Justin is known as a MasterBuilder who has designed and project-managed a number of famous places such as Bliss & Stars, Namaste, and Synergy Treehouse, to mention but a few. Gwen has an eye for the finer details and a knack for blending the innate magic of the forest with luxurious comfort. Together, they dreamed up The Forest Pod as a place to retreat to, and in the pipelines are customised solo retreats whereby guests will be led through Gwen’s Life Transformation Coaching programme while benefitting from the quiet solitude of the pod and its surrounding forests.
Guests staying at the pod can enjoy a dip in the natural pool, hikes through the forest and grassy fields (on paths that are slightly on the wilder side - be prepared to get your feet wet!), or simply laze in the hammock while breathing in the pristine atmosphere.

Interior design is a delicate balance between functionality, aesthetics, and what the client needs. With two decades of experience, Lee Shelly of Lee Shelly Interiors has curated stunning residential and commercial interiors both internationally and locally. Her keen eye for detail and passion for creating spaces that reflect each client, combined with a collaboration
with skilled professionals, ensure a stress-free and exciting process for all her projects. Understanding that every project and client is unique, she prioritises building mutual trust and deeply comprehends the vision. Her project transforming Canelands Beach Club and Spa, in Salt Rock, brought a breath of fresh air through the spa, lounge, and dining areas.
Lee was ultimately tasked with taking this naturally stunning property and, playing into its strengths, reviving the spaces with a fresh take on the beloved getaway. Working with this brief, she chose to bring in clean colours like greens and white, paired with nature-inspired prints and organic textures. Considering the location, being near the coastline, it made sense to use these elements as the basis to build on with furniture and other trimmings, “I made sure to include lots of baskets or woven elements, greenery, palms and of course a fun monkey or two somewhere in the mix,” Lee explains.
Finding the dining room uninviting despite the impressive size, she covered the walls in geometric-patterned wallpaper to create a more welcoming feel without adding other items to make it fuller. “I also brought in some beautiful screens to create more intimate dining areas and lots and lots of plants,” Lee describes. She also lowered the overall height of the ceiling by adding large pendant lights which added to the cosy ambience she envisioned, especially in the evenings.
For the lounge, she completely transformed the area to create a cosy TV area and lounging space. “I took the opportunity to bring in some natural grass mats from Rebtex, and I used some oversized woven cane chairs,” she elaborates. Lee understands that when furnishing a hotel, it’s
important to use easy-to-clean and durable fabrics, “This sometimes limits us in what is available to get the look we want, however, I’m thrilled with the way Canelands turned out. I really want guests to feel like they are in a homely, welcoming space,” Lee relates. A challenge came in the form of the reception area, given the property's original structure as a house. To close up a large opening which was the original openplan kitchen, Lee had an enormous, custom-made mirror. This beautiful piece created the illusion of a more spacious area. The reception desk was designed with herringbone detail on the front for that extra flair.
For the spa, Lee removed the commercial shelving and added a custom-made server, placed some ambient lamps on it and then wrapped the space in a subtle nude leaf wallpaper. She added a grass mat, some woven baskets and plants, and covered the existing chairs in white cotton slips to keep that simple and relaxed atmosphere synonymous with spa treatments.
Inspired by the coastal surroundings, Lee managed to flip and rework the spaces of this resort. “I love the vibe and the energy of the North Coast and it’s been such a privilege to be involved in creating the most beautiful homes and commercial spaces in the area!” she exclaims.

Over the past five years, the landscape of the East and North Coast has been transformed by the rapid rise of secure estates. This shift raises an intriguing question: just how significant is the demand
for estate living? As a ballito local since birth, I have seen the evolution locally and of the surrounding areas over the years, welcoming many new developments and families. The growth is not limited to Ballito alone - small towns from the
East Coast to the upper North Coast are experiencing an increase in population. With this expansion, the demand for housing and employment opportunities has surged, shaping the region into a thriving economic and residential hub.
Stefan Botha, Director at Rainmaker Marketing, sheds light on this trend through the latest Property Market Report (September 2024), which analyses the performance of Umdloti and Umhlanga. “The northern coastal parts of KwaZulu-Natal have emerged as resilient and highly sought-after investment destinations, even amidst broader economic challenges. With ongoing world-class infrastructure developments and secure estate living, we are confident that, based on our research, these regions will continue to excel in the national property market,” states Botha.

