high occupancy areas have reduced energy further and actively use the fresh air available where required. The comms rooms utilises the highly resilient building provisions for generator and chilled water to support these. Elementa undertook due diligence and lease negotiations at commencement of the project. To achieve the design periods available within the project’s fast track programme, and, meet the December occupation, we worked closely with Pringle Brandon Perkins + Will and Knight Frank. This was achieved by setting up targeted workshops at each key stage.

SEI London Alphabeta Building Location: Central London Client: SEI European Services Project Manager: Cluttons Architect: Penson Project Size: ÂŁConfidential

SEI is a leading global provider of asset management, investment processing and investment operations solutions for institutional and private-client wealth management. SEI have taken 57,000 ft² in The Alphabeta building in Finsbury Square, London, over three floors. The project has reached completion with Elementa having carried out the due diligence and lease negotiations for the MEP provisions to suit the SEI fit out. The project includes standby generation and UPS systems for business critical system support and priority loading of the building has been key to the initial negotiations. A new standalone roof plant provides increased fresh air requirements for the 8th floor client boardrooms and entertaining spaces. SEI have an extensive art collection. The interior and lighting have been designed to complement the type of artwork allocated for each space whilst maintaining flexibility for future exhibits.

Criteo 10 Bloomsbury Way Location: Central London Client: Criteo Project Manager: Knight Frank Project Size: ÂŁConfidential

Criteo have occupied 38,000 ft² at 10 Bloomsbury Way, London in order to continue with plans to develop their workspace for ongoing success. The project consisted of open plan workplace arrangements with break out and vend areas. Use of pendent fittings in these areas complimented the CAT A suspended luminaires to create a contemporary feel within the refurbished building. The space planning had to carefully consider the zoned underfloor air conditioning and perimeter trench heating system installed under the CAT A arrangement. Programme was critical and therefore Elementa had to work closely with the design and build contractor to workshop the detailed design. This ensured the equipment orders could be procured to meet the fast track programme.

Novae 21 Lombard Street Location: Central London Client: Novae Group Plc Architect: Cushman & Wakefield Project Manager: Cushman & Wakefield Project Size: 42,000 ft²

Novae Group plc is an insurance underwriting company with over 360 staff throughout 2 global offices. To continue plans to expand and grow their business, Novae have relocated their London headquarters into levels 2-4 of 21 Lombard Street. The 42,000 ft² fit out includes CAT A refurbishment works to reinstate mechanical, electrical and public health services to levels 2 and 4 and CAT B fit out to level 3. The new space includes open plan desks, client meeting rooms, reception area, associated tea points and N+1 resilient comms rooms. Clear communication with all stakeholders involved and coordination with the design team paved the way for an efficient and smooth running project with planned handover on programme. Acoustics were a key focus on the project with the client facing meeting rooms and the open timber slatted reception space therefore attenuation was closely coordinated with the acoustic engineers, interior design and Elementa. With the continued growth of Novae they are already expanding with another floor taken to be fitted out in the building.

Atrium Court Location: Bracknall Client: Confidential Trust Fund Architect: Arcademy Project Size: 120,000 ft²

We are currently undertaking the MEP design on Atrium court Bracknell. This project is a refurbishment of a 9 floor office block (Approx. 120,000 sq/ ft.) consisting of 6 floors of offices and 3 floors of below ground car parking and plant areas. The project is based in Bracknell. The refurbishment consists of a number of floors being returned to Cat A, a number of floors being returned to shell and core for future fit out and the occupied floors remaining untouched. The project is to be phased due to the in situ existing tenants. The shell and core landlord areas are being refurbished including toilet and lobby areas and life safety systems. All of the works are to be undertaken in such a manner thus not to cause disruption to the existing tenants and maintain business as usual on the occupied floors. This has included providing temporary works solutions to enable occupied floors to remain live. All of the life safety systems are being replaced within the building, the existing systems are to be retained on the occupied floors and the new installation on all other floors is to be interfaced to provide full coverage. A full mechanical and electrical main plant and infrastructure replacement is being carried out due to the age of the building.

