About the Find Geelong By Warren Strybosch

The Find Geelong is a community paper that aims to support all things Geelong. We want to provide a place where all NotFor-Profits (NFP), schools, sporting groups and other like organisations can share their news in one place. For instance, submitting up-and-coming events in the Find Geelong for Free. We do not proclaim to be another newspaper and we will not be aiming to compete with other news outlets. You can obtain your news from other sources. We feel you get enough of this already. We will keep our news topics to a minimum and only provide what we feel is most relevant topics to you each month. We invite local council and the current council members to participate by submitting information each month so as to keep us informed of any changes that may be of relevance to us, their local constituents.

We will also try and showcase different organisations throughout the year so you, the reader, can learn more about what is on offer in your local area. To help support the paper, we invite local businesses owners to sponsor the paper and in return we will provide exclusive advertising and opportunities to submit articles about their businesses. As a community we encourage you to support these businesses/columnists. Without their support, we would not be able to provide this community paper to you. Lastly, we want to ask you, the local community, to support the fundraising initiatives that we will be developing

$500k Renovation for Osborne House and Stables A renovation and safety upgrade to the historic Osborne House and stables in North Geelong is now complete, marking the first step in a planned major redevelopment of the site. The City of Greater Geelong has carried out more than $500,000 in restoration works, including underpinning and stabilisation of the stable walls, followed by façade repairs and painting. The works also included repair or replacement of 40 windows and more than 40 French doors throughout the main bluestone building. A new fire detection system featuring 23 detectors is now monitored off-site and linked with a security system, while drainage has been installed in the car park. Councillor Eddy Kontelj, chair of the Osborne House portfolio, said the work had improved safety and restored the beauty in some areas of the 1800s buildings. “Osborne House and the stables have significant heritage value and sit in an important location on the North Geelong waterfront. The works have made an improvement to the way the buildings look, and also ensured they can be safely accessed and enjoyed by the community once the future use of the site is decided. While these initial works are encouraging and were necessary, there is still much work to do.” In May this year the council launched an expressions of interest process seeking partners to help redevelop the Osborne House precinct. Discussions are now continuing with potential partners on their visions for restoring the significant heritage buildings and transforming the precinct with a mix of community, public and commercial uses. This would be consistent with the concept of a community and cultural heritage precinct. Retention of the buildings’ heritage values will also be prioritised. The council has committed to keeping Osborne House in public hands, meaning any partnership will not involve the sale of the land or buildings. Councillor Anthony Aitken, chair of the Finance portfolio, said council has allocated a further $8 million for restoration of the precinct over the next four years. The works completed so far are the first step in what we hope will be an exciting journey towards opening this important site back up for the community and celebrating its heritage value. The expressions of interest process has unearthed some promising ideas, which we are working through with the potential partners. The total cost of redevelopment has been estimated at $21 million or above depending on the final plans.

Wetlands Extension Out for Tender This best practice process will improve the quality of stormwater being released downstream. Construction is planned to be completed in two phases. Earthworks to shape the wetland will be carried out from March to August 2022, to avoid any conflict with the migration and nesting habits of the Latham’s Snipe shorebird. Windermere Ward councillor Anthony Aitken said planting of aquatic-based species will follow from September 2022 to February 2023. “The timing will ensure that the heavier construction works will not interfere with critical bird life, such as the migratory Latham’s Snipe, which relies on the wetland,” Cr Aitken said. “Once finished, this project will be a beautiful space for the Lara community to enjoy and will add to the biodiversity in our north.”

The City is inviting tenderers to construct a clever and creative treatment wetland in Greater Geelong’s north.

“This project will expand the wetland by about 6000 square metres,” Cr Grzybek said.

The Lara Lakelands Reserve initiative was identified as one of the highest priorities in the City’s Priority Stormwater Projects Masterplan.

“The final design meets our key objectives of preserving native vegetation and bird habitat, ensuring the wetland plantings are sustainable and maintaining public open space.”

Greater Geelong has more than 100 individual wetlands, with many listed for their international importance for resident waterbirds and migratory shorebirds.

Under the plan, urban stormwater will be directed through the new wetland for the filtering of sedimentation and pollutants before the water enters the existing southern wetland.

Collectively, they make up one of the most important waterbird areas in Australia and host the highest concentration of several migratory shorebird species in Victoria.

A tender for the $2.25 million project was released on the weekend. Windermere Ward councillor Kylie Grzybek said the works would create a larger and healthier wetland.

New Tougher Testing Measures For Those Seeking A Home Loan By Warren Strybosch

If you thought, it was hard to obtain a home loan then it is now only going to get tougher. The Australian Prudential Regulation Authority (APRA), that supervises institutions like banks, has come out and stated that banks must increase the minimum interest test buffer when assessing home loan affordability/serviceability. In a letter to authorised deposit-taking institutions, APRA has told lenders it expects they will assess new borrowers’ ability to meet their loan repayments at an interest rate that is at least 3.0 percentage points above the loan product rate. This compares to a buffer of 2.5 percentage points that is commonly used by ADIs today. APRA’s decision, which reflects growing financial stability risks from ADIs’ residential mortgage lending, is supported by other members of the Council of Financial Regulators, comprising the Reserve Bank of Australia, the Treasury and the Australian Securities and Investments Commission.

Trade Surplus Surges To Another Record Exports rose by four per cent in August, led by a 17 per cent increase in cereal grain exports. “Supply and production disruptions affecting key wheat exporting nations continue to create advantageous conditions for Australian exporters,” the ABS said. Mineral fuel exports rose 16 per cent, led by strong demand for LNG from Asian customers as economic activity rebounds from COVID-related disruptions. There was also a 13 per cent increase in coal products. “The increase in thermal coal also coincides with strong energy demand in Asia, as well as reduced supply from other key thermal coal producing nations,” the ABS said. Economists had expected some moderation in the trade position as a result of the plunge in the iron ore price from above a record $US230 per tonne in May.

Australia’s international trade surplus surged to a record $15.1 billion in August, the third consecutive monthly peak.

The red metal was just under $US120 per tonne on Tuesday.

This compared with an upwardly revised $12.7 billion surplus in July and economist forecasts for a smaller $10 billion surplus in August.

“(Exports of) metal ores – including iron ore – fell by less than we expected, to be down by $0.7 billion, which was more than offset by broad based gains across the rest of resources,” Mr Hanlan said.

“Higher commodity prices have significantly boosted export earnings, driving the trade surplus to new record highs,” Westpac senior economist Andrew Hanlan said.

Imports declined one per cent in August, which Mr Hanlan thought could be supply chain disruptions impacting delivery timetables.

Job advertising fell again in September, pointing to an unemployment rate above five per cent in the coming months largely as a result of the COVID-19 lockdowns in NSW and Victoria. The ANZ job ads series fell 2.8 per cent in September, the third consecutive monthly decline, but were still over 20 per cent higher than their pre-pandemic level.

“The cumulative decline of 6.8 per cent over the past three months is only a tenth the size of the 64.4 per cent plunge between February and May last year, during the national lockdown,” ANZ senior economist Catherine Birch said. “This is consistent with our expectation that the measured unemployment rate will only lift a little above five per cent later this year.”

However, he said the bank’s business liaison group found that many firms are seeking to hire workers ahead of the expected reopening in October and November. As widely expected, the RBA board left the cash rate at a record low 0.1 per cent. Dr Lowe reiterated that the rate won’t be increased until inflation is sustainably within the two to three per cent target, a condition that is not expected to be met before 2024. Meanwhile, the prospect of leaving lockdowns has lifted the mood among Sydneysiders and Melburnians, but confidence in other parts of the country has turned sour. Overall, the ANZ-Roy Morgan consumer confidence index – a pointer to future household spending – rose 0.9 per cent in the past week. It was the fourth consecutive weekly rise, taking the index to its highest level since mid-July. However, at an index of 104.6, it is still some way off its long-run average of 112.5.

“The restrictions on activity have had a significant effect on the labour market,” Dr Lowe said in a statement following Tuesday’s RBA monthly board meeting.

“With Sydney and Melbourne headed towards re-opening in the next few weeks, confidence increased in both cities by 4.4 per cent and 1.5 per cent respectively,” ANZ head of Australian economics David Plank said. However, confidence in regional Victoria fell by 4.1 per cent, and there was a 2.1 per cent decline in Adelaide, while Brisbane tumbled by nine per cent and Perth dropped by 6.2 per cent. But in its retail trade update for the month, it showed online spending soared by 15.1 per cent, a third month of double digit percentage gains.

“This elevated level of online spending is likely to continue right through to Christmas and Australians should make plans to shop earlier this year,” Australian Retailers Association CEO Paul Zahra said. Separately, Australia’s construction industry saw something of a bounce in September as strong engineering activity more than offset further declines in house building and commercial construction. The Australian Industry Group-Housing Industry Association performance of construction index rose 14.9 points to 53.3 in September, with the move above 50 indicating the sector is back in expansion territory.

“Looking ahead, the further easing of restrictions, and the resumption of work put on hold should see more decisive improvement in the sector in the months ahead,” Ai Group chief policy advisor Peter Burn said.

