Previously unknown features are regularly discovered through survey, during strip out and in construction. Trust and effective communication with our client and across the project team were essential to effectively respond to issues as they emerged. For Glossop maintaining momentum was critical: “We made sure we always had the right people on site so that ‘on the spot’ decisions could be made for any unforeseen turn of events” – these were not in short supply. The discovery of hidden marble mosaics and boarded up bathrooms presented opportunities for preservation and restoration. But layer upon layer of old pipes and wiring also needed to be unpicked, replaced and rerouted. Wherever possible we harnessed existing infrastructure such as covered up old chimneys to reroute service pipes and wiring. The project not only safeguarded the hotel’s architectural heritage but also significantly lowered its ongoing environmental footprint. All rooms were fitted with smart, user-triggered, and energy efficient power, heating and ventilation systems. LED lighting was installed and secondary glazing fitted to the original windows. Additional insulation was added where refurbishment provided an opportunity to improve thermal efficiency of the building envelope.

Kimpton Fitzroy London Location: Central London Client: Starwood Capital Group Architect: EPR Architects Project Manager: Tower 8 Project Size: £85 million Heritage: Grade II Listed The Russell Hotel opened in 1900 to the designs of architect Charles Fitzroy Doll, boasting a restaurant identical in design to the dining room on the RMS Titanic. As one of London’s original “Grande Dame” hotels, the Kimpton Fitzroy – as it is now known - is steeped in history. With deep expertise working with heritage assets Elementa were ideally placed to reveal and repurpose its listed fabric to accommodate modern building services. Our brief was to recreate the grandeur and beauty of the original hotel without compromising its character, or incurring excessive costs. “We treated the budget as if it was our own money”, says lead engineer and Principal, Dave Glossop, “If a specific system would last for many more years, we left it in place. Everything else we replaced.” This could only be determined by extensive surveys from our most experienced engineers. Their analysis of the performance of the existing installations was essential in deciding which systems could be retained, at time requiring overnight investigations.

Was the pain of threading modern mechanical, electrical and water systems throughout the building worth it? “Absolutely” beams Glossop. “I’m very proud of it. The drama and sleepless nights have been long forgotten - I look back now and think: ‘wow, that was awesome, we did that’.” vEighty-five million pounds, two years, and over a thousand architects, designers, builders, carpenters and craftspeople came together to breathe life back into this London landmark. The Kimpton Fitzroy is finally restored to the opulent grandeur of its early years, delivering a guest experience that now meets the demands of the 21st century.

This commitment was to prove invaluable. Our team uncovered significant temperature control issues in the plant area within the hotel’s existing central courtyard. Using computational fluid dynamics to model air circulation and heat dissipation we quickly identified the root cause. Our new configuration of plant not only solved the problem, but also freed up space to create a new garden terrace at the heart of the hotel. Working with listed buildings is an inherently unpredictable endeavour.

Orchard Hotel Nottingham University Location: Nottingham Client: University of Nottingham Contractor: BAM Architect: RHWL Project Size: £20 million BREEAM Rating: Excellent Situated in the beautiful surroundings of the Nottingham University campus, this new 200+ bed Orchard Hotel and long stay rooms aim to provide back up to superb local conferencing facilities on the site. The design team took inspiration from the site’s sloping location and adjacency to an Orchard and clusters of Regal Oak Trees. The scheme engages with the surroundings of the site, offering a clear link between the conference centre, the parkland and beyond; offering a relaxed environment for socialising, relaxing and working alike. The client has been provided with an iconic statement scheme shrouded with efficient sustainable design principles.

The scheme was initially developed from an entirely passive earth tube design removing the need for air-conditioning but due to site and brand constraints the scheme had to be adapted to suite. The systems chosen have been carefully selected to work at peak efficiency while offering best value to the client and the environment. This works side by side with a building of high thermal mass, low air permeability of 3, EPC rating of 28/B, which has been designed to be flexible for future refurbishment and alternative uses.

