ijan Laufer is fortunate enough to combine many qualities together in an engaging personality. Having grown up in Germany with Iranian parents, he studied interior design in Hamburg, and went on to work in many different parts of the world on luxury projects. The evidence of Bijan’s ability to add value to each of his projects, both intuitively and intellectually, culminates in the entrepreneur opening his new boutique showroom in the Marbella Club Hotel this summer. THE ART is an integrated interior design studio providing ready-to-go custom interior design packages which are created to meet the demands of a fast-moving lifestyle, and to cater to the design requirements for private individuals, property developers, investors and real estate agencies in residential and commercial sectors. “Along the way, I have built up key business relationships in every sector, not least with top design and furnishing brands. As a result, I can decorate a home within two to four weeks, which is a great benefit in these times of waiting lists and limited supplies.” The signature concept of THE ART is to create a fresh, distinctive and accessible interior design service, ideal for those who wish to achieve an exquisitely designed interior within a defined timeline and budget, as well as sourcing beautiful art pieces and manufacturing singular furniture items for a more bespoke look. The studio only uses products that perform beautifully for the residential market, while the products sourced for the commercial setting offer durability to the client.

One recent project of THE ART - INTERIOR DESIGN, located on Marbella’s Golden Mile, was quite exuberant in its details. Woods and marble were the focal point for this room, where the matching furniture and lighting on the walls and ceiling were combined in unison with the décor and art pieces, delivering an elegant and functional design customised for a comfortable, modern-day lifestyle. The understanding and ability of the founder and his team to exceed their clients’ expectations earned THE ART - INTERIOR DESIGN the privileged award of The Best Luxury Interior Design Studio 2022 in Marbella, by the Luxury Lifestyle Awards panel, known as one of the world’s most recognised and respected brands, providing assurance of the highest quality, and representing pioneering excellence and innovation. What impressed the panel about the team was their exhaustive drive to source superior materials, as well as the thoughtful combinations of luxurious aesthetics, and attention to detail. The studio’s use of renowned luxury brands, including Armani Casa, Dolce & Gabbana, Trussardi and Ralph Lauren, with details by Hermès, in addition to sourcing local artisans, creates a combination of traditional and contemporary finishes. Since its founding, THE ART - INTERIOR DESIGN has worked with a wide range of international clientele from Marbella to Dubai, and exciting new projects and collaborations are currently underway in Madrid, Belgium, Berlin and Ibiza.

Is there anything more intimate than sharing a good wine at home? Ismael Mérida, born in Fuengirola, Málaga, and Magui Suárez, from Oviedo, Asturias, welcomed us into their home in Marbella; or as they like to call it “the beach-house”, as it is located on the frontline of one of the best beaches in Marbella. The house is the result of a total renovation of an original villa from the 1960s, and was designed by Ismael Mérida, CEO of Ismael Mérida Arquitectos, a studio specialising in state-of-the-art Mediterranean-style villa projects. After 26 years in the profession, his studio is renowned as one of the most emblematic architecture firms in Marbella, having carried out numerous projects, from Sierra Blanca to La Zagaleta; hotels, such as Boho Club; or such emblematic establishments as Olivia Valere, Mamzel or Siroko Beach. Magui Suárez studied at Les Roches International School of Hotel Management, and after working in Brussels, Los Angeles, and the French Riviera, she came to Marbella to work in such renowned hotels as Villa Padierna Palace Hotel and Finca Cortesin Hotel. After a period working in fashion, she is now focusing her professional development on interior architecture and the decoration of villas and commercial premises. They are beauty and style enthusiasts, and their true passion is travelling: “What we like most is the magic we bring back from each destination; after the trip, you’re no longer the same person.” “We love to get away, as often as we can, to Formentera and Ibiza, or Punta Cana, where we have a house that’s the result of many years designing houses in the Dominican Republic.” “We’re getting married this summer in Ronda, and we’re going to Bali for our honeymoon.” “We’re the kind of people who enjoy spending time with our friends and our dogs, Beso and Giorgio, but what we enjoy most of all is our life at home on the beachfront.” “Is there anything more intimate than sharing a good wine at home?” Their Christmas Tree Party is already a must in Marbella. “We can’t imagine a celebration without dancing.” On one of the walls of their home, thes words can be read: “If it’s exciting to think about, imagine doing it!”

INNOVATIVE AND SUSTAINABLE CUISINE Diego Gallegos creates an innovative, unique cuisine, using exceptional, top-quality raw materials, produced by means of aquaponics, ensuring the product’s full traceability; from sowing and breeding, all the way to the table. A concept of natural cuisine where the variety of fresh products of the Mediterranean diet takes precedence: lettuce, tomatoes, peppers and aubergines; as well as freshwater fish, such as African catfish, tilapia, tench and pacu. At Sollo Restaurant, Diego Gallegos has created a sustainable gastronomic proposal based on freshwater fish and home-grown vegetables, obtained by using innovative systems that make use of local natural resources in a respectful and ecological way. GASTRO-AQUAPONICS Gastro-aquaponics is a unique approach to understanding cuisine; a method that integrates and fuses gastronomy with aquaponics. A chef with his own distinctive identity, Diego Gallegos came up with the idea of using sustainable facilities, located next to his restaurant, and a model of integrated fish farming and vegetable cultivation to obtain a permanent supply, while controlling the timing, size and quality of the species, depending on the season. This system combines the production of the vegetables and fish in an integrated manner, within a closed circuit recirculation system of more than 12,000 litres of water, where unique species of freshwater fish are raised in its tanks, as well as a variety of more than 2,000 plants.■