Since 2020, the number of homes has risen by 13%, from 14,481 to 16,425. More people keep coming in - on average, 109 adults or 73 families per month since 2011 - shows the ongoing need for estate living.
The semigration trend also plays a role, with buyers from Gauteng making up 34% and 35% of purchases in Sibaya and Umhlanga Rocks. This shows a strong desire for coastal living among inland buyers.
71 new adults per month. That means about 28 new families move in every month. Likewise, Umhlanga Ridge Town Centre (URTC) is growing, with about 42 new adults arriving monthly, showing its appeal to professionals and families.
Collins Residential, the developers behind Seaton Estate, Lalela Estate, and Zululami Luxury Coastal Estate, report that 51% of homes on the North Coast are in estates.
Secure estate homes also come at a premium. Estate sectional title units cost, on average, 19% more than those outside estates, showing the extra value buyers place on security, exclusivity, and lifestyle perks.
The data is clear: the East and North Coast’s property market is booming, and secure estates are a major reason why. With ongoing infrastructure upgrades and increasing demand for quality living, this region is set to remain a prime property investment spot.

We look at a few exceptional golf courses in estates across KZN and what makes each of them special. Where will you be teeing off next?
This course is an 18-hole executive course, one of the first of its kind. Designed by the legendary Peter Matkovich, the course is a par-60 with a combination of par-3s, par-4s, and one par-5. Their signature 17th hole’s exquisite setting and infamous ‘drop’ takes every golfer’s breath away (though, whether that’s from nerves or pleasure depends on the golfer!)
The course was designed in a way that thoughtfully integrates play with nature. Simbithi’s environmental department works closely with their golf department to ensure that environmentally sensitive areas, like their wetlands, are kept out of play and are maintained in accordance with their eco-ethos. Amos Sibiya, are always on-site, ensuring it is looking exceptional. The course is maintained daily and annual programmes like hollow tining, which Simbithi has just completed, are scheduled accordingly.
The nature of an executive course is that it is shorter than average, meaning you are able to play a full 18-holes in approximately three hours. This bodes well for all golfers, particularly for those who want to split their day into meetings in the morning, and golf to round off the day. Also, the course is structured so that you use every club in your bag, and has often been described as “unpredictable”, leaving you intrigued and challenged after every round.
The Country Club is home to an 18-hole championship golf course located on the South Coast of KZN. The course is a par-72, with a total length of approximately 6,103m.
To minimise environmental impact, the course was designed to avoid areas of sensitive vegetation,
incorporating indigenous plants and shrubs into its natural features. They have made continuous efforts to grow natural vegetation to attract wild and birdlife.
The estate serves as a conservation haven, home to 195 different bird species and abundant wildlife, including
impala, duiker, reedbuck, and bushbuck. Maintenance of the course is a priority, with the team demonstrating exceptional dedication, to ensure that their course is in good condition throughout the year.
A notable feature of San Lameer is its collection of par-3 holes, which are often regarded as some of the finest. The 4th hole, in particular, closely resembles Augusta National's famous 12th hole. The clubhouse has been freshly renovated and is recognised as one of the most attractive in South Africa, offering spectacular views from its spacious terraces.

