Barking Riverside Mixed Use Development
by ensuring all services fit within the restricted spaces whilst still achieving an aesthetically pleasing site.
Location: Barking Client: Quadrant Construction Architect: Boon Brown Architects Project Size: ÂŁ50 Million
Elementa have been appointed on a phase of London and Quadrant’s Barking Riverside redevelopment, one of the largest and most significant new residential hubs in London. The ambitious new scheme will create around 11,000 homes on the development which is being built on a 180-hectare brownfield site on the northern banks of the River Thames. Until the 1990s, it was home to three power stations and a large amount of landfill.
The masterplan will form an important part of the growing community. This is also a key influx of new housing important to establishing the new transport links being brought to the area. The project follows the overarching principles and vision of the scheme, ensuring an identity and character is created for this new town. The high quality housing must abides to pioneering sustainability requirements, as the Barking Riverside development aims to be a showcase for sustainable urbanism and communities.
A third of the site will be affordable housing, as well as 65,000 square metres of commercial, retail and community facilities, one secondary and up to four primary schools, public squares and walkways and a major new highway infrastructure. Elementa are providing full MEP and sustainability strategies on a phase of the development for 227 dwellings. The project has challenging performance targets with budget and design optimisation being at the forefront of the requirements. To achieve these goals Elementa are implementing a high level of coordination and communication between stakeholders in order to meet these aspirations. Design optimisation has been displayed by developing modular service cupboards which have been condensed into a compact space. This has been important in order to maximise space for the new build homes and therefore maximising return on investment. 3D drawings in Revit have been key to providing a successful development,

Nine Elms Skills Centre Mixed Use Development Location: Central London Client: Lambeth College Architect: Architecture PLB Project Size: £100 Million The Nine Elms project is currently one of the largest regeneration programmes in the UK. Elementa are proud to have been appointed on the original sites scheme for Carillion Developments and again in 2018 for part of the scheme for a new £100 million development comprising of the Nine Elms Skills Centre, a multi phased home for Lambeth College students with a phase 1 vocational skills centre, and over 230 residential homes in a series of blocks ranging from 5 – 25 stories. Efficiency is at the forefront of this project, with the college at the end of its natural life and inefficient to operate, therefore consolidating space of the existing college was the first challenge. The new college will be built on a much smaller footprint and allow the construction of the residential developments to be built upon the extra space generated. These new projects will create necessary extra revenue to fund the planned development. With numerous mixed-use elements formulating the project, Elementa devised a strategy to most efficiently serve the sites, as the buildings would be operated at different points of the day. The residential dwellings will be used in the night and will require the majority of services from late afternoon onwards, whilst the college will be operated during the daytime. Therefore a heat sharing network solution to allow the buildings to be served most efficiently at minimum capex is needed - this is closely linked with GLA aspirations. Through the summer when there is no demand on heating, this can still be used to serve the demand for hot water and heat recovery from cooling.
Elementa displayed innovation by challenging the client’s initial brief to produce a more efficient solution. The client requested the skills centre to run air conditioning throughout the building, however, Elementa provided extensive thermal modelling of different options and was able to recommend a more passive natural ventilation solution. By utilising exposed thermal mass and secure night ventilation, this will create cooling passively and thereby avoid overheating without the use of refrigeration energy. It also reduces ongoing operational cost. Elementa worked closely with the design team to maximise residential units which is one of the main sources of income. Coordinating with the architect, services were compacted into the services void as far as possible which allowed an extra storey onto the residential block. This was also closely coordinated with the structural engineers to ensure appropriate slab thickness and coordinated services routes were adequately assessed to no detrimental effect to the ceiling heights. Once complete, this truly transformational project will deliver a world class skills training facility which will improve the future of the local economy and give direct benefit for students, employers and the local community.