hen did you discover your vocation as a Chef? “I was fortunate to discover my vocation as a chef when I was very young - at the age of 16 or 17. I’ve always been interested in everything related to food and gastronomy.” Where does your inspiration in the kitchen come from? “I draw inspiration from many things, but typically from the product and its seasonality, as well as fashion, cinema, shop windows, and above all, the concept of looking for new approaches.” What ingredients or condiments distinguish Mantarraya’s cuisine? “Manatarraya’s cuisine is distinguished by the use of dried chillies from the Mexican Pacific and the charcoal grill.” What’s the biggest professional challenge you’ve ever faced? “Managing the different projects during the pandemic was undoubtedly the biggest professional challenge I’ve faced recently, and of course, future projects are always a challenge.” How is Mexican cuisine perceived in Marbella? “Mexican cuisine in Marbella is still not widely known, and precisely for this reason we consider we have a great opportunity to do it in an authentic, creative way.”

Which local ingredient has surprised you? The local fish and seafood are a real surprise to incorporate into our cuisine. What advice would you give to aspiring chefs? “My advice to anyone wanting to become a chef is to work in as many restaurants as possible beforehand so as to form a broad gastronomic criterion.” How do you select your team members? “Generally speaking, we select our employees on the basis of their attitude, aptitude and knowledge, although in recent times this is a real challenge that we must resolve.” How long does it take you to create a new dish? “Sometimes it takes days and many tests to develop a dish, and on many occasions we get it right at the first attempt.” How do you deal with the pressure of haute cuisine? “Normally, the pressure of haute cuisine and casual dining is self-imposed, so it’s becoming a habit I’m getting better at managing.” Which contemporary chef do you admire most, and why? “Jose Andrés is a chef I admire for his unlimited capacity for growth and altruism, as well as for coming up with novel concepts and great businesses.” What type of clientele comes to dine at Mantarraya? “Mantarraya is a cosmopolitan restaurant; we have clients of many different nationalities, and they’re either people who enjoy discovering new experiences, or who are more familiar with Mexico or have some closer connection.”

I’m not much of a dessert person, but Mantarraya Mx’s “torrija” is exceptional, so it could be the perfect end to a fabulous evening. All this would be accompanied by a “Mezcaliña”, which is the name of my favourite Mantarraya cocktail.”

orn in Ontario (Canada), Alison Brooks is considered one of the most influential architects of her generation. After graduating from the School of Architecture at the University of Waterloo in 1988, she relocated to London, and started out working with the designer and architect, Ron Arad. Three years later, she had become a partner in the firm, providing her the opportunity to co-direct such fascinating projects as the foyer of the Tel Aviv Opera House. In 1996, she founded her own London-based studio; Alison Brooks Architects. Her early work focused on relatively small-scale projects, such as VXO House, Wrap House and Salt House, which received widespread praise, and was described as “a late flowering of the most elegant and sensuous modernism”.
Windward House in Gloucester, known as House on the Hill, also received excellent reviews. It was described as “an extraordinary labour of love in architectural form. Every detail has been meticulously considered and exquisitely finished, resulting in a truly remarkable home that enhances its unique setting.” HOUSING AS A SOCIAL RESPONSE This first stage was followed by a series of great opportunities, always conceived from the perspective of addressing the main problems in cities, such as the housing sector and public spaces: an innovative idea that has earned Brooks numerous national and international awards, positioning her as one of the leading architects of her generation. Her success comes, precisely, from her determination to invest in the public sector and provide more sustainable forms of housing. The architect has acknowledged that urban design has always been a great ambition for her. For this reason, Alison Brooks’ projects focus on identity, and are based on exhaustive cultural research, making each architectural proposal a specific response to the place, community and landscape. They are primarily residential, educational, and arts-oriented projects which have earned her unanimous recognition for their conceptual rigour, sculptural quality, and the details that make them unique. Alison defends the role of housing as civic building, advocating the resurgence of building craft and promoting timber in architecture. Her main projects include the Newhall development, consisting of villas, courtyard houses and terraced houses. The new Cohen Quadrangle for Exeter College, Oxford is also noteworthy. In regeneration schemes such as Ely Court, Brooks is committed to nurturing a sense of civic pride and social rejuvenation and promoting diversity and inclusivity. “Urban housing is the most important type of social architecture,” she says. “It frames everyday life; it forms people’s world view.”

HUMAN-CENTRED ARCHITECTURE Quarterhouse, in Folkestone, was Alison Brooks’ first building conceived as a cultural hub. The building’s ribbed mesh cladding was inspired by the maritime iconography of the town’s historic architecture and the translucency of the local scallop shells. The Smile was another of her landmark projects. Specially commissioned by the London Design Festival, this spectacular urban pavilion with two curved 12m cantilevered sections showcased the structural and spatial potential of cross-laminated timber. Experts called it the most complex CLT structure ever built. For the architect, it was an opportunity to demonstrate that the 21st century would not be an era of concrete, but of timber. In March 2013, Alison Brooks received the Woman Architect of the Year award from Architects’ Journal. One of the judges applauded the panel’s choice, explaining that “her mixture of sculpture, architecture and detail is what has made her such a powerful force in British architecture.” Brooks, who has always taken a people-centred approach in her designs, has been an external examiner at the universities of Bath and Lincoln, and at the Architectural Association and the Bartlett School of Architecture. In her book, “Synthesis: Culture and Context”, she develops her concepts on architecture and urbanism, which have led to it being considered a reference book in the field. She also gives lectures on the need to review the relationship between the countryside and the city, arguing that the countryside takes on new relevance, and revises the concepts and transformations of society. With her sculptural elegance, Alison Brooks has revolutionised the way we understand housing and the urban environment, where people are the focus of her building designs, as the indisputable protagonists of a novel concept of cities.

