About the Find Geelong By Warren Strybosch
The Find Geelong is a community paper that aims to support all things Geelong. We want to provide a place where all NotFor-Profits (NFP), schools, sporting groups and other like organisations can share their news in one place. For instance, submitting up-and-coming events in the Find Geelong for Free. We do not proclaim to be another newspaper and we will not be aiming to compete with other news outlets. You can obtain your news from other sources. We feel you get enough of this already. We will keep our news topics to a minimum and only provide what we feel is most relevant topics to you each month. We invite local council and the current council members to participate by submitting information each month so as to keep us informed of any changes that may be of relevance to us, their local constituents.
We will also try and showcase different organisations throughout the year so you, the reader, can learn more about what is on offer in your local area. To help support the paper, we invite local businesses owners to sponsor the paper and in return we will provide exclusive advertising and opportunities to submit articles about their businesses. As a community we encourage you to support these businesses/columnists. Without their support, we would not be able to provide this community paper to you. Lastly, we want to ask you, the local community, to support the fundraising initiatives that we will be developing
and rolling out over the coming years. Our aim is to help as many NFP and other like organisations to raise much needed funds to help them to keep operating. Our fundraising initiatives will never simply ask for money from you. We will also aim to provide something of worth to you before you part with your hard-earned money. The first initiative is the Find Cards and Find Coupons – similar to the Entertainment Book but cheaper and more localised. Any NFP and similar organisations e.g., schools, sporting clubs, can participate. Follow us on facebook (https://www. facebook.com/findgeelong) so you keep up to date with what we are doing. We value your support, The Find Geelong Team.
Ban on overseas travel valid, court says Paul Osborne (Australian Associated Press)
A bid to overturn Health Minister Greg Hunt’s ban on Australians travelling overseas has been dismissed by the Full Court of the Federal Court. Lobby group LibertyWorks had argued the restriction, imposed due to the coronavirus pandemic, was invalid and unduly impinged on individual rights. Apart from the recent opening of the New Zealand travel bubble, people seeking to travel overseas have since March 2020 had to get a special exemption from the Department of Home Affairs. The think-tank challenged the ban after one of its employees could not get an exemption to travel in late 2020. But the case was dismissed by the court on Tuesday. LibertyWorks was also ordered to pay the federal government’s costs. Section 477 and 478 of the biosecurity act allows the health minister to require or direct people to follow certain biosecurity
measures once a pandemic has been declared. Solicitor-General Stephen Donaghue QC, representing the Commonwealth, told the court on May 5 that upholding LibertyWorks’ case would scupper the ability of the federal government to order people to wear masks, do contact tracing or keep people out of aged care homes.
He noted the health minister was restricted in imposing requirements on a specific person in a way that could identify them. But the determination restricting outbound travel “does not single out” particular people, Mr Donaghue said. The court is expected to publish its written reasons later on Tuesday. Housing Affordability In Australia – A Rental Crises By Warren Strybosch
The crises around the affordability to rent is becoming more of an increasing issue for everyday Australians. The issue currently is not about affording your own home but rather about the ability to afford the rise in rental costs. With the increase in the cost of living, rental prices going up, COVID restrictions, no real increase in wages, and many investors moving back into their own investment properties, we are starting to see more and more families being displaced from their rental properties. Many people are finding it difficult to afford a home to live in. We are not talking about the ability to purchase of a home but simply the ability to pay rent so you have a roof over your head. What is housing affordability? The term ‘housing affordability’ usually refers to the relationship between expenditure on housing (prices, mortgage payments or rents) and household incomes. The concept of housing affordability is different to the concept of ‘affordable housing’, which refers to low-income or social housing. Affordability for owners
Source: Reiv, https://reiv.com.au/market-insights/victorian-insights)
Loans for investment property continue to gain pace, while owner-occupied lending slowed in April, according to new APRA data. The latest monthly authorised deposittaking institution (ADI) statistics from the Australian Prudential Regulation Authority (APRA) have showed that total residents’ loans and finance leases increased by 0.2 per cent ($6 billion) over the month of April. In home lending, owner-occupied loans grew by $6.9 billion or 0.6 per cent. However, the rate of growth continues to slow, having previously increased by 0.7 per cent ($8.3 billion) in March.
Housing affordability in Australia has broadly declined since the early 1980s. The OECD’s price to income ratio index shows an 82% increase between 1980 and 2021 with the house price-to-income ratio in Australia now at 10.3.50. The house price-to-rent ration in Australia is estimated at 114.4. This indicates how strong the property market with rent prices continue to increase.
lending has also continued its upward trajectory, with investment lending increasing by $2.1 billion or 0.3 per cent in April. This increased on March’s growth Investor rate when it rose 0.2 per cent ($1.6 billion). Even with increasing property values, investors are still purchasing a lot of the properties in the marketplace, which is placing additional pressure on those seeking their own homes and those seeking affordable rentals. With increased purchase prices, investment owners will want to see more rent being brought in even though interest rates are at historical lows.
Metropolitan Melbourne
Even withVictoria’s lockdown 4.0,this has failed to dampen the auctions market in Melbourne, according to CoreLogic. The property research group’s auctions data for the week ending 30 May revealed that there were 1,264 homes taken to auction in Melbourne compared to 261 auctions held in Melbourne this time last year. Despite actions being closed due to lockdown, auctions volumes remained strong in Melbourne, while CoreLogic recorded a preliminary clearance rate of 72.8 per cent in the capital city.

Affordability for renters
Home values up almost 10 per cent over the year
The ABS’ Housing Occupancy and Costs publication indicates that the proportion of households which are renters has increased from 26% to 31%. In addition, the proportion of households renting from private landlords has increased from 18% to 26% over the same period.
The CoreLogic Daily Home Value Index has revealed that home values across the combined five capital cities have risen by 9.9 per cent year-to-date, and 9.0 per cent over the past 12 months.
On average, private renters spend more of their gross household income on housing costs than other tenure types. Specifically, the ABS reports private renters
spent 20% of their gross household income on housing costs, compared with 16% for those with a mortgage. The cost of renting privately has increased significantly. The ABS’Housing Occupancy and Costs publication indicates a 62% increase in average weekly housing costs (after inflation). This compares to a 42% increase for owners with a mortgage and 45% for public renters.

This increase in rental costs is placing significant pressure on those families living in rental properties, especially, single mothers who have predominate care for the children. This ‘housing stress’ needs to be addressed by all sides of parliament. What is housing stress? A household is typically described as being in ‘housing stress’ if it is paying more than 30% of its income in housing costs. As higher income households can spend a higher proportion of their income on housing without experiencing problems, they are often excluded from
these types of analysis. Consequently, a ratio of 30/40 is often used as a benchmark—that is, if households that fall in the bottom 40% by income spend more than 30% of their income on housing, they are defined as being in housing stress. The Solution There needs to be a way to boost the supply of affordable rental housing through innovative housing models. If the supply of affordable housing is to be increased sufficiently to meet medium- to long-term demand, then this could be met
through (among other things) institutional investment in the affordable end of the residential market. The main barrier to such investment would appear to be that institutional investors have shown relatively little interest in affordable housing, largely due to perceptions of risk and affordable housing’s comparatively low returns. If investors’ reluctance is to be overcome, then it is likely that this will require government incentives and the introduction of some form of financial instrument (like the discontinued National Rental Affordability Scheme). What is involved in a Pre-approval? The process is the same as if you wanted the home loan unconditionally approved in that you will need to supply your income/employment details, everyday living expense details etc. The main difference is that you cannot yet provide details of the property for them to decide if it is a safe risk for them to use as security on your loan.

When it comes to buying a new home and getting a home loan, it can be difficult to get the two to match up timewise. Many lenders are currently taking weeks, sometimes even 1-2 months to look at a home loan application which doesn’t help you when you sign a contract for a new house with only a 2-4 week finance clause.
By starting the home loan process before you even begin looking to buy a property, you can usually reduce the time for an approval with the added benefit of knowing before you start looking what amount lenders would be willing to lend to you. A pre-approval also shows sellers that you are serious about buying and know that you can afford the property. You often
Once you find a property, the lender will do a valuation on the property to ensure you have not paid too much for it, which increases the risk, to what you have offered. Many lenders will provide a pre-approval based on the figures you supply without doing any checks. This can come back to burn you though if they then find something they do not like in your application and subsequently decline your application after you have found the property. Ideally you want to find a lender who does a full check of your details and paperwork before offering a pre-approval so that the only detail missing is the property details. Your Mortgage Broker will be able to help you find the right lender or will advise what will be required once you have found your new home. If you are thinking about buying a new home within the next six months, call me and let’s make sure you have the best chance of getting the right loan for you.

