02. About Elementa Elementa Consulting is an Integral Group company with over 80 employees located at of f ices in London and Oxford. Brunel House Student Accommodation and Mixed Use Development Location: Portsmouth Client: Bouygues Contractor: BYUK Architect: Scott Brownrigg Project Size: £60 Million Sustainability: Targeting Code for Sustainable Homes 5 Situated in the heart of Portsmouth’s up and coming Gunwharf Keys and surrounding development area this iconic project is to house a 200 bed hotel, 500 bed student accommodation for Portsmouth University, 200 apartments and a mixture of retail and commercial lets. A second site is to be erected also for a multi storey car park specifically for Brunel House users. The project aims to provide a focal centre adjacent to the busy Portsmouth Harbour station providing a high standard of accommodation for multiple usage types. Given the importance/significance of the project on the local landscape, Elementa’s and the teams focus has been to provide a blend of uses that benefit the local economy while maximising the development potential of the site. The rights to light have, to an extent, dictated the form of the building and has presented some distribution challenges, which Elementa has resolved with the design team. Elementa has brought its multiple sector experience to the project providing robust and coordinated solutions particularly in association with plant and riser spaces to maximise the potential of the project. Elementa’s engineering, energy and sustainability service has focused around a well coordinated, energy efficient and sustainable approach. Portsmouth have stipulated high sustainable aspirations for the site; CODE level 5, an overall 15-20% saving in the buildings CO2 in operation using renewable or centralised district sources etc. Elementa’s pre-planning

duties therefore very much focused on providing the most economic holistic approach to the scheme as a whole while carefully coordinating with the various tenancy lease and adjacency requirements. The energy strategy that we have produced is therefore focused on the best benefit outcome for the project. The scheme is being fully developed in BIM Level 2 using Autodesk Revit lead by the Architect and completely integrated with all the design team.

AddlestOne Town Regeneration Scheme Location: Addlestone Developer: Bouygues Client: Undisclosed Architect: Broadway Malyan Project Size: ÂŁ50 Million BREEAM Rating: Targeting Excellent/ CODE-FSH 4 This large scale regeneration project consists of providing Addlestone town centre with a vibrant new leisure and retail hub. The scheme is a collaboration between the developer Bouygues and the local council to provide the town with a best in class modern facility as the first stage to the towns regeneration plan. Uses include; A 100 bed Premier Inn with restaurant facilities, 20-30,000 sqft food store, 190 apartments, a 6-8 screen cinema, in excess of 200,000sqft of retail and leisure space including gymnasiums and multiple food and beverage in all. Two multilevel car parks are included within the development service the East and West of the site. The local council will aquire a portion of the properties to sell as affordable housing. The scheme Masterplan centres around a central CHP district heating plant designed to provide the council with a steady source of income as well as providing the residents and retailers with competitive energy efficient heating and hot water. This central provision will provide the sites low/ zero carbon, BREEAM Excellent/CODE-FSH 4 and building regulation compliance as well as being capable of providing heat to a number of further developments planned in the local area. The scheme is a Masterplan that extends its current boundaries. As well as district heating, water and gas the site also requires an electrical upgrade providing circa 4MW of power distributed around the site which

has to be carefully coordinated with the existing local services and the site varied usage. This has also been balanced against the necessary fire safety back up provision required for the car park ventilation and emergency evacuation. Sustainability is a central focus to the scheme and the local council. This does not mean a focus on green technologies but a vision to provide a development which will promote ongoing investment and funding for the local community, which will last and remain valid to its community. The project has been designed to provide a robust yet sympathetic structure for Addlestone’s continued development.

Barking Riverside Mixed Use Development

by ensuring all services fit within the restricted spaces whilst still achieving an aesthetically pleasing site.

Elementa have been appointed on a phase of London and Quadrant’s Barking Riverside redevelopment, one of the largest and most significant new residential hubs in London. The ambitious new scheme will create around 11,000 homes on the development which is being built on a 180-hectare brownfield site on the northern banks of the River Thames. Until the 1990s, it was home to three power stations and a large amount of landfill.

