PFN MOVIE COMPLEX Movie studio and production house in Jatinegara, Jakarta

As designer architect in Monokroma Architect I was commissioned to design the Masterplan of the revitalization of PFN, a government owned movie production house. THE PROBLEM
Years of mismanagement that led to near bankcruptcy have made the whole complex looks like hounted area. The newly appointed CEO wants to revive this complex to once again become a bustling movie complex to provide movie-related business services in Jakarta. THE SOLUTION
I propose a new concept which can provide a public space to involve and entertain more people in the movie production process. With the idea from the term “Box Office�, I arrange a composition of massings to accomodate function responding to the context. I induce new programs alongside with the requirements from the clients, which are movie studios, office spaces, cinema, museum, shops, banquet hall, mosque, hotel, outdoor studio, amphitheater, plaza, and outdoor cafes. Circulation plays as prominent design guide to ensure that people can enjoy the entertainment without disturbing the main process of movie production

the mosque was initially at the front, but it will block the already narrow front part of the site. So we move it to the center part of the site.
We open the front part to make space for a grand entrance First, we want to make 2 car access and 1 pedestrian access, but the car access will make the front part even narrower.

ANGKASA PURA RESIDENCE
Landed Housing Masterplan in Banjarbaru, South Kalimantan

As designer architect in Monokroma Architect I was commissioned to design the masterplan of a landed housing complex in Banjarbaru. THE PROBLEM
The client wants to develop a piece of land near the Syamsudin Noor Airport to be a new housing complex. The shape of the site is narrow with entrance from the west. The challenge is how to make the highest value of the land with maximizing the sellable area while optimizing the infrastructure and green area. THE SOLUTION
I design many drafts for the masterplan to see which one can accomodate the optimum composition of sellable area and infrastructures. Then I try to give an opportunity for the residents to enjoy a wider vista along the streets. I also consider the equal opportunities for the shophouses to face the main street. The design idea for each units are adopted from the traditional house of Banjar: Bubungan Tinggi. I adopt the silhouette of Bubungan Tinggi and try to transform it to architectural elements such as plates, volume and line. I combine the elements with boxes or with one another.

PLATINUM CONDOMINIUM Mixed-Use Development in South Tangerang, Banten
Location: South Tangerang, Banten| Site Area: 11,000 sqm Typology: Mixed-Use Development| Period: March 2015
As designer architect in Monokroma Architect I was commissioned to draft a schematic design of a mixed-use complex as a preliminary study for a property feasibility assessment. THE PROBLEM
The client wants to develop a piece of land in the middle of a growing suburban area. There are several universities and offices near the sites, so it is considered profitable to supply for residential need. THE SOLUTION
To optimize the floor area ratio, I designed a high rise building with three towers and a joint podium that is used to accomodate commercial and leasure programs which also functions as the apartments facilities. To make the building massing not looking so massive, I divided the podium into many rectangular boxes and twisted it to make unique spaces between the intersections. Each tower also functions slightly different. The highest tower has double height as business loft tower, while the middle funcion as two and three bedroom apartment, and the shortest as studio apartment. These different in floor-to-floor height is intended to give a hierarchy while maintaining the highest permitted building height to optimize the floor area ratio.
NENGAH CULTURAL CENTER Bali Art and cultural center competition

This competition invites architects to design a new art and cultural center in the heart of Jimbaran that reflect the richness of Baliness architecture as well as contemporary design style. THE PROBLEM
Rapid globalization could threaten the existence of local wisdom and values. People will not be aware of their own identity and culture if it is not maintained, preserved, and promoted, especially to young generation. A developer in Bali wants to preserve and promote the local Balinese culture by designing a new art and cultural center for young people from around the world to learn and practice the richness of Balinese culture in a contemporary way of promoting popular culture. THE SOLUTION
My team and I propose a concept that confront old traditional values with modern imagination in one place. With an open platform, we separate the contemporary style on the ground floor and the Balinese style in the first and second platform. The plan scheme is arranged according to “Sanga Mandala�,, an ancient Balinese principle of home masterplanning. The modern part is an open plan and always be flexible to change, while the traditional part will always be preseved as a remembrance of its cultural richness.