Home Elusive Home I've been joking with my friends that house hunting for a rental isn't too different from online dating. It's endless scrolling through promising options only to find out that the photos are very old or the size of the "property" is conveniently skewed. Laughing about it seems like a much better alternative to crying. Even so, there have been tears these past few weeks since finding out that my landlords are moving back in. Despite having braced myself for the announcement and telling myself that this time I wouldn't allow myself to be overcome with anxiety, the consuming squeeze instantly returned and my lungs felt as if they lost 80% capacity. You see, I've already had to find a new home three times in the 9 years of being a solo mum in Melbourne, and honestly, I don't know if I have it in me to face the harsh process yet again. This is what people don't seem to realise. I'm not "house hunting". I am in fact searching for a 'home' for me and my two teenage daughters and there is a big difference. An investment property can be referred to as a house. As can a building that is purely going to be functional. However, that's not what I'm looking for. I want a home for me and my kids. A home where we create memories for the next chapter and a place that we will look back on as part of our story. I want my next home to reflect who we are. Aesthetics are really important to us. So is light. So is smell. So is greenery and the lack of noise. Looking at rentals that fit my budget means that I need to overlook those really important aspects as to what makes a home for us. And sadly, even if I apply for one of these lacklustre properties, it's highly unlikely that I will be accepted as a tenant. The last two times that I had to move it took me over three months of searching
to find something, and even then, it was because of a connection to a friend with a house and not an agency that accepted us. Apparently not being partnered means that my application gets put at the bottom of the pile. In fact, last time when I was searching there was a landlord that preferred having his house empty for 6 weeks over Christmas instead of taking a risk with a single mum, even when I offered to pay two months of rent in advance. When other solo mothers hear that I'm trying to find a rental they all say that it's impossible unless I ask a man to sign the application form with me, pretending to be my partner. I'd be lying if I said that I hadn't considered it. But honestly I don't even know who I would ask for such an uncomfortable favour and I seriously doubt that there are many men out there who would feel confident stepping in with someone unless it was a really close friendship. It's almost impossible not to feel hopeless about the situation and I keep daydreaming about ways to circumvent the system. I have a few helpful friends sending me links to co-ops and shared housing programs but everything has a long waiting list and even the best case scenario means that I'll have months of being homeless until a place becomes available. This past weekend I met a 70 year old woman, who like me, has spent most of her adult life as a solo parent. I stepped into her sunny home surrounded by a gorgeous patio full of thriving plants and flowers. Her living room was painted yellow and she had art and posters on the walls that indicated a vibrant and rich life. I could totally picture myself living in a home like this and asked her if she owned it. It turned out that she did and went on to explain that she was very very lucky.
Apparently when she was a young mum trying to find a rental for herself and her daughter, the government set up a scheme where solo parents only had to save up for a very reasonable deposit and then their mortgage repayments were capped - no higher than 25% of income. I could hear myself sighing as she told me what this had meant for her at the time. No more dreaded moves, an opportunity to grow roots, find connection with her local community, and the opportunity to create long term friendships with her neighbours. I don't even allow myself to dream about belonging to a place that reflects who we are as a family. Sometimes I think back to when I was going through my divorce and how much I had hoped that there was a way for me and my four children to be able to stay in our home. If I had known then how difficult it would be to find rentals in Melbourne would I have tried harder to gain ownership of our house? In only 9 years the house I used to own has doubled in value for my ex-husband while I'm now attempting to find our fourth home to rent. It really isn't a fair system and something that our leaders should be prioritising to change. While we wait for that to happen I really hope that landlords realise how challenging it is for us solo parents to find homes for ourselves and our children. As well as understand what a huge impact they can have by choosing a solo parent as their future tenant even if it means not having the security of two incomes on the application. The long term impact on a solo parent and their children is a beautiful contribution to a kinder and safer society that all of us will ultimately benefit from. Moving House Not What You Expect By Susan Pierotti
A family of mum, dad and two adult sisters was renting a house in Croydon which was sold in November 2020. They had six months to find somewhere. Sounds easy? Nope! They began their search immediately, contacting real estate agents in the Croydon, Ringwood, Warrnwood and Wonga Park areas. They found it difficult even to find a home that could fit 5 adults in, their 26-year-old son now moving back in with them to help pay the rent. Their research discovered homes that looked good on paper or on the internet but weren’t quite right in reality. One house looked lovely from the front, with views over the Dandenongs at the back. However, the bathrooms and bedrooms at the back overlooked other properties and had obligatory frosted windows that blocked views and light. Another had a kitchen and bathrooms that were shoddy. Others were smaller than the photos implied. The house they eventually were able to rent (finding it five and a half months after they started
looking) is in a court with not much room for the garbage truck to turn around. All the other dwellings customarily dump their rubbish bins on this family’s nature strip. That wasn’t in the real estate agent’s report!
One Quarter Of Vaccines Sitting Unused Paul Osborne (Australian Associated Press)
New figures show almost a quarter of all available doses of the COVID-19 vaccines are not being used. The federal health department on Monday released data comparing the availability of vaccine doses and the number of jabs delivered. Nationally, dose utilisation as of week 12 of the vaccine rollout was 77 per cent.
NSW (78
The Northern Territory had the worst lag of all the jurisdictions, with 47,652 doses available and 22,953 administered, giving it a utilisation rate of just 58 per cent.
Victoria (77 per cent)
Queensland was the worst performing state, with 317,810 doses available and 170,330 delivered – or a usage rate of 64 per cent.
ACT (82 per cent).
Across the other states and territories rates were: Tasmania (90 per cent)
WA (80 per cent) SA (79 per cent)
The health department found all doses available for the aged and disability care program were being used, while the commonwealth primary care program was at 75 per cent utilisation. So far, 3.1 million doses have been administered nationally. Health Minister
Greg Hunt said some adjustments may be needed in the states and territories. “We are encouraging all the states and territories – who we believe are doing an excellent job – to continue to use their vaccines,” he told reporters in Melbourne. “And where they feel that they have more capacity to open up channels, or where they feel they are using their capacity, to adjust their ordering.” Commodore Eric Young from the Vaccine Operations Centre said utilisation rates had dropped when the vaccine program was “recalibrated”. But the rates were now improving, he said.

Australia Eyes Close To Record Crop Plant
Matt Coughlan (Australian Associated Press)
Australian farmers are forecast to get within one per cent of a record crop planting on the back of healthy rainfall and strong prices. Rabobank on Wednesday released its 2021/22 Winter Crop Outlook, which forecasts 22.93 million hectares will be planted across the nation. That’s a two per cent increase on last year when crops planted soared as drought eased in many regions. The forecast represents an area eight per cent above the five-year average. Rabobank grains and oilseeds analyst Dennis Voznesenski said substantial rainfall and good soil moisture profiles positioned Australia for another strong winter grain crop. “With the Bureau of Meteorology forecasting a 60 to 75 per cent chance of the east coast and South Australia exceeding median rainfall for the next three months, this should set crops up well and have a positive impact on yields in those regions,” he said.
The report co-author said most regions were enjoying excellent rainfall, particularly in northern NSW and WA, but noted parts of SA and western Victoria had the same conditions.
Mr Voznesenski said the mouse plague continued to be a serious concern, with lost grain and hay reserves, downgraded quality of stock and increased costs for farmers.
Barley planting is expected to fall six per cent with China maintaining tariffs effectively blocking exports.
“The issue is particularly bad in, though not restricted to, central and western NSW,” Mr Voznesenski said.
That will drive canola up by 14 per cent, while wheat will rise three per cent to 13.3 million hectares.
“With winter here, we can expect colder temperatures to slow mouse populations. However, crop replanting and a reemergence of populations in spring remain real risks in the outlook.”
“With canola prices near record highs, and China’s tariff on Australian barley top of mind, farmers have heeded the call and switched in favour of canola,” Mr Voznesenski said. “Come harvest time, however, it may mean that there will be increased harvest pressure on local canola prices.” The report says NSW is expected to plant another six million hectares just slightly below last year.
Western Australia, Victoria and Queensland are all forecast to see yearon-year increases in winter crop area planted. Queensland is forecast to rise as much as 15 per cent to 1.3 million hectares. WA plantings are estimated to be up two per cent to 8.49 million hectares while Victoria is set to rise two per cent to 3.5 million hectares.

Victorian Labor Government – New Taxes And Increased Stamp Duty By Warren Strybosch
Days after the Victorian government announced that it will increase stamp duty and land tax across the state, the Shadow Treasurer of Labor, Jim Chalmers, came out stating that Federal Labor will aim to abolish stamp duty and land tax. Either the Labor leaders are not talking to each other or the Victorian Labor leader, Dan, has decided to try and get a few more bucks out of the Victorian people before this opportunity runs dry. Maybe the Labor Federal leaders just don’t like how Dan is running the show? After all, they did overturn the China Road project that Dan wanted to implement in Victoria even though it was against Australia’s public security interests. This is not the first time Dan has opposed his counterparts in Canberra and opted for Victorians to pay more taxes. Does anyone remember that Victorians could have paid less in tolls if Dan had accepted the federal governments hand out but he elected not to? So, what are these new taxes that Dan is wanting to introduce to Victorians at a time where families are doing it tough during COVID? 1. Payroll tax changes All businesses with national payroll taxes greater than $10 million will have to start paying a payroll tax surcharge of 0.5% (raising the rate from 4.85% to 5.35%), whilst national payrolls above $100 million will have to pay a surcharge of 1%. The Business Council of Australia has come out and stated that this is a tax on jobs and once again business owners will have to flip the bill for Labor’s spending habits. 2. Transfer duty rate changes With a lot of properties now worth over $2 million dollars, Labor sees this as a good place to make some additional money. From 1st July, 2021, all property transactions over $2 million will be taxed a higher transfer rate of 6.5% of the dutiable value in excess of $2 million. This sends a strong message to all that Labor will continue to tax those who own property. Yep, realise the Australian dream of owning a property but the Labor government will take their fair share of your dream with them.
3. Windfall gain tax The newest tax on the block, is the ‘windfall gain tax’. This will hit developers and land holders who will receive windfall gains when their properties are rezoned. In the past, if a property was rezoned, there was not tax on the potential gain but now there will be. Any gain over $500,000 will receive a 50 per cent tax. Where in the world are property developers, including Mum & Dad developers, going to come up with $250,000 plus to pay in tax when they may not have sold the property? This will simply result in property prices increasing to cover this tax which is supposedly against Labor’s policy of trying to make housing more affordable. 4. Land tax Land taxes are set to rise by 0.25% for taxable landholdings worth more than $1.8m and 0.3% for landholdings over $3m. Let’s face it, with increases in property prices, anyone owning an investment property is likely to be faced with additional land tax.
This increased tax is on top of the Foreign Land Tax Surcharge and Absentee Owner Surcharge that certain landholders are required to pay. Whilst Victorians are still struggling with COVID and the continued lockdowns, with job losses and businesses struggling to keep their staff on, the Victorian Labor government believes it is a good time to introduce higher taxes and more taxes to those who own a business and/or own land. Labor use to represent the battlers but since those battlers have made a go of it for themselves, with hard work and grim determination, Labor now thinks it is appropriate to expect those same battlers to pay higher taxes for simply succeeding in life. What does Labor stand for anymore? Where is Dan anyway? Is he currently in Victoria doing it tough like the rest of us?