Elementa’s engineering and BREEAM Excellent scheme has very much centred around a team focused, well coordinated, energy efficient and sustainable approach. Due to the strict sustainable principles of the University Elementa used a number of renewable technologies to achieve an overall 20% saving in the buildings CO2 in operation including; Ground Source Heat Pumps, Photovoltaic’s, bespoke sustainable urban drainage system and Combined Heat and Power. Our building energy modelling team worked closely with the whole design team to overcome design issues, demonstrate compliance with regulations, investigate building performance and assist with generation of appropriate certification. We facilitated workshops and undertook feasibility studies.

Elementa have been appointed to deliver the MEP services on Edinburgh’s newest hotel, The W. The worldwide brand is delivering its newest luxury hotel as part of a billion pound masterplan redevelopment of Edinburgh City centre providing retail, restaurant and leisure facilities. The development of The W Hotel involves the refurbishment of one grade II listed building and two new builds. Once complete the 200 key project will include all luxury services including a spa, ballroom, bars, restaurants and ‘living room’. The new hotel is to be made up of 3 different buildings, which have been individually designed to deliver distinct architectural styles in each area. The centre building of the three includes a striking exterior façade in the style of a ‘copper ribbon’ spiralling around the outside of the hotel which will offer a large open public space with 360 degree panoramic views of the city. Appointed at stage 2 of the project, Elementa are providing full MEP services designed to match the high quality aesthetics and profile of the W brand. This development involves a high level of detailed coordination between the architects and interior design team, with Elementa developing bespoke engineering solutions to support the architectural aesthetic aspirations. Here our vast experience and knowledge within the hotel and lifestyle sector has made these ambitious designs possible. Delivering a sustainable design is another key aspect of this project. The function and leisure rooms of the new hotel are designed to optimise efficiency. Once

As part of the wider development, the challenges on this project have included interfacing with the basebuild team and gaining a high understanding of the area without interfering with other ongoing developments at the site. Flexibility has been key here in all areas. Elementa have been able to apply key stakeholder management, communicating frequently with design teams on the wider project. We have been able to deliver services that suit the architects and interior designers desire for a ‘blank canvas’ with the option to achieve any proposed designs whilst future proofing and incorporating flexible future changes. Once complete, this new Edinburgh hotel will be set to bring a new first class addition to the W brand, offering the city a new lease of life and combining luxury within both modern and heritage design.

The Strand Palace Hotel Location: West London Client: London & Regional Properties Interior Designer: Trevillion Project Size: £23 Million

Situated in the busy West End of London, the grade two listed, Strand Palace hotel is currently undergoing a significant refurbishment and modernisation programme. Centering on the introduction of an efficient new air conditioning system throughout the hotel, as well as a sumptuous refurbishment of its 800 plus rooms, the Strand expects to see improvements in business, reduction in energy consumption and a raise in room rates following the completion of the work.

Elementa will implement a number of key design features throughout the project, including the installation of HVRF and new systems to increase efficient operations of the hot water generation plant. Once completed, the refurbishment of the Strand will include the biggest HVRF installation in the UK, and will look to greatly maximise the hotel’s asset value of their 20 year lease – a pronounced achievement for both Elementa and the Strand Palace.

Having worked on a number of heritage sites before, Elementa have detailed knowledge and experience of providing full MEP design services to heritage buildings, including many grade two listed hotels. Elementa are able to uncover opportunities and crucially predict complications that can arise in these style of projects. For this particular client, Elementa have been appointed to upgrade the MEP systems throughout the whole hotel – replacing systems built to old codes and standards with the latest resources efficient technology. Elementa also was provided with the unique opportunity to test actual performance in use of hot water systems against historic and current practice. Throughout the refurbishment, Elementa faced multiple challenges, these included the installation of 40 new VRF condensers on the roof, replacing the current systems, some at which stand at 100 years old. Another occurring issue with period buildings involves the removal of large

Appold Street Mixed Use High Rise Tower Location: London Client: Appold Broadgate Owner S.à r.l. Architect: KPF Project Size: £80 million BREEAM Rating: Targeting Excellent