COVID Update Fair Work Commission: Employers Cannot Fire an Unvaccinated COVID Employee By Warren Strybosch

There has been a lot of talk about whether an employer has the right to fire anyone who does not get vaccinated or has not been vaccinated by a certain date. Basically, you cannot, and all employers should read the Fair Work Commissioners decision regarding this matter. As of the 1st of October, many health employees will have been required to take their first vaccination otherwise they will either lose their jobs or be placed on leave with or without pay. By the 15th of October many other employees across Victoria will have to have their first jab to retain their jobs. Already, we have heard of many employees quitting their jobs rather than having to take the jab whilst some employers are stating their employees cannot work if they do not. One school has seen seven teachers resign just prior to VCE Exams starting. The principal of the private school is finding it very difficult to replace those teachers at such short notice. The issue employers face, over the COVID jab, is a dire one. Do they fire their employees and face potential legal action for unfair dismissal or retain their employees and hope they do not receive a fine from the government? The ruling by the Fair Work Commission [2021] FWCFB 6015 dated the 27th of September, 2021, has stated that it is unlawful for employers to fire any employee on the grounds of that employee not being vaccinated in relation to COVID. The commissioner has, in their ruling, stated that the COVID vaccine is different to other types of vaccines in that those who have been vaccinated can still get COVID and pass COVID on to others. The COVID was never designed to stop people getting COVID or stop the transmission of COVID to others. As such, the commissioner has stated that a better way to manage the health and wellbeing of employees and customers, is to continue to test staff and customers as they enter the business premises. In testing staff, you will be able to determine very quickly who does and does not have COVID. Whereas no testing could still result in vaccinated staff having COVID and passing it on to others.

The Fair Work Ombudsman has publicly stated that employers will need to have a “compelling reason” before requiring vaccinations, and that “the overwhelming majority of employers should assume that they can’t require their employees to be vaccinated against coronavirus”. (emphasis added) Safe Work Australia has publicly stated that “most employers will not need to make vaccinations mandatory to meet their [health and safety] obligations”. (emphasis added) The commissioner has made it very clear that, for most employers, it will be unlawful to fire staff if they choose not to take the COVID vaccine and she made it clear that employers who mandate vaccinations will be liable for any adverse reactions their workers may experience, given this is a foreseeable outcome for some people. Dan’s response after Fair Work Commissioner’s Decision: You can go get F*axxed. By Warren Strybosch

A new vaccine mandate has been announced by the Premier days after the Fair Work Commissioner has made public her decision regarding employers and their right to fire staff if they do not get the jab. Dan has basically come out and said ‘in your face’ to her decision. It is estimated that 1.25 million people will be now face the tough decision as to whether to get vaccinated and keep their jobs, quit, or get fired by their employers. “Anyone allowed to leave their homes for work will need to have their first jab, if they have not had it already. We think a whole bunch of those people have already had a first dose. And some will have had a second dose," Mr Andrews said. "It's about protecting the freedoms that we're all trying to deliver and achieve, when we get to 70 per cent double dose, and 80 per cent double dose." These employees have until the 15th of October to decide their own fates or have the decision made for them. Already we are hearing of people quitting their jobs because they do not want to be forced to take the jab whilst some employers have indicated they will roll the dice, allow their unvaccinated employers to continue working, with the hope they don’t get a fine. Employers are really caught up in the middle of all of this. Most employers don’t want to see their staff leave and are willing to risk their own livelihoods by not enforcing the mandate. However, some employers see this as a good opportunity to get rid of certain staff and will not hesitate to fire them. The issues employers face is a fine if they don’t obey or a claim if they fire their staff. It will be easy to track who is working and receiving wages as this information now flows through Simply Touch Payroll and into employee’s MyGov accounts.

The MyGov accounts also records who has and has not been vaccinated. As such, it will be easy to identify who is receiving wages without being vaccinated. Then there is the issue of unfair dismissals. The Fair Work Commissioner has come out and categorically stated that for most employers there is no reason to fire someone if they have not been vaccinated and to do so is unlawful. So, we can expect to see a significant rise in unfair dismissal claims being made throughout 2021. We also expect that government will face another class action over this matter either this year or next year. Premier Daniel Andrews said separate mandates for those like teachers and construction workers would not change. “This is picking up all of those who were not specifically the subject of a vaccine mandate and making sure that they play their part in stopping the spread of this virus,” he said. Government minister Jacinta Allan said new rules would apply to workers moving between metropolitan and regional areas. Some workers who have had their first vaccine dose will be able to move between both those parts of the state, she said. “That’s for large-scale construction and the state critical projects provided they also embark on an additional testing regime,” Ms Allan said. “That includes surveillance testing and having a test at least twice a week to prove that they remain COVID free.” In summary, essential workers will need to have their first jab by the 15th of October and their second jab by the 26th of November. We all might be able to travel as early as next month based on the announcement by the Prime Minister in late September. Victorians have suffered the severest of lockdowns in the whole world with Australians been barred from exiting the country without an exemption since March 2020, two months after the first COVID-19 case was recorded in the country. The plan is two allow ACT, NSW, and Victoria to be the first of the cab and travel overseas. However, with WA

Home Covid-19 Tests To Begin From November By Matt Coughlan

Australians will be able to self-test for coronavirus at home from November provided a series of hurdles are cleared. Therapeutic Goods Administration boss John Skerritt is confident rapid antigen tests will be available in homes from November 1. While no company has a kit ready for the Australian market, he believes several stars will align before the date announced on Tuesday. Professor Skerritt said all tests granted approval for home use needed to be tested against the Delta variant. “It does seem that some of the tests – and I don’t want to name particular products, but some of them are quite significant products – are much less sensitive against Delta,” he told a Senate committee.

The TGA also needs all test manufacturers to ensure instructions are suitable for about a year-seven level of reading or people for whom English is a second language. Packaging must include a 1800-number to ring for advice on results or other issues with rapid antigen tests. “We are still confident, because we’ve been holding hands with some of the most advanced companies for a few weeks, that by November 1 there will be products available,” Professor Skerritt said. Home rapid antigen tests, which can return results in 20 minutes, have been used overseas for months. But Australian authorities have been cautious in expanding use beyond selected workplaces because of concerns around accuracy compared to nose and throat swabs.

The TGA’s November 1 approval date has been chosen to allow legal changes, as well as factoring in higher vaccination rates and disease as Australia opens up. State and territory governments would have the power to compel people who test positive at home to get a PCR test. Health Minister Greg Hunt is confident some of the more than 30 tests already approved to be used under supervision will be converted to meet the conditions for home use. “This is an important additional protection for Australians,” he told reporters. “One of the important things is that we can supplement what is known as PCR testing – the testing that we all know if we go to a Commonwealth or a state clinic – with the home testing.”

Those needing financial support will no longer be eligible for the disaster payment, regardless of whether a Commonwealth hotspot is in place, and instead will need to apply for another form of income support such as JobSeeker. One piece of good news is that the Pandemic Leave Disaster Payment will remain in place until 30 June 2022. This is paid when someone cannot work because they need to self-isolate or care for someone with COVID-19.

As Australia starts to reach its vaccination targets as part of the National Plan, the government believes it is time to start withdrawing the financial support they have been providing to many Australians since COVID hit our shores. With over $9 billion of payments made to date, and as borders start to reopen, and there is an end in sight to lockdowns, the government is hoping businesses will be able to rebound quickly and not require any additional support.

Each state and territory manages financial support to small business in different ways. For Victorian’s, the state government has distributed grants to businesses that have been jointly funded with the Commonwealth. For many of these grants, funding has been topped up in line with lockdown extensions.

The Business Costs Assistance Program will provide automatic top-ups to existing recipients across October and into the first half of November (two fortnightly payments between 1-29 October on a rising scale). Businesses that remain closed or severely restricted between 70% and 80% double dose will receive an automatic payment for the period from 29 October to 13 November. Licensed hospitality venue fund recipients will also receive weekly top-ups in October of between $5,000 and $20,000, stepped according to venue capacity. Between 70% and 80% double dose, payments for licensed premises in metropolitan Melbourne will be reduced by 25%, and in regional Victoria by 50%. Victoria is not expected to reach the 70% vaccination target until the end of October, and 80% in early to midNovember. National The National Plan stipulates that interstate borders are to reopen at 80% double vaccination but this will depend on health advice at the time. Generally, international borders will reopen at 80% double vaccination with Australian and permanent residents able to quarantine at home for 7 days. Unvaccinated travellers will need to stay in hotel quarantine for 14 days. Commercial flights will also resume for vaccinated Australians with Australia expected to implement a ‘red light, green light’ system like the UK to designate safe countries. The Western Australian Government continues to play it safe and has stated that it will announce an easing of border restrictions once an 80% double vaccination has been achieved for those over 12 years of age.

The COVID-19 pandemic will mean that you’ve likely had to work from home due to the various Melbourne lockdowns. Some Melbourne taxpayers have been working from home since 31st March 2020, possibly earlier. As accountants and tax agents in Melbourne, we’ve asissted taxpayers in working out their working from home tax deductions for the 2020 tax return and 2021 tax return. With the lockdowns extending into the 2022 financial year, we will no doubt be assisting with working from home tax deductions in the 2022 financial as well. To be able to work out your working from home tax deduction you will need to keep a record of the days from which you work from home. Every taxpayer’s circumstances will differ and not all Melburnians will have worked at home on the same dates throughout 2020 and 2021 financial years. Australia Hits 80% First Dose Coverage By Matt Coughlan

Australia has broken through 80 per cent first-dose coronavirus vaccination coverage on the same day as setting a new infection record.

All states and territories last week wrote to Mr Hunt urging immediate funding to ease health system pressure due to coronavirus and pre-existing demand.