The masterplan will form an important part of the growing community. This is also a key influx of new housing important to establishing the new transport links being brought to the area. The project follows the overarching principles and vision of the scheme, ensuring an identity and character is created for this new town. The high quality housing must abides to pioneering sustainability requirements, as the Barking Riverside development aims to be a showcase for sustainable urbanism and communities.

A third of the site will be affordable housing, as well as 65,000 square metres of commercial, retail and community facilities, one secondary and up to four primary schools, public squares and walkways and a major new highway infrastructure. Elementa are providing full MEP and sustainability strategies on a phase of the development for 227 dwellings. The project has challenging performance targets with budget and design optimisation being at the forefront of the requirements. To achieve these goals Elementa are implementing a high level of coordination and communication between stakeholders in order to meet these aspirations. Design optimisation has been displayed by developing modular service cupboards which have been condensed into a compact space. This has been important in order to maximise space for the new build homes and therefore maximising return on investment. 3D drawings in Revit have been key to providing a successful development,

Buckingham Road Residential Development Location: Brighton Client: Buckingham Developments Architect: Make Architects (image credit) Project Size: ยฃ7 Million

The Buckingham Road site has a rich history dating back into the Victorian era. This project looks to convert part of the site back to its original purpose of four dwelling town-houses, retaining the existing listed Victorian frontages, and the replace the remaining site with a new residential building consisting of 20 apartments (1, 2 and 3 bed) plus a ground floor community facility and basement car parking. Elementa were appointed to undertake the Mechanical and Electrical Consultancy including all sustainability aspects and have worked with the client who, understanding the local Brighton market, provided a brief for a very environmentally sustainable development. The building will be naturally ventilated and passively cooled for up to 80% of the year using exposed thermal mass within the apartments to maintain comfortable summer conditions with cooling provided to master bedroom and living spaces only for market expectations. The apartments are super insulated, incorporate smart thermostat technology and efficient appliances are being explored to ensure the most efficient space is created. In wintertime draught free conditions are maintained through a mechanical ventilation heat recovery units in each dwelling.

The development is heated communally via a concealed air source heat pump system producing highly carbon efficient energy to all dwellings serving radiator heating, underfloor heating and preheat of domestic hot water systems.

The Victorian townhouses are also extensively thermally upgraded with the rear faรงade externally insulated and front faรงade internally insulated (due to listed nature). The rear faรงade roofs incorporate building integrated

St Marys Student Accommodation and Mixed Use Development Location: Southampton Client: Bouygues UK Contractor: Warings Architect: Stride Treglown Project Size: ÂŁ60 million

This development is located in Southampton within a busy town centre environment, and falls within an Air Quality Management Area (AQMA). Acoustics and ventilation strategy where therefore key design considerations. The development will provide accommodation to 467 students with a student services office at lower ground floor and retail facilities at lower & upper ground floors. The building will be served by a central plant room, located at lower ground floor, and will connect to the Southampton District Energy Scheme to deliver the required heating and cooling demands of the development. Elementa are providing full mechanical, electrical, public health, sustainability and energy and engineering services on this project. A key requirement of the local council was to make full use of the local district heating main which we have done by creating a central distribution centre within the development. This not only allows the building to hit high energy efficiency targets but also significantly reduces the plant space requirements for the site. Fire design has been a key consideration on the project with a focus on a single core design for the towers with single escape stairs to maximise the usable floor space. Elementa has focused the energy strategy for the scheme to meet and where economically viable for the client surpass the sustainability targets for the project.