This project consists of a new build 48 storey mixed use tower with three basements in the heart of London. The tower will house approximately 10,000m² of office space and a 392 bedroom dual hotel partly aimed at business users and 260m² of ground floor retail space. Elementa was initially appointed as the client team adviser due to our experience with the owner on other mixed use, hotel and commercial buildings. We influenced and directed the design and specification decisions/briefings to maximize the buildings efficiency based on our knowledge of the area uses and client specifications. From Stage 3 we then picked up the design to completion. The building is targeting a minimum BREEAM rating of ‘excellent’. Design features include a shared condenser water or ‘ambient’ loop to VRF water cooled internal condensers, floor by floor ventilation across offices and hotel, thermal dump for peak lopping of cooling, high thermal performance facades and combined heat and power. A move was made to zero combustion on the site by removing most of the gas boiler power in lieu of the use of air source heat pumps which will greatly improve the buildings carbon footprint. The new development will be replacing the existing 10 storey building but despite the larger scale will operate more efficiently per m² due to its performance design. Our independent early input led to reductions in plant capacity and therefore plant area and reduced the clients risk in a number of design and design development areas. This has ensured a robust set of MEP client

employer’s requirements and design stage reports are complete to a high level of sustainability and performance based design. We have displayed innovation by implementing design standards based on performance based results rather than application of the ‘standards’. As a mixed use building we looked to minimize plant requirements by recognising the different operational characteristics of the building as well as opening up the clients design team to sharing services where possible. We helped the team develop a workable distribution strategy in conjunction with a thermal heat dump in the form of the large sprinkler tanks to allow peak lopping of the cooling requirement suggested by the progressive client.

Brunel House Student Accommodation and Mixed Use Development Location: Portsmouth Client: Bouygues Contractor: BYUK Architect: Scott Brownrigg Project Size: £60 Million Sustainability: Targeting Code for Sustainable Homes 5 Situated in the heart of Portsmouth’s up and coming Gunwharf Keys and surrounding development area this iconic project is to house a 200 bed hotel, 500 bed student accommodation for Portsmouth University, 200 apartments and a mixture of retail and commercial lets. A second site is to be erected also for a multi storey car park specifically for Brunel House users. The project aims to provide a focal centre adjacent to the busy Portsmouth Harbour station providing a high standard of accommodation for multiple usage types. Given the importance/significance of the project on the local landscape, Elementa’s and the teams focus has been to provide a blend of uses that benefit the local economy while maximising the development potential of the site. The rights to light have, to an extent, dictated the form of the building and has presented some distribution challenges, which Elementa has resolved with the design team. Elementa has brought its multiple sector experience to the project providing robust and coordinated solutions particularly in association with plant and riser spaces to maximise the potential of the project. Elementa’s engineering, energy and sustainability service has focused around a well coordinated, energy efficient and sustainable approach. Portsmouth have stipulated high sustainable aspirations for the site; CODE level 5, an overall 15-20% saving in the buildings CO2 in operation using renewable or centralised district sources etc. Elementa’s pre-planning

duties therefore very much focused on providing the most economic holistic approach to the scheme as a whole while carefully coordinating with the various tenancy lease and adjacency requirements. The energy strategy that we have produced is therefore focused on the best benefit outcome for the project. Room2 by Lamington Southampton Location: Southampton Client: Lamington UK Architect: Project Orange Project Size: £3 Million

A true ‘home away from home’, Room2 Southampton has been coined the world’s first ‘hometel’. Elementa were appointed to develop and design the new apart-hotel, converting an existing 1990’s office building into 71 spacious studio rooms. The main challenge on this project was to understand the previously existing systems and adapting these to suite a new type of occupant whilst creating increased efficiencies. With the hotel sector commonly one of the most demanding for service coordination, each bedroom at Room2 has been fitted with its own control system, allowing guests to operate and control to achieve their own personal optimum comfort levels. Elementa worked with the client, Lamington Group to select controls that are intelligent, energy efficient and simple for the user. Careful consideration was given to the integration of a kitchenette in each room, understanding what affect this could have on the traditional hotel model and servicing strategy.