Their course is a par-72 golf course, with 18 of the finest holes anywhere on the KZN North Coast. It plays a total of 6,158m off the Championship tees, and 4,885m off the forward tees. Designed and built in 1994 by Peter Matkovich, it is a real test for any seasoned or beginner golfer. Maintaining a golf course is a labour-intensive process and requires a lot of attention. They use environmentally safe and tested chemicals to control grass growth and prevent unwanted strains. So, you've bought a plot in a gated estate and are eager to start construction - but what rules and requirements should you be aware of? While estates offer security, exclusivity, and a high standard of living, they also come with strict architectural guidelines, work restrictions, and approval processes that can sometimes slow things down. By keeping these estate-specific tips in mind, you can navigate the process smoothly and turn your dream home into a reality.
Perhaps the most important of our tips is this one. Before beginning your build, make yourself familiar with the latest Architectural Design Guidelines and Building Regulations of the estate. Normally, you can get a copy from the estate’s office or homeowners' association (HOA). If any rules are unclear, work with the estate to better understand them or if possible, schedule a meeting with the Design Review Committee (DRC) for clarification. Estates often have
strict regulations on elements like roof pitches, materials, boundary walls, driveway widths, and exterior colours. Designing within these parameters from the start can save you time and costly redesigns. Many estates also encourage green building practises, so be sure to inquire about solar panel requirements, rainwater harvesting, and other energy-efficient solutions that could offer long-term savings.
Most estates require some form of preliminary approval before full submission. Take advantage of this to get early feedback and adjust your plans accordingly. To avoid costly resubmissions and delays, ensure your architect meets with
the DRC before finalising the plans. Being open to compromising on design elements can speed up approval. For an even smoother process, consider bringing a mood board or concept visuals to your DRC meeting to align your vision with their expectations. In most cases, work done with the DRC or HOA upfront can reduce challenges and headaches down the line.
Many estates can help with a list of pre-approved architects and builders, all with proven track records on the estate. Asking for recommendations can help streamline your project. If you hire an external contractor, ensure they sign a contract with the estate,
acknowledging rules on work hours, site access, and waste removal. To avoid potential issues, request references from previous clients who have built within the estate. Professionals familiar with the estate’s processes can significantly reduce approval times and prevent conflicts. That doesn’t mean you can use someone new, but they may have a slightly steeper learning curve which then needs to be factored into the project.
Before starting construction, if not already shared, request a full breakdown of required fees, such as building deposits, road levies, and security access charges. These must usually be paid before work
can begin. Builders may also need additional insurance within gated estates, so confirm these costs upfront. Estates strictly enforce rules on work hours, site cleanliness, and road access, with serious fines for violations like excessive dust or blocked roads. Make sure your contractor understands these penalties to avoid unexpected charges. Additionally, ask if any building deposits are refundable upon project completion.
The North Coast has seen an increase in eco-friendly and green building estates, but before investing in eco-friendly features like boreholes, greywater systems, or solar panels, check the estate’s regulations as some may have restrictions. Certain estates also require municipal water and sewerage connections, make sure to confirm any installation fees in advance. If you plan to install backup power solutions like solar panels, inverters, or generators, seek pre-approval to avoid potential removal orders later. Some estates offer incentives or rebates for energy-efficient designs, such as solar geysers, insulation, and natural ventilation, so explore these options.
Some estates limit double-storey homes, especially near golf courses, scenic view corridors, or eco-sensitive areas. If your plot has special restrictions, apply for variance approval before finalising your plans. Additionally, consider positioning outdoor entertainment areas to maximise views while respecting privacy boundaries.
Many estates have set landscaping timelines, around three to six months after construction, and often with strict guidelines on approved plant species. In many cases only indigenous or estateapproved plants are allowed. Again, to avoid delays, submit a landscape plan for approval alongside your house plans even if it’s not required. Many estates are really helpful and have guidelines and service providers who love creating gorgeous gardens.
Before finalising your design, check whether the estate allows second-storey additions after construction, as some have restrictions on future expansions. If you’re planning for future upgrades as your family grows or your parents move in with you, consider pre-wiring for smart home features or solar integration during the initial build to make future installations easier and more cost-effective.

benjamin Franklin once said that the only thing certain in this world is death and taxes, and whilst it is extremely difficult to deal with the loss of a loved one, it is important to understand the tax consequences of death.
When a person passes on, all their assets are placed into an estate. These assets include both movable and immovable assets. “Deemed Property”, such as proceeds of life policies, will also form part of your estate when it comes to the calculation of estate duty. However, if the policy pays out to a spouse, it's deductible from the estate duty payable.
An executor is the person in charge of handling the administration process of an estate. The estate assets will firstly be used to pay off all creditors and administration expenses such as executor’s fees, advertisement fees, bank charges, and conveyancing fees payable to attorneys for any property transfers before the residual assets will be given to the beneficiaries. The unfiled tax returns up to the date of the deceased person’s death must be submitted by the executor as they will not be able to finalise the administration process until SARS has issued a formal Deceased Estate Compliance letter. Once all the above has
been attended to, the executor has to submit various requirements to the Master of the High Court before they will issue what is commonly referred to as a Filing Slip that will allow the executor to finalise the estate and close the file.
Whilst there are various types of tax, three remain applicable upon death.
Estate duty is payable at a rate of 20% on the first R30 million and 25% of the value in excess of R30 million. There is, however, an abatement which means that R3.5 million of the estate’s net value is exempt from estate taxes.
In its capacity as a taxpayer, the estate of the deceased is also liable for paying income tax on all forms of income accumulated between the date of death and the day the estate is finally settled, approved, and closed by the Master of the High Court.
Death is an event that can trigger capital gains tax because it is viewed as a deemed disposal with the assets being transferred to either the individual’s spouse, children, corporate entities, Public Benefit
Organisations, or the estate. Therefore, if upon death, the sale or bequest of the deceased’s assets realises a capital gain, the estate will then be liable for capital gains tax. However, if the spouse is the sole beneficiary, no capital gains tax is payable due to the 'rollover' principle. Upon the death of the surviving spouse, a capital gains tax event will be triggered, and all assets will then be subject to the possible payment where applicable. According to the Income Tax Act, SARS will hold the estate liable for capital gains tax, on the date of the deceased person’s passing.
Whilst still alive, addressing the three certainties or at least sufficiently providing for them can and will ensure peace of mind for those left behind and will prevent tax implications from passing on to future generations.