Full validation of the existing plant and infrastructure is also being undertaken by others to ascertain the possibility of reuse or refurbishment. In addition to the main refurbishment there is a new build external Atrium to provide a new entrance and reception space. This project is being procured in a staged approach but fully designed.

Milton Park 142 and 143 Park Drive East Location: Oxford Client: MEPC Architect: SRA Architects Project Size: £7.5 Million BREEAM Rating: Targeting Excellent

Milton Park is one the largest business communities in the UK as well as an international centre for biotech, healthcare, research and development. Elementa have been involved with various developments at the park and are drawing upon that experience to develop brand new hybrid units, 142 and 143 Park Drive. The new buildings will be designed to provide flexible/ office/hi-tech accommodation for science and technology occupiers. The development will constitute two separate buildings, one at three storeys and the other at two storeys. The top floor of each building is to be fitted out as a Cat A office. The lower storeys will be finished to shell and core specification only with associated laboratory or office fit out carried out by the occupier. As with any building at the Milton Park Complex, a key focus for 142 and 143 will be sustainability and is to be designed to achieve BREEAM ‘Excellent’. Elementa are providing Mechanical, Electrical and Public Health services designs for the hybrid units.

Sapient Eden House Location: London Client: Sapient Project Manager: Knight Frank Project Size: ÂŁ1.25 Million

This project was undertaken in two phases. The first phase was a 10,000 ft² strip out and fit out of office space to a new 130 person private coffee bar/ town hall space and design centre meeting suites on the ground floor. The second phase was a refurbishment in occupation of the first and second floors changing a meeting suite and internal client reception back to additional occupancy workspace once phase 1 had been completed. We designed the mechanical services to combine two risers for fresh air ventilation in high occupancy carbon dioxide sensing controls to allow the fresh air to flow where this is most required. The scheme would not have been feasible without this innovative solution. The contract was let as design and build but our role was to provide a robust set of stage D performance information and specifications for the contractor to develop. We were retained to review the contractor developed design information, monitor the installation and witness the testing and commissioning.

TT International 62 Threadneedle Street Location: Central London Client: TT International Investment Management Architect: Arney Fender Katsalidis Project Manager: Jones Lang LaSalle Project Size: ÂŁConfidential

This project involved the fit out of two floors to CAT B specifications in 62 Threadneedle Street for a hedge fund company. The office fit out included traders open place desk areas, client meeting rooms, conference rooms, canteen and break out areas. The staff floor areas are over two levels and linked with a feature staircase with specialist lighting. The specific challenge for this project was its immensely fast track programme as the client planned to be in occupation within 16 weeks from appointment of the design team. To allow this to happen, Elementa ensured specific attention to efficient communication with all stakeholders and design team was undertaken. This included challenging the brief to guarantee the design was what the client wanted and therefore ensure no major future changes which could risk the project becoming delayed. Intended originally as an Employer’s Requirements package for the design and build contract Elementa agreed to accelerate their design to be at Stage 4 level in the same time period such that the contractor detailed design time could be saved to allow for quicker approvals and equipment procurement. With this in mind the fan coil units were able to be pre ordered from our design, again to allow the contractors to commence the early sequence strip out and MEP installation. We undertook value engineering by utilisation of existing CAT A services in areas where the aesthetics of the interior design were not to be compromised.

Hitachi Data Systems Sefton Park Location: Stoke Poges Client: Hitachi Data Systems Architect: IA Architects Project Size: 46,000 ft²

This project is a 46,000 ft² in occupation refurbishment with main plant replacement. Elementa carried out a condition survey and oversaw a validation process to ascertain the equipment that could be replaced vs renewed. A landlord contribution had been agreed for plant replacement subject to the scope being confirmed through our survey work. An existing floor in an adjacent building is being utilised as swing space and each of the three office floors are being refurbished including new MEP on floor equipment to suit the new GA plans that have been developed. There is also an existing data centre that is being reduced in size from approximately 6000 ft² to 5,000 ft². The main infrastructure, cooling, UPS and electrical distribution equipment is being replaced whilst the data centre remains live. A new MEP plant location will be built and commissioned before a changeover and decommission of existing equipment. Once the decommission is complete the final reduction of the data centre and new rack layout can be completed. Existing VAV boxes have been fully surveyed by the manufacturers and are being refurbished in situ. All new lighting will be LED lamp sources.

