About EOP Architects

EOP is an award-winning architecture and interior design firm with offices in both Lexington and Louisville. EOP has completed projects throughout Kentucky, in over 30 states, and China.

For over 40 years, EOP’s ideology has been to create environmentally responsible projects that enhance wellbeing, encourage motivation, facilitate personal growth, and inspire success. During this time, the firm has designed a wide range of buildings for private and public institutions. Common to each project is a distinctive approach that is specific to each program, budget, site, and setting. Through a collaborative design approach, we establish responsive and effectual solutions— building consensus with stakeholders— while leading the process with a clear, organized strategy.

EOP was founded by Rick Ekhoff and Paul Ochenkoski in 1981; Richard Polk joined shortly afterwards and accepted a partnership in 1989. The three established a cultural foundation and core philosophy focused on design and technical excellence. In 2006, the leadership was expanded to include architect Brent Bruner and interior designer Chris Estes. In 2019,

the firm elevated architects Daniel Ware and Kevin Gough to principal. Additionally in 2022, architects Jason Dunn, Andrew Moore, and Matthew Schultz were made principal.

EOP’s broad range of project types include healthcare, academic, office, research, hospitality, mixed-use, sports/recreation/ fitness, residential, retail, and historic renovation. Clientele has included both public and private sector ranging from federal, state, and local governments to Fortune 500 corporations and private developers. EOP’s work can be found in over 32 states throughout the US as well as the Caribbean and China. EOP services include architect, interior design, master planning and building assessment.

Lexington Convention Center Expansion & Rupp Arena Re-Invention

The design team of EOP, NBBJ, and Don Grinberg, FAIA, came together to expand and renovate Rupp Arena and the Central Bank Center (Lexington’s Convention Center). The project features a complete re-alignment of its relationship and interaction with the downtown Lexington core and is a catalyst for urban renewal in the downtown area. The introduction and emphasis of transparency allows patrons to experience the City from inside the facility while allowing those passing by to experience the energy and activities occurring inside.

The expansion and renovation to the convention center more than doubled exhibit hall space to 100,000 square feet, added a new 25,000 square feet ballroom, and 26,756 square feet of meeting space. In addition, the project included a cast-in-place concrete parking structure accommodating over 500 vehicles as well as loading docks for events.

The Rupp Arena portion of the project focused on “freeing Rupp” and allowing the iconic arena to be clearly identified from the exterior. Other related work included expanding concourses, redesigning concessions and food services areas, revitalizing the bowl with chair-back seats, a new hospitality level with premium suites, a new center-hung scoreboard, and a host of other amenities to preserve the authenticity of the original Rupp Arena while providing a fresh experience.

Kentucky International Convention Center Expansion & Renovation

Exhibit space increased from 146,000 square feet to more than 200,000 square feet all within the existing footprint, and a column-free exhibit space and 40,000 square foot ballroom were added.

The design team of EOP Architects and consultants renovated and expanded the Kentucky International Convention Center in downtown Louisville. The design improves navigation and pedestrian flow and enhances the exterior of the building with a clean, glass facade for maximum transparency. Meeting rooms are upgraded and expanded, and entrances are clearly marked. The project has achieved LEED Silver certification.

During the two-year construction, the western half of the building was removed to pave the way for a sweeping glass facade to represent the building’s new extroverted personality. Other major updates include the addition of new main entrances on Fourth Street and a canopy with a colored lighting display. Dynamic vertical oak wood paneling divides prefunction gathering spaces from the ballroom and serves as a nod to local distilleries and Kentucky’s famous bourbon trade.

For Louisville and Kentucky, KICC means more than a $53 million annual economic impact, a 25% increase in downtown business, and nearly 1,000 full- and part-time jobs. For the visitor experience, KICC means close proximity to more than 6,000 hotel rooms and dozens of fine dining and casual restaurants as well as walking distance to a vast array of museums, distilleries, gift shops, and other attractions.

Shriners Hospitals for Children

Located on UK’s Medical Center Campus, the new $32 million, 116,000 square feet, five-story building provides a closer connection between the pediatric orthopedic specialists at Shriners and the UK Medical Center.

