HALLOWEEN PARTY

TEAM SPOTLIGHT
LADIES CAPTAIN

FROM THE

General Manager

Dear residents,

The 29th Annual General Meeting held on 22nd September was well-attended, with 44 members present in person, 16 attending online via Microsoft Teams, and 11 proxies were submitted. The 2024 Annual Financial Statements had been circulated to the members in advance, and an ordinary resolution was passed re-appointing our auditors Robert Chaplin Krona Inc.

The 2024/5 levies and CapEx were circulated and the 2024/5 Budget was approved as presented to the members. The Chairperson assured members

during discussions that the HOA’s profit and cash flow were healthy.

In keeping with the requirements of our MOI and legislation, two board members stood down for re-election: Anne Edworthy and Wayne Crisp. Both were re-elected by the members.

Member engagement over the weekend was encouraging, with the Q&A session at the AGM being particularly constructive.

Technology Infrastructure

The 2024/2025 Board members are:

• Alex Albertse – Chairperson

• Wayne Crisp – Vice Chairperson

• Brian Kelley – Golf Captain

• Bruce Hurley – General Manager

• Anne Edworthy

• Warren Telfer

• Ryan Bettridge

Fixed Wireless Internet Service: to address ongoing connectivity challenges at the Lodge and enhance our guest experience, we have implemented a new fixed wireless solution to augment our existing fibre connectivity:

• Partnership established with World ICT

• Installation completed of a 100Mbps dedicated microwave link

conference facilities, and common areas.

Performance tests highlight improved speeds, which were also susceptible to outages. Early guest feedback has been overwhelmingly positive, particularly from business travellers.

The new system provides complete coverage across all guest rooms,

Members may have read recent news stories regarding the consumers’ right to choose alternative fibre providers at residential estates, but the stark reality is that no other fibre providers, apart from Oxygn, are willing to service the Estate.

The fixed wireless service was the only option put forward as a practical solution for continuous Internet connectivity at the Lodge, which is a necessity

for conducting business and providing hospitality. Members are always welcome to join us and connect to the Lodge WiFi network during working hours, provided they are considerate towards bar and restaurant patrons, golfers and staff members.

Tinley Manor Development – Club Med

South Africa

The resort includes:

• A 345-room beachfront hotel

• A main pool, main restaurant and bar, boutique spa

• A family area with a family pool and kids’ clubs

• A conference venue designed to accommodate 500 delegates

The Board continues to monitor the progress of the multi-billion Rand Club Med South Africa resort that is being built nearby in Tinley Manor. Construction is well underway, and we are already seeing an increase in property prices in the vicinity. There is no golf course planned, and Prince’s Grant will likely benefit from an increase in our international golf visitors.

• Exclusive villas – 66 platforms have been prepared and piling has begun on 66 luxury villas with views of the Estuary

• The first-ever Club Med surf school

• A collaboration with a private Big 5 game reserve in northern KZN for game viewing trips

Olivier Perillat-Piratoine, MD of Club

Med South Africa, has announced that construction is well on track for the opening in July 2026.

Recreational Facilities Enhancement

Padel and Pickleball courts: following significant member interest and the growing popularity of Padel and Pickleball, we are pleased to report progress on our new padel court facility:

• The location of the facility is on common property alongside the northern fence line on Badu Bodasing Road. This site was chosen to minimise noise and traffic disruption on the Estate.

• Construction of the platform is underway, despite the prolonged period of wet weather. We anticipate that the courts will be ready during 2025.

The Facility includes:

• A professional grade, Padel court with lighting

• A Pickle Ball court with lighting

• Viewing area

• Digital booking system integration

• Parking area

The R1,000,000 investment was approved by the Board and falls within our budgeted expenditure. The contractor,

Multiturf Sports, has extensive experience with similar installations at other premium estates. Construction is expected to take 6-8 weeks, weather permitting. The addition of these courts aligns with our strategy to provide diverse, contemporary sporting facilities for our residents. The members will receive detailed booking information before the facility opens.

Safety on the Estate

Private Pool Compliance: The HOA Board wishes to remind all homeowners of their obligations regarding private swimming pools and outdoor jacuzzis. All private pools in KwaDukuza Municipality must comply with the National Building Safety regulations SANS 10400 Part D;

SANS 1390 and SANS 10134, which include:

• Minimum 1.2m safety fence with self-closing gate, that shall not contain any opening which will permit the passage of a 100mm diameter ball

• The construction requirements of such fence or gate shall comply with the requirements contained in SANS 1390

• Professionally installed pool safety net or approved hard cover when not in use

Our September 2024 property inspection of the

187 swimming pools and four external jacuzzis on private erfs revealed that 81% of swimming pools and outdoor jacuzzis are not fully compliant with these requirements. Affected homeowners have been notified individually.