Tras terminar sus estudios de arquitectura en la Universidad de Waterloo, en 1988, se trasladó a vivir en Londres y comenzó a trabajar con el diseñador Ron Arad, con quien tres años después se asociaría, dándole la oportunidad de codirigir interesantes proyectos, como el vestíbulo la Ópera de Tel Aviv. En 1996 fundó su propio estudio, Alison Brooks Architects, afincado en Londres. Su etapa inicial estuvo centrada en pequeños proyectos, como VXO House, Wrap House y Salt House, que recibieron elogios generalizados, llegando a ser calificados como “un florecimiento tardío del modernismo más elegante y sensual”. LA PERSONA COMO JUSTIFICACIÓN Quarterhouse, en Folkestone, fue el primer edificio de Alison Brooks concebido para las artes escénicas. Para diseñar el revestimiento de malla acanalada del edificio, se inspiró en la iconografía marítima del lugar y la translucidez de las conchas de vieira locales. The Smile fue otro de sus proyectos emblemáticos. Construido para el London Design Festival, este pabellón englobaba un arco de madera de 30 metros de largo, que mostraba el potencial estructural y espacial de la madera contralaminada. Los expertos calificaron la estructura como “la más compleja jamás construida”. Para la arquitecta, fue la oportunidad de demostrar que el siglo XXI no iba a ser una era centrada en el hormigón, sino en la madera. En marzo de 2013, Alison Brooks recibió el premio “Mujer Arquitectura del Año”, un galardón de Architects’ Journal. Para justificar el galardón, uno de los jueces destacó “su mezcla de escultura, arquitectura y detalle, lo que la ha convertido en una fuerza tan poderosa en la arquitectura británica”. Actualmente, Brooks, que siempre ha sabido colocar a la persona en el centro de sus edificaciones, es examinadora externa en las universidades de Bath y Lincoln, y en la Architectural Association y la Bartlett School of Architecture. En su libro, “Synthesis: culture and context”, desarrolla sus conceptos sobre arquitectura y urbanismo, lo que ha motivado que sea considerado un libro de referencia en el sector. Además, ofrece conferencias sobre la necesidad de revisar la relación campo-ciudad, señalando que las ciudades se están transformando en modelos híbridos, donde tiene cabida la antropología social. The daughter of actor, playwright and director, Jean-Claude Cotillard and actress and drama teacher, Niseema Theillaud, Marion spent her childhood at the theatre, and was passionate about cinema from an early age. While appearing in supporting roles in some of the productions her parents worked on, she dreamed of becoming a top international actress.

y the age of just 19, Marion Cotillard had already appeared in a few TV series, but her career really started to take off when she was awarded the first drama prize at the Conservatoire d’Orléans. According to those who knew her at the time, the young woman showed incredible will-power and self-confidence when attending casting calls. Her first films in the cinema went generally unnoticed, but they did get Gérard Pirès to propose her to shoot Taxi in 1998, which would earn her a César award nomination for Best New Actress. From that moment on, the offers started flooding in. In 2001, she learned to sing in preparation for the film Pretty Things. And just two years later, she was offered the opportunity to appear in an American film, Big Fish, directed by Tim Burton. Initially, Cotillard was not particularly interested in Hollywood, but the US fell in love with her. LA VIE EN ROSE The French actress worked both in films and TV series until 2007, when she got the greatest break of her career with the film La Vie en Rose, in which Cotillard played the singer Edith Piaf. The director, Olivier Dahan, claimed that he had chosen Marion because her eyes reminded him of Piaf ’s, but the fact is that Cotillard dedicated long hours to thoroughly preparing for the character. The actress watched countless videos and interviews with the late French singer in order to recreate how she moved, her facial expressions and her voice; ending up so deeply involved in the character that she became completely absorbed by it. “It took months for me to shake off the role for good. When you spend entire days with a look and a voice that isn’t yours, it’s very hard to go back to the way you were before,” she said later in an interview. Her outstanding performance brought her acclaim by the public and critics alike, as well as an endless list of awards, from a César to a Golden Globe, a BAFTA, and an Oscar for Best Actress. It was the first time an actress had won this award for a French film, joining the list of very few actors who have received an Oscar for their performance in a foreign-language film; including Sofia Loren, Roberto Benigni, and Robert de Niro for The Godfather II. From then on, the actress’s career has continued to grow, with films such as Michael Mann’s Public Enemies, in which she co-starred with Johnny Depp; Inception, with Leonardo DiCaprio and Michael Caine; and Nine, starring Javier Bardem. Over the years, she has built more and more ties with Spain. In 2021, she received the Donostia Award at the San Sebastian Film Festival, and she recently took on the role of Joan of Arc at the Stake at the Teatro Real. ■