Supporting Retirees: A Temporary Reduction in Superannuation Minimum Drawdown Rates
By Mark Kruger
On the 29th of May, the Morrison Government announced an extension of the temporary reduction in superannuation minimum drawdown rates for a further year to 30 June 2022. As part of the response to the coronavirus pandemic, the Government responded immediately and reduced the superannuation minimum drawdown rates by 50 per cent for the 2019-20 and 2020-21 income years, ending on 30 June 2021.
The announcement extends that reduction to the 2021-22 income year and continues to make life easier for our retirees by giving them more flexibility and choice in their retirement. For many retirees, the significant losses in financial markets as a result of the COVID-19 crisis are still having a negative effect on the account balance of their superannuation pension.
This extension builds on the additional flexibility announced in the 2021-22 Budget. The Morrison Government will continue to support retirees as part of our plan to secure Australia’s economic recovery from COVID-19.

Home Building To Give Injection To Growth Colin Brinsden, AAP Economics and Business Correspondent
(Australian Associated Press)
Construction work rebounded in the first three months of the year, buoyed by residential building activity striking a sixyear high. Federal and state government initiatives, alongside ultra-low interest rates lifted residential building by 5.1 per cent in the March quarter to $18.96 billion, new figures released on Wednesday show. BIS Oxford Economics senior economist Nicholas Fearnley expects the federal government’s now-concluded HomeBuilder program will continue to provide a major boost to detached house construction and renovation work over the coming year.
“With both labour and material capacity constraints in play, project delays and cost overruns can be expected,” he said. “The considerable backlog of work that has developed should sustain an elevated level of activity for home builders deep into 2022.” Housing Industry Association economist Angela Lillicrap said while HomeBuilder successfully drove this surge in activity, other factors are also at play.
“Record low interest rates and a change in preferences towards detached housing are also important drivers,” Ms Lillicrap said.
The Australian Bureau of Statistics said total construction work in the March quarter grew at a slightly faster pace than economists had expected, rising 2.4 per cent to $51.97 billion, although was still down 1.1 per cent on the year. Non-residential work fell 1.6 per cent to $11.23 billion and now stands 10.4 per cent down over the year, while engineering activity rose 2.2 per cent to $21.78 billion. National Australia Bank economist Tapas Strickland said the private sector parts of the report will feed into the March quarter economic growth result contained in the June 2 national accounts. NAB expects construction will add 0.20.3 percentage points to growth, which at this stage will be one per cent for the quarter. This will follow two consecutive quarters of growth of more than three per cent – an event that has not occurred in at least 60 years – as the economy enjoyed a rapid recovery from recession. Economists will fine-tune their March quarter growth forecasts over the coming week with further quarterly reports due. Data on capital expenditure and forward business investment plans are released on Thursday.
International trade, business profits and inventories, and government spending for the March quarter are issued on Tuesday. Looking further forward, the latest Westpac-Melbourne Institute leading index for April suggests the strong economic recovery looks set to extend over 2021 and into 2022. The index, which indicates the likely pace of economic activity growth three to nine months into the future, continues to point to above-trend annual growth at around 2.8 per cent.
“The signal is consistent with Westpac’s growth forecasts for the Australian economy,” Westpac senior economist Matthew Hassan said. The bank expects a very strong growth rate of 4.5 per cent in 2021 and then moderating marginally to a four per cent pace in the first half of 2022 even as the impact from the end of last year’s COVID-19 lockdowns unwinds.
“With initial reopening rebounds now largely complete, other drivers are set to take over with upbeat, cashedup households and booming housing markets setting what will still be a strong pace for growth,” Mr Hassan said.

The ability to access the bring forward arrangements for nonconcessional contributions where up to $330,000(2021-22) can be contributed will extend to those 67-74 years of age (currently available to those under 65).
The two standout measures that were not addressed in the budget and will therefore proceed as legislated include: •
The compulsory super guarantee contribution rate will increase from 9.5% to 10% from 1 July 2021.
$450 per month super guarantee threshold abolished
•
The temporary 50% reduction in minimum pension payments will cease from 1 July 2021 with minimum payments returning to standard rates as outlined below.
Employers will be required to pay super guarantee contributions to all employees over age 18 irrespective of how much they earn in the month.

Freya has two casual jobs earning about $400 per month from each. Currently, she receives no super support from her employers as she earns less than $450 per month per employer however this measure will require both employers to start contributing to super on Freya’s behalf – that’s nearly $1,000 per year in super.

Downsizer contributions available from age 60 The ability to make a downsizer contribution to super when selling your home will extend to those 60 years and over (currently must be 65+) allowing many more to take advantage of an extra $300,000 per person to be invested in super. Combining this measure with the non-concessional bring forward rules outlined above, those aged 60 to 74 and selling a home will have the opportunity to contribute up to $630,000 per person (or $1.26 million as a couple) into super without exceeding any caps.
First home super saver scheme boost The amount of voluntary super contributions that can be withdrawn to help purchase your first home will increase from $30,000 to $50,000. The annual contribution limit for this scheme will remain at $15,000.
Two year window to exit some legacy retirement products Those looking to commute their restrictive legacy retirement products that were purchased before 20 September 2007 (often referred to as ‘complying’ products) will have the opportunity to roll back these funds to super, commence a new income stream or withdraw the funds from super altogether. The types of products impacted under this measure include term allocated pensions (TAPs), marketlinked, life expectancy and lifetime income streams including those provided by self-managed super funds (SMSFs).

Tax Low and middle income tax offset (LMITO) to stay for another year The LMITO, which provides a tax offset of up to $1,080, was due to cease on 30 June 2021. This tax benefit will now be extended until 30 June 2022. The offset is automatically calculated when you lodge your income tax return.
Tax residency rules simplified Currently, four (often conflicting) tests are used to determine if you are an Australian tax resident for income tax purposes. The Government has proposed to simplify this system by applying one primary test - an Australian tax resident is someone who has physically been in Australia for at least 183 days in the financial year. Additional secondary tests may be used for those who do not meet the primary test.
Small business tax concessions extended 12 months Businesses will continue to benefit from two significant concessions announced last year as follows: •
Eligible businesses with annual turnover less than $5 billion will be able to deduct the full cost of depreciable assets first used or installed before 30 June 2023.
•
Eligible companies can carry back losses for another year being the 2022-23 year to offset against profits in 201819 or later years.

Home Building Sets Solid Platform For GDP
Colin Brinsden, AAP Economics and Business Correspondent
(Australian Associated Press)
Construction work rebounded in the first three months of the year, buoyed by strong residential building activity on the back of government initiatives and ultralow interest rates. Total construction work in the March quarter grew at a slightly faster pace than economists had expected, rising 2.4 per cent to $51.97 billion, although was still down 1.1 per cent on the year. Total building work rose 2.5 per cent to $30.19 billion, led by a 5.1 per cent jump in residential building to $18.96 billion. “The considerable backlog of work that has developed should sustain an elevated level of activity for home builders deep into 2022.”
However, the Australian Bureau of Statistics said non-residential work fell 1.6 per cent to $11.23 billion and now stands 10.4 per cent down over the year. Engineering rose 2.2 per cent to $21.78 billion. The data feeds into the March quarter national accounts that are due on June 2, which will contain Australia’s latest economic growth forecasts. Economists will fine-tune their growth forecasts over the coming week with further quarterly reports due. Data on capital expenditure and forward business investment plans are released on Thursday. International trade, business profits and inventories, and government spending for the March quarter are issued on Tuesday. What is also known so far for the March quarter, retail spending will be a modest drag on growth, after declining 0.5 per cent, following a relatively large 2.4 per cent increase in the December quarter. In the second half of last year, and for the first time in at least 60 years, the economy grew by more than three per cent in two consecutive quarters after rebounding from recession.
Looking further forward, the latest Westpac-Melbourne Institute leading index for April suggests this strong economic growth recovery looks set to extend over 2021 and into 2022.