The facility features an ambulatory surgery center, motion analysis, rehabilitation, and clinical space. Structure consists of a steel frame with composite beams, a lateral force resisting system of moment frames, and drilled pier foundations. A continuous, curved façade helps soften what would otherwise be a canyon effect. Entrances are limited and controlled with no entrance along South Limestone and State streets. A canopied, street-level vehicular drop-off entrance is located at the west façade, with a secondary pedestrian entrance at the north façade. The major public entrance is at the building’s third floor level, where a 90-foot pedestrian bridge connects Shriners to an existing parking structure.

Elwood Hotel & Suites

The Elwood Hotel, designed by EOP, has introduced a fresh, contemporary boutique hotel experience to Lexington, Kentucky. This transformation was achieved through an extensive renovation of a previously outdated 65-room hotel. The revamped Elwood now boasts a vibrant restaurant and bar, a welcoming “front porch,” a fitness room, and a range of other modern amenities.

During the renovation, EOP made significant changes to enhance the hotel’s appeal. These updates included relocating the entrance and lobby from a concealed side, constructing the porch, and adding the restaurant, bar, and kitchen facilities. Additionally, the hotel now offers ADA-compliant guest rooms, rejuvenated corridors, and refurbished guest rooms. Other improvements encompass the replacement of windows and doors, along with a fresh coat of paint on the building’s exterior. EOP was also responsible for the design and procurement of all furniture, fixtures, and equipment (FF&E) throughout the hotel.

The MET Mixed-Use Development

The MET mixed-use development brings long-needed retail and affordable housing to Lexington’s East End neighborhood. The project includes a three-story, 75,000 square foot building along Third Street, which will connect to the existing Community Ventures structure on the corner of Third and Midland. The development features street-level, locally-owned retail below 44 residential units, 30% of which will be affordable housing.

The EOP-designed project was inspired by the area’s scale and forms as well as its need for a pedestrian-sensitive street edge.

Lee T. Todd, Jr. Building College of Pharmacy/BioPharm Complex

University of Kentucky

The Todd Building consists of 380,000 square feet of research and office space on seven levels, including a full basement and mechanical penthouse. The building contains approximately 40% academic & administrative space and 60% research space. Two 220-seat lecture halls, a large teaching lab suite, patient assessment and interaction suite, and a variety of other classroom types are included. Research facilities include over 120,000 SF of biology, pharmaceutical and chemistry laboratories. The project had 15 consultants as well as a national academic and laboratory specialist team member (Ellenzweig/Boston). In addition, the project received an AIA Honor Award and is LEED Silver Certified.

The facility was the first academic building constructed on UK’s new Academic Medical Center Education and Research Campus. The UK College of Pharmacy project incorporated all of the needs of the University of Kentucky into the academic learning environments. Special focus was placed on coordinating circulation throughout the research campus while this building was under construction.

Ellen T. Leslie Botanical Classrooms at the Waterfront Botanical Gardens

An educational greenhouse paired with a multi-purpose classroom and courtyard, the facility is designed to educate children and adults of all ages while advancing Botanica’s mission. This building is part of Phase 1C for the Waterfront Botanical Gardens Master Plan. It includes a multipurpose classroom and event space, an educational greenhouse, and a workshop area for the grounds’ horticulturalist. The exterior is designed to be a backdrop to the natural plantings and trees surrounding the plaza, as well as a complement to the existing Graeser Family Education Center. The greenhouse, which is a main feature of the building, will be used to educate children on horticultural and sustainable practices. It slides cleanly into the structure of the building and is meant to be a focal point of the plaza as well as an eye-catcher from the highway that runs along the south side of the site.

Shelbyville Conference & Welcome Center

EOP’s design inspiration came from the area’s iconic barns and incorporates three silos that already served as a landmark on the site. With steep grades, the site presented challenging opportunities allowing a unique orientation perpendicular to street.

The 16,200 square foot facility includes floor-to-ceiling windows broken up by stone frontage, a metal gabled roof that wraps around the back on the conference space end, and interior roof trusses that separate the space into three acoustically different areas. The space can accommodate up to 500 with expanded prefunction space and nearly 200 parking spaces on the front side of the center with a separate lot behind a retaining wall for overflow and buses. Shelbyville Tourism, previously located in a separate facility, will be occupying space in the conference and welcome center. Ohio Valley Educational Cooperative (OVEC) will also provide training in the center.