The immunisation milestone for people aged 16 and over was reached on Tuesday morning with hundreds of thousands of people continuing to roll up their sleeves each day.

Mr Hunt said the Commonwealth was already picking up the bill for 50 per cent of all COVID-related hospital expenses.

But health authorities have warned people who have been hesitant, complacent or not worried about the virus that “now is the time” to get vaccinated. More than 57 per cent of over-16s have received both doses. Victoria’s 1763 new cases set a national record for any state or territory during the pandemic. While infections in NSW are falling as jab rates climb, there were another 608 people who contracted the disease. The ACT detected another 33 local cases and there were two in Queensland.

“You get the feeling sometimes that people are desperate for a fight,” he said. “They cannot complain about vaccines so now they’re trying to create a diversion.” National cabinet has received detailed briefings on how hospitals are likely to cope with increasing infection numbers. Professor Murphy favours publicly releasing the 100-page document but the decision rests with the prime minister, premiers and chief ministers. “It’s showing that we can cope with the predicted demand on our health system,” he said.

Seven deaths in NSW and four in Victoria pushed the national death toll to 1355.

Mr Morrison continues to pressure states to reopen borders at 80 per cent double-dose vaccination coverage, when international travel will resume.

“If you’re someone who has been complacent, hesitant, not too worried because there’s no COVID – now is the time to make your vaccination appointment,” he told reporters in Canberra.

The tourism sector will have to wait until next year to welcome back international tourists.

“If COVID comes to a part of the country for the first time when there’s high vaccination rates the impact is quite minimal.” Health Minister Greg Hunt rejected criticism the federal government had not adequately funded state hospitals ahead of cases rising further when restrictions are eased. Prime Minister Scott Morrison accused the Queensland government of trying to extort money and shake-down politics.

Stranded Australians, skilled migrants and foreign students are higher priorities. Australia has also clinched a deal for 300,000 courses of antiviral pill Molnupiravir, which is being trialled in the US. It can be taken at home to treat coronavirus, and has shown promising signs of slashing deaths and hospitalisations. Australia’s medicines regulator will need to give the green light to the treatment.

Be wary of Property Spruikers and Fake SMSF Advisers ACCOUNTANT By Warren Strybosch

If you have anything to do with a SMSF you, like me, are seeing a proliferation of Facebook ads promoting the use of a SMSF to purchase your home. These ads are misleading as you cannot purchase your home which implies the house you live in. You are not allowed to purchase assets that you will personally use or gain benefit from directly or indirectly. ASIC is also getting tired of property spruikers who are targeting individuals to set up SMSF for the sole purpose of investing in property investments and developments. As an example, the corporate regulator, back in August, commenced Federal Court proceedings alleging a property development company provided unlicensed advice around SMSFs. In a statement, ASIC said it had issued Federal Court proceedings alleging the Property group operated an unregistered managed investment scheme and provided unlicensed financial advice to consumers. The action follows the regulator obtaining asset freezing orders against the directors of the property group. “ASIC alleges that between at least 1 March 2017 and 16 December 2020, [the directors] encouraged around 300 investors to establish SMSFs and invest in property investments and developments…,” ASIC said. “ASIC is seeking winding up and disqualification orders and the appointment of liquidators and receivers to secure assets of the alleged scheme.”

This property group is now permanently closed for business. Regarding financial advisors, it is important to make sure that they are licensed and have the appropriate qualifications. Recently, a Victorian man who posed as an adviser and stole more than $2.7 million in life savings from relatives and associates through SMSF rollovers has been sentenced to eight years in jail. The advisor was sentenced to eight years and four months in jail. Court documents reveal the fake advisor had used SMSFs as the primary vehicle in conducting several superannuation rollovers, which were set up to defraud victims. Once having access to the client’s funds, he took those funds and used them for his own personal use. He would then invite others to set up similar SMSFs, and use their money to pay back ‘dividends’ to the previous investors to make it look like they were getting a return. It was another classic “Ponzi Scheme” built around SMSF investors. In victim impact statements, it was revealed the fake advisors actions had inflicted mental, emotional and physical harm, with most victims and their families were left in a position worse than ever before financially. In the judgement, Justice Trapnell said the level of dishonesty that was shown towards close family members and others was “nothing short of breathtaking”. “Your crimes were sophisticated, well planned and executed and involved sustained fraudulent conduct on your part. While there was an element of ‘robbing Peter to pay Paul’, your motive for committing these crimes was also to support your lifestyle,” Justice Trapnell said. “The funds you defrauded were very quickly dissipated, and there is no evidence, on the agreed facts, that, in most cases, you ever intended to ever reimburse or otherwise compensate your victims.

“While it is true some of your victims were not unsophisticated in matters of business and investment, they were nevertheless easy prey to your appallingly dishonest conduct. Some of your other victims were quite vulnerable.

The Government has issued Legislative instrument Corporations (Director Identification Numbers—Transitional Application Period) Instrument 2021. It extends the application period in which new eligible officers are required to apply for a director identification number (director ID) if the individual becomes an eligible officer in the period starting when the director ID legislation commenced and ends 31 October 2021.

It is important to note that when registering for a director ID you must obtain a MyGovID account which is different to your current MyGov account – just to add to the complexity of it all we will have multiply MyGov accounts.

Director identification number From November 2021, new directors will need to verify their identity as part of a new director ID requirement. A director ID is a unique identifier that a director will apply for once and keep forever. This applies to directors if their organisation is a company, registered foreign company, registered Australian body or Aboriginal and Torres Strait Islander corporation. Directors must apply for their director ID themselves because they will need to verify their identity. No one can apply on their behalf. The ABRS is responsible for the implementation and administration of director ID. ASIC will be responsible for the enforcement of associated offences.

For Existing company directors, they will now be required to apply for a director ID by 30 November 2022, while directors of Indigenous corporations that are governed by the Corporations (Aboriginal and Torres Strait Islander) Act 2006 (CATSI Act) will be required to apply for the unique identifier by 30 November 2023. The deadline, first floated by Treasury earlier this year, has now been confirmed in a legislative instrument made last week by the Minister for Superannuation, Financial Services and the Digital Economy, senator Jane Hume. Applications for a director ID are free and will open next month on the newly established Australian Business Registry Services (ABRS), a single platform administered by the Commissioner of Taxation that brings together ASIC’s 31 business registers and the Australian Business Register.

Mastering Purposeful Conversation To Create Change

Observing is easy... if you know; • what to look for and • what to do with it ... (and then • how to communicate it) Internally, take note of your language – verbal and body. Be aware of how YOU communicate. - Is your language empowering or disempowering? ... o Do you say “I can’t”? Could you say instead “I can” or “I’ll try” or add “yet”? o Do you use a calm, even tone? o Are your words ‘moving forward’ (focusing on future and change rather than what can’t be changed) o Do you speak with certainty and passion for what you’re saying? o Are you ‘active’ whilst talking? Facing person, eye contact, upright, attentive o How are you holding your head, arms, legs? Are you tense? It’s up to you, the leader, to lead the way with the use of your words and to be visually ‘open’ in your stance. When you notice you’re communicating in a disempowering way, flip it, so that it empowers. Externally- that’s your observations of others- look out for signs to see if they are uncomfortable. o o o

You’re a leader. The results you’re after aren’t quite there. You observe the results. You observe your team. ...But do you observe yourself? ...And then, what do you do with all these observations? Typically, the reason to observe is to identify if/where improvements need to be made, if a job is being done well and where more focus is required. The outcome is often that a change needs to be made - somewhere.

After identification, comes conversation. I’m talking about effective conversations here. Ones that produce a result. And before any conversation in the workplace takes place, it does begin with observation. We observe to define the purpose. Conversations with no or little purpose go round in circles, loop, back track, meander and get off course. These types of conversations are distractions, far from productive and often time wasters, particularly for a high-performing team that is keen to produce results and stay on track. In business, your conversations need to be energised and with purpose if you expect a positive result from them. The first part to improving your communication is to begin observing yourself.

Are they twitching, fidgeting, turning away? Did they sigh or take a sharp quick breath? Are they ridiculously still and not saying a word?

These tell-tale signs will bring awareness to how your conversation is going and the energy levels of the other person/ people... And these signs typically tell you that the conversation is going poorly. Many leaders when they observe these ‘distant’ signs will begin to feel uneasy. Don’t. Stand your ground and flip these results right now. (Continually bringing awareness and adjustment to this in the future). You need to breathe and start again. The only value of communication is the response that it gets. This means that if you aren’t getting the outcome that you desire from your conversation, including if you feel you’re not being understood, then you need to change how you communicate. That’s all. Make a conscious change. The best way to do this is to ask questions; • First ask yourself... “Why are we talking about this?”, “What outcomes are we looking for?” ... bring yourself back on track.

• Then direct your focus back to the conversation... o If with a team, identify what you observed, then ask “What outcomes are we looking for with this conversation?” o If 1 on 1, identify what you observed, and open up the conversation by asking “How is this moving us towards the outcome we want?”