Brunel House Student Accommodation and Mixed Use Development Location: Portsmouth Client: Bouygues Contractor: BYUK Architect: Scott Brownrigg Project Size: £60 Million Sustainability: Targeting Code for Sustainable Homes 5 Situated in the heart of Portsmouth’s up and coming Gunwharf Keys and surrounding development area this iconic project is to house a 200 bed hotel, 500 bed student accommodation for Portsmouth University, 200 apartments and a mixture of retail and commercial lets. A second site is to be erected also for a multi storey car park specifically for Brunel House users. The project aims to provide a focal centre adjacent to the busy Portsmouth Harbour station providing a high standard of accommodation for multiple usage types. Given the importance/significance of the project on the local landscape, Elementa’s and the teams focus has been to provide a blend of uses that benefit the local economy while maximising the development potential of the site. The rights to light have, to an extent, dictated the form of the building and has presented some distribution challenges, which Elementa has resolved with the design team. Elementa has brought its multiple sector experience to the project providing robust and coordinated solutions particularly in association with plant and riser spaces to maximise the potential of the project. Elementa’s engineering, energy and sustainability service has focused around a well coordinated, energy efficient and sustainable approach. Portsmouth have stipulated high sustainable aspirations for the site; CODE level 5, an overall 15-20% saving in the buildings CO2 in operation using renewable or centralised district sources etc. Elementa’s pre-planning
duties therefore very much focused on providing the most economic holistic approach to the scheme as a whole while carefully coordinating with the various tenancy lease and adjacency requirements. The energy strategy that we have produced is therefore focused on the best benefit outcome for the project. The scheme is being fully developed in BIM Level 2 using Autodesk Revit lead by the Architect and completely integrated with all the design team.

St Marys Crescent Place Student Accommodation Mixed Use Development Location: Southampton Client: Bouygues UK Contractor: Warings/ Bouygues Architect: Stride Treglown Project Size: ÂŁ60 million
This development is located in Southampton within a busy town centre environment, and falls within an Air Quality Management Area (AQMA). Acoustics and ventilation strategy were therefore key design considerations. The development provides accommodation to 467 students with a student services office at lower ground floor and retail facilities at lower and upper ground floors. The building is served by a central plant room, located at lower ground floor, and connected to the Southampton District Energy Scheme to deliver the required heating and cooling demands of the development. Elementa provided full mechanical, electrical, public health, sustainability, energy and engineering services on this project. A key requirement of the local council was to make full use of the local district heating main which we have done by creating a central distribution centre within the development. This not only allows the building to hit high energy efficiency targets but also significantly reduces the plant space requirements for the site. Fire design was a key consideration on the project with a focus on a single core design for the towers, with single escape stairs to maximise the usable floor space. Elementa focused the energy strategy for the scheme to meet, and where economically viable for the client surpass, the sustainability targets for the project.

AddlestOne Town Regeneration Scheme Location: Addlestone Developer: Bouygues Client: Undisclosed Architect: Broadway Malyan Project Size: ÂŁ50 Million BREEAM Rating: Targeting Excellent/ CODE-FSH 4 This large scale regeneration project consists of providing Addlestone town centre with a vibrant new leisure and retail hub. The scheme is a collaboration between the developer Bouygues and the local council to provide the town with a best in class modern facility as the first stage to the towns regeneration plan. Uses include; A 100 bed Premier Inn with restaurant facilities, 20-30,000 sqft food store, 190 apartments, a 6-8 screen cinema, in excess of 200,000sqft of retail and leisure space including gymnasiums and multiple food and beverage in all. Two multilevel car parks are included within the development service the East and West of the site. The local council will aquire a portion of the properties to sell as affordable housing. The scheme Masterplan centres around a central CHP district heating plant designed to provide the council with a steady source of income as well as providing the residents and retailers with competitive energy efficient heating and hot water. This central provision will provide the sites low/ zero carbon, BREEAM Excellent/CODE-FSH 4 and building regulation compliance as well as being capable of providing heat to a number of further developments planned in the local area. The scheme is a Masterplan that extends its current boundaries. As well as district heating, water and gas the site also requires an electrical upgrade providing circa 4MW of power distributed around the site which
has to be carefully coordinated with the existing local services and the site varied usage. This has also been balanced against the necessary fire safety back up provision required for the car park ventilation and emergency evacuation. Sustainability is a central focus to the scheme and the local council. This does not mean a focus on green technologies but a vision to provide a development which will promote ongoing investment and funding for the local community, which will last and remain valid to its community. The project has been designed to provide a robust yet sympathetic structure for Addlestone’s continued development.