We selected systems informed by an understanding of the many physical and psychological factors that affect human comfort based on past experience of performance not unreflective ‘standards’. Equipment was carefully selected from an acoustic point of view so systems can run in the background discreetly. This also allowed us to keep central plant areas to a minimum. A key focus throughout designing the developments was the creation of a new brand and brand standards for the eventual roll out of the hotels throughout the country.

Throughout the project there was an importance on maximizing what the building has to offer for the benefit of both the client and guests. Paramount to the client was maximizing return on investment which has been achieved through the inclusion of exposed services and mezzanine decking features in each room which has helped to maximize space in order to achieve the highest possible number of hotel keys. This was achieved through careful design and riser coordinator within an existing building footprint.

Equinox Gym - Kensington Location: London Client: Overbury Architect: United Designers Limited Project Size: ÂŁ5 Million

Located in the heart of Kensington, the Equinox Gym was uniquely designed to provide unprecedented hospitality. The building creates an experience that exudes quality and inspiration. The development makes use of the existing space and unique listed ceiling to create this high end experience. Elementa undertook a review role to assist in the coordination and installation with not only the base build services but also the available landlord’s supplies. This involved the relighting and modernisation of the central colour changing ceiling complete with central lighting feature linked to photocells to mimic the outside light intensity. This section formed an integral part of the listing of the area. The building has a high level of servicing to meet the rapidly changing uses of the spaces enabling the client to maximize the building utilization. Through effective communication and understanding the client’s needs fully the services design was not compromised.

Ocubis Paul Street Hotel Location: London Client: Paul Street Hotel LLP Development Manager: Ocubis Architect: Jestico + Whiles Project Size: £20 Million

A unique opportunity to breathe new life into the relatively dormant City/ Shoreditch border, the new hotel at 49-51 Paul Street proposes exemplary architecture alongside a modern, technology forward, sustainable design. Once complete the hotel will offer 145 spacious bedrooms over 10 storeys with public restaurant and café space available at ground floor level. The façade of the hotel follows a contemporary interpretation of the Shoreditch warehouse elevation, complementing the surrounding differing architectural styles dominated by Victorian and Edwardian warehouses. Elementa’s work on the project has involved detailed analysis and design across the building exterior in order to prevent overheating occurring from the large glass façade. Compact air conditioning units used throughout has also aided the aesthetic aspirations of the project by improving views and minimising the need to compromise on the architectural design and the building’s fit within the street scape.

As an infill site, the project posed interesting challenges in order to achieve the same carbon reductions due to the reduced building ‘effective’ external envelope, with future neighbouring buildings still yet to be built. Other sustainable methods include maximising the roof space through the use of PV’s, and low energy ASHP to provide the heating / cooling and sufficient CHP to provide the building’s hot water. Travelodge Hotel Cheshire Oaks Location: Ellesmere Port Client: Legal and General Project Manager: Avid Architect: Harris Partnership Project Size: £4 Million BREEAM Rating: Excellent Elementa worked with Legal and General (L&G) to help develop this site which includes a 75 bedroom Travelodge and 7,100 ft² of retail space split between two units. The scheme had been given approval under the 2006 building regulations but L&G took the bold decision to look again at the scheme in association with the Part L 2010 requirements prior to project commencement. Elementa carried out a full 2006 to 2010 Part L review covering energy, carbon and cost for upgrade in conjunction with providing a new energy strategy for the scheme. Based on an economically enhance option L&G moved forward with the scheme to Part L 2010 with the added requirement of meeting BREEAM Excellent based on initial BREEAM consultancy provided by Elementa. CHP provided an energy saving for the development of 41% when compared to the statutory requirement of 10%. It also provided a CO2 saving of 17% allowing maximum achievement of BREEAM credits for renewables. The scheme achieved an EPC rating B and has achieved a BREEAM rating of Excellent, the first project that has reached this status for L&G outside of London.