Are You Buying A Property? – The Conveyancing Process LAWYERS By John Van Beveren

Just like when you buy a car, conveyancing is the legal process that transfers the property title from the seller to the buyer. Once you have explored the housing market, attended countless inspections and found the right property to buy, there are a few things to look out for when you are handed the contract by the Real Estate Agent. Is important that you check the contract carefully to ensure that everything about the property is understood and that there will be no legal surprises after you have purchased it. Things to look out for in the Contract when buying You may come across different types of contracts of sales – each property has their own unique features. Make sure you read and fully understand all terms, conditions and fine print in the document before you sign. Ask that any terms or conditions you verbally agree to are put into writing in the contract or agreement, so you know exactly what you are committing to before you sign. If something is unclear, seek independent advice before signing. You should keep a copy of all documents you have signed as a record. Finance Approval – If you are obtaining a loan to purchase a property, it is important to ensure you make the contract conditional based on obtaining finance approval by a certain date. This means that if something happens and you cannot obtain the right finance, you are able to opt-out of the contract without any consequences. Building and Pest Report – It is also a good idea to subject the contract to obtaining a Building and Pest Report, especially if it is an established property. This also allows you to end the contract when you obtain a registered building practitioner or architect and they find any major building defects, or if a pest control operator finds any major infestation.

Settlement Date – This is the date where the magic happens! Settlement day is when the transfer takes place, documents are lodged and registered with the Land Registry, the ownership is transferred from the vendor to purchaser, and the funds will be disturbed between all parties. What is a Section 32 Statement? A vendor statement (also known as a “Section 32 Statement”) is a crucial part of buying and selling a home. It provides the buyer full disclosure of the property and includes the following: • Title Search and Plan – A title search includes who are the current proprietors of the property, the property identification information such as Volume, Folio and Plan number and if there is currently a mortgage or caveat registered on the property. The plan of the land is also included to make it clearer which property you are buying into. • Lease agreements (if applicable) - If there is a current lease in place on the property, the property may be sold subject to a tenancy agreement, and at settlement the purchaser may not be entitled to vacant possession of the property. • Easements and Covenants – this informs buyers of any restrictions on how you can use the property. There may be an agreement with an organisation permitting certain use of the land. For example, if there are any sewer mains vested in a Water Authority, you are not permitted to construct anything within 1 metre of the easement without obtaining the Water Authority’s approval • Financial matters to be disclosed - the amount of any rates, taxes, charges or other outgoings affecting the land for which the purchaser will become responsible for. • Building Permits – the vendors are liable to disclose any building permit on work issued in the preceding 7 years. • Planning Property Report, including matters relating to land use – zoning such as general residentials zone, the relevant government area and council.

• Owners Corporation - an owners corporation is responsible for managing the common property. If you buy into an owners corporation, you will be purchasing not only the individual property, but also ownership of, and the right to use, the common property as set out in the plan of subdivision. This common property may include driveways, stairs, paths, passages, lifts, lobbies, common garden areas and other facilities. The buyer is also responsible to take over any levies and fees associated with the Owners Corporation. It is important for the Vendor Statement to be accurate and complete. They are actually a complex document that if not prepared correctly, can leave loop holes open that buyers may be able to use to avoid contracts. If it contains incorrect information, this can allow a buyer to withdraw from the sale of the property and take legal action. The contract states you are responsible to ensure when you do your inspections before settlement that: • • • •

the Property is identical to what is described in the contract; the Property complies with all laws and statutory requirements; the condition and quality of the land, and the suitability for any improvements on the land; and if there is any presence of any contaminants in the ground water or presence of asbestos in the improvements made on the land.

What is the difference between a Property Lawyer vs Conveyancer? Both property lawyers and conveyancers are able to assist in general conveyancing transactions such as buying or selling a home and transferring names on the Certificate of Title. A property lawyer may be a more suitable choice as they are qualified to complete a number of things that cannot be legally completed by conveyancers.

Exterior Home Colour Trends for 2022

For those who prefer a natural palette, earth-based colours – think beiges, greys and stone – can highlight existing features such as bricks, stone, paving, roofs, gutters, fencing frames and doors. You will need to balance colours carefully. Shades like warm whites, greys and greige (grey-beige) blend well with existing materials of a warmer hue; add splashes of contrasting colour to highlight other features such as doors and frames. Greys and blues are also on trend for exteriors. The greys range from deep grey-greens to those that are soft and silvery. Blues show no sign of losing their popularity for seaside homes, but the tone this year is for a mellow grey that softens the common nautical look.

During the Covid lockdown, have you wandered outside and noticed that your outside walls could do with some brightening up? With the warmer spring weather and the days becoming lighter, homeowners often use spring as the time to repaint the exterior of their homes. A fresh coat of paint can reinvigorate the whole house. You could breathe new life into your older-style dwelling by refreshing its normal colour or go wild and or make a bold statement. Each year, paint companies and colour experts reveal their next-year picks for the shade that best encapsulates the current period. Their choices for colour of the year often draw on trends in pop culture, fashion, technology and design from around the world. In the last two years, the Covid pandemic has certainly affected the way we live and has changed many aspects of decor. Hunkered down and isolated, people have begun seeing their homes as a refuge, a place that celebrates family, and that actually got more traffic due to breadwinners and kids being home all the time. The trend seems to be the need to change homes to create warm and safe spaces in an uncertain world.

Colours for 2022 Colours evoke different sensations. This year, online searches for green paint colours have more than doubled since 2020, indicating that homeowners are seeking colours that are calming and soothing. Houzz magazine reports that the trend for grey tones that has exerted its influence over exteriors and interiors over the past few years will be replaced by eyecatching pastels and saturated bright shades. Greys will be replaced with soft greens, whites and some bolder colours such as oranges, deep greens and blues. This colour palette draws its inspiration from Australian native flora, such as the greens and soft pinks in our native eucalypts and is calming and restful. The pastel palette works beautifully on weatherboard and rendered facades and coastal homes and it pairs beautifully with pale grey or white stone. Contrast this with darker greens or earthy pinks for windows, doors and fencing. Modern architecturally designed homes can look good in cooler tones for a more contemporary appearance. If you have a Victorian or Edwardian home, you might like to choose earthy clay tones paired with brown-black on gutters, window frames and fascia boards, with a dusky pink on the doors. This looks stunning on brick or rendered walls painted white.

What colour goes where? A colour card from the hardware store can’t really give you a sense of what colours are appropriate to your home. You need to see the colours in all conditions – light and dark, wet and fine. Get a sample pot and apply a test patch of at least 300 mm where you want to paint. Leave it there for four to five days and check it through the day to see it from sunrise to midday to late afternoon. It’s also a good idea to notice what plants you have in your garden, and even photograph them through the year. Imagine all the time and effort you put in to painting your house to discover that that beautiful shrub in your garden makes your newly painted frontage look muddy, not mellow. Another tip is to look at the colour of your roof, driveway and pavers. Your choice of paint will need to combine well with such a large expanse of existing colour. Whatever you choose, it will be there for years, so choose well!

What is the Right Cover? GENERAL INSURANCE By Nicole Nelson

There’s no doubt that with all the different types of products and providers on the market, general insurance can seem like a bit of a maze. It’s common for people to worry about getting the right level of cover, having enough cover, or paying too much in premiums. However, avoiding it all together is not going to protect your valuable assets or help you quickly replace your possessions in the event of a break-in. Insurance is based on the idea of transferring risk. If something unexpected happens to your home, contents, car or boat, the right insurance policy will ensure that you are compensated if you suffer a loss. Some people can get caught out with their policies when their insurance needs change and they forget to update them. Getting the right cover If you don’t regularly re-assess your insurance requirements, there is a risk of having your assets underinsured. You may inadvertently leave something off your policy, or worse, find out after a theft, that your current policy doesn’t provide the level of cover you were expecting. It’s recommended that you review the contents of your home every 12 months. This involves making a list of any significant purchases and then contacting your broker to add these items to your policy.

Reading the fine print and understanding the different types of cover are critical. For example, some home insurance policies only cover defined events such as loss or damage from storm or fire. Other policies only cover accidental loss or damage and normally have some type of exclusions.

Increase your excess: Some insurance companies will let you increase your excess in return for lower premiums.

Tighten your security: Installing extra security in your home may reduce your premium.

You should also check to see whether your policy will cover you for any damage from smoke, floods, earthquakes or malicious damage. Some policies do not cover properties while they’re being renovated or if they’re hit by something such as a car. Dig into the detail of your policy to check if all your valuables including items like jewellery or artwork are included. If they’re not, you may need to take out a separate policy.

Look for age discounts: Some insurers offer discounts for certain age groups such as 55-year-olds and over.

It’s also a good idea to assess how much it would cost to rebuild your home based on today’s costs. While it may have cost $150,000 to build your home 20 years ago, there’s no doubt it would cost more to rebuild it today. Remember to consider expenses such as cleaning up the site, paying an architect, the actual building work and alternative accommodation while your home is being rebuilt. Don’t forget to reassess your policy after any renovation work. Tips for saving on your premiums •

Hold multiple policies with the same insurer: If you have two or more general insurance policies with the same company you may be entitled to a discount on your premiums.