Federal Budget 2021–22: Impacts To Businesses And Their Owners
ACCOUNTANT By Warren Strybosch
On 11 May 2021, Treasurer Josh Frydenberg handed down the 2021–22 Federal Budget. Here is a list of some of the major tax announcements that may impact private businesses and their owners: Extension of Temporary Full Expensing and Loss Carry Back The Government will extend the temporary full expensing and the loss carry-back measures into 2023. This measure entitles businesses with an aggregated turnover of under $5 billion to an immediate deduction for ‘eligible capital assets’ acquired from 7.30pm AEDT on 6 October 2020 and needs to be installed or used before 30 June 2022. If legislated, the 30 June deadline will be extended to 30 June 2023. The loss carry-back measure amended the tax losses regime to temporarily allow
eligible corporate entities (with a turnover capped at $5 billion) to use losses that are incurred in the income years 2019–20, 2020–21 or 2020–22 to be retrospectively applied against profits made in the 2018– 19 year or later years. If the proposed changes are legislated, the measure will also apply to losses incurred in the 2022– 23 income years. Minor changes to Individuals Claiming Self-Education Expenses For those paying self-education expenses, the first $250 paid is not deductible. This has caused confusion for many people who have submitted their own returns. The government will remove the $250 non-deductible amount so that the full amount of self-education expenses can be claimable. Not-for-profits — Greater transparency of income tax exemptions The ATO will receive funding from the Government to build an online system to enhance transparency and the reporting obligations for not-for-profits entities (NFP) claiming income tax exemptions.
Currently, non-charitable NFPs are able to self-assess their eligibility for income tax exemptions and do not need to submit tax returns each year. From 1 July 2023, the ATO will require income tax exempt NFPs to submit online annual self-review forms to ensure that only eligible NFPs are accessing income tax exemptions.

Avoiding Conflict Breeds Mediocrity How To Breed Excellence Instead!
RESILIENCE COACH By Sally Higoe
Sick of pesky arguments at your weekly meetings? Hearing a little too much righteousness amongst the team? Ready to stand up to be a courageous leader? If you answered YES to any of these questions, it’s time to re-think how you view team disagreements... ...Because business growth, creative ideas, adjustment to change and even respect, can all stem from healthy conflict... ...And these attributes are definitely ones we want to see in our stand-out business, right?! But what IS ‘healthy conflict’ Sally? Great question! Master of team management and renowned author of The 5 Dysfunctions of a Team, Patric Lencioni, talks about a CONFLICT CONTINUUM. Imagine a linear scale... he explains that on one end of this scale is artificial harmony (no conflict, pretending to get along) and the other is harsh negativity (mean spirited, non-productive conversation). Most Companies harmony.
live
at
artificial
But the best place to live is in the middle... to work towards achieving that solid ground in the middle, known as constructive conflict (and this conflict is healthy!). Lencioni describes healthy conflict as “passionate, unfiltered debate around issues of importance to the team” The problem, however, is that most businesses will often avoid settling in this place of constructive conflict because it sits on the verge of destructive conflict (also known as ‘hell’ in meetings!). So, instead of approaching this space with the right agenda and expectations, (which would set you up for healthy conflict) many leaders simply avoid going there at all. Let’s take a look at why conflict WILL (or should!) occur in a STAND-OUT team...
Interpretation. Despite experiencing the same event, different people will have a varied interpretation of that particular information being presented. But why does this happen? Because we digest information through different filters. These filters are influenced by our personalities, cultures and emotions... every single person has their own map, their own view, based on their life experiences... just like a fingerprint, no two are the same. Cool to know hey? And great to have strong awareness around! In a high-performing team, you will experience this difference of opinion in the majority of your meetings. Why? Simply because, in order to reach high-functioning, high-performing team success, you’re driven by having the necessary scope of behavioural styles within your team, to cover the goals and tasks of a project – you need all different types of people on board! Which typically means, you’ll have a blend of all styles in your team- you’ll have a cross-section of different behaviours that will each bring a focused skill set to their departments/areas. Which will often mean conflict. And a great team will live right on that edge, they’ll teeter between constructive and destructive conflict... because this is
where the most access to innovation, creativity and stand-out decisions lay. Occasionally, even the best teams will step in to destructive territory but because they’ve built the trust, teetering on the edge, they’ll learn from this tip-over to the ‘dark-side’ and they will recover with greater courage to live in the space of ‘healthy conflict’, strength in their ability of being able to do just that. When you can sustain ‘healthy conflict’, you’ve inspired passion, determination, care and often pride. This is a recipe for innovation, creation, problem-solving, resilience building and potential for absolute stand-out success! Embrace and encourage this with acceptance and you will see workplace vibe -all round- is lifted. If you’re looking for a more ‘healthy conflict’ approach to your meetings, one that will inspire innovative decision making, creativity, unity and improve future connections, send me an email and mention this article. Employers Responsibilities When A Lockdown Is Enforced? LAWYERS By John Van Beveren
The terms “snap-lockdown” and “circuit breaker” have become familiar in these times of COV-ID. For many businesses these terms mean loss of income, closure of business premises and work from home. But closing the doors and working from home does not permit employers to abdicate their responsibilities to employees. In fact a whole new range of responsibilities are created. Working from home? The Government has declared that during lock down if employees can work from home then they must. Telling employees that they must work from home is not the end of an employer’s responsibility. Employers and employees should consider their specific circumstances before coming to an agreement about working from home to find what is most suitable, as it can be dependant on a range of factors including what their home arrangements is like and organising the necessary equipment to be able to complete the work they perform. Employers should check if there are any rules about working from home before introducing any changes by looking at the applicable awards, enterprise agreements, employment contracts and workplace policies. Remember that record-keeping obligations continue to apply when employees are working from home. If records are incomplete, the employer is at risk of penalties being enforced by the Fair Work Inspector, such as fines, and you may have to go to court to prove you did not underpay an employee. Stand downsEmployers may be able to stand employees down during a workplace closure impacted by sudden lockdowns. For example, they may be able to stand down employees when the business has closed because of an enforceable government direction or there is a stoppage of work due to lack of supply that is outside the employer’s control.
Employers should consider all other alternatives before standing down a worker, such as arranging workers to work from home, which is a very common arrangement now after businesses, big or small, adjust to the restrictions to help stay safe. Alternatively, employers and employees may need to discuss temporarily changing the duties or hours of work to cater for any restrictions or accessing paid or unpaid leave. There have been some temporary changes to awards during coronavirus to allow for more workplace flexibility, so always check the applicable awards, enterprise agreements, employment contracts and workplace policies before any changes take place. The Former JobKeeper schemeAlso, it is important to remember that from 29 March 2021, the JobKeeper scheme no longer applies. This means that employees cannot rely on the JobKeeper payments, and other flexibilities that was initially allowed, such as ending employment under the JobKeeper scheme, is no longer allowed. That also means the normal rights and obligations under the Fair Work Act is back. So, if a sudden lockdown happens. workplaces cannot rely on JobKeeper enabling stand down provisions under the Fair Work Act. Instead, they may be able to use the usual stand down provisions as set out in the Fair Work Act.

Yet there are other reasons. You may be moving into a house that needs a bit of a refresh and a change of colour scheme, to suit your preferences. This is particularly handy to do before you move your furniture in. You may have been living i n your house for a little while, and simply feel like a change. Or, if you’ve had young kids, your walls could well be marked, and showing a little wear and tear.
The Best Times to Paint Your House
(There’s certainly nothing quite like the scuff marks from toys and the odd crayon disaster!) Minimising disruption
PAINTING & DECORATING By Steve Dahllof
Painting your house can seem like a massive undertaking, and one that you’d simply rather avoid. Yet, with your house most likely being your biggest asset, a fresh coat of paint not only increases its value, but also protects it from weather damage and more. Let’s look at when you might consider painting, and how you might manage it. Exterior Painting If you own a weatherboard house for any length of time, painting is clearly going to become a fairly regular, and highly essential, maintenance task. While you may be able to get away with only painting once every 10 years or so, often, it’s far cheaper and easier to repaint before the existing paint starts to diminish or deteriorate. Once your existing paint starts flaking off for instance, your weatherboards will need a lot more prior preparation to ensure a quality finish. And if you live on a coastline, being hammered by salt and sea spray, you’ll clearly be wanting to paint far more often. Brick houses may not require quite as much attention, but many old properties may still have timber window frames, and more modern houses sometimes have timber features. These also will need regular attention to keep them looking great. And don’t forget to regularly check your paintwork close up! Sometimes you won’t see the first signs of paint deterioration with that quick glance as you run out the door on a daily basis. You need to take the time to inspect it properly.
Interior Painting Interior painting tends to be more of an aesthetic consideration as opposed to protection. However, there are times when it does become imperative to paint, to protect the integrity of your walls and plaster. Your bathroom in particular needs good ventilation, but in older homes, there’s a good chance you may end up with mould and mildew in spots, such as over the shower, that really benefit from a good scrub and repaint. Otherwise though, repainting your interior is a great way of freshening up the feel and look of your home. Colour trends have certainly changed over the years. Where once darker colours and shades of beige, or ‘mission brown’ might have trended – these days, it’s generally about being fresh and light. Particularly, if you’re keen to sell. That said, a splash of colour on a feature wall can really enhance certain spaces and complement your individual personality. Painting can be highly modernising your property.
effective
at
When painting the exterior of your house, it’s best to do it BEFORE winter. You clearly can’t paint, or achieve a quality finish, if it’s too cold for the paint to dry, blowing a gale (and blowing dust around) or pouring with rain. Getting your interiors painted can be even trickier though, as it can cause some major disruption for a week or two. You’ll need to be able to move furniture off the walls, and either get items out of the house, or ensure they’re well covered. If you have a holiday planned, then it makes sense to get it done while you’re away. That way you don’t need to be tip-toing around wet paint and dodging the painters and their equipment. Failing that, you could see if you can stay with family or friends for a week. If however, removing yourself from the house just isn’t possible, a good professional painting company should be able to work with you to come up with a schedule to minimise disruption to you and your family. But let’s face it, a freshly painted house, can be well worth a week or two’s disruption.
Add value, add personality or get ready to sell Clearly, the number one reason for painting, particularly internally, is to freshen things up before you sell your property. Often, buyers are more likely to fall in love with a home, and are more likely to pay higher prices, if you use fairly neutral tones and give your home a more modern look. Lighter shades provide a feeling of space, light and the ability for an owner to view it as a blank canvas, that they can customise to their tastes.