This competition invites young architects to design a masterplan of a beach resort in the Batam Island, Indonesia. THE PROBLEM
The developer that run this competition wants to develop the coastline of their golfcourse in the north part of Batam Island. It is intended to be a world class resort with five stars hotel, condominium, beach houses, beach mall, beach entertainment venue and food plazas. THE SOLUTION
Along with my team, we design a resort that tries to capture the spirit of Batam as an emerging transport hub island. The growing importance of this city requires a landmark to distinct itself from the surroundings and change the image of the island from an underdeveloped region into a bustling and modern city,. Batam is moving towards the future. Therefore, this design embodies a futuristic design. The site offers so opportunities: the beatiful beach, long coastline, countour varieties, and existing golf course. Combine with ambitious mixed-use complex programming to accomodates growing tourists, this project tries to treat the site with a touch of design that could r“econstruct the whole, ressurect the real, reinvent the collective, reclaim maximum possibility�

This competition invites young architects to design a masterplan of a central business district of a new development on the outskirt of Jakarta. THE PROBLEM
The developer that run this competition wants to develop the prime piece of land as the CBD of the new township development. With 5 Floor Area Ratio but maximum height only 15 floors, this competition seeks a masterplan design that could optimize the economic value as well as aesthetic value and environmentally responsible THE SOLUTION
Along with my team, we design a masterplan with an intention to make the area as the brightest spot in BSD City to attract many people who pursue a brighter future. The Radiant determines to create an exuberant space, full of life and vitality with large open space area and many gardens so that the office workers could easily refresh themselves at lunch or afterworks and interacting with people around the area. The masterplan is carefully composed to enhance delightful working, living, and refreshing experiences. The Radiant envision to be the crown jewel of the BSD City as well as the grandeur entrance to the region.

Creating an urban landmark as a remainder of Tangerang historic importance
Location: Tangerang, Banten | Site Area: 90,000 sqm Typology: Pedestrian Bridge | Period: July-August 2014
This competition invites students to indetify problems of a real urban node in any Indonesian city and come up with a creative solution. THE PROBLEM
The biggest problem here is there is no significant problem in this street. It is a dull urban center without any interesting spot that make people want to spend their time there. Because there is no significant problem, the local government do nothing to enhance this important urban nodes. So, slowly it is abandoned.
THE SOLUTION
My intention is to revive this important urban nodes to be the vibrant urban center of Tangerang which people find interesting and proud of. This spectacular curvy form, built in steel from the famous local steel company, will be a new urban landmark that revives and revitalizes the city center so that Tangerang could now stand proudly side by side with Jakarta as a hip and contemporary city, a reminder of its historic signicance.

MIRA LESMANA HOUSE An imaginary artist’s house
Location: South Tangerang, Banten| Site Area: 18,0000 sqm Typology: CBD Masterplan| Period: Jul-Sep 2014
This project was an exercise to build a building which corresponds to a client request and the designated site. THE PROBLEM
The imaginary client was Mira Lesmana, a famous Indonesian Filmmaker. with a dynamic and dramatic personality. Mira and her family need a master bedroom, two bedrooms, a home office, a home theater, a dining room with the kitchen and a service area. THE SOLUTION
Several study models were made to find the most suitable form to accomodate those functions as well as the unique condition of the site. This twisted curve form was chosen because it conveyed a dynamic and dramatic feeling which was very suitable to the personality of Mira Lesmana. The balcony which looked like a ship and the roof which resemblanced the sail made this building strengthened its position as a beach house.

An urban design project for revitalization of Cisadane Riverbank
Location: Tangerang, Banten | Site Area: 320,000 sqm Typology: Mixed-Use Masterplan | Period: Jan-Apr 2014
This is an urban design project for revitalization of a riverbank to create a new urban center for vibrant public space, thriving commercial area, and center of art and culture. THE PROBLEM
Urban life in greater Jakarta area is now concentrated mostly in the shopping malls. People feel they could interact and exchange things comfortably in the safety of the mall buildings. Consequently, malls are becoming too crowded especially on weekend.
THE SOLUTION
This project aims to offer one alternative of a safe and interesting public space for interacting, socializing, and exchanging things. In 32 ha area I designed a masterplan of waterfront complex which comprises of waterfront F&B area, landed townhouse area, condominium area, office area, shophouse area, convention hotel area, and luxury house area.

