OUR FAVORITE THINGS There’s a certain comfort that comes with being at home. In this issue, we’re calling attention to favorite family spaces — those that are professionally designed and loved by their owners. Thanks to the unpredictable Midwest weather, we, as a city, can be snowed in on any given day, so what better way to “hunker down” than in a room full of design inspiration and perfection? We reached out to local designers for feedback on their favorite spaces — some designed for clients, some for themselves. After flipping through the submitted projects (starting on page 50), we couldn’t agree more with their picks. You’ll see colorful accent walls and decor, animal prints and portraits, natural materials and sustainable features. When I was working on this issue, one of our account executives, Jackie Streiker, brought StoneCreek Turnings to my attention, knowing that I was looking for sustainable products and projects. Owner Eric Bultman’s detailed craftsmanship of reclaimed lumber is undeniable. The beauty he presents in his locally made candlesticks (shown in black walnut) and bowls is — to be cliché — absolutely one of a kind. It goes hand-in-hand with the

December, stereotypically marked as dark and gloomy, is anything but, as this issue portrays an overwhelming amount of white, which is still very much a popular choice, grounded in bold accent colors. Take some time to read about our rustic-meets-modern party house, where I found the staircase to be a comfy and architecturally appealing place to pose; an aviation-inspired lower level; an adorable nursery with orange accents (my favorite color as well); and bright, open main level living — our biggest compilation of functional yet fabulous family spaces to date. FOAM INSULATION A well-insulated home is an eco-friendly one, and how “tight” or well-sealed your home is can make a big difference. Lance Larson, president of Larson Building Company, says his company’s approach to energy efficiency is sealing a house up well with products like spray foam insulation. The benefits of foam insulation can include enhanced sound control in your home since the material can create a quieter indoor environment by significantly reducing outdoor noises. Foam insulation also can improve the indoor air quality of your home by removing airborne moisture movement. Andrew Homoly, president of Homoly Signature Homes, says the initial investment in a foam insulation package can be offset in eventual energy savings (typically 2-5 years). “There’s more money upfront, but anytime you can eliminate condensation and a drafty house, and invest in something that pays you back, there’s no reason not to do it,” he says.

FRESH AIR Air quality is another important part of sustainable living, with indoor air exchanges and high-end filtration systems. Lance uses energy recovery ventilators (ERV) to heat and cool homes in an efficient manner. Installing an ERV can provide a continuous supply of fresh outdoor air (instead of indoor air) while minimizing loss of heat and water vapor.

A SECOND LIFE FOR SUSTAINABLE MATERIALS Character and constancy are the primary reasons behind the appeal of using reclaimed wood in homes, which is typically recovered from river bottoms or taken from existing old structures (appealing to those who appreciate materials with a storied history). Andrew says many homeowners are embracing the popular trend of material conservation by using reclaimed lumber for flooring and doors. His company uses Elmwood Reclaimed Timber for floors, mantels and trim work. Other sustainable materials popular in eco-conscious homes include cork, recycled steel or rubber, and bamboo. In addition to providing unique and aged appeal, reclaimed wood and materials are long-lasting and offer stability.

WATER CONSERVATION Managing water supply in the home can be as simple as committing to a more frugal way of flushing. According to Consumer Reports, toilets flush away about 30 percent of all residential water in U.S. homes. Dual-flush toilets can save both water and money by offering the option to use only the water you need. Other trends in water conservation, particularly in the bathroom, include lower-flow plumbing fixtures, flow restriction on showerheads and high-efficiency aerators for faucets.

ever mind telling Karleigh Zafuta that life is like a box of chocolates then wonder what you’re going to get. That sentiment
doesn’t apply to this ‘hobby designer,’ a gogetter who knows exactly what she wants and how to get it. Karleigh and her husband, Mike, chose their rural property in 2008, acknowledging there was a lot to love about the house, including the neighborhood, layout and expansive three-acre lot. What they didn’t love was the cramped kitchen/family room — a tight squeeze for friends and family to gather. After personalizing a majority of the 5,300-square-foot house themselves, it was a given that a renovation of this scope was looming. The goal was simple, “to increase functionality,” says Karleigh, recalling how over the years she investigated showrooms, sourced magazines and perused the Internet for inspiration. “I just needed to find what spoke to me.” When it came time to design, it was really a no-brainer since Karleigh knew enough to be dangerous. “Once I found my dream kitchen pictured in House Beautiful, the 2012 Home of

Though in hindsight Karleigh would say organization is the key to a project of this magnitude, the main question is if she even enjoys cooking. “I do now,” she says.