AppHarvest Offices & Test Kitchen Headquarters and Marketing Suite

AppHarvest strives to create a difference through innovative farming techniques and a fun, fresh approach to health.

Because of these values, it was important to incorporate an energetic and simple approach to create a fun open-office atmosphere. By peeling back the interiors to reveal decades-old brick and concrete and incorporating large, open windows to admit plentiful daylight, the offices feel approachable and open to employees and visitors alike. Natural materials like plywood and neutral colors allow for the greenery and colors of the produce to act as accents and bring an organic life into the space.

The Apiary Fine Catering & Events

An old Jefferson Street industrial building that was gutted after a fire was transformed into The Apiary, a high-end catering and event space with capacity for up to 150 guests in The Orangery or intimate dinners for 12 in The Winter Room. The space offers an unrivaled farm-to-table experience with outdoor production gardens watered by an on-site, underground 12,000-gallon rainwater collection tank.

New Residence Hall (P3) Kentucky State University

Designed and developed by the EOP/Red Draw team, the new Kentucky State University Residence Hall is a P3 project type in collaboration with KSU Campus Housing.

The new residence hall will provide 2-bedroom and 4-bedroom student suites, plus en-suite RA single residential suites, totaling an approximate 408 beds in all. In addition to the student and RA suites, the building will include an Resident Hall Coordinator Apartment, numerous common spaces for entertainment and collaboration, service spaces, administrative offices, and a large food service shell space. The building construction and design consists of insulated concrete form (ICF) with Masonry and Metal Panel Cladding, and glass glazing exterior.

Jake’s Cigar Bar

The story of tobacco inspired the design for Jake’s, illustrated in rich colors, custom lighting, and color, material and furniture selection. Based on an original barn in Brannon Crossing, the exterior is comprised of Western Red Cedar and corrugated metal. Interior spaces include reclaimed wood for better acoustics, private lockers and a linear humidor positioned so that sunlight never touches the cigars at any point of the day. Finally, Jake’s has a large outdoor patio as well as a cantilevered balcony overlooking a croquet court.

Main + Rose Mixed-Use Facility and Parking Garage

Main + Rose took what was once a large, blighted parking lot at the eastern entry to downtown Lexington and transformed it into a vibrant mixed-used development, bringing urban living to a largely neglected market. The development is managed by Red Draw Facilities Management.

The Main + Rose project is a mixed-use development, which includes both commercial and residential components with a separate parking garage for each. The design includes 27,000 square feet of street level retail space, a large concealed parking garage, a rooftop garden, and 96 residential loft condos on floors two through four. The design vision is realized through exterior elements including brick, exposed structural framing, floor-to-ceiling windows, large usable outdoor rooms, and metal canopies along sidewalks. This development increased density of urban housing and added retail to help reduce pressures for urban sprawl eating away at the endangered rural bluegrass landscape.

Bulleit Visitor Center

EOP’s design for the Bulleit Visitor Center features a 9,000 square foot building pegged to be the home of Bulleit bourbon.

The new attraction encompasses the history and heritage of the brand with a tour showcasing modern whiskey-making that highlights the environmentally-friendly footprint.

Multiple, large tasting rooms conclude the tour with samplings of products, as well as a large retail outlet. The distillery and visitor center are now the 17th stop on the Kentucky Bourbon Trail.

Woodford Reserve Welcome Center

EOP designed the new Woodford Reserve Welcome Center to give the brand’s homeplace a welcoming starting point for tours. Tourists, and there are more and more every day, pick up tickets and then gather in a roomy area with leather sofas, paintings by Kentucky artists, and handcrafted decor that hints at whiskey’s origins.

The project was an addition and renovation of an existing house on the property across the road from the visitor’s center. The Welcome Center relieves the bottleneck of tourists and distillery workers that can occur at peak times when the distillery gets 1,400 visitors a day.

The Welcome Center, which has porches overlooking nearby horse farms as well as the picturesque distillery itself, can also be used as a venue for parties and events with space for about 100 guests. The bar in the welcome center features crystal glasses and lighting from Baccarat, a Brown-Forman partner.