Property Maintenance – Why is it important? PROPERTY SERVICES
•
Well maintained seals will reduce decay and prevent air gaps which can cause inefficiency in winter by letting warm air out and cold air in
•
Cleaned tracks can improve sliders and prevent damage
By Daniel Tomlinson
Many people see property maintenance as a chore and we all hate those! The reality in most cases is that the longer this maintenance is put to the bottom of the list the more of a chore, inconvenience or risk it becomes. This article will call out some of the common maintenance challenges and advantages of dealing with them. There are many benefits to maintenance weather you are a homeowner or renter. Homeowners can ensure their property retains as much value as possible and renters can protect their bond by handing a property back in good condition. Window Cleaning
• Reduce the likelihood of water damage to your property due to overflowing gutters •
Solar Panel Cleaning
Garden Maintenance
•
If you went to the expense of installing solar then it makes sense to maximise the benefit from it. A clean solar panel is an efficient solar panel
•
Consider your environment to determine frequency of cleaning required. High levels of dust or leaf fall will require more frequent cleans to achieve maximum benefit
•
Garden maintenance is probably not seen to be as important as other maintenance tasks. However, good maintenance will elevate long term headaches
•
Overgrown gardens/lawns are a great place for snakes to hide. Whilst it doesn’t prevent snakes it will certainly reduce the risks if you have children or pets
•
Little and often weeding is key. Leaving weeds and grasses to grow in garden beds is the worst. Try weeding this one!
Gutter/Drain Cleaning
•
Removing the dirt can make windows more efficient by ensuring more sun can enter your property contributing to a higher ambient temperature (free energy)
Roots growing in drains and gutter run offs at worst could affect your house foundations and cause major damage

Aussie auto market ‘at turning point’ “Governments have both a duty and obligation to understand these industry changes, including the impacts that electric vehicles will have on Australia’s automotive industry and the broader community.”
Tim Dornin
(Australian Associated Press)
Australia’s automotive industry is at a “revolutionary turning point” amid the transition to zero-emission vehicles, a report has found.
Providing a snapshot of the automotive sector, the MTA report also found:
The developing shift towards electric cars will also bring structural change and pose significant challenges to the sector, the Motor Trades Association says. “All automotive businesses will need to obtain as much information as possible to make an informed decision on the future opportunities and risks of participating in the ensuing electric vehicle ecosystem,” the MTA said in its Directions in Australia’s Automotive Industry report. “Whilst Australia’s electric vehicle uptake is low, ongoing technological advancements and economies of scale may bring about a quicker than expected price advantage for electric vehicles. “This may sway consumers to purchase electric vehicles sooner than expected. “Such a scenario could place automotive businesses in an exposed position.” In its first major review of the industry in four years, the MTA said that beyond the disruptions caused by the COVID-19
* There were 72,521 businesses operating across the industry at the end of the last financial year with that number expected to rise to 74,981 by 2022/23. pandemic, structural change was already emerging in the retail and aftermarket sectors. The increased focus on online sales could significantly alter the established dealership model while the shift to electric cars would require significant investment from dealers and automotive workshops in both equipment and skills training. The MTA said evidence already suggested there was a shortage of skilled technicians in small to medium businesses as more left to set up their own operations as sole traders. “Addressing skill shortages and declining business profitability are key challenges that will test the resolve of the automotive industry over the next few years,” it said.
* Small and family-owned enterprises dominate the sector, comprising 96.6 per cent of all businesses. * There were 19.8 million vehicles on Australia’s road last financial year, an increase of about 300,000 compared to the previous year. * The vehicle fleet is getting older with the average age of cars now 10.4 years. * An estimated 762,777 vehicles were scrapped between 2019 and 2020, being either recycled, exported, or sent to landfill. * There were 916,968 new vehicles sold in 2020, a fall of 13.7 per cent over 2019. * The market for used vehicles in 2020 was almost four times as high at 3.7 million sales. You will also need to ensure you have receipts, pictures etc of the item listed. Adjust your excess Most insurers allow you to adjust your excess. Insurance GENERAL INSURANCE By Nicole Nelson
Contents insurance covers your household items and personal belongings if they’re damaged, lost or stolen. This can include your furniture, clothes, computer, fridge, television, tools and jewellery. Carpets, Curtains and blinds also make a part of your contents. If you own your home, you can bundle your contents insurance with your home insurance. This is usually cheaper than having separate policies. When choosing contents insurance, think about the value of your belongings. Ask yourself what you could afford to replace or lose if something went wrong. We also ask, if you were to shake your house upside down and everything fell out! What would it cost to replace? You can start by listing all your belongings and how much each item would cost to replace (at today’s prices). Include as many details as possible. For example, serial numbers, receipts, warranties, photos, condition and the date of purchase. (See below for optional cover) Most contents insurance offers the replacement value of your belongings. It covers the full cost of replacing your belongings with new ones, which often cost more. Replacement value gives you the best cover, but it’s more expensive.
When you claim, insurers may repair or replace the damaged items, or pay you the amount it would cost to repair or replace them. What is an exclusions? Contents insurance covers loss and damage caused by defined or insured events. These can include fire, storm, theft and vandalism. It’s worth checking what isn’t included. For example, damage caused by floods, intentional or criminal damage, or theft if you leave windows or doors unlocked. Also check what items aren’t covered and decide if you want to add something. For example, portable items like your handbag, glasses, camera, bicycle, mobile phone, tablet or laptop. Or valuable items like jewellery and special collections, such as artwork, stamps, rare books or memorabilia.
If you rent your home, renters insurance could be a good option. This type of contents insurance is usually cheaper. It may cover accidental damage to the house, and legal costs if someone injures themselves on the property. However, it may have more exclusions and limits than regular contents insurance. Renewing your contents insurance When it’s time to renew your policy, update your policy to reflect any changes. For example, add cover for special items or add new items. When using a general insurance broker at renewal time, they will check you’re getting the best deal.
This article provides general information and hasn’t taken your circumstances into account. It’s important to consider your particular circumstances before deciding what’s right for you. Although the information is from sources considered reliable, we do not guarantee that it is accurate or complete. You should not rely upon it and should seek qualified advice before making any investment decision. Except where liability under any statute cannot be excluded, we do not accept any liability (whether under contract, tort or otherwise) for any resulting loss or damage of the reader or any other person.
Check limits for certain items Most policies have maximum amounts on how much you claim for certain items. So you may want to insure some items as a specified valuables or also known as optional cover. This will make the premium more expense. For example, you have a diamond ring with a replacement value of $25,000. You note the contents cover has a limit of $1,000 per item. Hence, you decide to take out optional cover for valuable items by specifying the diamond ring. The ring is shown in your Policy Schedule as being insured for $25,000.