Paul Street Student Accommodation and Commercial Development Location: London Client: McLaren Architect: O’Connell East Architects Project Size: £35 million

This substantial scheme involves the creation of a 3 storey mixed use development which incorporates a 456 unit state of the art student accommodation facility, 45,000 ft² CAT A office space and spacious retail unit. The student accommodation will include a gymnasium and resident cinema. Elementa are working closely with the design team to deliver the clients brief and engage with all stakeholders to ensure a sustainable and successful outcome for all. Elementa’s involvement on this project consists of all mechanical, electrical, public health design including full above ground drainage. Elementa are leading coordination of the site wide services distribution as well as providing overheating report and Part L analysis. The project is to achieve a BREEAM very good rating with green roofs, cycle storage, landscaped courtyards. Sustainable technologies include; photovoltaics for the office space and the use of fully modular prefabricated bathrooms and inclusion of combined heat and power for the student accommodation block. The site is within a 5-10 walk of Universities such as City University, London Metropolitan University and CASS Business School.

St Johns College Oxford Belsyre Court

Architectural History The site, part of the St. John’s College North Oxford estate, was first considered for a theatre. In 1932, a mixed-development scheme of shops, offices, and flats, was selected. An initial design by J. C. Leeds was rejected. The final block was designed by Ernest R. Barrow and built in 1936. Belsyre Court was the first large block of flats in Oxford. It was built of brick in a Jacobethan style. The building was Grade II listed in 2008.

We are undertaking the complete design of the mechanical, electrical and public health services from RIBA stages 2 – 4 for the refurbishment of luxury apartments and offices facilities within this prestigious Grade II Listed building in the heart of Oxford. The contraction value is anticipated to be in the region of £4M. The key objectives of the project include; creating attractive and welcoming circulation spaces that reflect the character of the building, providing efficient heating systems that are value for money and upgrading the status of Belysre Court with modern flats in line with contemporary living. Our duties include the full range of building services design, working to our brief which requires modern, cost effective and sustainable solutions. Most notably of which is the removal of the antiquated existing communal oil fired heating system and replacement with individual extremely high efficiency condensing gas boilers. The project is being undertaken in occupation and a complex programme to minimise inconvenience and disruption to tenants has been devised. Elementa have been working closely with the Architects, Verity & Beverley to ensure the integrity of this significant building is not compromised in any way whilst offering St. John’s the most modern and contemporary solutions for their tenants who include some of the Colleges most senior professors and fellows.

One Tower Bridge Location: London Client: Berkeley Homes/London Borough of Southwark Architect: Squires and Partners Project Size: £TBC

One Tower Bridge is a mixed-use development comprising 9 blocks of a total of 396 residential units, commercial, cultural spaces and a single storey basement area. Blocks 1-8 consist of 353 residential units and ancillary floor space including an estate management facility, a large cultural space and commercial units accommodated in buildings of up to eleven storeys. There is also a 20 storey residential tower block with roof area and ‘lantern’ structure at its top. Included in the scheme are communal and private amenity spaces including an extension to and improvement of Potters Field Park and associated highway works and landscaping. The scheme also incorporates a large basement car park, plant rooms and a leisure suite. Elementa have been appointed as technical advisors on the project.

Coign Church Mixed Use Development Location: Surrey Developer: Bouygues Client: Undisclosed Architect: Holder Mathias Project Size: circa £30 Million BREEAM Rating: Very Good/ CODE-FSH 4 This mixed use project involves the transformation of the Coign Church Site into a development consisting of 165 dwellings within two high rise tower blocks (both “private for rent” and “private for sale”) along with lifestyle facilities such as a cinema and gym. Furthermore a new 6500m2 church building with a 1000 seat auditorium will be constructed that will also consist of associated cooking and wedding facilities, community services for the homeless, together with a number of retail units and car parking spaces. Elementa’s involvement on this project consists of all mechanical, electrical, public health design and sustainable strategies which include the commercial development targeting BREEAM Very Good and the residential homes to receive a minimum of Code Sustainable Homes Level 4. To achieve this, the project will be based around a centralised CHP district scheme for the development.

Castle Street Student Accommodation Location: Luton Developer: GolDev Client: GolDev Architect: Maber Project Size: circa ÂŁ10 million (Phase 1)

This mixed use project involves the creation of an 11 storey building comprising of 330 student accommodation rooms. Alongside the student accommodation associated ancillary uses for the students including a pharmacy, doctors surgery, cycle storage for 153 cycles, car parking facilities for 16 visitors are also being built. Elementa’s involvement on this project consists of all mechanical, electrical, public health design and sustainable strategies which include the energy strategy, utilities and sustainability planning (including external lighting assessment). The student accommodation rooms for this scheme are fully pod/modular which has such benefits as reduced programme time, reduced cost and improved health and safety.