Con solo 19 años, Marion Cotillard ya había aparecido en algunas teleseries, pero su carrera se consolidó cuando recibió el primer premio de arte dramático del Conservatorio de Orléans. The Dior Cruise Collection was presented under the name “La Capitana”, the stage name of Carmen Amaya; the legendary flamenco dancer who inspired the designs of Maria Grazia Chiuri, the creative director of the prestigious French firm, who worked in close collaboration with local artisans. The guests were able to contemplate key pieces of Andalusian imagery, which were masterfully mixed with light, contemporary garments in noble materials. ivorce before a notary may be carried out, in cases where it is possible, as the best way to divorce in Spain. Act 15/2015, of 2 July, on Voluntary Jurisdiction, allows a married couple to divorce by mutual consent before a notary, as an alternative to judicial divorce. This law aims to reduce the processing times for less complex divorces by mutual consent. The regulation of divorce in our recent law began with its introduction in the Civil Code by the Law of 7 July 1981. This regulation has been subject to various amendments in order to adapt this institution to the evolution of society. As part of this development, efforts have been made to make it easier for spouses to dissolve their cohabitation and marriage by regulating the form, requirements and consequences of this decision in an increasingly fairer, quicker and cheaper way. With the Voluntary Jurisdiction Act of 2 July 2015, the reform of this institution has been completed by introducing the possibility of carrying out both separation and divorce before a notary by means of its regulation in Article 54 of the Notary Profession Act.

REQUIREMENTS FOR DIVORCE BEFORE A NOTARY The notary may be approached by the spouses, regardless of the form and time of their marriage. In other words, this form of divorce is applicable to all marriages and not only to those entered into after the entry into force of the Voluntary Jurisdiction Act (23 July 2015). This does not mean that any married couple can agree to divorce before a notary, but that a number of requirements set out in the Civil Code must be met:

At least three months must have elapsed since the celebration of the marriage. It will also need to be mutually agreed by the spouses. It will be necessary that there are no unemancipated minor children or older children for whom support measures attributed to their parents have been judicially established, since in these cases the court authority must be called upon. Formalities to be followed.
Once the requirements have been met, both spouses may jointly apply to the notary of their last common domicile or of the domicile or habitual residence of either of them. This is, therefore, one of the cases of notarial districts that prevents the possibility of going to any notary in Spain. The following documentation is required:

Original and valid ID card or identity document of each of the spouses. Certificate of census registration in order to prove the notary’s competence. Marriage certificate or, if available, family record book. A marriage settlement agreement drawn up by a lawyer to ensure that the document complies with all the requirements of the Civil Code.
Of all these documents, the Marriage Settlement Agreement is the most complex, as in it the spouses have to record the consequences of their divorce, i.e.: whether one of the spouses has to pay any

alimony to the other and which one; dissolution and liquidation of the matrimonial property regime; allocation of the family home, if applicable, and in general, all the financial and personal consequences that derive from the divorce. In the notary’s opinion, the content of the agreement should not damage one of spouses in favour of the other, as in this case the notary may refuse to execute the deed of divorce and the spouses shall go to court. Once the documents have been checked, the spouses, who must be accompanied by a practising lawyer, shall be summoned to sign the public deed of divorce where they freely and voluntarily state their unequivocal will to divorce by mutual agreement. EFFECTS OF DIVORCE The effects of the divorce are produced from the moment of the execution of the public deed before a notary. However, as in the case of marriage, it will not produce full effects with regard to third parties until it is recorded with the Civil Registry. It will also be necessary to pay the corresponding tax and to go to the Property Registry for the change of ownership in the event that there is a distribution of real estate in the Marriage Settlement Agreement. DIFFERENCES BETWEEN NOTARY DIVORCE AND COUR DIVORCE The main difference is the choice of the court or the notary’s office as the place for the divorce proceedings. A notarial divorce will result in a deed of divorce and a court divorce will result in a decree or judgement. However, both ways lead to the registration of the divorce with the Civil Registry and both have the same effects. Undoubtedly, the fastest route is the notarial one, since in a few days you will have an appointment at the notary’s office to proceed with the dissolution of the marriage. The court process tends to be more clogged and, therefore, it will take longer to obtain the divorce decree. The notarial route is not only quicker but also

more convenient, as the spouses can decide which day to go to the notary’s office to ratify the Marriage Settlement Agreement that will be included in the Deed of Divorce. This does not happen in the judicial process, as it is the court itself who establishes when the spouses must go to court to ratify the divorce agreement. In both notary and judicial divorces, a lawyer is required. It is the lawyer who will draw up the Marriage Settlement Agreement with the divorce clauses, as well as advise and accompany the spouses to the notary’s office, and it is also a requirement for the notarial divorce certificate to be executed with the spouses assisted by a lawyer. In the case of going to court, a court representative is also required, but not in the case of notarial proceedings. CHILDREN OF FULL AGE It is perfectly possible to arrange a divorce before a notary with children of legal age. In this case, the child must be present at the time of signing at the notary’s office in order to give his or her consent, or he or she can avoid going to the notary’s office if he or she is acting by power of attorney. This also applies to already emancipated minor children. Notarial divorce for foreigners Yes, a foreigner can be divorced at the notary’s office under the following circumstances: 1. Foreigner married to Spaniard: If married in Spain, the requirements are the same as above. If married abroad, the marriage must be registered in the Central Registry in Madrid. 2. Both spouses are foreigners: If they were married in Spain, the requirements do not change. If they were married abroad, the marriage must be legalised and apostilled. In short, it is sufficient to remember that divorce, in certain cases and meeting the requirements explained above, can also be quick and even easy, provided that the relations between the spouses permit drawing up a Marriage Settlement Agreement.