1st SKETCH The long frontline of the waterfront with identical shophouses can cause boredom and dissorientation. People could have difficulty to locate where they are. To solve this, some nodes are created, which are Marina, Amphitheater, Skateboard Track, Floating Restaurant, Pedestrian Circle Walk and Perfomance Stage
TWISTED LINEAR ARRANGEMENT The twisted shophouse arrangement intends to respond to the site and surrounding nodes and also serves as visual effect on the joint of the twisted building blocks

Initially the parking lots are planned in front of the shophouses. But, when the arrangement is changed to organic curve, the number of the parking lots decreases because of the irregular form. The solution is making a basement for parking so that the gound floor could be utilized for outdoor cafes
This shophouse block is parted by the pedestrian bridge so it is omitted in the next phase of the draft
The Skateboarding Track is provided again with larger site so there will be more tracks. This place functions as public facilities for youngsters from the neighbourhood to play and socialize
The street form corresponds to the organic shophouse arrangement
ORGANIC CURVE ARRANGEMENT Stiff linear arrangement will look not resounding the form of the river as the site. So I compose the masterplan in an organic shape. It is intended to be more communicative with its surrounding and smoothly blending with other elements of this masterplan

MASTERPLAN
THE METRO 8
Mixed-Use Development in the outskirt of Jakarta.
Location: Serpong, South Tangerang| Site Area: 20,000 sqm Typology: Mixed-Use| Period: July-November 2014
This mixed-use building, located in the busy intersection of Jakarta-BSD toll road and the eastern ring road, is intended to become a new urban center around Jakarta. THE PROBLEM
It strategic site with easy access from the airport makes this new development has a potential to draw crowds which give an opportunity to offer many functions to its users. The railway track which is adjacent to the site makes it really suitable as a train station. THE SOLUTION
The adjacency to the transportation system gives an opportunity to serve the travellers’ needs. It is implemented by proposing a hotel program along with its various facilities, such as restaurants, health club and convention ballroom. Mall and theater will serve as another mass atraction to make this building more alive and vibrant. Last, but not least, office program are inserted to make this development to be a new business center in the district.

The office tower are located in the proximity of the main road to gain most visibility.
Some opening are put in the middle of the building to break the thickness of the mass and allowing natural lighting and breeze of fresh air.
ORGANIC FORM
The organic plan and tower forms are intended to convey the dinamics of interactions between all the different functions. It represents the interconnected system that happens when mixing all those programmes.

TAMAN KITA
Urban park landscape design in the middle of Jakarta
Location: Jakarta| Site Area: 100,000 sqm Typology: Urban Park| Period: May-July 2014
Taman Kita (Our Park) is a proposal to transform an area of unused government land to become an urban park. THE PROBLEM
From the site analysis, the unused land is being used illegally as garbage dumb from the traditional market right in front of it. From the interview of the citizens around, we found out that there is no park near that low class settlement, so that there is no place for children to play. They usually play on the street which actually endanger them.
THE SOLUTION
The citizens say that they need a park for the children to play, teenagers to hang out, and adults to relax. So we design an urban park on this 10 ha site, with a children playground, a football field for youngsters, a herbal garden for mothers, a foodcourt for general public and an amphitheater for cultural events as well as garbage storage below it to accomodate a temporary garbage disposal area.

BOURGEOIS BOHEMIAN HOTEL A boutique hotel for contemporary urban elite
Location: Jakarta| Site Area: 10,000 sqm Typology: Hospitality| Period: August 2014 - July 2015
This final project intends to create variations of space and rooms which could be explored by the users. THE PROBLEM
The main target user of this hotel is the ‘Bourgeois Bohemian’. It is the term coined by American sociologists David Brooks in his book “Bobos in Paradise: The New Upper Class, and How They Got There” in 2000. It is a new upper class in urban societies with high income and high education who have specific characteristics THE SOLUTION
I summarized those characteristics and from them I derived the programs of space, site criteria, and design guides. Those parameters then guided the evolution of form and programming of this five star hotel. The challenge is how to accomodate those specific requirements alongside the complex standards of five stars hotel as well as public regulations in Jakarta.
