02. About Elementa Elementa Consulting is an Integral Group company with over 80 employees located at of f ices in London and Oxford. The wider Integral Group is a 800-strong interactive global network of design professionals in 22 of f ices, providing a full range of building s ystem design, sustainabilit y consultanc y and energ y analysis ser vices, with s taf f widely regarded as innovative leaders in their f ields. Ever y Element a projec t is led by a Pr incipal w ho ret ains per sonal responsibili t y for the overall per formance of our ser vices. Principals lead the design direc tion of their own jobs and also contribute to the development of projec t s across the company through our design review process. Our A ssociate Principals are both skilled projec t managers and accomplished design engineers. They co - ordinate our ser vices and ensure that appropriate resources are assigned to their jobs to meet projec t needs and our s tandards of ser vice excellence. Discipline Leads provide technical oversight and co-ordination of specialis t resources to the benef it of ever y projec t. These include C AD and Revit BIM, Building Physics Analysis, Architec tural Lighting , Public Health Engineering , Qualit y Management , and Commissioning. James Terry Court Royal Masonic Benevolence Institution Location: London Client: RMBI Contractor: Mansell Architect: PRP Architects Project Size: £15 million BREEAM Rating: Excellent This project involved the development of a 75 bed including en-suite residential care home with 14 extra care apartments with a vision to obtain BREEAM Excellent. The client, RMBI’s brief was to provide the greenest most sustainable building with a 100 year life span. The refurbishment has incorporated facilities into the care home including: • Spacious bedrooms fitted with the latest mobility equipment • En-suite wet rooms and showers in all bedrooms • New dining rooms, entrance, lounge and break out rooms • An onsite hair salon and pamper room • Step free access from central facilities to all rooms • New dementia wing with dedicated garden • A beautiful rooftop garden and ground floor terraces accessible to all residents Services delivered for the project include all energy strategies and option appraisals (including dynamic thermal modelling), and all mechanical, electrical and public health design. BREEAM Excellent was to be achieved within a carefully controlled budget through application of: a green roof on the central areas, combined heat and power systems (CHP), high thermal mass, natural ventilation in communal areas, under-floor heating, maximisation of natural day lighting, rainwater harvesting, air source heat pump, low-energy lighting, heat recovery, PIR detection in rooms, building management system with simple user interfaces.

Makins Court Care Home Location: Arlesford Client: Winchester Borough Council & Eastleigh Housing Association Architect: John Thompson & Partners Project Size: £4 million

This project involved a phased development to provide 19 Category 2, one and two bedroom flats in a two-storey building and 11 bungalows, all to life time homes standards with on-site warden facility, arranged around a large landscaped courtyard. A steering group comprising of existing residents, the local GP, councillors and voluntary organisations helped to develop a brief for a new building that would improve the quality of care. The end result was an award winning care home facility which received a commendation for “Best Retirement Development” at the National Homebuilder Design Awards as well as “Development making the most outstanding contribution to the attractiveness of the town” at the Alresford Society Rose Bowl Award. Elementa provided mechanical and electrical design services including heating, hot & cold water, sanitary ventilation, above ground drainage, electrical power, lighting & data, fire alarms and security. The project was carefully designed to suit people with a wide range of mobility problems, incorporating special features to enable residents to live independent lives with varying degrees of support.

Badby Park Care Home Location: Daventry Client: Chatcombe Park Architect: Acanthus Clews Architects Contractor: Higgins Construction Project Size: ÂŁ4.5 million

Badby Park is a unique, comprehensive facility dedicated to Neurological Illnesses and Disorders providing specialist nursing and rehabilitation in a beautiful parkland estate of 50 acres, minutes away from the town of Daventry in the vicinity of the Northampton metropolitan area. The facilities enable extensive range of rehabilitation, long term care, respite and palliative care for people with neurological illnesses, acquired brain injuries and spinal injuries. This project comprised the conversion of a heritage listed home into a 60bed care home including close care facilities. A two to three storey new building addition provides back of house and care facilities. Elementa’s work included the provision of all mechanical and electrical services. We worked very closely with the client, architects, design team and all stakeholders in order to produce a scheme which minimised environmental impact and facilitated a low-energy, efficient building. The building was thermally modelled to ensure natural ventilation would be adequate to keep the internal conditions within guidelines whilst maximising natural daylighting.

