Duct Sealing By Mattias Järvegren Utilities Service Advisor II By now, you’ve probably heard something about how sealing the ductwork on your electric furnace and heat pump can eliminate wasted energy costs. Well, it’s true, no matter how old your house is, and unlike high-profile upgrades such as double-pane windows and solar panels, sealing ductwork can yield some fairly big savings without an astronomical upfront investment. In fact, many homeowners report a noticeable difference the minute the contractor is done with the work and leaves the house. And, honestly, you don’t want to be paying for hot or cold air that is simply going to waste, especially not when it’s an easy fix.

Why ducts leak

With apologies to all skilled heating contractors out there, one of the main reasons ducts leak is because they’re sometimes poorly constructed. A standard duct system is made with a sheet metal trunk, held together with screws, with branches made of flexible ductwork that connect the trunk to the supply grills that you have dispersed throughout your house. Sheet metal and flexible duct are both good materials for moving air, but all the joints, fittings and seams leave many opportunities for air leaks to develop. Another cause of big leaks is shoddy workmanship, whether it’s the fault of the original installer, a remodeler or the homeowner. Fittings and seams that aren’t fitted or fastened properly may leak from the beginning or come loose over time. Some of the biggest causes of leaks are repairs or “seals” made with duct tape. You read that correctly. Ordinary duct tape isn’t made for ducts; it dries up and can begin falling off of ductwork within six months of application — maybe enough to get you through one heating season, but that’s about it. Mastic is the preferred material for sealing most metal ducts.

Where ducts leak

Electric furnaces and heat pumps circulate air through the house via supply and return ducts. Supply ducts bring hot air from the furnace to the heat registers in each room. The return ducts pull air from the rooms and bring it back to the furnace for reheating. Therefore, it’s important to seal all of your ducts, not only to prevent the loss of heated air but also to improve air circulation and maintain a proper balance of the system throughout the house. Ducts can leak at any connection between two parts. Starting at the furnace, leakage can be most pronounced where the main supply duct meets the body of the furnace unit or air handler. This is where the air pressure is the greatest. Moving down the line, leaks are common where smaller ducts branch off from the main supply duct and at bends and where straight lengths of duct are connected. At

In fact, many homeowners report a noticeable difference the minute the contractor is done with the work and leaves the house. the register end, the “boot” fitting those transitions from the duct to the register grill is another likely culprit. All of these same areas are prone to leaking on the return side of the system. If your ducts are insulated (which is a good thing), don’t let that fool you into thinking sealing isn’t required. Insulation provides a resistance to heat flow between two spaces but does not stop air leakage. This is where sealing the ducts comes in.

How to seal your ducts

Sealing ductwork is a hard and dirty job as it requires that you crawl down into your crawlspace to reach every single seam throughout your

ductwork. Therefore, it’s a good idea to hire an experienced professional service technician to come out and test your system and fix any potential duct problems that are uncovered. Don’t just try to slap on duct tape, because that’s not very effective, despite its name. That’s why Clallam County PUD is running a duct testing and sealing program. If you haven’t already had it done, you can have the testing and duct sealing done by an approved PUD contractor and we will pay up to $500 of the cost. Often Clallam County PUD’s incentive covers the full cost of the duct sealing and testing. Call us now at 565-3249 and we will give you a referral.

How Homes Become Green Oriented strand board (OSB) is an engineered wood product that does not require large trees for its manufacture. It is resource efficient and enhances durability and is used to sheathe roofs and walls in 75 percent of new homes.

More durable roof coverings such as steel and fiber cement reduce the frequency of roof replacement. Lighter colors absorb less heat, reducing cooling costs in warm climates. Now, solar roofing products integrate asphalt shingles, standing-seam metal roofing, and slate or concrete tiles.

Tree preservation reduces landscaping and future energy costs and helps provide winter wind breaks or summer shade. Additional landscaping improves the environment even more: One tree can filter 60 lbs. of pollutants from the air each year.