Get Your Gear On The Bare Video Basics Series VIDEO CONSULTANT By Zoë Wood

Welcome to the first of a 3-part series of articles outlining the basics of video production. Let’s start with what you physically need to create a video for your website, social media, or just to send privately to a friend or family member. Video has come a long way from large bulky cameras only operated by professionals. You can now simply pull out a smartphone and be recording in the best quality without having to think that hard. Even professionals, such as myself, use mobile phone footage on expensive marketing campaigns. They are that good! The first step is to work through the process of your message. What you are going to be saying in a video? Your message and intention are more important than any flashy camera or microphone set up. Since this is the area where people get stuck mentally, I thought it would be good to address it first. You ultimately have 3 starter options when creating video: The Economical Option: This includes using your pre-existing smartphone. Newer phones tend to have larger cameras for capturing video but most phones from the past five years should have the camera quality needed. Your lens should be clean from dust and be positioned at eye level by positioning it on a bookshelf, a pile of books or anything stable within your home. Filming should take place in a quiet room filled with soft furnishings, i.e. couches, cushions, or blankets. These can act as cost-effective sound treating to remove echoes. Finally, the filming location should have access to a form of indirect sunlight. This will help illuminate your face and anything you happen to be filming. The Budget Option: Much like the previous option, this includes using your pre-existing smartphone. Ideally, one from

the last five years for the camera quality. Your lens should be clean from dust and be positioned at eye level. You can achieve this by using a tripod that you can get from any local camera supply store. While you’re shopping at places like JB HIFI and other audiovisual stores, you can also pick up an external microphone for your phone. Look for equipment labeled ‘mobile shotgun mic’ or ‘lavalier microphone’. Brands such as RODE tend to be reputable. You could also get a medium-sized ring-light, a light in the shape of a ring, to get that perfect even glowing skin. The Semi-Pro Option: Building upon what we’ve collected from the previous two options. From here, we would be upgrading to a digital single-lens reflex (DSLR) camera. We would change out the above microphone intended for mobile use into one for use in a DSLR. Again, RODE tends to be a reputable brand. Lastly, we would purchase 3 more additional lights to be able to control the light in order to get the best shot.

These options prove that you can get started with little to no gear at all when starting videos. You have the power to do this. Your fans, your customers, and your employees will thank you for doing so.

RBA Not Budging On Cash Rate Until 2024 By Colin Brinsden, AAP Economics and Business Correspondent

The Reserve Bank of Australia governor Philip Lowe is sticking to his long held view that the cash rate won’t be lifted before 2024. As widely anticipated by economists, the RBA left the official cash rate at a record low 0.1 per cent following its monthly board meeting on Tuesday. Dr Lowe reiterated the cash rate will not be increased until inflation is sustainably within the two to three per cent target range, saying such conditions will not be met before 2024. “This contrasts with several other central banks that seem to be bringing rate hikes forward and arguably reflects more confidence on the RBA’s part that the current spike in global inflationary pressure is transient,” AMP Capital chief economist Shane Oliver said. However, Dr Lowe remained fairly upbeat about the economic outlook beyond the current spate of lockdowns in the nation’s two largest states – NSW and Victoria. “The Delta outbreak has interrupted the recovery of the Australian economy and GDP is expected to have declined materially in the September quarter,” Dr Lowe said.

“This setback to the economic expansion in Australia is expected to be only temporary. As vaccination rates increase further and restrictions are eased, the economy is expected to bounce back.”

“The fiscal responses by the Australian government and the state and territory governments have also been providing welcome assistance in supporting household and business balance sheets.”

However, he said there is uncertainty about the timing and pace of the bounce-back, and it is likely to be slower than that of earlier in the year.

Dr Lowe also gave little away about what the banking regulator, the Australian Prudential Regulation Authority, may introduce to take the heat out of the housing market.

“In our central scenario, the economy will be growing again in the December quarter and is expected to be back around its pre-Delta path in the second half of next year,” Dr Lowe said. Among its policy toolkit, the RBA will continue to target the April 2024 government bond yield at 0.1 per cent, while buying bonds at a rate of $4 billion a week until at least February 2022 with the aim of keeping market interest rates and borrowing costs low. Dr Lowe said the package of policies is providing substantial and ongoing support to the Australian economy. “Borrowing rates are at record lows, sovereign bond yields are at very low levels and the exchange rate has depreciated over recent months,” he said.

He said housing prices are continuing to rise, although turnover in some markets has declined following the virus outbreak. But housing credit growth has picked up due to stronger demand for credit by both owner-occupiers and investors. “The Council of Financial Regulators has been discussing the medium-term risks to macroeconomic stability of rapid credit growth at a time of historically low interest rates,” Dr Lowe said. “In this environment, it is important that lending standards are maintained and that loan serviceability buffers are appropriate.”

6 Novated Leasing Myths Busted SALARY PACKAGING SERVICES By Dan Nicholls

Believe us when we say novated leasing is a good thing, but there is a lot of misinformation out there on how they work. Here, we bust some of the most common myths about novated leasing and explore the reasons why they are so beneficial. 1. Leases are expensive It’s quite the opposite. Novated leasing saves you money in many ways. If you finance a new car through a novated lease arrangement, you won’t pay GST. This can save you thousands of dollars upfront. Better yet, your novated lease can be structured so all your car running costs are bundled into one pay deduction. This includes costs such as fuel, maintenance and even insurance. The deduction amounts are calculated using a combination of your pre-tax and after-tax income, so you are saving on tax and will pay less tax on your takehome income. BUSTED!

3. I still have to pay running costs on top Unfortunately, no-one gets out of paying running costs for a car, but a novated lease can ensure you pay a lot less for them. Because your running costs such as registration, fuel, servicing, maintenance, insurance, roadside assistance and even carwashing can be included in your deduction amount, you’ll save a bundle. Also, by having already had these costs deducted, you won’t put off having your car serviced or replacing the tyres, so your car will be safer for you and your family. You also won’t be paying lots of different parties to maintain and insure your car - this saves you time and hassle as well. BUSTED! 4. I won’t own the car The car is yours as long as you make the repayments, just as a house deed is yours as long as you keep up mortgage repayments. Some people get confused by the term ‘lease’. The leasing terminology simply refers to the financial arrangement between yourself, your employer and the financier. At the end of your novated lease, you’ll have a range of options to finalise it. You can pay the residual amount and own the car outright, refinance and extend the lease, sell the car, pay the residual amount and start a new lease or trade the car in. Not true. While there used to be mandates on car leases that required you to drive a certain number of business-related kilometres, these stipulations are long gone. Your novated lease car may be used as part of a business arrangement

set up through your employer, or it could simply be your own personal use car. Either way, novated lease cars have the potential to save you and your employer a whole range of car-related expenses. Also, you get the car you want that suits your needs, not your employer’s. BUSTED! 6. It’s all too complicated Novated leases can be complex in their calculations and initial setup, but let your salary packaging provider and employer worry about this. Novated leasing is a benefit your employer extends to you as a reward for your hard work. If you decide you want a novated lease on your new wheels or your existing car, the paperwork will be done for you and will just require your agreement. We don’t often pay as much attention to emotional fitness as we do to physical fitness. The thing is “when we hear of strength we immediately think of lifting weights or something to do with physical strength, it seems as if more focus is given to physical fitness and to a lesser degree on one’s emotional fitness. Emotional fitness must receive more attention because without it we can become emotionally, mentally and physically paralysed, unable to achieve the kind of success we deserve!” Tony Robbins. Our emotions and thoughts influence our behaviour and actions. “Supressing emotions is just like holding in gas. At first you think you can get away it, until your insides get all cramped and eventually you explode! The moral of the story – Let it all out, it’s what it’s designed for!” Matt Lavars, TCI. If we supress our emotions, it is likely that they will come out at an inappropriate time! We need to learn how to acknowledge our emotions and then release them. 1.Focus – what you focus on, you will get. Our focus – what we see, look for, think about, and tell ourselves determines our results. We need to focus on what we want, not on what we don’t want.

R = Response – How did you respond? What meaning did you give to the event? What story did you give to the event? Write down how you responded in 1 sentence.

2.Physiology – Our physiology tells a story about us. The question is, is it the story you want people to be making up right now? Our physiology is made up of our body language, posture, stance, and expressions. How we stand, sit, and hold our bodies tells a story. If we are hunched over with our shoulders slumped and inevitably are looking down, our body is sending a message to our brain saying we may be feeling the heavier and more depressed emotions like; sadness, anxiety, anger, frustration, overwhelm and so on. Our physiological state has a direct impact on our psychological state.

O = Outcome – The result. What was the result for you? How did you feel as a result of your response to the event?

3.Language – The words we use also impact our experiences. We need to listen out for words like can’t, won’t, haven’t. These words are pressure words and prevent possibility! What we tell ourselves becomes our truth, so we need to choose our words carefully.

Now re-visit the event. Event – Write down what happened in 1 sentence. Response – Think of a different way you could have responded to the event. What else could you have told yourself? Choose a new response. Write it down. Outcome – What would be the new result considering your new/alternate response? How might you respond? How might you feel this time?

We spend our life negotiating in so many different ways. In business, with our families and friends, and in our pursuit for happiness in the various organisations or groups with which we belong. No matter the type of negotiation that you’re working through, the results that you’re looking for at all times, will be more beneficial if there is a win for both sides.

1. DEFINE what is that you “need” out of the negotiation. What are the minimum requirements that you’re prepared to accept as a win, what is the end result that is most beneficial to you and your business.? What is your utopia? What impact will the negotiation have on other areas in your business?

There are five stages of negotiation to achieve the results that you want. The conversation you have may be crucial to your business or the person you are dealing with. Your business negotiations should be planned out thoroughly before you start the meeting. There are many factors to take into consideration The financial cost is often the only factor we consider. This can lead to failure if you do not consider physical, emotional and environmental considerations.

2. DETERMINE the parameters under which you are working. Know your marketplace, know the value of the negotiation that you were trying to achieve, what are the market forces? Know the costs physically, mentally, and financially to the person or company you are negotiating with? Know the party with whom you will be negotiating. What are their limitations? Are you speaking to the right person? What are other benefits you may negotiate that do not cost either party, such as exclusivity, or pre-launch window of opportunity, or Gift With Purchase (GWP), or delivery, or service as applicable to your business.