Budgeting & Cash Flow Forecasting
BOOKKEEPER By Mary-Clare Switz
Last month I discussed Cash Flow and some ways to improve Cash Flow in the short term. When you start looking at your Cash Flow you start considering when money is due to flow in and flow out. Mapping your sales and expenses overtime is called Budgeting. A Budget is an opportunity to forward project your business’s income and expenses into the future and help flag when there are lean periods and excess periods. It also is a chance to really look at your expenses ... are they blowing out? ... can the business decrease expenses? ... do your really need that shiny bright new toy? There are several basic steps to creating a Budget: 1. Decide on the time frame you wish to look at. A financial year (July – June) is a good choice as it ties in with the Income Tax cycle
There are some excellent budget templates freely available in spreadsheet format. Alternatively, you could use the Budget inside your accounting software. Xero has a Budget Manager. The beauty of using the tools inside your accounting software is the ability to run reports comparing your budget to actual income and expenses as you travel through the budget year. Cash Flow Forecasting takes Budgeting a step further by mapping WHEN sales income and expenses move in and out of the bank account. This movement in and out will also take into consideration payment of liabilities (that are not income and expenses) such as car loan repayments, GST liabilities, PAYG withheld from employee wages, etc.
3. When BAS returns are payable (these include GST, PAYG & PAYG Instalments) 4. When loan repayments are payable To start with we recommend our clients create a Budget for the next 12 months. From there a picture builds up of income and expenses, expected and actual, and then work can start on the cash flow forecasting. As the end of this financial year is coming to a close ... why not create your first Budget for the July 2021 – June 2022 year?
Cash Flow Forecasting is a valuable tool to see at which times your bank accounts are healthy and not so healthy and help assess that you will have enough funds to meet payments at the right time. In addition to the basic steps above ... the steps to create a Cash Flow Forecast include:

Should I Start a Tik Tok?
VIDEO CONSULTANT By Zoë Wood
Long story short… It depends? First things first; Tik Tok is a short vertical video social media platform popular with millennials & Gen Z. It has a long list of diverse communities that it caters to. Video posts on Tik Tok are usually under 60 seconds, have short sharp messaging, and use a variety of in-jokes and trends that can grow old within a week. So where do you even start? The question should be… Should I start? Tik Tok is currently the fastest growing video platform in the world, and within the next 2 years, it will be the biggest. This means there will be plenty of eyes BUT that also means A LOT of competition. Is the community that you serve even on Tik Tok? Tik Tok, like all social media and content focused platforms, has had many controversies. The app was created and is maintained in China which has a lot of ramifications, both politically and in terms of what gets popular. Censorship, negative algorithm bias against disabled creators, and the algorithmic exclusion of content from people of colour have all hit the spotlight in recent months.
This could be a major deal-breaker for most but the app is still growing everyday. Tik Tok, while also being a growing part of the ‘attention market’ (see the Video Confidence Coach video on that), is also a thriving space of community, idea exchange, and fast-paced recognition for those who can both entertain and educate in short sharp bursts. Like all social media, you can enjoy it and build your own communities that are not related to your charity, community group, or small business. It can purely be an enjoyable time-wasting experience, a place to keep up on trends, news, current events, and seeing what the latest/funny sound clip being used by everyone for the next week will be. If you are considering Tik Tok for your audience as a way for people to engage with you and your charity, group, or business. Consider these things first; are they already using Tik Tok? What is the best way to convey your information to your audience? Is it best using videos, text, or images? Can you regularly, consistently, and without fail produce videos that will get your audience liking, commenting, and contributing? Are you jumping onto Tik Tok because it is a trend? Answering these questions will give you a clearer idea of whether creating videos
for Tik Tok is right for you and possibly what other social media platforms are for you. I, Zoë, your Video Confidence Coach, am not on Tik Tok. Not because I don’t like it. I spend way too much time there, in what little personal time I have, but my audience/future clients are not there. They are more interested in longer videos and regular live online events where they can get questions answered right away. So I use my effort, time, and focus wisely on online platforms that count. See our up-coming video on the best social media trends for your situation by searching Video Confidence Coach on YouTube, Instagram, Facebook, LinkedIn, and not Tik Tok.

Is Your Webpage Lockdown Fit? WEB DEVELOPER By Adam Sims
G’day Readers. This month we had another cyber security article scheduled, however due to recent events affecting Victorian businesses, I decided to address the elephant in the room that appeared at the end of last week. Right as businesses were beginning to find their feet, the 28th of May Victoria was forced into yet another lockdown. For many businesses the lockdown was yet another blow to their bottom line. For others, while it causes HR challenges, they are able to weather the storm and continue their day to day operations. Perhaps their operations are at a slightly lower capacity, but they are able to continue to operate and get their overheads paid. So what is the difference between those whose businesses come to a halt, and those who have shown again and again, that they are able to solder on? After detailed discussions with many of our clients and members of our professional business network, the key difference we have identified that separates those who are paralized by lockdowns and the few who are able to weather the storm, is that those who surviving and in some cases
thriving, made an effort to do the following;
•
Are there ways of collaborating more efficiently with the tools we have?
•
Give their business digital presence
•
•
Accept orders and payment online
How can we continue to automate our processes?
•
Fulfill orders remotely
•
Collaborate with staff digitally
•
Automate their business processes
The businesses are proving the most fit and able to weather the chaos caused by rolling lockdowns have worked diligently to address the above items. Right now all businesses should be asking themselves is; •
Is our business lockdown fit?
•
Can we afford not to take decisive steps in that direction?
•
How much would yet another lockdown in a month or two cost our business?
If your business is lucky enough to be lockdown fit, now is the time to take advantage of your strong positioning and begin asking; •
What can we do to streamline our processes?
These are simple but powerful questions all businesses who have made the decision and commitment to surviving the next five years must ask and continue to take action on. In the meanwhile, if you, a friend or family member, owns a business, feel free to reach out. Our team at aWebpage team has agreed to volunteer an initial consult for any local business who wants to get on track and make their webpage lockdown fit.

Meal Entertainment – The Icing on the Cake
SALARY PACKAGING SERVICES By Dan Nicholls
For anyone working in the Not-for-Profit and Charity sectors, Salary packaging gives benefits that often seem too good to be true. Take it from us that it is well deserved and is a deliberate entitlement the Government has put in place to attract people to these sectors. In line with the idiom of “The icing on the cake”, many people are unaware that they can also salary package what is known as the Meal & Entertainment Facility Leasing benefit (ME). This title is a bit of a mouthful and can be confusing but once explained it can be very rewarding to the individual and very straightforward for the employer. So, what is it? ME is in addition to other Salary Packaging benefits and is for the costs of an event like a birthday party, anniversary or wedding at a venue. In addition, other expenses such as accommodation costs, packaged holidays and cruises can be included. ME is a reportable benefit that is capped to an expense value of $2,650 per FBT year (which is grossed up to $5,000). There are a couple of different ways that ME can be managed, which we at The Salary Packaging People can provide guidance.
So in practical terms, what can be claimed? •
Hire of a function room, reception centre or marquee for a celebration event
•
Hiring of holiday accommodation such as a hotel room, serviced apartment, bed & breakfast, cabin, caravan or caravan site.
•
Hire of a marquee or corporate box for a party or other celebration
•
Cruise costs if accommodation is included
•
Fully packaged holidays (which can include airfares if accommodation forms part of the total price)
KEY TAKEAWAY Meal & Entertainment benefit covers a wide range of expenses which are not always obvious, so it’s best to talk to us and we can guide you through your entitlements to save tax.
If you have any questions relating to this or any other aspect of salary packaging please do not hesitate to contact us on 03 5229 4200.

Creating A Demand For You And Your Products BUSINESS COACH By Deb Fribbins
According to the Australian Bureau of Statistics On line shopping has increased by 65.5% in Australia from the beginning of COVID March 2020 until January 2021. On line food shopping has increased from $500M to almost $900M or 2.8% to 5.2% of total food sales Non Food has jumped from$1.4Billion to $2.3Billion or 10.3% to 13.9% of total spend Total online has moved from 7.1% to 9.1% of total spend in Australia Statistically, some areas are hit much harder than others. Homewares, electrical, electronics, office supplies and various hard goods categories have been hit the hardest. Apparel and accessories are hit harder in the younger market. Items more suitable to male needs, have higher uptake online. A couple of observations of mine. Men are less fussy than women, so long as it does the job they want, they are happy. They do their research online about the capabilities and are more interested in outcome than aesthetics. The younger age groups would rather spend their time in pursuits other than shopping, they let their fingers do the walking. Look at the clientele in your local shopping centres. (Not during COVID)
Attracting these people back into our stores either physically or though the website can be achieved through being proactive, knowing your customer’s needs. Be an entrepreneur, not just a manager. Look for alternative, innovative ways of display and presentation, use of marketing channels and customer interaction. Your customers are generally time poor. It is true they are looking for a bargain particularly, while money is so tight through
COVID. A bargain is not necessarily a cheaper price it comes in all forms. • What is most important to your customers? •
Is it the customer information and the support you offer?

Is it delivery and installation?

Is it the accessories you offer that enhance the use?
•
Is it the genuine customer service?