Energy-efficient windows incorporating advanced technologies like lowemittance (low-E) glass coatings, gas filler between layers, and composite framing materials keep heat inside in the winter and outside in the summer.

Recycled plastic lumber and wood composite materials reduce reliance on chemically treated lumber and durable hardwood for decks, porches, trim and fencing.

Vinyl siding on exterior walls saves money on installation and maintenance; fibercement siding is termite- and water-resistant and warrantied to last 50 years.

The energy efficiency of refrigerators and freezers has tripled over the last three decades because they have more insulation, advanced compressors, better door seals and more accurate temperature controls. Front-loading washers use about 40% less water and half the energy of conventional models. Energy Star®-rated appliances save an average of 30 percent over standard models.

Increasing the amount and R-value of insulation is a costeffective way to save energy and help reduce heating and cooling bills, which account for at least half of energy use in the home. Sprayed insulation made of foam, cellulose or wool is an alternative to traditional glass fiber batting. Incorporating passive solar design features like large, south-facing windows helps heat the home in the winter and allows for increased natural daylighting. Xeriscaping, or using native plants, significantly reduces the need for watering, fertilizers and herbicides.

Factory-built components including trusses and prehung doors allow more efficient use of raw materials, making the most out of every piece of lumber. These products eliminate the need to cut wood at the jobsite, further reducing waste.

Covered entries at exterior doors help to prevent water intrusion, reducing maintenance and enhancing durability. Selecting more efficient, correctly sized heating, cooling and waterheating equipment saves money. Tankless water heaters provide hot water on demand at a preset temperature rather than storing it, which reduces or eliminates standby losses. Geothermal heat pumps work with the Earth’s renewable energy and can also heat water.

New toilets have redesigned bowls and tanks that use less water, but function more efficiently than firstgeneration low-flow models. Some use pumps for supplementary water pressure. Advanced shower and sink faucet aerators provide the same flow regardless of pressure to reduce water use and the energy required to heat it.

Foundations should be as well insulated as the living space walls for efficient home energy use and enhanced comfort, particularly if the basement is used as a family room or bedroom.

In addition to natural wood, flooring choices include low-VOC (volatile organic compounds) carpets for better indoor air quality, laminates that successfully mimic scarce hardwood, and linoleum, a natural product making a design comeback.

Two years ago Marine Cpl. Ammon Lang was serving his country in Afghanistan. For the coming five months, his country will be serving him. On June 11, 2011, Lang, 24, lost both of his legs to an undetected improvised explosive device. After more than a month in hospitals and ongoing recuperation with his prosthetic legs, Lang came to Port Angeles with his wife, Kiri, and their two young sons. Because getting around his present home was proving difficult with stairs and other height barriers, he applied to the nonprofit organization Homes For Our Troops, based in Taunton, Mass., whose mission states, “It is our duty and our honor to assist severely injured veterans and their immediate families by raising donations of money, building materials and professional labor and to coordinate the process of building a home that provides maximum freedom of movement and the ability to live more independently.” After an in-depth application review, Lang was chosen to receive a new singlelevel house through HFOT on O’Brien Road near Port Angeles. The North Peninsula Building Association, now in Sequim, is coordinating the project with volunteer builders locally and statewide. Hines Construction of Sequim will be the general contractor. The public is invited to the groundbreaking scheduled for 10 a.m., Saturday, April 27, and to meet the Langs. The four-bedroom home will be about 2,700 square feet with an oversized garage and patio. HFOT homes across the nation typically are valued at $400,000 — with no mortgage for the veteran. Since its founding in 2004, HFOT has completed more than 120 home build projects in 38 states. Dawn Teixeira, HFOT executive director, said, “Homes For Our Troops helps restore freedom and independence to our nation’s most severely injured veterans through the gift of a specially adapted home. A Homes For Our Troops home features keyless entry, an open floor plan, wider hallways and doorways for easy entry and exit from rooms. The kitchen features roll-under countertops, sink, stove and pull-down shelving. The master bathroom features a roll-in shower with built-in bench, therapeutic tub with grab bars throughout; roll-under vanity, touchless faucets, temperature controls, comfort toilet and an open floor plan.” In a quote on the HFOT website, Lang said, “Leaving the military is scary, leaving it as a disabled veteran is terrifying … having an accessible house to call my home will give peace of mind to me and my family. It truly warms my heart to see the amount of support and love our military receive; it makes me proud to be an American.” Teixeira noted 70 percent of the group’s donations come from individual donors in communities across the country holding fundraisers. All donations are tax deductible. NPBA suggests using this checklist when hiring a contractor for your next project The Washington State Department of Labor & Industries website at www.lni.wa.gov/ has valuable information, both in long form and on a short checklist to ensure homeowners avoid pitfalls when hiring a contractor or remodeler.