Charters Retirement Village

Location: West Sussex Client: Retirement Villages Ltd

Charters Retirement Village, located in West Sussex has seen the development of 49 new apartments across 4 blocks on the existing Village site. The idyllic setting of the West Sussex countryside plays home to the self-contained apartments, constructed to a high level of finish to reflect the affluent surrounding area and draw in clientele to suit. Elementa were responsible for the design review and construction stage monitoring of the project, working on the mechanical, electrical and public health services for all 49 of the new apartments. Apartments are provided with independent time and temperature controlled heating, LED lighting, and care alarm systems, as well as fully fitted kitchens and utility rooms with integrated appliances. The Village aims to create a community as well as providing housing and nursing services. Charters Village site includes large lawn areas for games, bar and bistro’s for social areas and the main feature, the eye-catching Charters Towers, a galleried main hall within the retirement community open for all residents to use.

Elmbridge Manor & Arun House Retirement Villages

Location: Surrey Client: Retirement Villages Ltd

Elementa have recently worked on the production of Employers Requirements for Arun House, a new block of 20 self-contained aged-care dwellings at Elmbridge Retirement Village. Elementa were retained on the client’s team for the detailed design and construction stage monitoring of the design and build contractor’s proposals. The building is heated from a communal gas fired plant room (boilers and CHP) which are located in another of the buildings delivered by Elementa – Elmbridge Manor. Elementa were appointed for the design review and construction stage monitoring for this new 3 storey care home facility.

Following successful completion of Elmbridge Manor, the majority of properties on the new site have been sold within 4 months, a credit to the services provided by Elementa on the project.

Elmbridge Village thrives on its community feel, provides residents with communal facilities provided within Elmbridge Manor, including a restaurant, bar, shops and doctor and nurse care consulting rooms. With Arun House, the Client was particular about creating 20 new selfcontained high-end dwellings, while sticking to a strict budget and programme. Communication was key between Elementa, the Client and interior designers to ensure that all services and requirements were deliverd and Client and aspirations met. One of the flats in particular has been designed to a very high specification, including marble bathroom and kitchen worktops, high-end kitchen appliances and a large balcony offering picturesque countryside views.

Roseland Parc Retirement Village Location: Cornwall Client: Retirement Villages Ltd Architect: KWL Architects Ltd

A block of 6 flats, within a 3 storey new build is currently undergoing construction at Roseland Parc Retirement Village in Tregony, Cornwall. Working on this project, Elementa provided full MEP services, involved in the design review and construction stage monitoring of the site, under a design and build appointment. Elementa worked to provide sustainability guidance on this project, proposing air source heat pump heating and hot water and roof mounted photovoltaic installation to significantly reduce the site’s energy consumption as well as creating long lasting, renewable services for the village. As well as the construction of the new dwellings, Elementa have provided a similar level of service to the refurbishment and extension of the listed Stable Block on the site, to provide 3 additional dwellings.

Moat House Retirement Village Location: Essex Client: Retirement Villages Ltd Architect: KWL Architects Ltd

Just outside of Great Dunmow, Essex, Moat Park retirement village offers a range of one and two bedroom apartments and cottages for the over 55s. Elementa have provided consultancy services to Phase 2 of the main care home, the provision of 16 new assisted living dementia care bedrooms. Elementa were appointed for the full design from RIBA Stage 3 through to 6. Construction was undertaken to the loft space whilst the rest of the Village was live. Elementa have taken extra consideration to ensure as little disruption as possible to other current residents while still meeting with the timeline restraints of the project. Elementa have provided assisted living dementia care bedrooms delivering fully fitted en suite bedrooms. Air source heat pump heating and cooling systems have been provided, and the extension fully integrated with the existing care and alarm systems.

