Santa And His Helpers Answer Arianna’s Letter

It all started with a letter to Santa (from Arianna). The employees of the Post

Office and the elves at the Hastings Island Hunting club decided to adopt

the family for Christmas. Santa (MichelleMarcelTavares) surprised Arianna (7 yrs old), Hunter (10 yrs old), Logan (11 yrs old) and Alexis (13 yrs old) with gifts. Mom (Valerie Guzman) received a food basket filled with turkey and all the trimmings and $100 gift card (the gift card and most of the food were donated by the elves at the Hastings Island Hunting club). The Department of Entomology at the University of California, Davis, came up with a song at its annual holiday party that drew roaring applause-

and attention to bugs that either please or plague people. The song, written by honey bee specialist Eric Mussen and communications specialist Kathy Keatley Garvey, included a psyllid in a pear tree, six lice a’laying, 10 locusts leaping and 11 queen bees piping. “We attempted to keep the wording as close as possible for ‘The 12 Bugs of Christmas’ and then we opted to spotlight some new agricultural pests in the next stanza,� said Mussen, an Extension apiculturist and member of the UC Davis Department of Entomology faculty since 1976. when your feet are icy cold, you are cold all over? From your toes to your nose, keep yourself covered. If you have ever visited a nursery, the babies are all wearing little hats. So cute! As cute as they are, they serve a purpose and that is to keep the body heat in the body and not escaping from the top of their heads. It’s the same for adults as well. A water resistant hat, gloves and socks can make a world of difference in keeping the cold at bay and adding a scarf around the neck not only completes the task but makes a lovely fashion statement to boot! If heating bills are getting high and you are trying to save some money, a good electric blanket is a great idea and rather inexpensive as opposed to heat. Turn your thermostat down a bit and cuddle up with a warm pair of socks and your electric blanket on acomfortable tempera-

ture setting and you’re good to go. A cup of hot chocolate or tea is always a good idea to get the body temperature up a little and tastes good too! Some houses can get very drafty so a rolled up towel by the base of your doors helps to keep heat in and the cold air out. They make all these fancy rolled up air stoppers but a towel works just as well and we all have a few extra ones in our linen closets that do a fine job. Check all of your windows, especially in older homes for gaps and fill them with some soft material that can be easily removed such as the rolled up weather stripping that you can find in your local hardware store. Christians are on the bridge to Bethlehem this week. We remember and rejoice that Christ was born. Christmas Eve can be party time or it can be a worship time. Christmas Eve is about watching and waiting. All of life has its share of watching and waiting moments. If we follow Christ we will be better prepared for answers and meanings that God has prepared for those who love him. We look back to God’s coming in the Christ child and this awakens our hearts to see him coming today. Looking back gives us hope to cross life bridges with hope. We look back and see the light that shattered the darkness in Bethlehem. That light will lead us today. Jesus, the light of the world will lead us out of darkness and shadows. Love was born so we could be loved and forgiven. We claim the event at Bethlehem as a promise for our salvation. We keep vigil on Christmas Eve as a way to remember that it is the eve before the dawning of the

greatest gift. The coming of Jesus is like the light of six million sunrises, dispelling the darkness of human brokenness and pain. How can we not want to worship on Christmas Eve? Had we been living in Jesus’ time where would we have looked for the hope of the world? There were power struggles and upheavals just as there are today. I rather doubt that many of us would have expected the answer to our problems to be born in a cave. I read once that God in a quiet gentle way came down the back stairs at Bethlehem, lest he blind us by his glorious light. He came to save and restore. He came as the answer that many waited and watched for. He came in ways that were unexpected just as he does today. Every new day we watch and wait for moments when we truly communicate with Jesus. That communication is the gift of salvation. He was born so we might be born again and live a life with many wonderful unexpected moments

We are sent out from Christmas to share the good news with everyone. Christians call others to come and see by the way they live. God of the manger and and the heavenly hosts knew exactly what was needed on earth. It is easy to forget what we really need. This is the time to ask God to shine his light once again over the stable. Christmas is a good time to let God reveal what we really need….we need to give our confused hearts and busyness to the quiet night in Bethlehem. Wait and watch for Jesus’ coming. Only in his face will we see what we really need. Cross over to Bethlehem where Christ can be born in us. He will give us wisdom to kneel and joy to serve.

Q. With prices going down, when is the best time to buy? Is there any prediction that will give insight on when prices have hit bottom? T.H. Rio Vista A. Your question is based on the assumption that

prices will rebound and climb, giving incredible value to those who purchase now. I tend to agree with you. Some things to ponder, California still has more people moving in than moving out; new home builders have all but

ceased building. Not all markets are dead, under $300k is strong, and over $1.5m is strong. Why? No home to sell in order to purchase, or enough money/equity to make a purchase. In the middle ($300-$1.5m), a home has to be sold before the next can be purchased, and most don’t fit conforming loan limits. Above conforming the loan is referred to as a jumbo loan, and interest rates on jumbos jumped up when the sub prime market col-

lapsed, drawing a halt to movement on purchases. Solutions: conforming limits are being raised to accommodate better interest rates on more expensive homes. Since builders have slowed or stopped, shopping for a home will drive buyers to existing resale inventory, and as that selection diminishes, competition for homes will start driving up prices. That’s when builders will start up again, but a new build is 6 months away, so buyers seeking a change now will be snatching up available homes. Meanwhile, the FED has dropped rates to stabilize the market and slow the foreclosure rate, which is the only wild card. People that fall late on payments will first receive a notice of Default (NOD), and if they don’t pay, next is a Notice of Sale (NOS). If they still don’t pay, the home is sold to satisfy the loan, and the lender puts it on the market to recover the foreclosure and loan amounts. These homes are repossessed and now owned by the lender (REO’s) and currently represent the lowest

prices in today’s market. They’re the ones that are going to auction (as seen on TV ads), or receiving multiple offers because of the low prices. Until REO inventories are sold down, they will slow or stop the normal resale market; a normal seller cannot compete with those low prices. From what I’m seeing in Rio Vista, I think the second half of 2010 will be a brisk market that will be represented mostly by investors and first time buyers. The jumbo market is in for the long haul, with a few sales in the second half, and not really taking off until spring 2011. So, when to jump in? Now, and offer 5% below asking to give a margin of flex for future adjustments. In three years, today’s purchases will have gone up enough to offset any purchase losses and show a nice equity gain. If you’re looking for a short term “flip” for profit, you need to look at REO’s and offer 80% of the asking price. Some banks are more anxious than oth-

ers, and an investor may have to make several offers before one sort of sticks. The good news for investors is that the rental market is strong, and for the first time in 6 years, we’re seeing an increase in rental pricing. Two areas to shop for the best deal; NOD’s where the home is presented as a “short sale”, that is, the lender has agreed to take less than what is owed to avoid foreclosure costs, or, REO’s, where the lender is now stuck with the home and wants to dump it. These are “make an offer” homes, but as this category sells down, it will disappear to rising prices. The opportunity window is wide open, and Mr. Opportunity is knocking at the door. Don’t miss out.