Before hiring

❑ Plan your project carefully. ❑ Interview several qualified registered contractors/remodelers and solicit written bids from at least three. ❑ Look for the contractor registration number in advertisements for contractors and check that the contractor is registered with L&I at www.HiringAContractor.Lni.wa.gov ❑ Ask if the contractor will have employees onsite, and if so, verify their workers’ comp coverage at www.HiringAContractor.Lni. wa.gov. ❑ Check out the contractor records with other consumer protection organizations such as the Better Business Bureau. ❑ Check for warning signs of a scam or fake contractor — too good to be true offers. ❑ Ask for references and then check them out.

Hiring tips

❑ Get references for the contractor’s suppliers and check out the contractor’s payment record. ❑ Find out about liens and how they impact you. ❑ If your project is more than $6,000, consider asking the contractor to post a performance bond for the entire cost of the project.

❑ Obtain a written contract. ❑ Make sure you receive the legally required disclosure statement before work begins.

Monitoring

❑ Make frequent inspections of the work and stay in communication with your contractor. ❑ Call your local building department to check on required permits. ❑ Be very careful about paying for work that has not been finished. ❑ Put in writing any changes to your original agreement. ❑ Don’t pay for work in advance, pay as each part is completed, for example, the foundation, framing, siding and plumbing, etc.).

Closing the deal

❑ Before making final payment on a project, request completed lien releases for all suppliers and major subcontractors. ❑ If you have a problem with work that has been done improperly, not done at all, or have been stuck with a lien, check out your options for recourse at the L&I website www.lni.wa.gov/TradesLicensing/Contractors/HireCon/Problems/.

Decon or

Demo? By Francisco de la Cruz Built Green consultant You dutifully attended the local and regional home shows, looking for all the perfect components of your long-awaited remodel. You have worked with your spouse on determining what exactly it is you wanted to achieve. You asked your neighbors and friends for recommendations on which contractors to consider hiring and have even done your own research on the Internet and at the library. You have invited several of those contractors to review your plans and submit bids. Now you are settling down to consider which of the various submitted bids are going to the next step in the process. But you are a bit stymied. A couple of the bids have an entry on them that is not familiar to you: decon. So you call the contractors and they tell you it is the shortened way to refer to “deconstruction,” similar to how the word “demo” is used to refer to “demolition.” Your curiosity piqued, you ask for a further explanation. You already are aware of what is meant by “demolition” – essentially, tearing out all the old to make room for the new. “Deconstruction” has the same end result but also achieves several other outcomes. Deconstruction of a house, versus demolishing one, basically consists of carefully dismantling the various components of the house and salvaging the materials for either later re-use, or recycling. The re-use could be in your own remodeling