In all negotiations there are two possible outcomes A. There is no win for you and the negotiations fail completely with no favourable outcome. B. You win on this occasion, but you don’t get the opportunity to go back for a second negotiation in the future. You burn your bridges for ongoing opportunities.

3. DEVISE a plan for the conversation, under which you’re able to negotiate. What are the minimum negotiating points that give you a complete win? What are you prepared to relinquish to achieve a workable result? What are the implications to your business

and equally importantly your ongoing relationship? 4. DELIVER on those plans as you devised them, with thorough planning you will know what you are able to negotiate your way to a beneficial result. 5. DISSECT the planning stages with a mentor or coworker before you go into the meeting. Listen to their suggestions and possible adaptions you may need to make? Be fully prepared before you start the conversation. Going through these 5 steps will enable you to be fully prepared for a favourable outcome. Maintaining good customer relations is just as crucial to the result as the negotiating the right price for customer relations and longevity of supply.

Could Future RBA Monetary Policy Changes Price Single Earner Property Buyers Out of the Market? FINANCE BROKER By Allan Houliston

The housing market, which is the main driver of the Australian economy has remained buoyant during the Covid-19 pandemic. There was an initial decline at the outset of the pandemic, but housing prices have recovered strongly since then. The housing credit growth has also seen a similar rapid rebound during the pandemic and is set to peak at an annualised rate of 11% by early next year. Record low interest rates are obviously a major contributory factor, which has made it easier for households to service their debts. Government incentives to support construction, such as the Homebuilder Grant have also allowed more people to transition from the rental market to property ownership, thus accounting for a partial increase in the national mortgage debt. More recently there are signs that the rise in credit growth is now being driven by the purchases of existing dwellings. This is of concern to several Australian economists, being that the current level

of household debt in Australia as a percentage of GDP is already second highest in the world. With the RBA suggesting that macroprudential measures to cool the property market’s rising prices could be on the cards for 2022, single-income earners looking to buy are being advised to consider entering the market sooner rather than later. Mainstream media reports have now started emerging indicating that regulators are looking at debt-to-income limits as a lever to pull to reduce “risky” lending. Implementing debt-to-income limits (DTIs) would help to reduce the risk in the financial system and protect the economy, however, it could drastically hinder a borrower’s ability to purchase a home. According to the Australian Prudential Regulation Authority (APRA), “high” DTI ratios are those over six times income. This accounted for around 21 per cent of new lending in the June quarter of 2021. Recently released statistics show that the average house price in the Geelong region has increased to $695,000 but the average annual income is $66,924.

Assuming that purchasers have at least a 20% deposit, then the DTI ratio would be over 8 x income. With the maximum loan to value in the market being 95%, this would push the DTI ratio for some first home buyers to almost 10 x income. Some lenders in the market have already implicated changes within their application and borrowing capacity models to reduce the DTI to a maximum of 6 times income but could sweeping changes make this mandatory for all lenders who operate in the Australian marketplace? The RBA can look to other economies throughout the world to see how similar changes have impacted the demographic of borrowers. In the UK for example, the Financial Conduct Authority implemented a regulation stating that no more than 15% of a lender’s applications can have a DTI ratio of 4.5 or above. Research following this change has noted that UK mortgage lenders have pushed them away from first-time buyers and towards borrowers with larger loans. There was also an increase in the proportion of home movers and joint income applicants, who are likely to have higher incomes. Limiting lending to 6 x income would be deeply felt in Geelong’s big brother Melbourne, where the median house price is now $1,022,927. With single borrowers and first home buyers already struggling to afford to purchase homes in the major cities, they are being pushed further out of Metropolitan areas to get a foothold on the property ladder. This could have the potential ramification of further increasing competition and prices in regional cities like Geelong. The regulators certainly have a tough job ahead of them in maintaining a balance between housing affordability and ensuring that borrowers are not overly exposed in the eventuality of increasing interest rates.

Problems Your Garage Door May Be Suffering In Spring GARAGE DOORS By Chantal Djuric

When you hear of the term ‘spring cleaning’, you probably think of cleaning out cupboards, sweeping and dusting and possibly a few outdoor renovations. One of your largest assets could also do with a spring clean – your garage door. Here are 8 things to watch and listen out for. 1 Odd sounds If you hear your garage door making grating or scraping sounds, this could be an indication of a problem with the automatic opening mechanism. A regularly maintained, well tuned door moves smoothly and quietly. The springs, pulleys and cables on both sides of the door should be symmetrical. 2 Dirty tracks Check if the tracks on both sides are clear of rubbish and rust. Use a plumb level to measure that they are level. 3 Loose brackets A typical garage door opens and closes hundreds of times a year, even during Covid lockdowns. This up-and-down action can loosen the door and its brackets and fasteners. 4 Wear and tear on rollers and cables Rollers along the edges of the door should be inspected at least twice a year for signs of chipping, cracking or wearing. Cables and pulleys should have no fraying, broken strands or any other indication of wear or damage.

5 Sticking door All moving parts, such as pulleys, rollers and hinges, can seize up gradually over time. They need to be lubricated at least twice a year. 6 Door opener needs replacing often If your garage door is not properly balanced, this puts undue strain on the door opening mechanism, which reduces its lifespan. To test if your door is balanced correctly, pull the release handle on the automatic opener and lift the door manually till it is open halfway. If it doesn’t remain still but slides down, it is unbalanced or the springs need replacing. 7 Auto-reverse not working As a safety measure, all automatic garage door openers have an autoreverse function designed to stop and re-open it if an object in the path of the door is detected or it hits something while closing. You can test if this is working by placing a piece of wood (without nails!) under the door and close it. The door should stop and reverse when it senses the wood. Older garage door openers that lack this basic feature should be replaced immediately. 8 Worn weather strip The rubber strip beneath the door helps prevent water, leaves, dust and dirt from entering your garage while keeping the temperature within regulated. Check its condition because, being made of rubber, it will wear out. One clue is to stand inside your garage (making sure you have an adequate exit plan!), bend down and see if light is coming through from underneath the door. This means there are gaps and that the rubber weatherstrip needs replacing.

How do I fix my garage door, and how often? If you’re a weekend backyard hero, you may find it tempting to save a few dollars and attempt to address these problems on your own. But some of the problems are downright dangerous to try fixing on your own; the others may look easy to fix but are not. Each garage door make and model has its own specifications that require precision, the right tools and the right parts. Though garage doors look hefty, they have delicate mechanisms that require minute finetuning procedures to have them running at their optimal best. If you make a mistake when trying to solve your garage door problems yourself, you could end up with a nasty Christmas bill by damaging the mechanism or, worse, possibly end up in hospital. Adjusting anything to do with a garage door at all is really best left to a qualified garage door technician. Total and Permanent Disability (TPD) Insurance The odds

In the September FIND issue, we looked at Life insurance. TPD is the ‘other’ insurance that you will often hear about and will likely have if you have an industry fund. Life insurance is intuitive – we know what it is there for and when a payout might occur – when someone dies. Whilst we don’t hear about TPD as much it is obviously important, otherwise it wouldn’t be offered by industry super funds. Nor would it be paired with Life insurance as it often is. TPD effectively means you are never going back to work again, either in your own occupation or in a capacity consistent with your education, training or experience, depending on the definition of your policy. This could occur due to any number of situations: it could be a worst-case scenario accident where you are left in a wheelchair, or suffering ongoing neurological effects of a car accident, or chronic back pain, or mental illness. The list goes on. When someone dies, the financial impact can be devastating. However, with TPD it’s usually worse. The truth is that most people’s TPD need is greater than their Life cover need. Think about it. What would you want covered for your family if you died? Typically, this includes paying out the mortgage and other debts such as a car loan, covering basic living and education expenses etc. You would also factor in whether or not there are assets to sell to assist with this? There may be super, but should that be left for your retirement? This is a nonexhaustive list of questions but will get you thinking in the right way. You are still alive and, by definition, are unable to earn. You are a financial liability. With TPD all of those considerations still exist. But you are still alive and, by definition, are unable to earn. You are a

financial liability. You need to eat and turn on lights etc. There will certainly be upfront medical costs and perhaps ongoing medical costs. Will you need a special bed, wheelchair, will the house need a ramp installed, what about a specially-fitted car if you can still drive? These are the things that TPD insures for beyond Life cover. What are the odds of those events happening? They are perhaps pretty slim on a day-to-day basis. We hear about people acquiring cancer all the time, but not so much the ‘wheelchair’ kind of events. I can assure you it happens. I have seen these events happen to people with and without TPD and the contrast is stark. I equate it to your house burning down – low probability (hence, relatively low premiums) but financially catastrophic, let alone emotional and logistical upheaval. How much does it cost? The answers to the needs questions above may quickly get you to some pretty big figures – a few hundred thousand dollars to $1-2 million of cover is not uncommon. This may be offset by Income Protection if you have it. But don’t be alarmed by this. As per the home and contents example, the cost is relatively cheap for what you are insuring for. It’s impossible to give a price as premiums will vary according to your age, health, occupation and premium structure as well as the level of actual cover you need. I have TPD insurance in super. You may have TPD insurance in super. But is it enough? This is often called ‘group’ super and is a notional amount of super that increases with age to middle age and then declines. It is often not enough to meet people’s needs and how can it be? The super fund doesn’t know your situation. Further, group cover is not usually fully underwritten, so you may not know that you aren’t necessarily covered for pre-existing conditions. Further, beware that ‘own’ occupation cover is not offered by insurance funded

from super. That means you may be in a pretty bad way but the insurer may deem you still able to perform a role consistent with your education, training or experience. That means no payout and having to perform a role that might be very different from your usual job. There is also the ‘ADL’ definition (Activities of Daily Living) which is even further restrictive. This means they won’t pay unless you are unable to perform at least a specified number of certain daily tasks such as feeding/bathing yourself. In short, the probability of a payout is even more slim than the ‘any’ occupation definition. Payouts and tax. Again, the devil is in the detail. Your insurance cover might be a nice chunky number but how will it be paid out? Will it come as a lump sum or an income stream? And what about tax? TPD payouts are treated differently than Life payout when it comes to tax depending on how and by whom the payout/s is/ are received. What you thought you were going to get may look very different to the reality. The bottom line There are so many variables when it comes to TPD insurance. Acronyms – Part 2