Aussies Put Emissions Above Bills: Survey Despite the repeal of Australia’s carbon price seven years ago, more than six in 10 Australians also continue to advocate for an emissions trading scheme. “Several important results in this new poll show overall concern about climate change has increased in 2021,” the Lowy Institute report notes. Elsewhere, the Lowy report found 63 per cent of people think there should be a ban on new coal mines in Australia, and coal exports should also be reduced.
Angelo Risso (Australian Associated Press)
A majority of Australians say the federal government’s highest energy policy priority should be the reduction of carbon emissions – and not lower prices.
eight points higher than two years ago.
That’s the outcome of a poll of almost 3300 Australians conducted by the Lowy Institute think tank on the country’s climate change views.
Three quarters of respondents, meanwhile, said the future benefits of taking action on climate change outweigh the contemporary costs.
The mid-April poll of 3286 people found 55 per cent of Australians want the government’s foremost priority for energy policy to be “reducing carbon emissions”,
This includes the subsidisation of renewable energy technologies, with more than 90 per cent of people saying Canberra should tip in more money.
In comparison, 32 per cent of people wanted the lowest possible energy price.
Two thirds of people in 2016 believed Australia should keep exporting coal. And as November’s Glasgow climate summit inches closer, seven in 10 Australians believe the country should boost its climate pledges. Yet while 60 per cent of respondents said Australia should do more to combat climate change, a greater proportion of Australians said other countries – such as China, India and the United States – should also do more. How The 2021-22 Federal Budget Is Supporting Women FINANCIAL PLANNER By Mark Kruger
The safety and economic security of women was a prominent theme for the 2021-22 Federal Budget. Some of the announcements were as follows: Childcare Subsidy The Childcare Subsidy percentage for families with multiple children aged 5 and under in childcare has been announced to commence from 11 July 2022. This measure, if passed, will see an increase in the subsidy percentage by 30% for the second and subsequent child/ren, but this will be capped at no more than 95%. Women Only Scholarships The Government will offer scholarships to encourage women into science, technology, engineering and mathematics (STEM) careers. Increased Workforce Participation The Government seeks to remove more barriers for women who wish to re-enter the workforce after career breaks. Equitable household distribution after divorce The Government proposes to provide assistance to lawyers to provide mediation services to those parties with assets less than $500,000 will have those assets distributed fairly after separation. Women’s safety The Government have announced several initiatives to reduce the instances of, and support the victims of Family, Domestic and Sexual Violence (FDSV) against women and children. Various funding initiatives have been announced and more programs will set up for women and children who have been subjected to FDSV, support programs on consent and respectful relationships and support to assist vulnerable women and children to engage with the legal system.
Improving retirement outcomes The Government has announced the removal of the $450 per month threshold related to superannuation contributions. Given 63% of people impacted by the $450 per month threshold are women, it is hoped by removing this threshold that more women will have a higher super balance in retirement. While many of the measures announced in the 2021-22 Federal Budget aim to support women, it must be remembered that these announcements are just that, announcements. 5 Types Of Garage Door Noises And What To Do About Them GARAGE DOORS By Chantal Djuric
Noises from garage doors are like pains in our bodies – they tell us when something is not quite right. Here are 5 types of noises you may hear your garage door making. 1 Bent tracks If your garage door makes rubbing noises when you open and close it, this could be a sign that the metal rail has bent. Another sign of this is if you see loose screws. Don’t try tightening them using a wrench or socket set. Call a garage door specialist at once.
A regular service by a garage door technician will prevent parts from wearing out.
2 Loose parts
4 Unbalanced doors
Each piece of your garage door hardware can become loose and they each have their different sounds. Highpitched squeaking or grinding noises may mean that the rollers or hinges are worn out. A loud slapping sound is caused by the rollers smacking against the track. This is because of jerky door movements due to a loose garage door opener chain becoming loose. A vibrating or rattling noise when you open and close it indicates that nuts and bolts have become loose. Metal or sloppy rollers or hinges will become noisy and worn after an extended period of use or if they are bent.
Banging, rattling, scraping or squeaking noises could be bad news – your garage door could be unbalanced. If so, the springs could be either exert too much tension or not provide enough to counterbalance the door’s weight, resulting in a snapped spring or cable, or the opener failing prematurely.
Call in a specialist to tighten whatever is loose and to replace old and worn out parts.
5 Improper installation
3 Poor lubrication When the door moves, it results in friction, which can cause squeaking, rattling or grinding. If you think of lubricating the worn rollers, don’t reach for your WD40 – check with a garage doors specialist what the best lubrication is. Remember the extreme tension the torsion springs are under — don’t place any part of your body in or near the springs. Don’t repair, remove or adjust the springs or any connected components of the counterbalance system.
Worn-out hinges aren’t as common as worn out rollers, but they can make a lot of noise. Check to see if the hinges are broken, worn out or have metal fillings or dust around them. Don’t repair, remove or adjust the hinges yourself. This is definitely a case for a garage door specialist.
If your garage door is grinding, squealing or rattling loudly, it may have been installed incorrectly. Other indications of this closing or stopping halfway up, not closing or opening properly and being difficult to operate.
to your garage, the structure of your garage and its alignment to your house, your garage’s overall condition and even the weather are factors that only a specialised garage door expert can analyse to fix the noise problem. Here are 4 ways a professional garage door technician can make your door quieter: • • • •
Replacing steel or metal rollers with nylon rollers nstalling a belt-driven garage door opener instead of a chain-driven one Installing torsion springs rather than extension springs, if there’s space Performing a thorough inspection to confirm your garage door is appropriately operating.
The best way to keep your door operating correctly and safely is to have regular garage door maintenance. For 24/7 garage door servicing, give Cruzin Garage Doors a call on 0427 894 603 or email us at sales@cruzingaragedoors. com.au.
The good news is that a garage door specialist can reinstall your door so that everything is aligned as it should be. Specialist assistance Fixing the noises of your garage door yourself is definitely not a DIY job. There are many factors to consider, such as the variety of garage doors – panel doors, roller doors etc. How they are attached

Reviewing denied JobKeeper or Cash Flow Boost receipts A recent report into the ATO's administration of JobKeeper and Cash Flow Boost payments has uncovered situations where the ATO has incorrectly denied entities access to the stimulus payments. Some new businesses were informed that they were ineligible due to not having informed the ATO of any taxable supplies prior to the commencement date of 12 March 2020. However, the report acknowledges that this was misinterpreted by the ATO. In particular, the modified definition of taxable supply to include financial supplies. Originally, the report states that the ATO was not going to chase up businesses who may have been incorrectly determined to be ineligible. However, the ATO has recently stated that they will be reviewing all decisions where the Commissioner's discretion was not granted. Any affected clients of yours are likely to be contacted by the end of June 2021.

Remember October 2020? See below: Congratulations and Well Done Hooly Dooly! The challenges and changes that we’ve all had to deal with so far in 2020 are mind boggling. Well done everyone for getting this far. Here’s hoping that the rest of the year is a little more straightforward. Happy Holidays! I hope you’ve all been able to do some special things over these two weeks of holidays, in the light of the easing of restrictions and the improved weather. Working parents, hopefully you’ve found some time off as well, to get out and enjoy some family time. Remember one of the greatest things we can do for our mental health is to get outside in nature. Physical activity outside, preferably as a family (with a simple picnic if possible) should lift everyone’s spirits. Coupled with getting our children (and ourselves!) off the screens and phones, is a recipe for a very healthy outcome. Back to School Next Term The plan is that students will all be back at school on Tuesday next week. Beauty! Hopefully we will all continue to be at school until the end of the school year. The return to school is likely to cause considerable anxiety for many children (and families) considering it hasn’t been the norm for so long. Here are some suggestions that might help the transition back next term:
•
• • •
•
Talk positively about the return, about the school, the children’s teachers, the programs, the friends – try and create a sense of excitement and positivity Prepare for the return to school well in advance, uniforms and other requisites sorted and ready to go Try and develop healthy bedtime routines as a norm, including: bathing, cleaning teeth, brushing hair, bedtimes, stories – these routines help create stable mindsets 3-5 days before school starts, ensure that the children are going to bed at a suitable time in preparation for school, so that it’s not such a shock the day before Keep devices away from children as much as possible at bed time, encourage book reading as an alternative – devices, screens, on line games and social media are not helpful preparations for sleep
I hope that’s useful. All the best everyone. Have a great break and we look forward to seeing you next term. Kindest regards, Rob, LPS Chaplain. Robert.Hunter@education.vic.gov.au

Would you like to mentor a student through this transition? If so, read on – you can join EdConnect Australia as we look to Mentor students in the Geelong region during this important time. EdConnect Australia is recruiting and training volunteer Mentors who can give long-term to support students as they transition through their middle years of education, be this a transition to different schools (primary-secondary) or to different campus’s in a multi-campus school setting. It can be one of the most vulnerable times in a student’s life and we wish to provide someone to “be there” to ease the path forward for Geelong students, providing strong social and educational support. You need to be able to; - Provide one on one, one hour a week social and emotional support to a student until at least September 2022 - Build a trusting relationship with the student, helping them to build confidence, self-esteem and resilience. EdConnect has supported volunteers who are keen to develop positive intergenerational relationships with students in school settings for over 20 years. EdConnect also takes on volunteers who offer one-on-one mentoring to students in need of assistance in the classroom with subjects such as numeracy, reading, science or help around the school in garden projects, breakfast club, gardening, library and much more. Through the generous support of Give Where You Live and their Pitch Up programme, and key supporters The Anthony Costa Foundation and GForce Employment Solutions and the Erdi Foundation EdConnect is introducing Transition Mentors to support local students. We encourage anyone with a passion for supporting young people and the desire to make a positive impact in a student’s life to email edconnect@edconnect.org.au to find out more information or to start your application. Winter layering made easy with Tarocash How to layer up effortlessly for any occasion The weather may be changing, and we may be tempted to stay in more, but we all did enough hibernating last year. Winter is well and truly here, so you need to know about cooler climate dressing. Here is an easy guide for how to layer up effortlessly this winter, and how to look smart and feel comfortable wherever you’re headed. Work – office or WFH:
Man of the match:
Date night vibes:
We can’t promise your team will win the match, but what we can promise is that you’ll look good watching it! Match-day rules are simple, stay comfortable and weather-proof your outfits. Seek comfort in your favourite jeans and a cosy knit, like the new style Arizona Regular Stretch Jeans and the Northcote Henley Knit. Top it off with the Eli Water Resistant Bomber Jacket to keep you dry, if you get caught in the rain going pitch to pub. Or, beat those chills in a wool coat – the Lockland Wool Coat will keep you warm and comes with a handy detachable hood to switch up your style.
Textured knits are going to be big in winter because they allow you to transition seamlessly from day to night with style. The Gitano Knit in Sand is a great versatile knit to wear for a day in the office, weekend away, or when you’re dressing to impress on your date night. Match it with your favourite chinos or the new Vega Slim Check Pants and a bomber style jacket. Plus, arrive in style in the Southfield Check Wool Coat with a wool blend and funnel neck to keep you warm, and a button front with a subtle on-trend check. The Quinn Hooded Biker Jacket paired with jeans and the Corrigan Knit is the ultimate date night look, that looks good for a drink at the bar, or a night spent at the cinema watching a movie.
Whether you’re back in the office or keeping it more smart-casual while working from home, the all-new smart Donnie Sneaker is a great addition to your workwear wardrobe, to ensure you’re comfy all day long, whether teamed with your suit or your chinos. Don’t forget to add a knit to keep you warm during the commute, with the cooling weather outside or from the constant aircon artic breeze in the office! Our Merino Wool Crew Neck Knit is made from 100% pure Merino Wool and will keep you warm with its luxe texture and soft touch. It is a great layering item and will be your go-to knit this winter, because it’s machine washable! Mix and match your Merino knit with everything from your suiting to your chinos with a white shirt underneath – available in 3 colours: Navy, Grey, and Black. That’s your winter 9-5 sorted!
With outdoor winter events, knits a pretty much a need. The great thing about neutral coloured knits is you can mix and match with pretty much anything. Switch it up with different colours and patterned shirts, and complete your look with the Lorenzo Textured Lace-Up Boot, a twist on our summer favourite, or the Enzo, a great smart-casual style that works well with jeans or chinos.
Pair your knits and check pants with 100% European leather boots. The Kingsman Gusset Boot is your new smart-casual boot that’s a must-have this winter. Style it with check pants, jeans or chinos for an effortless ensemble that will carry you through all occasions this winter. And there is no fear of an embarrassing date slip-up with our new anti-slip sole.