SPACE-PLANNING PROWESS
After a long day of making decisions for her clients, designer Kelly Lankford of KHL Design Studio has a place to restore her mind and body — a completely renovated master bath. “Everything was white/mauve and cheap” is how she describes the room before she got her hands on it. The job required a total gut and redo, although the floor plan maintains some semblance of its previous existence, with the toilet and sink in their former spots. The soaking tub, a fairly new addition installed by the previous homeowners, also stayed, but it was relocated — tucked around the corner for privacy — and crowned with Kelly’s favorite piece of Renaissance art. Her own artistry is evident in the mix of tiles and patterns that gives the room visual interest. “I love playing with the patterns, textures and colors of tile like creating a mosaic,” she says. With Kelly’s tweaks in space planning, the bath’s functionality greatly improved: There is now a private toilet room, secluded bath, larger shower and additional storage. It proves that you can get more features with less space, if you know what you’re doing.

Having a child often takes us for a wild ride, so why not embrace it?! Katy Cassaw of Nest Interiors did just that for her new-parent clients, Kate and Jordan, who asked for a vintage safari-themed nursery for their son, Henry. “They have impeccable taste on interiors, and we love collaborating with them,” says Katy, who previously worked with them to pick the finishings and furnishings for the rest of the casual chic Overland Park home. Instead of treading the typical blue

SPACES BLACK IS THE NEW BLACK
Design veteran John Rufenacht almost uses the word ‘white’ as a bad word: “The only strength white has is if only used as white on white. And because it is boring, everyone runs out and puts ‘pops’ of color in it to try and make it have life.” So he went with the power and drama of black — on trim, molding, doors, cabinets and floors in his condo south of the Plaza. The small size suits him better, too, nurturing with its intimacy and proffering plenty of functionality for entertaining two or 10. Antiqued mirror cabinets in the dining space serve as storage for fabric samples and catalogs for John’s studio, while the large table is used doubly for dining and making presentations. With the exception of the ghost chairs and beaded silver wallcovering in the living room, nearly everything is black, white and gray. Modernized French chairs are painted black with a leopard velvet in black and gray, with seats of faux bobcat in the same scheme, and completed with silver nail-head trim. “Love those chairs,” John says. But his favorite item in the space is none other than a chicken. “We call her Effie; she is a custom footstool made by The City Girl Farm company, a family enterprise in Kansas.” Seemingly “plucked” out of nowhere, she perfectly embodies one of John’s ‘good’ words describing his favorite space: nest.

Occasionally nature’s views can rival a home’s impeccable attention to detail. Sometimes the star of a home isn’t the rooms but the view. Such is the case with Nathaniel and Sarah Hagedorn’s Northland home. “The lot is the most unique feature of the house,” Nathaniel says. In fact, views of the land were the inspiration for their home’s design. In 2010, a friend of the Hagedorns decided to move to the Plaza and sell his seven acres in the Northland. Having always loved the area, nestled between the airport and downtown, Nathaniel and Sarah couldn’t pass up the opportunity, so they purchased part of the land and began the process of building their first home. After living in Kansas City for more than a decade, they knew the style of homes that they were attracted to — traditional with “interesting rooflines” that took advantage of the landscape and would grow with their family. They hired architect Bill Prelogar Jr. of NSPJ Architects and builder Russ Groshans of Casa Bella Construction to help create their dream home. “The
challenge
was

To help them bring their vision to life, they enlisted contractors Kevin and Judy Transue of CHC Creative Remodeling. “We wanted to draw from the style of smoking rooms that might have been found in the early decades of the 20th century,” Kevin says. “We used two-panel mahogany doors, hand-cut corbel brackets at the bar and solid brass hardware reminiscent of the times.” By using accent lighting, tray and drop-down ceilings, each area of the 1,800-square-foot space has its own distinct feel, with commonality in the rich-colored hardwood flooring. Initially, the couple didn’t plan on choosing distressed wood floors, but they reconsidered on Kevin’s recommendation. “Now, the flooring receives the most compliments of all,” Debbie says. “We’re glad we had it installed.” w

When they do entertain, the elbow bar near the pool table has turned out to be a natural gathering spot. The main bar area features another TV, and substantial barstools pull up to a long quartz countertop. The custom full-sized column refrigerator is built-in, making it easy to keep party snacks handy. Simply for fun, the couple installed a classic arcade game containing fan favorites like Galaga and Pac-Man. But it’s for adults only, Debbie says. Their 13-year-old son, Logan, isn’t without his own space, though; he has a private gaming room away from the rest of the area. For the Baldacci family, the relationship with CHC Creative Remodeling was invaluable. “Kevin helped transform our design thoughts into reality,” Debbie explains. All in all, it was a turbulent-free partnership. “It was a great collaboration and a heck of a lot of fun to work with them,” Kevin says.