Here is Part 2 of our Acronyms list! Last month’s and this month’s list are by no means exhaustive but are a good representation of commonly used acronyms in the business and financial services sector. DJPR – Department of Jobs, Precincts and Regions Any business who has received a COVID business grant will have noticed this acronym on their bank statement PPSR – Personal Property Securities Register This is a public noticeboard of security interests in personal property. The noticeboard is managed by the Registrar of Personal Property Securities. People and business can search the PPSR to find out if there is a security interest registered on personal property. For example, when you buy a car on finance the finance company will register a security interest on the car until the finance is paid in full.

DGR – Deductible Gift Recipients This is an endorsement for a not for profit entity that allows them to issue receipts for donations that can be used as tax deductions. The endorsement categories include health, education, fire & emergency services plus more. It is important to note that generally sporting associations are not eligible due to the rules for DGR. TPAR – Taxable Payment Annual Report This is a report a business will send to the ATO once per year reporting what subcontractors they paid in the financial year and how much GST was included (or not). This report is mandatory for business providing building & construction services, cleaning services, courier services, road freight services, IT services & security, investigation or surveillance services. TPB – Tax Practitioners Board The TPB is a national body responsible for the registration and regulation of tax agents, BAS Agents and tax (financial) advisors. Any accountant, bookkeeper or financial advisor that offers services that

are regulated by the TPB (for example: income tax returns, BAS returns, advising on tax consequences) for a fee must be registered with the TPB. To check to see if your accountant, bookkeeper or financial advisor is registered with the TPB go to https://www.tpb.gov.au/ registrations_search. STP – Single Touch Payroll STP is a relatively new(ish) reporting system that reports payroll to the ATO each time a payroll is processed. This system began in July 2018 for employers with 20 or more employees. From July 2019 all other employers came into the system (with extensions for closely held employees). Every single payroll that is processed (called a “pay event”) must be STP reported either the day before payroll is paid or on the day it is paid. Each time you report you are sending the Year to Date Gross wages, PAYG withholding superannuation accrual. This information is fed to the employees’ myGov accounts and they will be able to see their updated Year to Date Gross and super accrual with several days (or

less) of the STP filing. At the end of the year, the business reconciles their payroll and submits a STP finalisation report to the ATO. Once this is done, employees will see their income from that business as “Tax Ready” and the income will prefill when the Tax Agent is completing their income tax return.

USI – Either Unique Superannuation Identifier or Unique Student Identifier

Most software providers, such as Xero, QBO, KeyPay, etc., offer STP compliant payroll. STP2 – Single Touch Payroll 2 The ATO has been working on expanding what information STP will report. As of 1 January ,2022, STP 2 will come into effect BUT employers who starting reporting STP2 by 1 March 2022 will be considered as having met the 1 January 2022 deadline. Software providers are currently working on the update required to be compliant with STP2. There may need to be adjustments to the payroll setup … we are waiting for further details OTE – Ordinary Time Earnings This is the amount employers pay their employees for ordinary hours of work. It can include commissions, shift loadings (i.e. the extra paid for working on a Saturday). Overtime is not considered OTE. This is important to note as the superannuation guarantee is calculated on OTE and not overtime.

Unique Superannuation Identifier is a unique number allocated to a Superannuation fund. It can be very important to known the USI of a super fund when enter an new employee into payroll as some Superannuation fund companies can have multiple funds. Unique Student Identifier is a number issued to a VET, TAFE or university student that is theirs for life. HELP, HECS, VSL, FS, SSL, TSL – Higher Education Loan Program, Higher Education Contribution Scheme, VET Student Loan, Financial Supplement, Student Start-Up Loan, Trade Support Loan All of these are different means by with students can borrow money from the Commonwealth to support them whilst they are studying. New employees are asked to report on their Tax File Number Declaration form if they have one of these. All of them are repaid once the student is earning over the repayment threshold ($47,014 for 2021-22 income year) even if they are still studying. It is important to note that if someone with one of these debts has several jobs, each of which does not go over the threshold, the extra tax deduction from their wages will not be triggered, even if all of the wages

combined is over the threshold. An employee can choose to voluntarily increase their withholding to ensure they have enough deducted. FEE-HELP FEE-HELP is a loan program to assist eligible fee paying students for nongovernment places. The loan is paid directly to the institution on your behalf and a HELP loan debt is recorded with the ATO STSL – Study and Training Support Loans This is the grab bag term for the two sections above. The term is used on payroll reports to separate the additional tax withholding on an employee’s pay slip as well as payroll reports.

Smoke Alarm ELECTRICAL OPERATIONS By Mark Clutterbuck

With the weather warming up, mornings are getting lighter, and with the clocks jumping forward an hour, we know for sure its officially Spring! Spring is the perfect time clean up around the house and do all the tasks that wouldn’t come to mind during your normally clean, Like cleaning and maintaining your smoke alarms We don’t need to talk about why smoke detectors are important. However here are a couple of important tips to ensure that your smoke alarm investment is always protecting you and your family Beeping: What is Your Alarm Trying to Tell You? Maybe you remembered your smoke alarm because it just started beeping at you. Remember, this is not the ‘Everything is ok” alarm. Beeping indicates one of several problems that needs to be addressed immediately for the safety of your home. Here are the possibilities: •

The smoke alarm has become too dirty.

The batteries need replacing.

Your alarm is old. Most smoke alarms last 8-10 years. If you check the date of manufacture on the back of a beeping alarm and it’s more than 8 years old, it’s time for a new one.

You shouldn’t wait for your smoke alarm to beep to give it the attention it needs, but it happens. Here are some of the common issues we come across with smoke detectors that can be avoided with a little TLC. A build-up of dust There are essential sensors inside a smoke alarm that needs to be clean to function efficiently. A clean sensor can accurately respond to environmental changes in the home, i.e. fire and smoke. When your smoke alarm isn’t working correctly, this poses a threat to your family. Dust, pet hairs and pollen are just a few elements that can build up on the sensor. Dead batteries Smoke alarms make a ‘beep’ or ‘chirping’ sound when they have a low battery or are faulty. Replacing them on short notice can be an issue. Make sure you have spare batteries in your house at all times in case of an emergency swap like this. Many smoke alarms use a 9-volt battery, however in some states 10-year lithium batteries are used, so you should always follow the directions that came with your smoke alarm manual. Should your smoke alarm use a 9-volt battery, ensure that this is replaced annually. Alternatively, an easy way to examine your smoke alarm batteries before it gets to this point is by holding down the test button until you hear a loud alert.

There have been cases of smoke alarms going off for no reason, and the battery didn’t need replacing. So why is this irritating sound still going off? Depending on your circumstances, you might have insects that have covered or clogged the sensor chamber. Clean your smoke alarms with a soft brush, wiping down the outside vents and vacuuming out the unit. Humidity Ionization smoke alarms are susceptible to moisture. They can be a nuisance when placed near a bathroom or other humid areas. The water particles can interrupt the sensors and may not work, or go off at random. To avoid this, use a microfiber cloth when spring cleaning your smoke alarms to absorb any moisture and to prevent further damage. Alternatively, some smoke alarms in your home may need to be relocated to avoid this from happening. Why a Smoke Detector Needs to Be Clean There are critical sensors inside the smoke detector that need to be clean to operate effectively. A clean sensor can accurately respond to environment changes in the home. Many things can get inside a smoke detector—dust, pet dander, pollen—build up on the sensor, and block it from the environment it is trying to analyze. When your smoke detector is not running properly, this of course poses a threat to your family. How to Clean Grab a step ladder and place it on a flat surface under the smoke detector. Most smoke detectors in Australia should now be hard wired with 240v. It is not recommended to use any sprays for a damp cloth on smoke detectors. A simple wipe with a microfibre cloth is enough to remove any dust or moisture from the smoke detector How Often to Clean A smoke detector should be cleaned and have its batteries replaced every six months. Do a walk-through of your home and thoroughly clean all the smoke alarms and replace their batteries. After replacing the batteries, remember to test the smoke alarm to make sure it’s running properly.

Think changing your batteries every 6 months is excessive? Many batteries will last longer than that in a smoke detector, but you want to be cautious with a tool that could save your family. If you think the batteries, you’re taking out still have some juice in them, save them and use them in appliances that aren’t life-anddeath. Now that, that task is off your Spring cleaning to do list you can rest easy knowing you and your family are protected in the event of a house fire. But what if my house doesn’t have a smoke detector or my existing one doesn’t work. Should I get an electrician to install a mains power smoke detector or just grab a 9 v special from the hardware store. Something is better than nothing yes. No Smoke alarms connected to 240 volt mains power (known as mains powered smoke alarms) are required in residential homes: ? ? ? ?