3Forty

The owners of 3Forty wanted to convert their mid-century modern building, built in 1960, from an office building into upscale, short-term rentals. Aiming for a clientele of jockeys, horse owners and enthusiasts, and visitors to Lexington, 3Forty embodies the spirit of southern hospitality with rustic subtlety.

The building is situated in the heart of downtown, a walkable distance from countless restaurants, watering holes, and Rupp Arena—an important feature to the owners who encourage guests to explore on foot.

3Forty features six suites, featuring either one or two bedrooms, centered on an open plan kitchen and living room, creating an ideal entertaining environment that encourages socialization. Wood flooring is locally sourced from tobacco barns and horse fence planking, bringing an unreplicable genuine charm and warmth to the space.

In the corridors, blackened wood much like charred oak barrels hearkens back to the story of bourbon in the Bluegrass. All of the photography adorning the walls is licensed by Keeneland’s photographer and can only be seen at 3Forty. The photos feature the epitome of the Kentucky landscape with rolling hills, pastures, horse culture, and racing scenes.

This public private partnership development replaced the outdated and inefficient Capital Plaza Tower with a new 385,500 square foot office building and a 1,081-space parking garage for over 1,500 state employees.

The EOP and Red Draw P3 development demolished the Capital Plaza Tower, Frankfort Convention Center, two plaza area parking garages, elevated plaza and plaza infrastructure, Fountain Place Shops, Wilkinson Boulevard offices, the elevated overpasses on Clinton and Mero Streets, and the cooling towers on Wilkinson Boulevard.

Rocky Adkins Dining Commons and East Parking Facility

The Rocky Adkins Dining Commons and East Parking Facility addresses a major need for increased secure parking and additional dining options on Morehead State University’s campus.

EOP’s design freshly interprets the Collegiate Gothic style the university desired. The 25,000 square foot dining facility, dubbed The Rock, seats approximately 250 and was built on the site of the former Waterfield Hall. An 85,000 square foot parking garage accommodates 400 cars.

Lexington Senior Center

At 33,000 square feet, the facility is nearly twice as large as the former. Seniors enjoy planned programs including art activities, educational classes, recreational (dance and exercise) classes, a game area, cafes, and library.

The center is designed to accommodate senior lifestyles including short corridors between program spaces (long corridors can be intimidating to those with limited mobility). A viewing area and open windows above the auditorium space allows seniors to observe activities happening elsewhere while offering a quiet spot for conversation.

The exercise room has top-of-the-line equipment including a changing area with shower, and is a short distance from the billiards area. The art room is stocked with paints and chalks, and the kitchen allows cooking demonstrations and dining. Music, dancing, cards, billiards, and reading are also offered.

The center space is sprinkled with numerous small spaces and conference rooms. Outdoor, there is a gated veranda with seating areas. The center overlooks and established park which was also improved with pickle ball courts and baseball fields.

Paris-Bourbon County Public Library Renovation

& Addition

This small-town library was long on history but short on space. EOP restored this 1904 Carnegie library to its former glory, removing incongruous additions and alterations while adding a complementary expansion to suit the library’s evolving role.

The project brings natural light into the historic building, and creates a flexible and unified space for increased library programming. The addition embodies the agrarian heart of Bourbon County using reclaimed wood, hand-crafted metalwork, and natural limestone hewn from the site.

The project uses locally relevant materials and a conscious informality to create a space that is accessible and resonant for all Bourbon County residents, urban and rural alike. It mixes large gathering spaces with small niches and gardens to provide unique choices for each visitor.

The building and landscapes endeavor to be a good neighbor in a walkable community, offering broad pedestrian access and an open, inviting face to the street. Pocket gardens and bioswales reduce the stress on local stormwater systems and provide habitats for local flora and fauna. Finally, the building writes a new chapter in the rich architectural history of Paris, preserving the Carnegie library, and complementing it with an addition that is specifically of its time and consciously of its place.

Army Aviation Support Facility Boone National Guard Center

The 125,000 square feet hangar houses the Army’s Black Hawk helicopters as well as fixed-wing aircraft. In addition to 10 aircraft hangar maintenance bays, the facility includes six storage bays, two-story space for administrative, operations, control, classrooms, training, fitness, equipment distribution, and maintenance support spaces. The facility is designed to be a NET ZERO-ready energy building, and is certified LEED Gold.

