opefully the wild and wet days of winter are nearly behind us. The daffodils in my garden are starting to make an appearance bringing with them the promise of warmer and longer days and as they do my thoughts are turning to my home. I can’t wait to get out in the garden for a good tidy up and we have plans for a spring interior revamp. Luckily our interiors section (from page 45) has given me some great ideas and inspiration. This is also the time of year when the property market starts to take off across Cornwall, so with that in mind, this month’s issue is packed full of stunning property to buy (from page 34), and in our cover feature (page 24) Felix talks to a range of property experts who give their advice on how to make your dream of owning a Cornish home become a reality. As George explains, holiday homes work as investments and you need to consider several important factors, such as generating income beyond the basic capital appreciation made simply from owning the property. Two of the most common options include long-term rentals and holiday letting, each with its own pros and cons. “Long lets are the slow-burn, earning comparatively less than holiday lets – in Cornwall, they don’t tend to command high rents. That said, wear and tear will likely be less too, plus you may not have to furnish the house or deal with utilities. Furthermore, there shouldn’t be much downtime when the property is empty and not paying its way.
“The weekly rental rates during school holidays, even for an average property, offer healthy returns. But there are, on average, only 13 of those weeks: six weeks’ in the summer, two at Easter and Christmas, and one week in February, May and October. Off-peak times naturally command lower rent because there is less demand, so peak season is when you should expect to make your profit and take the pressure off filling the uieter weeks.

News & views Excitement as plans for incredible St Ives property take shape A seafront property in St Ives sold last year for a staggering £1.4 million, thanks to its unrivalled panoramic views over the Atlantic. Buyers Mr and Mrs Harris, who intend to spend their retirement at the property, uickly realised that it re uired significant improvement. Eventually, they concluded it would be more cost effective to replace it entirely. From the on-going uncertainty over Brexit to changes to UK stamp duty, you may be wondering what all this means for the Cornish property market. Thankfully, the general consensus of our experts is a positive outlook for Cornwall, with its unique characteristics to an extent insulating the region from some of the national challenges. Notwithstanding the short-to-midterm unknowns and question marks, property and property in Cornwall, specifically is likely to remain a good long-term investment. “Cornwall is holding its own price wise,” says Jayne Phillips-Choak. “Cornwall has become a top holiday destination thus making it a great county for property investors to purchase in. Although prices are quite high here now compared to years ago, London prices are still higher which means people escaping the stress of city life can buy a lovely home and pocket the change for rainy days and holidays.” “The Cornish market, just like its people, is notoriously resilient and robust,” adds Ben Davies. “Price growth is gradual, sustained and realistic, and the value gap between London and prime areas of the county make property here an attractive investment. Families can enjoy their investments during holidays whilst having the option of moving to Cornwall on a permanent basis. Interest in Cornwall, and in Cornish property, gets stronger every year. Traditionally the spring/summer is seen as the best time to sell but over recent years we have seen the autumn months becoming the most active time for buyers.”

“The property market in Cornwall is still very buoyant,” says Jayne Phillips-Choak, “with good properties selling quickly and buyers who will view on a phone call.” “The Cornish market is different from most other areas in the country,” explain Martyn Rohrs and Matthew Rowe. “The drivers to our premium market are different too. The majority of buyers are discretionary purchasers or people with a retirement plan for the coming years. They tend to seek high quality property in a location which offers access to the lifestyle opportunities that are the main driver to their move. Correct pricing is very important when selling as buyers are seeking fair value and the reassurance they aren’t paying too much but they will pay a premium if the property offers everything they seek.” So, what about the Brexit effect’ specifically According to our experts, evidence so far suggests there are good reasons to remain optimistic, while the separate issue regarding stamp duty on second homes is likely to have a more immediate effect on the market. “In the short term, there will be uncertainty over what Brexit means for the economy,” says Ben Davies, “and just as importantly, for individual households’ wealth and financial security. This uncertainty may make some buyers more cautious in the short term.