December/January Activities

Our holiday entertainment programme has been finalised with an exciting lineup of activities for residents and guests. The Clubhouse restaurant will offer extended hours during this period, and additional staff have been scheduled to ensure smooth service delivery.

Bookings for the Christmas lunch are essential and can be made through the Clubhouse reception. A detailed programme will be circulated to the members in due course.

Wishing you everything of the best as we head into a very busy season at PG. My door is always open.

Yours sincerely,

Commercial Manager FROM THE

Golf Captain FROM THE

In October, Prince’s Grant welcomed a special touring group from The Honorable Company of Edinburgh Golfers (founded in 1744), their home course in Muirfield, Scotland. PG’s friendly hospitality was enthusiastically acknowledged in a postvisit message, and so was this comment about our course, especially the 15th hole. “Prince’s Grant was spectacular and we all really enjoyed the course in its magnificent setting … Your iconic hole down to the sea is seared into our minds as the best

view we have had all trip”. As you visit the estate over the holiday period, take the opportunity to glimpse our 15th and bask in the special unique beauty of our “magnificent setting”.

The 30 th rendition of the Prince’s Grant December holiday period is upon us.

From the golf perspective, we hope you have a special and perfect visit. The golf course has received a steady dose of care, maintenance and subtle touches, and the playing conditions are always at

So that you know what is coming this month, here are some highlights not to be missed:

With great joy, we welcome back to Prince’s Grant as our full-time Director of Golf, PGA Qualified Professional, Mr Rejay Lalloo. With Rejay leading the way, our Pro Shop team will deliver a busy and active holiday programme.

A most exciting start of holiday season golf:

The 31st Founders Cup Trophy Saturday and Sunday, December 14-15.

The alliance total is equally divided by the two teams. Sunday, day two, play is seeded and Betterball Stableford. Combining the scores of days one and two determines the winning pair.

This tournament is being communicated countrywide, to all SA Golf unions.

Ladies Captain FROM THE

From the wonderful Prince’s Grant, which never fails to impress.

Firstly, chapeaux to Moya Evans for her year at the helm of Prince’s Grant ladies golf. Although this section is relatively small compared to more conventional golf clubs, taking on the task of running it does take time and effort. The highlight of her year, in my opinion, was the Chasing the

Big 5 theme Charity Day , with a full field of 120 players and each one of them embraced the spirit of the day. Sadly, I missed that event. What I can only express as The

Oh Là Là Décor Team, corralled by Rowena Hagemann, did an amazing job of turning the quite staid-looking Jeremy Stubbs Conference Centre, into a set from the movie Out of Africa , sadly neither Robert Redford nor Meryl Streep could make it.

The bar has been set, thanks to all involved, non-golfing members, husbands, wives, lodge, Pro Shop, and greens staff. Since taking over the job again the Golf Committee have been focusing on next year’ calendar and I am pleased to report that it is filling up nicely. Please note the KZNLGA North Coast Region Champs take place on Sunday 1 June. We remember those lady golfers who are now walking the fairways in the sky – the

intrepid Adele Hesp, longstanding member and owner at Prince’s Grant who fully embraced our tagline and lived life to the full.

The young and amazing Claire Hoatson, a more recent addition to the Prince’s Grant family, but no less involved, is taken suddenly and far too soon.

May they both Rest in Peace.

comp. We’ve agreed that the winner of the event will look after the management for the following year. Everyone who gets a birdi during an official competition registers it with Ang with the hole and date and she keeps track. At the time of going to print currently leading with the equivalent of eight birdis (six birdis, one eagle) is defending champ Ang and coming in at a close 2nd spot is Anette King with seven birdis. Don’t stress, there’s plenty of time for the rest of us to notch up a lot more.

Anette is also managing the Monthly Mixed Competition , held on a Sunday morning each month, weather dependent. The format changes regularly – December 8 format will be Pinehurst, for which Barbara Rotteveel is the rules official.

A huge congratulations goes to Anette who scored an Ace on the 18th at the Umhlali CC recently and scooped a brand new Suzuki Jimny for her trouble. What a thrill. No more driving around in the little red sporty number for Nettie.

Big shout to Mike Kieser who has taken up the cudgels for the Newbies whilst the Pro Shop is without a qualified teacher. We’re looking forward to welcoming back the lovely Rejay Laloo and wish him the best of success in his new role.

Well, the season to be merry is nigh upon us.

Summer hasn’t hit yet but when it does we’re expecting it to arrive with a bang.

We’ve had good rains; the fairways are lush and greens coming along nicely after spring treatment. It will be great to have the holidaymakers arrive to enjoy what those of us who are lucky enough to live here permanently have the benefit of enjoying all year round. There are some good tournaments on the calendar for the holiday season so book early. I look forward to catching you on the fairways, the pub and the beach.

Here’s to a memorable festive season for all the right reasons. Wishing you all happy days at Prince’s Grant: the way life should be lived.

Yours aye