The EOP designed a facility that was not only functional for all units to be housed there, but with some small touches to help the soldiers be more efficient. For example, the component support shops that provide maintenance functions are located immediately adjacent to the hangar floor, which enhances the overall logistical flow of the entire operation.

A critical feature in the maintenance bays includes a fire suppression system that will fill the hangar with up to 8-feet of foam within 10 minutes to dowse a fire.

Addition & Renovation

A vacant shopping mall is the new home for the church which requested a contemporary, iconic design that is welcoming, inspirational, and transformational.

The 140,000 square foot space that formerly housed Dillard’s department store has been renovated into educational spaces. Adjacent to this, a 49,000 square foot addition houses a 2,800-seat worship center. In addition to the building renovation and addition, the project includes the redevelopment of the 30-acre campus. The plan includes a plaza and parking for 1,800 vehicles. The project was awarded an AIA Citation Award.

Lexington Public Library

Marksbury Family Foundation Branch

The new branch replacing the Village Branch will significantly increase the activities and community engagement opportunities hosted at the facility. The first floor houses a spacious community meeting room suitable for large presentations, job fairs, or fundraisers. There’s also a versatile multipurpose room equipped for after-school student learning and homework help, along with a hands-on Makerspace. Upstairs, the library retains traditional elements with stack areas and reading rooms for children, teens, and adults. It also includes smaller, reservable study rooms for group or individual study.

The entire library will center on the Marketplace, a large double-height, multi-functional, open space that runs the length of the building. This space can be used to host larger community gatherings, presentations, watch parties, gaming tournaments, art fairs, and numerous other activities.

Taking advantage of the steeply sloped site, an external amphitheater provides additional space for community events. This innovative redesign positions the library as a dynamic community hub.

EOP Architects partnered with national design partner Group 4 Architecture to design the Marksbury Family Foundation Branch.

Rolex Outdoor Stadium

Kentucky Horse Park

EOP designed the stadium for the 2010 Alltech FEI World Equestrian Games, attended by over 400,000 people from more than 40 nations. The event marks the first time the Games, generally referred as the “Olympics for the horse industry,” had ever been hosted outside of Europe.

Working with Ewing Cole, the project required a flexible design that allows the 7,500-seat, all-weather arena to expand to more than 30,000 seats for special events. Features include a two-level hospitality suite and areas adjacent to the stadium for both hospitality tents and training. The concourse is below the seating with three banks of permanent concessions and three banks of restrooms. All seating is fully ADA accessible. The stadium is sited to emphasize the lake beyond the show field, with temporary seating positioned to back up to the lake.

Urban Active Fitness Polaris

By contrasting and layering the materials, the design invokes the many nuances and textures found in an urban setting. The transparency of the building skin, accomplished by the linear glass panels, seeks to empower those passing by with full visual access to the energy and movement of its users, thus generating an attraction to pursue the same lifestyle.

The layout of the three levels of the building is another unique aspect of this project. Rather than using a more traditional approach and designing three secluded floors, the design team allowed portions of the second and third levels to be open to the lower levels, thus aiding in the overall design concept by creating a sense of openness and motion throughout the facility. The three floors are centrally anchored by an elevator shaft that is wrapped with a glass staircase; this fixture emphasizes the powerful height of the space.

The facility is a standalone 42,985 square foot, three-story new construction that highlights the design team’s desire to promote motion and energy amongst club members and throughout the community. Urban Active Polaris offers the most current exercise facilities: a cardio movie theater, spinning studio, indoor pool, indoor track, basketball court, racquetball court, cardio and free weights areas with flat screen televisions, personal training space, and group fitness area. Additionally, the club offers many upscale amenities to further meet the unique needs of its members: locker rooms with saunas, women’s only workout area, children’s area, smoothie bar, and tanning facilities.

Juddmonte Farms

Thoroughbred Horse Farm

Juddmonte Farms is an award-winning horse breeding farm, owned by Prince Khalid bin Abdullah, a member of the Saudi Arabian royal family.

Juddmonte Farms consists of a variety of individual farms: three in England, two in Ireland and three in Kentucky. Established in 1977, Juddmonte in particular is highly regarded for its 300+ broodmare band. The farm has owned three horses named Broodmare of the Year in the United States or Great Britain.