LISTA, A BOOST TO INVESTMENT IN ANDALUSIA T
he Law for the Promotion of Territorial Sustainability in Andalusia, Law 7/2021, of 1 December, known as LISTA, incorporates important new features for the regulation of the territory, natural resources and therefore for the sustainable economic development of Andalusia. Some of the most relevant new features have to do with territorial and land-use planning, as the LISTA integrates the regulation of territorial and urban planning into a single body of legislation, with the aim of facilitating the interpretation and application of the regulations by the Public Administration Authorities establishing clearer and simpler rules and including sustainable urban planning as a fundamental concept and urban planning model.
system, depending on the size of the municipalities, which will be the General Municipal Development Plan, the Intermunicipal Development Plan and the Basic Development Plan for small municipalities, in general in municipalities with a population of less than 10,000 inhabitants. In this way, the law tries to achieve a more flexible urban planning, which is adapted to the needs of the municipalities. As a clear example of the spirit of the LISTA, I suggest the reader read Article 78.4, which imposes reduced deadlines and positive silences for the issuing of certain Sectorial Reports, which traditionally generate a disproportionate time impact on the processing of general plans and other planning instruments.
Another of the major novelties introduced is in relation to the land regime, classifying it into only two categories, urban land and rustic land, in an attempt to guarantee its rational and compatible use with the conservation of natural resources. In this way, terms such as land suitable for development or land not suitable for development, or consolidated or unconsolidated land, disappear.
The LISTA now prioritises the mechanisms of responsible declaration and prior communication in those actions that, due to their scope and nature, are not subject to control through the urban planning licence.
In common rural land, new urban development actions will be included. It is important to point out that in this class of land, only land that is necessary to meet the needs of urban growth, economic activity or to complete the urban structure may be the object of new urban development. This land must be adjacent to the urban land of existing population centres, being integrated into the urban mesh network after its transformation. The law tries to achieve the simplification of general urban planning by establishing a new planning

The following actions, inter alia, are subject to responsible declaration:- minor works that do not require a project, works and changes of use in existing buildings that comply with the urban planning ordinance on urban land -as long as they do not alter parameters of occupation and height, nor do they entail increases in buildability, Licences for First Occupation and use of new buildings -provided that they have previously been granted planning permission or changes of use in buildings, or part of them located on urban land not subject to urban transformation actions and in accordance with the territorial and urban planning ordinance.
exclusivelife. | LEGAL On the other hand, the new law provides that those irregular buildings that are completed on any kind of land and whatever their use, for which it is not possible to adopt measures to protect urban legality, or to reinstate the disturbed legal order due to the fact that the term to exercise this right has expired pursuant to provisions in urban planning legislation, will be declared as officially recognized out of planning [AFO Certificate]. In short, the LISTA seeks to contain the principles of social, environmental and economic sustainability in territorial and urban planning, so that any project carried out must be socially, environmentally and economically sustainable.
The new regulation also aims to streamline land-use and urban planning instruments and the processing and approval process by reducing the time and bureaucracy involved. It is committed to public-private collaboration, regulating the role of business in the management and execution of urban development plans, as well as providing a solution to irregular buildings, with measures for their environmental and territorial adaptation. In essence, the LISTA was approved as an instrument to transform Andalusia into a region to invest and work in, in which to develop outstanding technological and environmental projects, as a fundamental part of economic reactivation. Time will tell if these high expectations of improvement raised by the new regulation become a reality.
LA LISTA, UN IMPULSO PARA INVERTIR EN ANDALUCIA La Ley de Impulso para la Sostenibilidad del Territorio de Andalucía, Ley 7/2021, de 1 de diciembre, la LISTA, incorpora importantes novedades para la regulación del territorio, de los recursos naturales y por tanto para el desarrollo económico sostenible de Andalucía. Algunas de las novedades más relevantes tienen que ver con la Ordenación del Territorio, ya que la LISTA integra en un único cuerpo legislativo la regulación de la ordenación del territorio y la urbanística, con el objetivo de facilitar la interpretación y aplicación de la normativa por las Administraciones públicas, estableciendo normas más claras y sencillas e incluyendo como modelo urbanístico y concepto fundamental el de urbanismo sostenible. Otra de las grandes novedades introducidas es con relación al régimen del suelo, clasificándolo únicamente en dos categorías, suelo urbano y suelo rústico, tratando de garantizar su uso racional y compatible con la conservación de los recursos naturales. De esta forma desaparecen términos como los de suelo urbanizable o no urbanizable, o los de suelo consolidado o no consolidado. En el suelo rústico común, se incluirán las actuaciones de nueva urbanización. Es importante señalar que en esta clase de suelo sólo podrán ser objeto de actuaciones de nueva urbanización los terrenos que resulten necesarios para atender las necesidades de crecimiento urbano, de la actividad económica o para completar la estructura urbanística. Estos terrenos deben ser colindantes al suelo urbano de los núcleos de población existentes, quedando integrados en la malla urbana tras su transformación. La ley trata de alcanzar la simplificación del planeamiento general urbanístico, estableciendo un nuevo sistema de planeamiento, en función del tamaño de los municipios, que será, el Plan General de Ordenación Municipal, el Plan de Ordenación Intermunicipal y el Plan Básico de Ordenación Municipal, para pequeños municipios, en general en municipios con población inferior a 10.000 habitantes. De esta forma la ley trata de alcanzar un urbanismo más flexible, que se adecue a las necesidades de los municipios. Como claro ejemplo del espíritu de la LISTA, propongo al lector la lectura del artículo 78.4, donde se imponen plazos reducidos y silencios positivos para la emisión de ciertos Informes Sectoriales, que tradicionalmente generan un impacto temporal desproporcionado en la tramitación de planes generales y otros instrumentos de ordenación.
La LISTA prioriza ahora los mecanismos de declaración responsable y comunicación previa en aquellas actuaciones que, por su alcance y naturaleza no sean susceptibles de control a través de la licencia urbanística. Se someten a declaración responsable, entre otras, las actuaciones como obras de escasa entidad que no requieran proyecto, obras y cambios de uso en edificios existentes que se ajustan a la ordenanza urbanística sobre suelo urbano, siempre y cuando no alteren parámetros de ocupación y altura, ni conlleven incrementos de edificabilidad, Licencias de Primera Ocupación y utilización de nuevas edificaciones, siempre cuando hayan tenido concedida licencia de obras previamente o cambios de uso en edificaciones, o parte de ellas situadas en suelo urbano no sometidas a actuaciones de transformación urbanística y conformes con la ordenación territorial y urbanística. Por otro lado, la nueva ley prevé que las edificaciones irregulares que se encuentren terminadas en cualquier clase de suelo y cualquiera que sea su uso, respecto de las cuales no resulte posible la adopción de medidas de protección de la legalidad urbanística, ni del restablecimiento del orden jurídico perturbado por haber transcurrido el plazo para su ejercicio conforme a lo dispuesto en la legislación urbanística, pasen a una situación de asimilado a fuera de ordenación. En resumen, la LISTA trata de contener los principios de sostenibilidad social, ambiental y económica en la planificación territorial y urbanística, de tal forma que cualquier proyecto que se lleve a cabo deberá ser sostenible social, medioambiental y económicamente. Asimismo, la nueva norma nace con el objetivo de agilizar los instrumentos de ordenación territorial y urbanística y el proceso de tramitación y aprobación reduciendo los plazos y trámites burocráticos. Apuesta por la colaboración público-privada, regulando el papel empresarial en la gestión y ejecución de los planes urbanísticos, así como dando una salida a las edificaciones irregulares, con las medidas de adecuación ambiental y territorial de las mismas. En definitiva la LISTA se aprueba como instrumento para transformar Andalucía en una región para invertir y trabajar, en la que desarrollar destacados proyectos en lo tecnológico y en lo medioambiental, como pieza fundamental para la reactivación económica. El tiempo dirá si estas altas expectativas de mejora suscitadas por la nueva norma se traducen en una realidad. ■