project, or someone else’s. The added benefit of this is that less of your “stuff” ends up going to the landfill. Now intrigued and more than curious, you look into the topic of “decon” a bit further and learn that you have other decisions to make in order to determine whether to “decon” or “demo.” Clearly, if some of the contractors saw fit to include “decon” as an option in their bid, they know something about your project that might not have been apparent to you. As you dig deeper, you learn that some of the sub-flooring, wood trim, cabinetry, plumbing and lighting fixtures you planned to replace can be salvaged and re-used. You also learn, after calling the contractor, that some of the materials also can be donated to a local Habitat for Humanity Re-Store or Around Again, as a tax-deductible donation. This donation will help off-set some of the remodeling project’s overall costs to you, as well as making material available for others’ use in their projects. Now more fully informed, you decide to contact a number of the local retailers of deconstruction materials to see what else they might be interested in getting from your project. Not only did you find that a lot more of your “stuff” might be desirable, but you also found that the staffs are well-informed and knowledgeable about the deconstruction practice and can offer you further guidance on your particular project. Just to cover all your bases, you contact your tax preparer to review what guidelines you need to follow to ensure that your donations “pass muster” with your friends at the IRS. After THAT discussion, you are clearly in DECON land!

The Dungeness Water Management Rule is now reality. The rule puts into place controls over new uses of limited water resources in eastern Clallam County. Irrigation is a necessity for profitable crop production and area farmers have been working very hard to improve the efficiency of their systems. For most homeowners, landscape irrigation is the largest use of water. Unlike farmers, homeowners have numerous options to reduce or even eliminate irrigation in their landscapes.

Keep lawn area to a minimum

Keeping grass green through summer is not possible without irrigation water, thus lawns are typically the biggest consumers of water. If you feel that you must have a lawn, keep it as small as possible. Let it go dormant during the summer and irrigate only enough to prevent the turf from dying, generally once per month. Avoid putting in lawn where the soil is sandy or gravelly and maintaining adequate soil moisture is difficult. Instead, plant these areas with drought tolerant groundcovers and shrubs.

Good choices for drought-tolerant groundcovers include the following:

Plant in sun — coastal and ornamental strawberry, kinnickinnick, trailing junipers, heathers and heaths, thyme, sedums and trailing ornamental raspberry (sun or shade). Plant in shade — low oregon grape, salal and sword fern

Plant in sun — red-flowering currant, mock orange, serviceberry, lilac (non-native), California lilac or ceanothus, escallonia, rock rose, compact strawberry tree, lavender, germander, rosemary and dwarf pines Plant in sun or shade — hazelnut, tall Oregon grape, oceanspray and viburnum davidii A good low-maintenance alternative to lawn is Ecoturf – a blend of short-growing, drought-tolerant grasses, clovers, annuals and perennials that thrive during different seasons. Grasses dominate in the spring, followed by clovers and other broadleaved plants in the summer. Ecoturf should be planted in midspring or early fall and like any new planting will require irrigation to get established.

Apply mulch

A thick layer of mulch over your planting beds helps to keep the soil cool and moist and inhibits weeds, which compete for moisture and nutrients. Mulch can be made with chipped limbs and wood, leaves, grass clippings or bark. Mulch will not only conserve soil moisture, it will provide organic matter and nutrients to the soil as it decomposes. You can track your credit score and report over time and see how your financial behaviors impact your credit. • Stay at your current job — Long gone are the days when lenders signed off on mortgages without adequate proof of employment and income. Any mortgage company you apply to will want to see that you have a reliable work history and income. If you know you’ll be buying a house this year, now is not the time to switch jobs. If you know you’ll need to change jobs in 2013, consider putting off a house purchase, especially if you may need to relocate for a new job. • Cap other spending — Excessive spending in the months leading up to your mortgage application may make a lender question your ability to manage debt. When you know you will be applying for a home loan, reduce other spending. Avoid large credit purchases if possible. If you must use credit for a purchase, consider how it will impact your credit. • Save up a substantial down payment — It’s harder than ever to get a no-money-down mortgage. Many lenders have stopped offering them at all. To maximize your chances of getting a good mortgage deal, you’ll need about 20 percent of the purchase price for a cash down payment. Beyond helping you secure financing, there are other very good reasons to save for a down payment. First, it will help you get into the habit of saving for a goal. And, when you do buy a house, the down payment helps ensure you have instant equity — and ultimately reduces your monthly payment. Securing financing before you go home shopping can help you make the most of your opportunities and helps you move quickly when you find a house you want.