The Brunswick Centre Mixed Use Development Location: Bloomsbury, London Client: Allied London Contractor: ISG InteriorExterior plc Architect: Levitt Bernstein Project Size: £25 Million Heritage: Grade II Listed This project is one of the largest mixed use community regeneration schemes undertaken in London. The Brunswick development is a Grade II listed building designed by Patrick Hodgkinson in the 1960s, located in Bloomsbury in the heart of London. It comprises over 590,000 ft² (over 6 acres) includes 60 retail units, 397 residential flats, new supermarket & medical centre as well as 500 secure car parking spaces and the famous art house cinema, The Renoir. Elementa’s work on this project comprised mechanical, electrical & public health design. Allied London appointed Elementa for the M&E Consultancy up to Stage E. ISG appointed Elementa to undertake the detailed design & site monitoring. Elementa also undertook the refurbishment of the heating & rainwater distribution systems to 397 dwellings above the shopping centre. The works for LB Camden required significant liaison with English Heritage, Allied London & LB Camden to agree acceptable solutions. The challenge for this project was to maintain safe access to the residents, maintain as many trading units as possible during the refurbishment, construction of a major new anchor store (Waitrose), major electrical upgrade, fast track relocation of medical centre & upgrading & maintaining life and fire safety systems. The final outcome is a beautifully restored community development that won the ‘Civic Trust Award’ in 2008.

Tregunter Road Location: Chelsea, London Client: KHN Construction Ltd Contractor: KHN Construction Ltd Architect: MAA Architects Project Size: ÂŁ20 million

This project consisted of a new build, high end, three storey residential property (plus an additional two storey basement). The property consists of such features as a swimming pool, sauna, billiards room and home cinema room. The project utilises an existing site located on Tregunter Road by maximising the building area through the careful and considered use of multiple basement levels so as not to effect the property in relation to the surrounding buildings. Elementa provided a full detailed design for all mechanical, electrical, public health and below ground drainage services. A complex below ground drainage system was designed to collect foul water which would be pumped back out to the existing outfall level. Another complex issue Elementa resolved, was the rainwater collection and distribution. Planning permission permitted that the collection and distribution of rainwater could not exceed the allowance that was previously in place at the property before the basement components were built underneath the existing garden (which would of previously collected a large percentage of rainwater due to the depth of soil). To address this issue, Elementa designed a tank that collects the rainwater below ground and distributes it back into the public sewage system according to the calculated rate it previously was.

Holy Trinity Residence Location: London Client: Bellways Construction Architect: Consarc Design Group Project Size: circa ÂŁ4 million Heritage: Grade II Listed

This challenging project entails the development and refurbishment of a high class listed property to residential use. Elementa have a clear understanding of the design issues associated with listed buildings and have worked sympathetically with heritage features to create 20 luxury apartments and one gate house residence. The building was previously used as both a convent and school which presented the challenge of integrating a scheme to allow residential dwellings to be formulated in the property. Elementa are providing complete mechanical, electrical, public health design for the development. The challenges surrounding the building services element of the refurbishment are integrating the services into a heritage site without comprising external fetaures. Routing and distribution were key to operational success, basing the scheme around a district centralised boiler and CHP system which allows non intrusive impact.

Royalton Location: Surrey Client: Royalton Architect: Julian Bicknell Associates Contractor: Elliot Wood Project Size: ÂŁ3 - 20 million

Elementa have been involved with Royalton since 2005 and have completed a number of projects including new build executive houses and apartments at Copse Manor, Red Lodge and Millbourne House. A number of these projects require bespoke designs for clients based upon Royaltons technical specifications. Developments include swimming pools, steam rooms, sauna, gymnasiums, theatres, underground parking and wine cellars. Elementa have provided mechanical, electric, public health and sustainability design services. This has included energy strategies, SAP calculations to comply with Part L of the building regulations and renewable technologies, high end audio-visual, security and access control.