H
ow would you define the project “Villa Las Nubes”, which has been awarded a Special Mention in the Andalusia Architecture Prize? The project is really special, different and daring. The architect Ignacio Merino of FLOW81 Architecture Lab studio, has designed a wonderful house for us, which inevitably makes an impression on whoever visits it. Modern, yet different from anything available on the market. Bright, with an interior / exterior concept that creates an illusion of being outside, surrounded by nature, while inside the house. The house is raised above the tops of the pine trees, which is why it is called Villa Las Nubes (The Clouds Villa); boasting a design adapted to the urban planning regulations, which plays with heights and different levels and maintains the house above the ground level, so as to enhance its stunning views of the Golf Valley and the sea. What would you highlight about the construction process of such a very special villa? The key factor was teamwork; everyone put forward ideas in order to be able to implement the project and improve it where necessary; looking for technical solutions to bring life to the architect’s dream, which, as developers,

we were able to conceive and commit to its execution. We were all captivated by this construction from the very beginning. From the construction management team, formed by the architects Ignacio Merino and Jose Miguel Arregui and the technical architect, Jesús Martín; as well as the quantity surveyors, Isabel Pantoja and Adrian Blanco, from our construction company RED POINT; our site foreman, Andrés Navarro; the calculation engineer, Jose Barranco; to our team of Project Managers, formed by Dolores González and Raquel Serrano. We all worked together in perfect harmony during the construction of the project: choosing the best qualities and subcontractors, ensuring that the budget and the deadline were respected; aiming to involve all those who collaborated with their work, and to make them feel that they were building something really special. It was a year of incredible collaboration, which definitely left our signature style and positive attributes in the villa, which I have no doubt the buyer will be able to appreciate and enjoy once living there. I understand that it was difficult to obtain this special mention. Can you explain why?