This bright, cheerful nursery perfectly transitions from daughter to son. When local designer and homeowner Kara Kersten set out to design a nursery for
her
daughter,
she
bypassed
princesses and pastels and went straight for a modern, fresh take using gender-neutral color. “It was important for me to have a gender-neutral room. We knew we would have a second child at some point, and I wanted to make life simple and go with a design I wouldn’t have to change,” she says. Kara and her husband, Matt, have brought two newborns home to the nursery: daughter Greta, now almost 2, and recently their son Torin, 2 months old. Greta recently moved into another room to pass on the nursery to Torin. The room is a direct reflection of Kara’s personal design aesthetic: a mostly modern space with a few touches of vintage. “I love mixing things, whether it’s modern and vintage or high-quality pieces with more inexpensive things,” she says. “I’m drawn toward clean lines, but I like the thrill of the hunt — searching for something found that’s been around forever and finding a different way to use it.” Kara used bold, striking colors throughout the nursery, including her favorite color, orange, on an accent 70

Highcontrast curtains line the windows, while bright, mix-and-match Flor carpet tiles make for an eye-catching base and prove to be baby-friendly. “I can remove a tile and rinse it off if it gets dirty, which is very practical with kids,” she says. A sleek white crib, smart storage baskets and shelving, and the small rocking chair bring clean, modern lines to the space, while a few family pieces add warmth and coziness. The old dining room buffet once used by Kara’s mom as a changing table got a makeover with flat gray paint and worn edges before reviving its role as a dresser and changing table. And fun Anthropologie knobs reinvigorate Matt’s old childhood pine dresser in the open closet. Hanging above the crib is a mobile that Kara made out of a tree branch, spray paint and crystals. Kara followed a smart design philosophy when selecting these items for the space. “Splurge on the things that you really love that are unique or one of a kind. The things you can find anywhere might not be worth putting the money into,” she says. “And things that are passed down to you or are antiques — highlight those.” One constant in the room might not be an antique, but it’s definitely in the family. Dachshunds make appearances throughout the room on accents and art in celebration of the Kerstens’ dog (and first child), Jäger. “Jäger is 8 years old, and we got him in college. Our October Cooking School shined the light on Arcadian Moon Vineyard & Winery, a new winery located in Higginsville, Mo., and its chef, Josh Ordo, who’s young yet talented and new to the Chef de Cuisine role. He proved his culinary skills in the four-course meal that he served to a room full of delighted patrons at Doolittle Distributing’s new appliance showroom in Lenexa. When a well-executed meal is paired with a delicious new local wine selection in a fancy, well-equipped kitchen, it’s a memory worth repeating.

ohn and Angie Jelinek can’t help but see the stars. From their bed in their Parkville, Missouri, home, the reflection
off Riss Lake is shimmering. “He thinks he’s camping,” Angie says, looking at her husband with a smile. “Camping in luxury,” he adds. The Jelinek’s new contemporary/New England style home sports a view of Riss lake from every room in the house. The numerous trees around their Northland home can be enjoyed from their screened porch without distraction from nature. A dazzling view of the sunset from their lower deck. The view inside the expansive Kansas City home is just as impressive. The corian counters in the kitchen are complete with brass trim. The verde green marble inlays in the dining room floor match the marble in the living room fireplace and the wall treatment in the kitchen. The entire house is furnished with antiques that have been in John’s family for generations and pieces that Angie acquired while living in Pakistan. Those with an eye for details will notice the secret shelf in the master bathroom shower which hides soap and shampoo bottles from the clear glass door. And the extra lighting installed above the player piano to make family sing-alongs much easier. And the built-in shelves and pegs in the garage which house tools and other items in their proper place. “We’re very detail oriented,” admit the Jelineks, pointing out the roll-top compartments in the kitchen which hide the small appliances. They didn’t want any of the appliances to show

The kitchen, which is right off the living room, is mostly white, with a few jade green accents. You have to look closely at all of the custom-built cabinets and drawers to truly appreciate all that this room has to offer. Also off the living room is the breakfast room, containing an antique table and chairs accented by raspberry striped cushions. “I love color,” says Angie, who decorated the home herself with the help of Jan Short. The green and pink color theme is carried into the screened porch with the jade wicker furniture and pink floral cushions. There is a back stairway leading downstairs off the kitchen, but the view from the main stairway (just off the sitting room), which is enclosed in glass, is spectacular. The lower level is decorated in emerald, reds and beiges and contains many of the pieces Angie acquired in Pakistan. The guest bedroom, off the main red room to the right, is done in muted pinks, blues, greens and yellows and also contains a wicker chair which belonged to John’s grandmother. Just to the right of the stairs is John and Angie’s office. This room also contains a curved wall with many windows looking out over the lake. An authentic player piano is located in the hallway. The Jelineks refer to the room at the end of the hall as the pingpong room, one of their grandkids’ favorite rooms. When asked about their favorite room the Jelineks mentioned the kitchen, living room and screened porch, but said that it was a difficult decision