Pedley, Mantus/Malcolm & Repton Street Development Location: London Client: London Borough of Tower Hamlets Architect: Ingleton Wood LLP Project Size: ÂŁCirca 40-50 Million Sustainability: Code for Sustainable Homes 4

This new build residential development located in the London Borough of Tower Hamlets, consists of over 600 new homes. The project involves the redevelopment of three separate sites, Repton Street, Pedley Street and Mantus/Malcolm Road and will include housing facilities, shared and private amenity space, child play areas as well as a new community centre. Elementa’s services for this project consisted of built environment, energy and engineering services. Energy services required for the project include Code for Sustainable homes Level 4, BREEAM Requirements for the community centre as well as renewable and CO2 aspect. Acoustic services were also taken into account given the proximity to noise source in the area. The design uses district heating systems incorporating heat interface units in individual dwellings. By getting involved at the early stage of the design we were able to influence the holistic approach to design of the schemes. This allows for commonality in approach of the services design whilst tailoring aspects to specific needs of the development. Elementa undertook load calculations for the developments to enable initial dialogue with statutory utility companies and design into the scheme the relevant requirements for electrical sub stations, water metering strategy and landlord gas supply for the heating district schemes.

Parklands St George’s Hill Location: Weybridge, Surrey Client: 9C Construction Contractor: TBC Architect: MAA Architects Project Size: £3 million

This projects consists of a super prime house within St George’s Hill complete with luxury facilities including swimming pool , air-conditioning, whole house ventilation, Crestron Home Entertainment and high level of interior design input. The project posed a number of challenges, one example being, integration of the services with a high standard of interior design. Requirement for invisible services. This project boasts a number of innovative and sustainable solutions, such as implementation of renewable systems and heat recovery from air-conditioning. Sustainable items included - solar thermal provision and rainwater cycling. Elementa’s work on this project included full mechanical, electrical and public health services. Energy and renewables strategy, home entertainment and data cabling, heating and ventilation systems.

Mumsford Flour Mill Location: Greenwich Client: CYZ Ltd Contractor: UCM Ltd Architect: CYZ Ltd Project Size: £7.5 million Heritage: Victorian Flour Mill This project comprised the conversion and refurbishment of a former Victorian Flour Mill to create 36 luxury, contemporary apartments with concierge facilities and video door access. The services designs covered the electrical, lifts, mechanical and public health installations encompassing items such as fire fighting services, pre-wired for home entertainment systems and terrace located hot tubs. Elementa’s work on this project included all mechanical, electrical and public health design incorporating comfort cooling and contemporary radiator and heating services, energy efficient lighting compliant with Part L and independent electrical services to each apartment. Integrated cabling for home entertainment systems & plasma screen technology was also provided.

Littleton Grange Location: Surrey Hills Client: Denton Group Contractor: Denton Homes Limited Architect: MAA Architects Project Size: ÂŁ2 million

This project involved the sympathetic new development of 12 luxury apartments in a conservation area. Due to the rural location, the provision of gas and oil services for heating and cooling were not a viable option. All heating within this project is generated electrically and dissipated by a wet underfloor heating system. Elementa’s work on this project included all mechanical, electrical and public health services; electrical distribution services with centralised metering facilities, door entry and alarm systems and landscape lighting, home entertainment and data cabling, heating and ventilation systems, including smoke ventilation systems.

Leopold Estate Location: London Client: Poplar HARCA Contractor: Refurbishment - Apollo , New Build - TBA Architect: PRP Architects Project Size: £68 million

This project involves the refurbishment of a Tower Hamlets estate and a transfer of homes from the council to a registered social landlord. Poplar Harca will take over homes on the Leopold Estate in east London. The scheme includes the refurbishment of 373 existing homes, including a 20-storey apartment block, as well as to provide new housing to replace the 166 Bison “Wallframe” pre-fabricated flats: a total of 800 Dwellings. Our work on this project involved supporting the post transfer detailed business case, fully costed options appraisals for refurbishment and new build, stock condition surveys, renewable and sustainable energy studies and employers requirements for the mechanical, electrical and public health services refurbishment and installation. Elementa provided design options and appraisals in order to provide detailed solutions and design to meet the clients requirements. Special features included the design of a bio fuel communal heating system with links to existing dwellings and other sites.