7-10 Old Bailey Location: London Client: MWB (Old Bailey Developments) Architect: Sidell Gibson Partnership Project Size: £21 million BREEAM Rating: Very Good

Elementa were consultants for the redevelopment of a site in the City of London on the east boundary of the Old Bailey Law Courts (Listed Building) which stands in the Ludgate Hill Conservation Area. Here, 75,000 ft² NLA of new build office accommodation was provided over 8 floors; shell and core, with a category A fit out. Having extensive experience in providing design and feasibility services for Grade l and ll listed landscapes in various sectors such as commercial, hotel & leisure, education and healthcare; most of which have been in the Central London area; we were well equipped to provide services to this new build project. We delivered high quality design when integrating new build elements into an existing listed building landscape; without disruption to the aesthetics and ensuring designs were sympathetic to the local environment requirements. We fully understood the challenges faced with such buildings and the spatial challenges of the location, as well as legislative building regulations. Commitments to efficiency in air conditioning (exceeding Part L2A) and lighting (compliant with lighting guide LG7) were achieved by using variable volume controlled heating and chilled water systems, high efficiency chillers and latest technology lighting controls. Independent electrical and mechanical services were provided to each notional tenanted area, with maximum tenant flexibility for future fit-out. This was facilitated by installation of HVAC commissioning modules, which had

the added value of allowing superior and faster commissioning. Upon the client’s instruction we carried out BREEAM services at a later stage than usual, despite this we still achieved a high standard of “very good”.

101 + 102 Park Drive Milton Park Location: Oxfordshire, UK Client: MEPC Architect: Stubbs Rich Architects Construction Cost: £15 million BREEAM Rating: Excellent

This project consists of 56,000 ft² speculative office space located in Milton Park, one of Europe’s largest business parks. The site location is in an Enterprise Zone, a prominent location, that is expanding on the success of Milton Park. The development comprises two three-storey office buildings together with associated two-storey car park provides needed modern office space for increased demand in the area. The contemporary CAT A offices achieved a BREEAM “Excellent” rating utilising low carbon technologies including included Photovoltaics, efficient lighting controls and energy efficient air source heat pumps. 101 Milton Park development was shortlisted for a Schuco Excellence Award for Design & Innovation in association with the RIBA Journal. Key challenges included phasing the works to ensure no disruption to the nearby day nursery and office buildings. Elementa is providing MEP detailed design, sustainable strategies and BREEAM Services on a design and build basis. In addition, Elementa are being retained on the client side to undertake monitoring of the Contractor’s design and install works. 101 Park Drive was shortlisted at the CIBSE Building Performance Awards 2016 for Project of the Year - Commercial/ Industrial.

This project consists of a bespoke 22,500 ft² production facility and 17,000 ft² office accommodation over 2 floors, located in Milton Park, one of Europe’s largest business parks. The site location is in an Enterprise Zone, a prominent location, that is expanding on the success of Milton Park. The development relocates an existing tenant into a purpose built facility under one roof, providing modern accommodation for the growing business needs. The modern and contemporary CAT B building will achieve a BREEAM “Very Good” rating utilising high efficiency fabric, efficient lighting controls and energy efficient air source heat pumps. Key challenges included achieving a BREEAM “Very Good” rating without renewable technologies. Elementa is providing MEP detailed design, sustainable strategies and BREEAM Services on a design and build basis. The development combines the tenant’s two existing business operations into one building, a two-storey office building adjoined to the warehouse together with associated car park and loading bay providing modern accommodation for the business needs.