Appold Street Mixed Use High Rise Tower Location: London Client: Appold Broadgate Owner S.à r.l. Architect: KPF Project Size: £80 million BREEAM Rating: Targeting Excellent
This project consists of a new build 48 storey mixed use tower with three basements in the heart of London. The tower will house approximately 10,000m² of office space and a 392 bedroom dual hotel partly aimed at business users and 260m² of ground floor retail space. Elementa was initially appointed as the client team adviser due to our experience with the owner on other mixed use, hotel and commercial buildings. We influenced and directed the design and specification decisions/briefings to maximize the buildings efficiency based on our knowledge of the area uses and client specifications. From Stage 3 we then picked up the design to completion. The building is targeting a minimum BREEAM rating of ‘excellent’. Design features include a shared condenser water or ‘ambient’ loop to VRF water cooled internal condensers, floor by floor ventilation across offices and hotel, thermal dump for peak lopping of cooling, high thermal performance facades and combined heat and power. A move was made to zero combustion on the site by removing most of the gas boiler power in lieu of the use of air source heat pumps which will greatly improve the buildings carbon footprint. The new development will be replacing the existing 10 storey building but despite the larger scale will operate more efficiently per m² due to its performance design. Our independent early input led to reductions in plant capacity and therefore plant area and reduced the clients risk in a number of design and design development areas. This has ensured a robust set of MEP client
employer’s requirements and design stage reports are complete to a high level of sustainability and performance based design. We have displayed innovation by implementing design standards based on performance based results rather than application of the ‘standards’. As a mixed use building we looked to minimize plant requirements by recognising the different operational characteristics of the building as well as opening up the clients design team to sharing services where possible. We helped the team develop a workable distribution strategy in conjunction with a thermal heat dump in the form of the large sprinkler tanks to allow peak lopping of the cooling requirement suggested by the progressive client.

London School of Economics Student Accommodation Location: London Client: London School Of Economics Contractor: Costain Architect: Robert Hutson Associates Project Size: ÂŁ30 million Heritage: Grade II* Listed
This project involved the restoration of a listed building built in 1878 as the Hotel Victoria occupied by the MOD for the last 60 years, retaining original features. The conversion was split into two stages, the first involved the creation of more than 250 bed student accommodation for LSE and the second objective was to create a Club QuartersTM hotel with over 200 bedrooms. Elementa provided full mechanical, electrical & public health design, together with energy & sustainability strategies and options appraisals. The challenge was to integrate modern services in a commercially viable way. Across all elements of the project the client was keen to reduce energy wastage & future operating costs whilst keeping the cost of installation on-budget. Existing air-conditioning & ventilation systems were carefully reviewed & upgraded with modern technology as part of the new scheme. This delivered a saving in embodied energy as well as in installation cost. Elementa’s design scheme also delivered a number of simple and practical energy reduction measures. These included: improved air tightness, use of the Whitehall district heating system & effective easy-to-use control systems throughout the building. These measures helped to deliver energy usage well below the benchmark for a hotel of this size.
approach to energy and sustainability, the outcome being an exemplary energy performing building. Due to its nature and working with a grade II* listed interior, the location, routing and distribution of services were key to the operational success of the project. It was necessary to work within some tight environmental constraints due to the restrictions of the site but by working with the Victorian ventilation design principles, a neat solution has been provided to give comfortable conditions with the least visual impact on the superb interior spaces and that only operates when required.
Innovative solutions were developed in order to retain original features and install a mix of pod and on site fabricated bathrooms and risers to maximise lettable area. This development highlights Elementa’s practical