Well, I must say that we’re all extremely proud, because it was complicated to even be considered within the category our city’s project was competing in, as it included many different types of construction works, irrespective of their scale and use; such as airports, hospitals, museums, auditoriums, so they compete in the same category huge public buildings with high level execution budgets. All this, over the last 15 years, and from the whole of Andalusia. We’re thrilled that our villa has been selected as one of the best three among all these huge projects, especially given the first time in the history of these prizes that a house is chosen, and this inspires us to continue in our pursuit of innovation. The mention goes to the FLOW81 Architecture Lab studio, but as developers, constructors and project managers, we also feel honoured. What else would you highlight about Villa Las Nubes in Sotogrande, one of the most exclusive areas of the Costa del Sol, and with the unmistakable stamp of a GRUPO LOEN development? Firstly, of course, its architecture, with an 11-metre-long unpillared ground floor terrace, overhanging at a height of 9 metres above the ground and supported by impres-
sive structural beams. I would also like to highlight the landscaping of its gardens, executed and designed by the ACER group, following the guidelines given by the Environmental Science graduate, Pedro Miguel Guerrero, of the AGUESA group, in collaboration with the University of Malaga, as some pine trees had to be cut down for the implementation of the house. Pine trees that did not contribute any environmental value were substituted with a repopulation of endemic plants, creating an island of natural and optimal biodiversity, which is the vegetation that should exist on this land, with total respect for the environment. With all the luxury projects that GRUPO LOEN has carried out on the Costa del Sol, and this one that has received a special mention for its design, what would you highlight about how architectural design is evolving and the new demands of the current market in Marbella? Luxury villa designs are also influenced by fashion. In Marbella, and all along the coast in general, the classic Spanish style of villa prevailed, with its Arabic tiles, several-pitch roofs, mouldings and wooden beams, using clay and brick as cool key materials - much needed in

this climate. The architects Melvin Villarroel and Eduardo Oria were icons of this style in the area and set a trend. After the financial crisis of 2006, this tendency gave way to the modern style; houses in the form of white cubes, with flat roofs, large windows and French doors, and ceramic floors; a fashion that prevailed for several years. We’re now observing a new change; the market demand is for designs that bring together classic and modern styles. Tiles are mixed, with large windows and doors, and wood is back as a noble material. It’s interesting to see how buyers’ tastes and requests are changing. Moreover, there’s an increasing interest in protecting the environment, evident in the growing demand for energy-efficient housing. Will there soon be new projects by GRUPO LOEN & ASOCIADOS on the Costa del Sol? Absolutely - we’ve been on the Costa del Sol for over 25 years, and we’ll be around for at least another 25, developing our own projects - mainly luxury villas; building numerous projects with our construction company RED POINT CRAFTED BUILDERS for different developers from all over the world based on the Costa del Sol. They choose us thanks to our expertise in luxury homes, with the high standards of finishings that are essential in these projects; or they ask GRUPO LOEN to manage their projects, so that we accompany and guide them through the real estate development process Which project are you most proud of? We consider every project we manage as our baby. We work on it for more than two years, from the time we buy the land until we sell the property. It’s difficult to choose just one. We’ve worked with many architects. Each one leaves their distinctive stamp on their project. We collaborate with all of them until we’ve got the project we think is commercially and economically viable. Then we enjoy the execution process, and when we sell the property, it’s like saying goodbye to our child.

PAUL NEWMAN THREE OSCARS AND HYPNOTIC EYES Paul Leonard Newman was born in Ohio in 1925, the son of Theresa, a Hungarian Catholic, and Arthur Sigmund, of Hungarian and Polish Jewish descent. He attended the local high school until 1943, when he briefly attended Ohio University before enlisting in the United States Navy in the midst of World War II. ewman spent a year at the Yale Drama School before going to New York, where he attended the Actors Studio, alongside fellow actors such as Marlon Brando and James Dean. He started out in the theatre, and after appearing in several TV series, he made the leap to the big screen. His first film, The Silver Chalice, was described by Newman himself as “the worst film to be made in the entirety of the 1950s”. INTERNATIONAL BREAKTHROUGH The actor had married Jackie Witte in 1949, with whom he had a son and two daughters. It was a happy time for him on a personal level, and it also brought his first professional opportunities. His big breakthrough came with Somebody Up There Likes Me, which was followed by films which brought him great success, such as The Left-Handed Gun, in which he played Billy the Kid, and Cat on a Hot Tin Roof, in which he demonstrated his acting skills alongside Elizabeth Taylor. Newman gained international fame with The Young Philadelphians. From this time on, he began the great struggle to be recognised as more than just a pretty Hollywood face, as it was inevitable that his presence alone filled the cinemas with young women sighing after him. The actor always considered his good looks a handicap in his career, which was why he had to work doubly hard to ensure that his performance eclipsed his powerful presence on the big screen. In the early 60s, he made two films that received very positive reviews. Exodus confirmed Newman’s star status, and The Hustler set the bar so high that subsequent films fell short of expectations. This was one of the reasons that prompted him to get behind the camera, first as a producer, and later as a director. A BEAUTIFUL LOVE STORY Newman directed five films. His second wife, Joanne Woodward, appeared in almost all of them, becoming his true muse. They had three daughters together, and boasted one of Hollywood’s most enduring romances, as the couple remained married for over 50 years. Paul Newman met Joanne Woodward when he was still married to his first wife. After filing for divorce, the two actors married in Las Vegas, creating one of Hollywood’s most beautiful love stories. Paul’s wedding vows included these words: “A good marriage must be created. In the art of marriage, the little things are the big things. It is never being too old to hold hands. It’s not just about marrying the perfect partner, it’s about being the perfect partner”.