the legal landscape for Homeowners Associations (HOAs) in South Africa is evolving, with recent court rulings shedding light on key governance and dispute resolution issues. As a specialist community schemes attorney, Director at BBM Attorneys, and co-author of the best-selling Demystifying Sectional Title, I believe that these cases reinforce the importance of legal clarity for both homeowners and HOA Directors.
A particularly significant ruling is Bogatsu and Another v 108 on 8th Street Homeowners Association [2024] ZAGPJHC 611, which addressed the question of whether the Community Schemes Ombud Service (CSOS) has exclusive jurisdiction over HOA disputes. The court ruled that CSOS jurisdiction does not preclude the Magistrate’s Court from hearing such matters. This decision confirms that homeowners and HOAs have the choice of forum when resolving disputes, which is crucial for ensuring access to justice.
Another noteworthy case is Propell Sectional Title Solutions (Pty) Ltd v Summerville Homeowners Association and Another [2024] ZAWCHC 187, which examined whether the City of Cape Town had required the establishment of an HOA as a municipal planning condition. The court found no such condition existed, raising important questions about the legal standing and obligations of HOAs that may have been formed without clear statutory backing. This case highlights the necessity of certainty when establishing an HOA, particularly in terms of legal requirements and municipal involvement.
With HOAs playing a critical role in maintaining order and value within residential communities, it is important to stay informed on legal developments. These cases illustrate the complexity of HOA governance and the need for trustees, managing agents, and homeowners to understand their rights and responsibilities under the law.
As South Africa’s residential estates continue to grow in size and sophistication, ensuring that HOAs are properly constituted and legally compliant remains a priority. Legal certainty benefits all stakeholders; a well-run HOA contributes to community harmony and property value, making legal compliance not just necessary but essential. At a recent meeting of the Sectional Title Advisory Council, I submitted that the Companies Act is in fact a clumsy vehicle to govern these large estates and that a separate act should be promulgated specifically for HOAs.

2025 is already in full swing and, as ever, the property market is a natural topic of conversation. Most people are interested in what the market will do and where to buy. Many factors influence the buoyancy of the property market, but interest rates are the key. We experienced some of our lowest interest rates in 50 years (in 2021 and 2022) postCOVID and we saw the massive impact it had on buyer confidence, affordability and the appetite of banks to lend. This saw a significant surge in buyers across all sectors.
It was inevitable that the low rates were not going to be sustainable, but few forecasted the steady rise in interest rates that we saw between the end of 2022 and the back end of 2024. This took us to the highest levels that we have seen in over a decade and had an impact on both investor sentiment and the appetite of developers. This was further compounded by the uncertainty around our national election in May 2024 which meant that 2023 and the first half of 2024 was a challenging period for the property market. A silver lining from these grey clouds, however, was that the challenges presented encouraged developers to optimise their product offerings which resulted in many attractive investment opportunities being made available to the public.
The formation of the GNU was a positive step forward and so were the reports on inflation moving within our inflationary target range and the suspension of load-shedding. At the time of writing this in early March, we have seen three interest rate decreases in the past few months and we can reasonably expect a fourth by the end of the first quarter of 2025. Although the cuts to date have been small (0,25% each), it signals the end of our interest rate spike, and many are predicting that we may see two or three further cuts during this year. With the repo rate now at 7.5%, I believe this sustained momentum will further drive the property market, setting the stage for a strong 2025 across various sectors and regions in South Africa.
For South African consumers, especially those carrying debt such as home loans, car finance, and credit card repayments, the interest rate reduction provides much-needed relief. Over the past two years, the cost of borrowing has risen steadily, placing enormous pressure on households. Middleclass homeowners have felt this burden acutely, with some experiencing bond repayment increases of an additional few thousand per month. Now, with rates on the decline, there is a tangible easing of financial strain, offering many the chance to recalibrate their finances.
For instance, if one had to look at buying a property worth R2 million at the previous interest rate of 11.25%, your monthly repayment on a 20-year home loan with no deposit would be around R20,985.00. With the latest interest rate drop to 11%, your monthly repayment would decrease to about R20,644.00saving you just over R4,000.00 annually.
South Africa’s inflation is not quite aligned or at its lowest yet, which does prime itself for further interest rate decreases during 2025. While timelines are unknown, SARB governor Lesetja Kganyago was quoted as saying that inflation is likely to remain in the bottom half of our target range through the first half of this year.
We predict a lot of opportunities for property buyers this year, by staying informed and proactive, property investors can navigate this evolving landscape with confidence and capitalise on the opportunities ahead.