West Cornwall, Falmouth, Penzance and the Roseland continue to attract, surprise and inspire in equal measure.” Josephine recommends: “Focus on those areas that have remained popular for many years, as they represent a safer place to invest. Those areas enjoy all the fabulous benefits of the Cornish coast, but also enjoy the infrastructure and amenities that can be enjoyed by all. Nevertheless, as prime areas continue to get more popular, there is always expansion and buyers are looking for the next place.” Simon Poole of Jackie Stanley Estate Agents says: “Don’t focus purely on the tangible aspects of a property – take into account the aesthetics of your surroundings. Location is all-important so do your research.” Penzance is the place to buy, according to Jayne: “Prices are still reasonable, there are some fabulous Victorian town houses to buy and the town centre is vibrant with some great shops and interesting restaurants. hile the building was only converted into a hotel in the late 1920s from its original form as a sea captain’s residence, The Regent has quite a history. When the Second World War broke out, it was used as the co-ordinating centre for the Coastal Gunnery around the western approaches. Next it became the General Headquarters of American General Omar Bradley, who arrived to orchestrate the training of US troops for Operation Overlord – the name given to the Allied attacks on Normandy. When he left, General Bradley was replaced by a contingent of the 29th US Rangers and, after them, the 134th US Infantry, who took up residence and proclaimed it their home. During the early 1970s, the hotel was purchased by the late Mr and Mrs SH Varnals, parents of the present owner Keith. Keith and his wife Sandi, who met at The Regent when Sandi stopped in for directions 35 years ago, both herald from outside of Cornwall – Keith was born in Battersea and Sandi in Harrow – but that hasn’t stopped them accumulating a wealth of local knowledge and an intimate love for the Duchy’s unique culture and beautiful landscape.
Keith and Sandi adopt a hands-on approach to running The Regent, and they believe firmly in supporting other Cornish businesses and producers. For instance, Keith cooks the breakfast himself, using only the freshest ingredients from the local area, including locally caught seafood. The hotel, which has 10 comfortable en suite rooms, enjoys stunning views of St Ives coast, while the town itself – highly sought after thanks to its cobbled streets, charming fishing cottages, galleries and vibrant foodie scene – is right on the hotel’s doorstep. T
he Polgooth Inn heralds back to the 1600s and Polgooth itself was historically renowned for the prolific mining that took place there. Indeed, by the 18th Century, the village had the richest mine in the UK and was celebrated for being home to the greatest tin mine in the world! While historically the inn was used as the local pay house, in recent years it’s become the communal hub of Polgooth, offering a warm welcome, hearty food and good beer to anyone who crosses the threshold. The Polgooth Inn, however, isn’t like any other old Cornish pub. For foodies, owners Tanya and Alex offer a cooked-from-scratch menu using only the freshest ingredients, many of which are grown in their very own veg garden! Here, a variety of both seasonal and more unusual veg is grown throughout the year, which re ects in the temptingly extensive menu. What’s more, the kitchen is open all day, 364 days a year! The couple met at catering college and afterwards spent two years travelling, which has been a key in uence in the variety of

They’ve since been running pubs together for more than 20 years, 18 of which have been in Cornwall, and Tanya herself is Cornish, so they know how important good, hearty food is to us here in the Duchy. Polgooth village and the surrounding countryside have some excellent dog walking routes, perfect for your furry friend to bound, roll and sniff to their heart’s content, and nothing beats retreating after a stroll to the warmth of a classic country pub for a glass of your favourite Cornish tipple while the dog curls up beneath the table. The bar usually has up to five local ales on tap from St Austell Brewery, so while you’re satisfying that country-air appetite, whether it’s with soup and fresh local bread made to Alex and Tanya’s recipe, or a burger that’s been pressed on site, you’ll always have the perfect drink to wash it all down with. Community is at the heart of Polgooth, which is something Landlord and Landlady Alex and Tanya hold close to the heart

There are also some wonderful events over Halloween and Christmas, as well as cheese and wine nights and even locals takeover nights, where locals get to takeover the pub for the evening! Alex and Tanya always do their utmost to deliver social events that everybody can enjoy and, being the only pub in the village, this really helps bring people together. It’s fair to say that The Polgooth Inn lies at the very heart of this small Cornish community.

We get to know Truro and Penwith College staff member Steph Jones, Salon Manager and Lecturer at Inspiration Professional.

My career started as an apprentice in iverpool after completing ualifications in hairdressing and media make up. building work has just been finished on two brand new amphitheatres in the school grounds, which will provide pupils of all ages with the perfect place to work, play and learn. Commenting on a recent visit to the Eden Project, Reception Teacher Miss Helen Mills tells us: “Trips like this are an invaluable opportunity for our girls to get hands-on with their lessons – a magical experience that traditional classroom teaching could never impart. We can’t wait to get back to school and see the wonderful work which their adventure has stimulated.” Other activities include farm visits, behind the scenes trips to supermarkets and a huge variety of others, and each one leaves an impression that, in many cases, will last for years to come. osmetic surgery has come a long way both in terms of techniques available and the results now possible, but the procedures being requested by patients are also changing. Wrinkle relaxing injections Wrinkle relaxants in both men and women are becoming more popular. The trick, according to Rebecca, is finding a practitioner who can tailor your treatment to you, achieving a subtle effect which can go ‘under the radar’. This sometimes requires a couple of treatments over the course of a few months. Hair transplant surgery Gone are the days of the unnatural looking hair transplant. Today’s techniques give outstanding results and can totally transform the appearance and self-confidence of both men and women suffering from hair loss. This procedure is still time-consuming and expensive, but more and more people are either saving for or prioritising it. Unfortunately hair transplants are not available at Duchy Hospital. Body contouring More and more post-weight loss patients, whether having had surgical weight loss
procedures or succeeded through lifestyle alterations feel that their journey to a happier, healthier self is incomplete without body contouring surgery. This is because they often still cannot wear the clothes they want, or be fully active with lots of excess skin. The available surgical options are many and varied, and the extensive scarring doesn’t seem to be putting people off. With an increasing number of people committing to this surgery after reversing their weight gain, Rebecca expects body contouring to become only more popular. Aesthetic genital surgery While stirring up controversy and strong feelings on both sides of the argument, there’s no denying that this is a popular option for patients from a wide range of ages and for all sorts of reasons. Like any cosmetic treatment, however, it’s not one to rush into and it’s crucial that your expectations are managed effectively and in detail, pre-op.

As you weigh up the pros and cons, you can take comfort from the fact that advisors who cover this area, such as Harris Begley Financial Planning has secured additional ualifications in the area and is also a member of the Equity Release Council ensuring there are a number of customer controls in place. In addition, Lifetime Mortgages and Home Reversion Plans are regulated by the Financial Conduct Authority. Considering your options By consulting a mortgage advisor they will identify the options available to you and, if you want to proceed, undertake a lot of the legwork. As part of the initial process, they would discuss alternative options with you – such as down-sizing your home.