Sofitel Hotel St. James Location: London Client: MWB / Accor Contractor: YJL Architect: RHWL Project Size: £25 million Heritage: Grade II Listed The Sofitel St. James is a 186 bed luxury hotel situated in the cultural heart of London. The project required the conversion and extension of the historic, grade II listed, former headquarters of Cox and Kings Bank into a six storey, 186 bed, luxury hotel. The hotel includes a 100 cover gourmet restaurant run by the world renowned Chef Albert Roux, adaptable conference and function suite and health and fitness centre. The conversion and extension included 2 basement levels and a new mezzanine floor was added between the ground and first floors. Elementa’s work on this project included provision of all mechanical and electrical services (including full air conditioning with very high acoustic limitations) and multi-scene programmable feature lighting. Across all the engineering services we delivered, we worked closely with the interior designer and team and sought to match high end aesthetic considerations with the strong functionality, energy efficiency and flexibility required in a contemporary business environment.

Selsdon Park Hotel Location: Croydon, Central London Client: Starwood Capital Group Architect: Auckett Swanke Project Manager: Tower 8 Project Size: £30 million Heritage: Part Listed Elementa have been commissioned for the renovation of part listed Selsdon Park Hotel. With over 200 bedrooms, the luxurious hotel can be traced back to the Tudor era with several areas of the hotel being built from this period up until the 1980’s. With various areas of the historic building constructed at differing periods, the hotel poses a variety of issues to be considered when refurbishing the building services. To further the complexity, previous maintenance and modifications were poorly documented meaning future improvements will need to be carefully considered and understood before proceeding. Currently, the hotel is served from several independent plant rooms in each individual area which entwine which each other causing the services to underperform and are not up to modern standards. The hotel has extremely limited controllability in the guest rooms which can cause discomfort for the user and is un-environmentally friendly. Key components to consider for the development include the listed nature of the building therefore services need to be delicately approached for integration of modern services into the building fabric, allowing existing features to be retained and consideration of ceiling heights.

a hard refurbishment of the existing areas which includes stripping out all plant rooms and creating a new central energy centre to distribute to satellite areas. The new central energy centre will increase efficiency in comparison to the previous outdated, fragmented plant approach. The modification of these services will allow for rejuvenation of previously discarded rooms to maximise the number of keys available and increase the offering of suites at the hotel. Further to refurbishing the existing hotel, a key element of the project is the review of further future improvements and expansion. Plans include additional guestrooms, demolition of the existing spa facilities and construction of a new luxury spa as well as a new flexible 300 person conference facility to maximise the facilities and amenities on offer.

For this sizable project, Elementa are carefully phasing the refurbishment so the hotel can keep in operation whilst works are being undertaken which allows the hotel to continue generating a revenue. The hotel will undergo

Savoy Hotel Location: London Client: The Savoy Project Manager: Evolve Energy Contractor: Evolve Energy Project Size: ÂŁcirca 2 Million Heritage: Grade II Listed A London landmark refurbishment which Elementa had the pleasure of taking a principle role in. Elementa provided the design and coordination consultancy for the buildings primary services refurbishment including; boilers, central hot water services, combined heat and power (CHP), low voltage and high voltage infrastructure, the emergency generator installation and all the associated ventilation equipment. We worked closely with the client to integrate a 1000kVA generator set, 500kWe CHP unit and 4 Mega Watts of boiler plant, along with the associated electrical infrastructure all at basement minus three level. This posed some complex ventilation and therefore coordination challenges to allow us to serve the needs of this large centralised plant without direct access to external fresh air. Our proposals reduced the required boiler house footprint to a quarter of the previously installed steam plant, increasing lettable floor area, as well as providing a large increase in system efficiency. This in combination with the new CHP unit will allow the Savoy to operate at modern day sustainable performance standards for years to come and the benefit of much reduced running costs.