EOP was selected for the development of this Lexington horse farm. EOP’s scope included designing four 20-stall broodmare barns, three tenant houses and the main residence. In subsequent projects, EOP designed a breeding shed and offices as well as updates to other facilities.

Transportation Cabinet Office Building and Operations Command Center

Located within the historic Old State House District, this six-story facility houses 1,325 employees. The scope of services included demolition of two city blocks.

EOP created a facility that celebrates the energy and movement associated with transportation. The building features approximately 250,000 square foot of flexible office environment utilizing raised access floors, modular component cabling and wiring, underfloor HVAC distribution, and the latest concepts for systems furnishings and modular office design. A centralized conference, meeting, and dining center designed to maximize efficient use of common spaces and minimize security concerns by limiting public access to non-public areas of the building.

EOP also designed the Transportation Operations Command Center, a state-of-the-art communications, control, and video monitoring facility used by the Transportation Cabinet for routine traffic monitoring and emergency traffic control of the Commonwealth’s interstate highway system.

Career and Technical Education School

Fayette County Public School

The future Fayette County Public Schools Career and Technical Education (CTE) facility will be located at the former Lexington Herald-Leader site in downtown Lexington on Midland Avenue. FCPS and the EOP Design Team aimed to preserve the building’s architectural and functional history while creating a unique aesthetic for the CTE program. They expanded upon the existing transparency along Midland Avenue, enabling the public to glimpse the energy and activities of the CTE programs where they once saw the Herald-Leader’s presses.

EOP introduced a more intimate pedestrian connection along Midland Avenue with entry canopies and deep walkways. They also animated the existing Midland and Main Street facades by expanding the floor plates and using glass to highlight the CTE functions. To incorporate the building’s history, the design team explored the origins and purpose of newspapers, learning about the acta diurna, a Roman daily notice displayed in the town square.

This historical concept inspired a 25’ x 15’ CNC-carved solid surface wall at the school’s entrance, featuring illustrations of each program offered at the facility. The design team also incorporated stippling, a technique used in newspaper graphics, as circular perforations throughout the building to form larger motifs and patterns. As the Herald-Leader transitioned to the digital age, the team created a multimedia mural made of small, colored, pixel-like squares, representing Kentucky’s internet deserts and oases.

Aesthetically, the building is primarily industrial, with exposed metals, block, and technical machinery to honor its history and accommodate the CTE programs’ needs. Bright colors like fuchsia, orange, and lime green break up the long exterior façade and interior spaces, creating energy and emphasis. Wayfinding signage, constructed of lit acrylic, mimics newspaper covers, and the landscape design incorporates elements of pixelation and perforation.

Kentucky State Capitol Building Restoration

Designed by the noted architect Frank Mills Andrews, Kentucky’s State Capitol had its grand opening on the 10th of June in 1910, after five years of construction. Since then, it has been continuously occupied by all three branches of the Government, with most of its character-defining features remaining intact.

From its completion in 1910 to the present, the building has had a commanding presence in the skyline of Frankfort placed on a promontory along the Kentucky River. The Capitol grounds were designed by the Olmsted Brothers, the pioneering landscape architecture firm. In 1971, the site and the building were listed on the National Register of Historic Places.

In 2020, EOP Architects, in association with PDP Architects, Philadelphia, were selected to restore the dome, roof and windows, and subsequently were awarded the project for a full-scale restoration and renovation of the building. This work will effectively modernize the workplace for its approximately 575 occupants while simultaneously repairing the aging building, thus restoring and preserving the Capitol for future generations.

Horse Soldier Bourbon Distillery & Visitor Center

Horse Soldier Bourbon is a brand developed by former Special Forces soldiers, the first into Afghanistan on horseback following the events of 9/11. Phase 1 of Horse Soldier Farms, the home of production for Horse Soldier Bourbon, is now underway and slated for completion in 2024.

Horse Soldier Farms will be much more than a distillery, with proposed retired horse farm, family friendly activities, retail-like shopping, and eateries. The project is not just a stop on the bourbon trail, it’s a destination. EOP is proud to join the project as Architect of Record, collaborating with architects Rogers, Stirk, Harbours + Partners, BRC Imagination Arts, and a host of expert consultants to create a Bourbon Distillery & Visitor experience like no other.