MUCH MORE THAN CINEMA As he aged, Paul still retained that aura that only great stars possess. The attractiveness that made him struggle to always put his professionalism in acting ahead of his good looks. He may well have been the forerunner of the anti-star concept that later became so fashionable among Hollywood actors. Unlike other actors, Paul Newman cultivated different hobbies in his life. A great automobile enthusiast, he successfully participated in professional racing until a ripe old age. He also set up catering businesses and put his name to a brand of spices, the proceeds of which were donated to many people in need. He was particularly involved in the fight against drug addiction after his son Scott died of an overdose. In 2003, with a track record of over 50 years behind him and 57 films in his filmography, Paul Newman announced his retirement. In 2008, he died at the age of 83, after losing the battle with lung cancer and making the decision to stop chemotherapy in order to spend his last months with his loved ones. After his death, critics and audiences alike were in agreement that he was not only one of the most attractive actors of all time, but also one of the most intelligent and dedicated. A true professional of the silver screen, with a rich inner world.

Both actors received the Hollywood star at the same time. Curiously, whilst he was considered a sex-symbol, she had to get her husband’s approval to perform a nude scene in the film The Stripper.
Newman, now getting on in years, did not fit into the leading male roles, and unsuccessfully sought out performances more in keeping with his age, which were not always forthcoming.
The actors grew old together, becoming one of the most envied couples in Hollywood. For Paul, the secret was keeping a sense of humour. In 1973, in a live television interview, the host asked Joanne what it was like to be married to one of Hollywood’s most handsome actors. Laughing, she remarked: “I don’t see him like that. He’s 44, has six children and snores”.
Even so, he managed to make some excellent films, such as The Verdict and The Color of Money, the film that won him an Oscar from the Hollywood Academy. It came just a year after he had received the honorary Oscar for his career. When he collected it, Newman expressed his gratitude for the award, but regretted not having been able to receive it for one of his performances, despite already having been nominated six times.
THE LONG-AWAITED OSCARS In the 1960s, Paul Newman’s professional career took off again with Alfred Hitchcock’s Torn Curtain and, above all, after filming Butch Cassidy and the Sundance Kid, with Robert Redford as his co-star. This golden age was followed by another slump.

In total, Newman was nominated on twelve occasions and received three Oscars, including the Jean Hersholt Humanitarian Award, which is presented at the Academy Award ceremony.

DIAMOND table is the result of artistic collaboration of MANSI LONDON and Victoria Swarovski. The aim of the collaboration was to create a piece of furniture which, due to its form and finish, will be a piece of jewelery in the world of design. The project combines an innovative youthful approach to traditional design, referring to the characteristic signet of the Swarovski name - crystal. In its structure and the colours, the table top is made of naturally sourced stone, resembles frozen crystals of ice. It combines white marble elements resembling frozen ice crystals and crystal clear quartzite elements. The legs originate from the delicate structure and shape of diamonds. A jeweller’s cut harnessing the beauty of nature becomes the base of the designer’s line creating the form. At the centre of each of the bases, the silver solid figures allows the light to reflect in every direction.

DIEGO AND FRIENDS CHEF DIEGO GALLEGOS COOKS WITH HIS FRIENDS ONCE AGAIN Diego Gallegos, chef at Sollo restaurant (1 Michelin Star and the Michelin Green Star) has resumed the cooking sessions with his chef friends. In this new edition there are twelve guest chefs: Kiko Moya (L’Escaleta**), Benito Gómez (Bardal**), Paco Roncero (Paco Roncero Restaurante**), Mario Cachinero (Skina**), Andoni Luis Aduriz (Mugaritz**), Javi Olleros (Culler de Pau**), Mario Sandoval (Coque**), Francis Paniego (El Portal del Echaurren**), Martina Puigvert (Les Cols**), Paco Morales (Noor**), Pablo García-Conejero (Cabaña Buenavista**) and Iván Cerdeño (Restaurante Iván Cerdeño**). Local produce, kilometre zero and flavours are the protagonists of the tasting menus created by Diego and his friends, who, once a month, offer a limited number of guests the opportunity to try different cuisines of the most exquisite Spanish gastronomy without leaving Malaga. The best moments of these special evenings will be captured in a documentary on gastronomy and sustainability that will be screened at various international film festivals. CHEFS FOR CHILDREN MORE THAN 30 MICHELIN STAR CHEFS GATHERED AT LOS MONTEROS HOTEL IN MARBELLA FOR AN EVENT UNITING GASTRONOMY AND SOLIDARITY On May 16th, featuring the slogan “Eating Healthily is Fun”, the master chefs of Spanish cuisine prepared simple recipes using healthy local products as part of a fund-raising event. The cooking workshops were attended by more than a hundred pupils from seven schools in Marbella and around thirty children with Down syndrome. In the evening, a charity gala dinner took place at Los Monteros Hotel, with a specially-designed menu prepared by the Michelin Star chefs of Málaga; the proceeds of which will go to DOWN ESPAÑA, the Spanish Federation of Down Syndrome. What is more, all the guests were able to enjoy the company of a participating Michelin Star chef at each table. The event was organised by Lima Comunicación, and the chefs’ collaboration was completely altruistic.

CONCERT FOR PEACE On 19th April Puente Romano Beach Resort hosted ´Concert for Peace’ including guest vocalist, Darina Galitskaya, a refugee from Ukraine. She performed Adele´s ´When We Were Young´ amongst other emotional pieces. The 17 year old Darina wants to share a message of hope and to pay tribute to all those who have suffered and lost their lives in her country