Northumberland House Location: London Client: Masterworks Development Corporation Contractor: Costain Architect: Robert Hutson Associates Project Size: £30 million Heritage: Grade II* Listed Situated on Northumberland Avenue in London, this project involved the transformation and restoration of the Grade II* listed Northumberland House into a modern business hotel and student accommodation. The project entailed adding 15 new stories over three separate wings. The building was built in 1878 as the Hotel Victoria and was occupied by the MOD for the last 60 years. The hotel comprises a 260 room Club QuartersTM hotel, 380 bed student accommodation for the London School of Economics and a separate restaurant, banqueting and conference facility. Elementa provided full mechanical, electrical & public health design, together with energy & sustainability strategies and options appraisals. The challenge was to integrate modern services in a commercially viable way. Across all elements of the project the client was keen to reduce energy wastage & future operating costs whilst keeping the cost of installation on-budget. Existing air-conditioning & ventilation systems were carefully reviewed & upgraded with modern technology as part of the new scheme. This delivered a saving in embodied energy as well as in installation cost. Elementa’s design scheme also delivered a number of simple and practical energy reduction measures. These included: improved air tightness, use of the Whitehall district heating system & effective easy-to-use control systems throughout the building. These measures helped to deliver energy usage well below the benchmark for a hotel of this size.

Innovative solutions were developed in order to retain original features and install a mix of pod and on site fabricated bathrooms and risers to maximise lettable area. This development highlights Elementa’s practical approach to energy and sustainability, the outcome being an exemplary energy performing building. Due to its nature and working with a grade II* listed interior, the location, routing and distribution of services were key to the operational success of the project. It was necessary to work within some tight environmental constraints due to the restrictions of the site but by working with the Victorian ventilation design principles, a neat solution has been provided to give comfortable conditions with the least visual impact on the superb interior spaces and that only operates when required.

Marriott Park Lane Location: London Client: MWBl Interior: Richmond International Architect: RHWL Project Size: £30 million Heritage: Grade II* Listed This project involved the development of an existing residential building in London’s world renowned Park Lane into a 157 room, 5 star Marriott Hotel. Work on this project included mechanical and electrical design for the main hotel and 18 luxury serviced apartments. Key features included building services engineering for a fitness centre and leisure pool (located in the basement), high end acoustic specification and service design for the hotels extensive restaurant and kitchens. As with all projects of the scale and standard, meticulous preparation, attention to detail and exemplary project management were the key to successful delivery and all within a grade II* listed building.

Malmaison Hotel - Reading Location: Reading Client: MWB Contractor: Vivid Interiors Architect: R Interiors Project Size: ÂŁ7 million Heritage: Grade II Listed Elementa helped to restore and redevelop the former Great Western Rail Hotel into the stunning 75-bedroom Malmaison Reading. Our work on this project included: provision of all mechanical and electrical services (including full air conditioning, public health services, lift design and specification and low energy lighting); service design for the restaurant and kitchen; service design for all 75 luxury bathrooms; and IT services for high-speed interactive TV and internet. As with a number of hotel and leisure projects we undertake, work entailed transforming an historic building into a stylish boutique hotel with a full range of contemporary services. Complex design challenges included installation of a new drain below the primary roundabout adjacent to Reading Station and working within a restricted power load to negate the need for a new transformer.

This project involved the conversion of existing conferencing facilities on the second floor of the hotel into guest rooms. This project was used as a template to roll out through other areas of the hotel. Ibis Earls Court Conference Centre Location: London Client: Accor Project Manager: Artelier Architect: Design Partners Contractor: EE SMith Project Size: £1.5 Million Situated adjacent to the heart of the Earls Court conferencing arena and the largest pillar free event space in London, the ballroom at the IBIS Earls Court has undergone a dramatic transformation. Originally fitted out in the 70s, the space and associated building services systems have been updated to cope with the demands of multiple event users in today’s modern climate. In conjunction with a complete aesthetic refurbishment the ballroom was re designed to allow its separation into 9 independent event zones in lieu of the original 3. This affords the hotel greater efficiencies and economic viability in operation. In conjunction with this major change to the internal operation of the room Elementa worked with Accor to devise a lighting, heating, cooling and controls strategy which allowed the room to function in the most energy efficient manor and where necessary work independently as 1 to 9 separate zones via a sliding wall system. This required a complete overhaul of the existing ventilation and the installation of a new variable air volume system. This worked in conjunction with specially designed lighting rafts that allowed the spaces to be a versatile as possible when split. The IBIS Earls Court now has an event space that will make it a key destination for meetings, conferencing and major exhibitions.

