Rachel Concannon

RACHEL’S TEXTILES

Rachel Concannon is celebrating a milestone this month as she opened the doors to Rachel’s Textiles Studio 10 years ago this July. Her sole focus was to help encourage more people to get stitching. She left a long-term post as head of textiles at Jersey College for Girls where she had inspired many pupils from there and from Victoria College to enjoy sewing and textile art, up to A-level standard.

Can you tell us about your Genuine Jersey Products?

I design and hand make so many gifts. There are such lovely things to stitch and my best sellers are my unique handmade cards which can be pre ordered or chosen from a wide selection at my shop on La Colomberie. Other popular products are foldaway bags or larger shopping bags, bookmarks and soft sculptures (particularly cats). Constructing with fabric pieces is made so much easier using my Janome machines.

How long have you been crafting?

For ever and ever, since I was tiny, so many years ago!

We believe it’s the 10 year anniversary of Rachel’s Textiles Studio, how are you celebrating?

I’m so excited. I will be extending my opening hours till 6pm on the anniversary date Friday 28th July and also Saturday 29th. Do pop in to take advantage of any offers during the celebrations

What inspires you?

Anything and everything but particularly fashion illustration and the flowers in my garden; both feature heavily in my products.

Of all the things you make, which are your favourites?

My all time favourites are my jointed dolls and angels which are only made for very special orders. They are so intricate and detailed and take so, so long to create. I also get totally sidetracked making ‘lavender ladies’ with gorgeous hair and scented with lavender grown from my garden

Any advice for someone who’s new to crafting?

Take time to learn your craft, practice hard and enjoy the process. You can never stop learning.

Anything new that you’re adding to your range in the near future?

I am planning larger pieces of textile art; Havre des Pas is calling me to get creative with machine embroidery and hand stitching. I also need to do some large stitched textured canvases or wall hangings and maybe a folding screen featuring fashion illustrations created with scraps of fine fabrics and so many threads. All depending on my spare time and the weather!

Rachel’s Textiles Studio: I only sell my products at my shop but am happy to pop cards and small items in the post if someone has difficulty getting in. You’ll see the sun glinting off it from the main house, and this will remind you to take it for a spin when the weather is right. With France (literally) on the horizon, you could travel 14 miles to Carteret for lunch in under half an hour.

If you’re less into boats and more into cars, you’ll love the underground garage which can fit around 8 of your favourites. It is the height of convenience with automatic doors that can be controlled by your phone. And with a ceiling over your

treasured possessions, you won’t even have to wait for the convertible roof to go back up. Step straight out of your car and into any room of the house by using the lift that has access to all floors. . It can even take you up to the top of the garden - if you want a breath of fresh air before stepping inside.

It’s what’s on the inside that counts, and the interior of this house is to die for. The main house is awash with cream and gold, bringing the Georgian aspects of the exterior into the heart of the home. A beautiful diamanté chandelier takes centre stage in the main living room, which can be made cosy

Restaurants and bars known and loved by Jersey’s residents are situated only a short walk away in the village of Gorey.

With its grandeur and elegance, De Montford House has been praised as one of ‘the finest island marine residences available’. It’s a dream house that is remarkable even by Jersey’s standards, and made even more remarkable by panoramic sea views. The royals who toiled over the constuction of Mont Orgueil would probably leave the castle to come and live in yours. Better heating, bigger windows, and ample room for the servants. The only thing it’s missing is the flagpoles - but you can’t have everything, right?

MORTGAGE market update

JANUARY OPTIMISM

The January optimism for Bank of England base rate reductions has now waned, although the lure of lower interest rates which might become available later this year and into 2025 will help to drive property sales forward.

Asking prices are continuing to fall in Jersey, and this downward trend will have to be maintained before the market returns to a degree of normality.

Everybody believes that rates will fall later this year. The only question is when, and until that time, the economy will remain in a state of suspension. The Bank of England, the US Federal Reserve and the European Central Bank work together and any reductions by the Bank of England will be influenced by what is happening elsewhere in the world.

WHEN WILL BASE RATE FALL?

The UK market is now forecasting that Base Rate is unlikely to fall until August, with two reductions each of 0.25% before the year end when Base Rate will then become 4.75%. By the end of 2025, it is predicted to fall to 4%, before reducing slowly to approximately 3.5% in 2029. Do remember that these are forecasts only, although they at least give borrowers an indication of trends which is so important when choosing which type of mortgage to choose for the future.

Mortgages from the island’s providers are available in fixed and tracker options, with the fixes being available for periods of two, three and five years, and occasionally seven or ten years. Fixed rates carry a high early repayment penalty which means that should rates fall in the next twelve months, borrowers locked into a five year rate, for example, could find themselves having to pay a 4% penalty to move to a more attractive

rate of interest. Tracker rates, whilst being the most expensive, do not tie the borrower into a specific term which will carry a high early repayment penalty, which means that the borrower can immediately benefit from any reductions in Base Rate.

FIXED OR TRACKER

Should rates go up however, the tracker will also increase so that the choice of this product must be made carefully. It is interesting to see that many of our borrowers at The Mortgage Shop are locking into two year fixed rates as this gives them short term protection should rates rise as well as the opportunity to ‘’bale out’’ into lower rates in two years time if the forecast trend continues.

The Base Rate which we are currently experiencing is due to exceedingly high inflation which resulted in the Bank raising the rate fourteen times since December 2021 in an attempt to reduce inflation which has now fallen to 2.3%, down from a high of 11.1%. While this is close to the 2% target, it is unlikely that Base Rate will be reviewed until this figure has been reached.

The Bank has also said that it will have no hesitation in increasing Base Rate further if inflation remains persistent and above target. June May January

GENERAL ELECTION

It is suggested that the impending General Election could have an impact on reducing Base Rate, although the clamour from Westminster is unlikely to influence the Bank which has been totally independent since 1997, and who have shown in recent months that it will not countenance any interference despite the widespread damage that its policy is causing to the home owning population.

Jeremy Hunt, the chancellor has warned against monetary loosening until the Bank is ‘’ absolutely sure that inflation is on a downward trajectory, and that the Bank should not rush into a decision that they have to reverse at a later stage ‘’.

MORE PROPERTY BEING PLACED ON MARKET

Our monthly look at the property site places.je shows that the number of houses and apartments has once again increased to 1530, with 427 in the range up to £500,000 and a further 468 in the price bracket between £500,000 and £700,000.

This number of listings is a clear indication that homeowners are keen to get on with their lives rather than waiting for things to improve. This also gives potential purchasers a far greater opportunity to negotiate which in turn will bring prices back to a more sensible level that will match mortgage providers’ affordability criteria.