Don’t Retire Even If You Can Afford To
RETIREMENT By Bernard Kelly
You should never plan to retire – even if you can afford to. Plan instead to get involved with organisations that will provide you with on-going mental stimulation. We are all social creatures, and we need friendship and companionship to maintain our sense of wellbeing. This happens naturally early in life, in school or in the workplace, but we need to fertilise it somewhat when we exit the workplace and need to find new friendship groups. RETIREMENT MAY LAST 35 YEARS We need to take the long view on this – after all friendships emerge from shared and common interests, so it’s worthwhile to give some thought to where can we meet others with the similar interests. One approach is to associate with recently formed organisations – creating together a whole new Movement with new colleagues will definitely generate new friendships.
An alternative approach is to create a completely new Movement. If you like singing, and there’s not a choir locally, why not start a choir yourself? FIND A NOBLE PURPOSE Suppose you want to establish something unique – such as a miniature railway – it would be worthwhile to list the advantages that you could offer to local youth. You could promote it as an introduction to civil engineering, to mechanical engineering, to business management etc. Once you can paint the vision of that can be achieved, you’ll attract new colleagues and develop friendships. And another attraction of creating a new project is that you’ll have commitments and deadlines to meet – as children our parents set obligations for us, the teachers do it for us at school, and it was the boss who did that when we were in the workforce. But once we’re retired, we need to create those responsibilities for ourselves.
SEASONAL CHARITIES However, not everyone has the capacity to create their own movement. But you may still like the excitement that comes with a new venture. If that’s you, why not join a seasonal charity? They offer excitement and deadlines and new friendships. They may be just what you’re looking for. One that comes to mind is Elf Squad. This charity – initially focused on Geelong - helps families in need at Christmas, by providing ‘Elf Sacks’ filled with Toys, Treats & Tech. You’ll find Elf Squad on Facebook.

Meditation:
A key factor in health WELLNESS
By Georgia Walker
Looking after ourselves should be one of our number one priorities, but is not as easy as it may seem. With our fast pace way of living, we are on a merry go round of technology, noise, social events, work schedules, school commitments, responsibilities - our to do list just goes on and on. Multitasking has become a badge of success and we wear it with honour. Unfortunately this lifestyle of ours can leave us feeling exhausted, stressed, anxious and unwell. So how do we begin to slow down and take care of ourselves? How do we stop, pause, relax and reset? The answer is meditation! Scientifically proven, meditation nourishes almost all of our self-care necessities – physical, psychological and spiritual. It allows us to get in tune with ourselves and increases our mindfulness so that we can focus and become more aware of present moments instead of constantly being distracted by our worrying thoughts, which most of the time are in the past or future or imagining some disaster that may never even happen! This awareness is very important as it not only helps us to make the most of our time, it also helps us to notice our thoughts, feelings and become aware when something is off balance. Meditation also helps us to control anxiety, reduce stress levels and improve sleep and mood. Studies have shown it can also benefit against an array of conditions including pain and post-traumatic stress disorder. Adding meditation to our self-care tool kit provides us with the quality ‘me’ time so that we are then able to feel nurtured - best of all, there are no negative side effects! It can be done by yourself or in a group. The benefits of group meditations are that it cannot only motivate us to find the space and time to do this for ourselves, but it also allows us to connect with others, feel supported and feel like part of a community. People coming together with the same agenda can be very powerful. Health and wellbeing are not only about food and exercise, but about taking care of ourselves as a whole: Mind, Body and Spirit. With so many benefits why not give meditation a try? You may be surprised at how it positively impacts you and soon becomes a healthy habit.

FC LEOPOLD By Lisa de Vries
Seniors Men div 1 The Div 1 side were eager to get their season going after having the bye in the opening round, and came out all guns blazing in the early exchanges. Rangers true to their word fielded a talented group of youngsters who will go a long way and certainly pick up valuable experience during course of the season. During one of those dangerous runs, Herron was unceremoniously brought done in the box in the 9th minute. Up stepped newly appointed captain, Tom Andrews, to send the young Rangers custodian the wrong way. It was the start they had hoped for. Leopold doubled their lead at the 16 minute mark, when Andrews rifled in from distance. While many watching were thinking, how many? Rangers stuck to their task, but it was Pancic and Andrews who bossed the middle of the park with rapid switching of play. 2 nil at the break and "Coach Carlos" looked to be pleased. The youngsters stuck to their task and made Leopold earn any ball they got but the home side always looked to hold the upper hand. Late in the game Rangers struck a consolation goal and there were a few nervy moments for the home side until Pat Carey rose at the back post, like a leaping salmon, and put the game beyond doubt as his header hit the top corner. A deserved victory with the visitors playing their part in a high intensive game. Men div 3 Round 2 was the first home game for the Div 3 side and looking to pick up first points of the season. Things didn't go to plan andwent into the break one nil down due to poor communication in the back line. Things wentfrom bad to worse as Caleb was shown a red for his "last man tackle" A dubious penalty allowed Deakin to double their lead and eventually take out the game. Women’s team FCL Women's finally got to take to the park after North Geelong forfeited last week. The visitors were Corio Bay, fresh from their 8 nil win over Deakin Ducks. Both sides were missing key players, Cobras had the bare 11 while FCL took the park fielding only 10. It was FCL who took the lead with a 25 metre curling free kick from Rebecca Dorling as it nestled in the top corner giving the keeper no chance. Sian Malone doubled the lead after the keeper spilt the ball under pressure. The half time score of 2 - 0 didn't indicate the pressure the visitors applied. The second half began and now with Cobras only having 10 fit players, the terms were even. It was now end to end stuff and players from both sides were feeling it, cramps and strains being the main issue. With 10 minutes to go, Cobras pulled one back and went in search of a leveller, but FCL held tight and ran out 2-1 winners. Excellent and gritty display from both sides. Lights update Estuary Reserve was lit up for the first time for the first time on 21 st April ever as they worked hard to get the angle positioning done in preparation for the weeks handover. A picnic on the pitch is being held Friday 30 th April to celebrate the lights and upcoming female football week. Photo credits to

Bellarine Duty MP, Gayle Tierney, on behalf of Member for Bellarine, Lisa Neville, today announced $250, 000 towards the construction of a new pavilion from the Government’s 2020-21 World Game Facilities Fund. Soccer is mass-participation sport for women and men and girls and boys, with more than 456,000 participants registered before pandemic. The new grants will help football club retain players and attract new participants with new facilities replacing ageing infrastructure. FC Leopold has seen growing membership since its formation in 2016, however the lack of pavilion facilities and amenities have stopped the club reaching its full potential. The funding will anable the design and construction of a multi-use pavilion including changerooms, amenities, social space, kitchen, storage and office space. Since 2018, the initiative has invested $9.9 million into 38 game-changing infrustracture projects across Victoria, with a total project value of $25.5 million. The program provides grants of up to $500,000 to Local Government Authorities and Alpine Resort Boards to deliver shovel-ready projects including sports lighting, turf pitch developments, synthetic pitches and female friendly change rooms. The next round of the World Game Facilities Fund will open for applications in August 2021. The initiative is part of the Victorian Government’s strong commitment to sport and active recreation, gender equality, active lifestyles and stimulating local economies through job creation to make a real difference to local communities. The Victorian Government has invested more than $1.05 billion in community sport and recreation infrastructure since 2014. Ms Tierney acknowledged project partners the City of Greater Geelong for their commitment and financial contribution to delivering the FC Leopold Pavilion at Estuary Reserve.