61 Lincoln’s Inn Fields 42 Kingsway Location: London Client: Masterworks Architect: Robert Hutson Architects Contractor: Mulalley Project Size: £15 million Heritage: Grade II (+ Grade ii *) Listed Sitting between Holborn and Kingsway within the heart of London this project provides the area with a multitude of uses. Housed within its Grade II and II* envelope and interiors (which include Lutyens features) we have incorporated a London School of Economics lecture theatre, 5 luxury apartments, 8000 ft² of restaurant, 1450 sqft of prime retail space, 4 commercial office lets and a 157 bed hotel. The key challenge on this project was to delicately integrate all the usage requirements into a complex heritage building which include 3 basements. We used our multitude of varying sector experience to tackle this complex building. With an over-arching aim of maintaining the integrity of the building and its place in the local environment we focused on making sure we maximised what the building had to offer. 3 stories were unobtrusively added to the building and an additional basement level was included. This required extremely careful coordination due to restricted ceiling heights and 3D BIM was fully utilised to aid coordination. Added value items include: Maximisation of usable floor area, robust and economic application of Section 20, use of BIM to integrate additional stories, Energy and CO2 compliance by sympathetic envelope upgrades and micro CHP, integration of a transformer at basement minus 3, minimising and being flexible with required plant spaces and single stair mechanical smoke extract design increasing room count.

Crowne Plaza Heythrop Park Location: Oxfordshire Client: Firoka Contractor: Galliford Try Architect: Aukett Fitzroy Robinson Project Size: Circa ÂŁ40 million Heritage: Grade II Listed The project involves the refurbishment and extension of a Grade II listed building into a 175 bed 4-5 star Crowne Plaza Hotel and conference facility complete with leisure spa and golf course. Our work on this project included the provision of all mechanical and electrical services design, planning submissions, public health design, energy and sustainability, budget cost advice and energy strategies. Elementa worked very closely with the client, architects and design team in order to facilitate an energy efficient building and achieve the brand vision without compromising the historically listed aesthetics. Elementa provided feasibility advice for a centralised site wide biomass faculty for future consideration providing significant savings and less than four year payback when compared to the oil currently used.

Cheam Leisure Centre Location: Cheam Client: Sutton Council Architect: RE-Format LLP Project Size: ÂŁ2.2 Million

As a result of the work, the tired and ageing centre has been transformed into a welcoming, inspiring space for the local community.

This project consisted of the repair, refurbishment and alteration of Cheam Leisure Centre to address problems with water ingress, ageing mechanical and electrical plant, accessibility issues, pool performance and operational problems of the existing facilities. The refurbishment provided the building with an expected additional 25 years of life and included a brand-new roof as well as improvements to the pool’s environmental criterion. Challenges included the ducted high level supply and extract systems serving the pool area which had been subject to several modifications over the years. This system reduces the large amounts of condensation occurring within the building fabric within the pool hall area and which was no longer fit for purpose and needed renewing. Elementa carried out a feasibility report on the leisure centre to understand the existing services strategy and review the condition of the systems concluding in firm recommendations to Sutton Council. Following on from the report, Elementa were appointed to undertake the building services design and upgrade all systems to be in line with modern day standards and safeguard the energy efficiency of the centre. We removed the entire supply and ventilation system, ductwork fans etc. and redesigned the out of date services with a more suitable system offering a better air distribution using a new external air handling unit. Elementa are currently providing integrated façade analysis services on Kuwait’s new International Tennis Complex. Graham is our healthcare and science / technolog y lead and has an unrivalled knowledge of systems within this capacit y.