This innovative development involves the transformation of a derelict underground reservoir into 16 luxury dwellings. Elementa have been brought in to provide M&E services design from conceptual through to planning stage. Here, the brief is to retain the existing subterranean structure by designing a sympathetic development around its current structure and features to create a unique, design led development. As a development within an Area of Ecological Interest, a green approach to design is clearly of paramount importance: the project will achieve Code 5 for Sustainable Homes. sustainability is therefore at the forefront of Elementa’s Mechanical, Electrical and Public Health design work on the project. Elementa are incorporating key sustainable features within the design. This includes the use of photovoltaics, rain and grey water harvesting, Combined heat and power and innovative, low energy external and internal lighting designs.

Ampthill Estate Location: Kings Cross London Client: Camden Council Contractor: Apollo/Keepmoat Architect: Sprunt Project Size: ÂŁ30 million

Situated in the heart of Camden the Ampthill estate was built on the Hampstead Road from 1965 for the St Pancras Metropolitan Borough Council. A regeneration project to the buildings, to include some relandscaping works was commenced to bring the buildings up to a modern living standard in conjunction with a large re-landscaping exercise. Ampthill is a social housing estate. The main features of the estate are 3 tower blocks containing flats, each with a distinctive coloured roof forming a local landmark that can be seen from the top of Primrose Hill next to Regents Park. The blocks are owned and managed by Camden Council, and many of the flats are occupied by tenants requiring social housing. Elementa worked as specialist advisor to the clerk of works as well as designer and review of the specialist mechanical and electrical systems. Elementa’s work involved the performance and schematic review of the projects central CHP and solar water services and modifications to promote full operation of the systems. Elementa provided key design services for the more complex elements of the work and specification and design review of those elements produced by the specialist sub contractors. Key to the project was working in and around the buildings occupants, which had to be considered from survey to practical completion stage. Stakeholder engagement was therefore a key part of the project requirements.

This project involved the refurbishment of a Victorian Gothic College with the addition of three contemporary floors creating 49 Apartments, Duplexes and Triplexes and 2 units providing circa 10,000 ft² of A3 commercial space. Elementa supplied the following services for this project: Performance duties electrical, detailed design of the mechanical and ventilation scheme, thermal modelling of natural ventilation scheme to ensure the temperatures were within acceptable limits, detailed design of below ground drainage and supply of performance specification for car park ventilation.

James Terry Court Royal Masonic Benevolence Institution Location: London Client: RMBI Contractor: Mansell Architect: PRP Architects Project Size: £15 million BREEAM Rating: Excellent This project involved the development of a 75 bed including en-suite residential care home with 14 extra care apartments with a vision to obtain BREEAM Excellent. The client, RMBI’s brief was to provide the greenest most sustainable building with a 100 year life span. The refurbishment has incorporated facilities into the care home including: • Spacious bedrooms fitted with the latest mobility equipment • En-suite wet rooms and showers in all bedrooms • New dining rooms, entrance, lounge and break out rooms • An onsite hair salon and pamper room • Step free access from central facilities to all rooms • New dementia wing with dedicated garden • A beautiful rooftop garden and ground floor terraces accessible to all residents Services delivered for the project include all energy strategies and option appraisals (including dynamic thermal modelling), and all mechanical, electrical and public health design. BREEAM Excellent was to be achieved within a carefully controlled budget through application of: a green roof on the central areas, combined heat and power systems (CHP), high thermal mass, natural ventilation in communal areas, under-floor heating, maximisation of natural day lighting, rainwater harvesting, air source heat pump, low-energy lighting, heat recovery, PIR detection in rooms, building management system with simple user interfaces.