Lime Tree Retirement Village Location: Warwickshire Client: Retirement Villages Ltd Architect: Thrive Architects

Situated in Warwickshire, Lime Tree Retirement Village is currently undergoing a large expansion with the development of 49 new build extra care cottages. The existing Village offers a relaxed lifestyle to residents, housing a wide range of community events and activities. The properties on the site provide stylish cottages and apartments set in the grounds of an old Edwardian mansion, Cawston House. The development of the 49 new dwellings looks to significantly expand the site as well as offering aesthetically pleasing, stylish dwellings to bring more residents to the Village

Cottonwood Lodge Location: Coquitlam, BC Area: 7,000 sq. ft LEED Certification: Targeting Gold Architect: CJP Architects Construction Cost: $4 million

Cottonwood Lodge is a residential care facility that was developed as a prototype for the Fraser Health Authority. As a long-term solution for mental health patients, it enables residents to live more independently. Project goals specified the design of a sustainable facility that would interact with nature and offer improved end-user comfort.

Integral Group provided mechanical design services for this $4 million project that focused on reaching the design target of LEED Gold. Energy savings were realized through the use of concrete mass and embedding a radiant heating and cooling system in the concrete slab. Displacement ventilation combined with ultra efficient lighting and motion sensors further improved energy savings. Water conservation was achieved through low-flow plumbing fixtures which resulted in reduction of potable water consumption by 42%. Energy efficient strategies resulted in improvement in energy performance of 40%. Additional sustainable strategies included 85% recycling of construction waste materials and selecting locally manufactured materials. Thoughtful building orientation maximized the opportunities for daylighting and access to exterior views. Better indoor environmental quality was achieved through the use of 100% outdoor air supply. Overall, sustainable strategies were combined to successfully minimize harmful environmental impacts while encouraging a healthy living space.

Deltaview Life Enrichment Centre KEY FEATURES Location: Delta, BC Area: 208,000 sq. ft. Architect: Scott Gordon Architect Completion Date: 2006

As a part of the Deltaview Campus of Care, the Deltaview Life Enrichment Centre is a 212-bed multi-level care facility. Covering 208,000 sq. ft., it is divided into eight living areas that contain 20 beds each. These living spaces are connected by a common area and each contain a central kitchen, TV and piano lounges, activity rooms and cozy dining areas. Integral Group designed the mechanical and electrical systems for this $30 million facility. Mechanical design included six vertical, closed-loop ground-source heat-pumps. These pumps provide the central heating for the building, while local supplemental heating is provided by a radiant heating system embedded in the floor. Water conservation was achieved through low-flow plumbing fixtures while energy efficiency was further enhanced by using double glazed windows. The combination of sustainable conservation strategies resulted in successful qualification for the Commercial Building Incentive Program (CBIP). The 244 acre Riverview site is home to more than 1,800 unique trees, as well as beautiful natural green spaces. Proactive measures were taken to protect the environment and preserve its beauty. This state-of-the-art facility is an excellent example of delivering effective end-user results while adhering to the fundamental principles of sustainable design.

B r ian has over 28 year s of e x p er ience wor k ing on leading commercial, residential and mixed use projec t s. Within the commercial sec tor Brian has carried out many Lease Negotiations for end user clients, understands how to secure the necessar y provisions and have these recorded af fec tively within legal documentation. Brian has s trong leadership skills, he uses a methodical approach to ensure that high qualit y schemes are delivered within the client ’s budget and programme. Brian has excellent communication skills and is able to translate complex building ser vices s ys tems into layman’s terms for client s and professional teams. Within Elementa Brian is the Principal sponsor of our Graduate and Trainee scheme and enjoys developing our talented s taf f to their full potential.

Carl McKenzie Eurlng CEng MAPM FIHEEM MCIBSE Principal, London, UK Carl is a highly skilled engineer with out s tanding sus tainable k n o w l e d ge a n d e x te n s i v e e x p e r i e n c e o f d e l i v e r i n g ‘ h i g h e n d ’ engineering /technolog y ’ projec ts within the UK , Middle East and India. Carl is responsible for client relationship liaison, s trategic planning and det ailed development of complex built env ironment schemes.