What to ask your electrician for when purchasing a smoke alarm Standards Australia Certification Smoke alarms in Australia are required to comply with the Australian Standard, AS3786. In Western Australia, newly installed smoke alarms must comply with

the current version of the standard AS3786:2014 (which is clearly marked on the smoke alarm). 10 year battery Some models come with a pre-installed non-removable 10-year battery, typically a lithium battery, which will last for the life of the smoke alarm. This means you don’t need to remember to change the battery each year. Remember, even mains powered alarms have back-up batteries, so check they have a non-removable (or rechargeable) battery. Test button This allows you to check the alarm is working. Some models can be tested by shining a torch on the alarm, or by using a household remote control (such as a TV remote). This eliminates the need to climb a ladder or reach up with a broom handle to press a button – especially good for high ceilings or if you’re not very mobile. Hush button Pressing this button silences nuisance alarms for a few minutes – handy if you’ve burnt the toast and set off the alarm, as it gives you some quiet while the smoke dissipates. Some alarms can even be silenced by remote control. Expiry date A visible expiry date is handy as all smoke alarms have a maximum 10 year service life. After that time smoke alarms

may fail to alert you when there is a fire, as their efficiency is compromised by the accumulation of dust, insects and corrosion of electrical circuitry. WA legislation requires mains powered smoke alarms to be installed in houses that are rented, hired or sold. These smoke alarms must also be replaced every 10 years. Interconnection Most mains-powered and some batterypowered alarms can be connected to each other so that if one goes off so do the rest. This means all occupants will be alerted to a fire in your home at the same time. If your home was built after the 1 May 2015, you are required by law to interconnect your smoke alarms.

2021 TA Active asset test passed for "vacant" land used as storage Appeals note: The decision in the Administrative Appeals Tribunal was in favour of the taxpayer, allowing the use of the small business CGT concessions. The event was subsequently updated in January 2020 when the original decision was overturned by the Federal Court. In September 2020, the Full Federal Court then overturned the single judge decision, meaning the taxpayer once again may use the small business CGT concessions. The Full Federal Court advised that small business relief should be applied beneficially rather than restrictively for a taxpayer. The Commissioner of Taxation has not appealed to the High Court of Australia. The ATO issued a decision impact statement on 29 July 2021 where it will continue to review the impact of the decision on its advice and related products. Current decision in case: Land adjacent to taxpayer's main residence was used in the taxpayer's small business, and therefore passes the active asset test. The Full Federal Court has interpreted that this sentence does not use or imply restrictive language such as "ordinary course of a business" or "day to day running of a business".

SA COVID-19 stimulus and relief package Throughout the COVID-19 pandemic, the South Australian Government has implemented a range of stimulus payments for residents and businesses, as well as relief from state taxes. In response to the July 2021 South Australian lockdown: •

The ruling, which has now been finalised after a long consultation process, replaces a now withdrawn tax ruling from 1996. The ruling details the concept of a commercial parking facility, which is necessary for businesses with over $10 million turnover that provide car parking for free to staff. Specifically, a major change in the ATO's interpretation of a commercial parking station exists where a shopping centre car park comes within its definition. Our nationwide project being to rescue single plastic bottle lids from milk, water and soft drink bottles Type 2 and 4 plastics that can not be currently recycled through or curb side collection so it’s benefiting both environment and kids alike for generations to come. Once collected, all lids are sent to our Production plants around Victoria to be shredded and recycled and made into useful products. Our Geelong based Western Victoria Lids4Kids Branch covers a large majority of Victoria and as such we have saved millions of lids from land fill,waterways and turned them into sustainable and useful products that make great unique gifts with each one being very unique with a one off look. We were also Honered to be the winner of this year’s anorgaral. Community Green Achiever Awards that was run buy City of Greater Geelong and to be in the running for the Sustainable City’s Award s currently being judged. We have formed partnerships with a sole and Zero Plastics Australia in the region to help educate others including those at school level and to produce usable products to help raise both awareness and funds to go towards set up a micro plant hear in Geelong to sort lids to be production ready and be able to produce products locally. Each week on a Saturday at 9:00am at Eastern Beach in front of the swimming enclosure Laughter Club Geelong meets for a free half hour of laughing out loud fun and enjoyment. Having a good laugh while doing laughter yoga under a trained leader, connects people, and leaves them feeling happier, healthier and more resilient. October is Mental Health awareness month. Research has proven laughter to be a quick easy way to lift depression. Learning to laugh about life relieves stress helping protect our mental and physical health. A good laugh on a regular basis at Laughter Club is a happy way to better health and wellbeing. Next year will be 20 years of running the free laughter club session each week for the benefit of the Geelong community’s wellbeing.

Overcoming Trauma and Other Difficulties Previously I shared an article on maintaining a healthy mindset in the midst of difficulties. I explained how gratitude helped me overcome my trauma of being kidnapped at gunpoint as a young 20 year old teacher at Wooreen State School in South Gippsland in 1977. The gunman, Edwin John Eastwood was an escaped prisoner from Geelong gaol, who had previously kidnapped the students and the teacher from the Faraday State School near Bendigo in 1972. My students and I were chained together. I was blindfolded and gagged. We were driven five hours away from the school and held at ransom. It was a traumatic experience. How might someone deal with such an experience? How did I overcome that trauma? As mentioned, my first practice was Gratitude. My second practice was to forgive my perpetrator. Forgiving Eastwood wasn’t straight forward. I had a lot of conflicting emotions and thoughts thrashing around in my head. But I knew that if I didn’t forgive, my healing would be severely hindered. Forgiving was like unlocking the chain that had been fastened to my wrist – this allowed me to move on with my life. If I hadn’t forgiven, it would have been like I was chained to my kidnapper for the rest of my life, dragging him around with a massive weight of anger, bitterness and resentment. It’s been described that un-forgiveness is like drinking poison yourself and waiting for the other person to die. Forgiveness is NOT:

1. … saying what happened is okay or that it doesn’t matter. It’s not brushing the experience under the carpet or ignoring it. 2. … thinking that you will forget what happened. It may become less of an issue in our minds, but we don’t usually forget these hurtful things. 3. … suggesting that we will necessarily be best of friends again or even friends at all, unless it is a relationship that we want to continue with.

Forgiveness Is….

Forgiveness is letting go of any right we think we might have to stay bitter, resentful and vengeful. If I had hung on to those feelings, I would most likely have become a bitter and angry person – an abusive husband or father perhaps. Forgiveness is a decision – a hard choice. We don’t normally feel like forgiving, it’s something we do because we know we need to for our own health. Often it is a process of forgiving over and over. It’s best spoken out loud with someone we trust. Speaking well of the person who wronged us is not only a good indicator of how well we have forgiven but also a great way of helping ourselves think positively about that person. ‘Forgiveness is oil to a squeaky wheel’, so the saying goes. The Alphabet Bird Project is an environmental art initiative that aims to engage children and their families with our region’s unique waterways and wetland areas by drawing attention to the needs of locally threatened species. In 2020 and 2021, Grade 4 students from schools across Geelong created artworks representing the 26 waterway and wetland birds that are threatened in our region. The works collected as part of the project in 2021 will be featured at the National Wool Museum as part of the Geelong Nature Forum exhibition, while a selection of the 2020 work will be featured on the Green Spine until late November 2021. Community members, the Geelong Regional Library Corporation, Wadawurrung Traditional Owners Aboriginal Corporation and other stakeholders were consulted during 2020 and 2021 on their aspirations, the project vision and final designs. An open tender process found A W Nicholson Pty Ltd to be the best candidate, based on the tenderer’s project experience, expertise, value for money and project risks. An increase in open space surrounding the library meets the objectives of the Drysdale Urban Design Framework. The Drysdale Town Square will provide a public meeting space and activity spaces.

Innovative and sustainable Drysdale Library to take shape soon Community members are closer to enjoying a modern and accessible library in Drysdale, with the Council awarding the $7.592 million construction tender to A W Nicholson Pty Ltd. The library will be part of the new Drysdale Town Centre at Wyndham Street and will feature communal spaces, quiet study areas, an adult changing places facility, a green roof, an internal courtyard garden, a City of Greater Geelong customer service point and resource efficient systems. The sustainable building has been designed to be a welcoming and safe space that’s open to all members of the community. Low-carbon strategies are set to be incorporated into construction, which will begin in November. The Greater Geelong Council has injected $8.656 million over four years into this project, alongside a $1 million Living Libraries Infrastructure Program grant from the Victorian Government.

Greater Geelong Deputy Mayor Trent Sullivan said the Council was proud to financially support the Drysdale Library, which will promote lifelong learning and social connection for generations to come. “Libraries are more than just books and technology; they importantly increase literacy and foster a love of learning, and are a safe place to meet people, attend activities and develop new skills. The Drysdale Library’s design is quite striking and will become a centrepiece of the township, with connected biodiversity sweeping from the surrounding parkland, into the gathering space and up to the building’s green roof. This exciting project complements our planned investment in new libraries in Armstrong Creek and Lara, upgrades to Chilwell Library and our annual funding of the Geelong Regional Library Corporation, all highlighting the Council’s commitment to provide access to high standard libraries across Greater Geelong.”

Geelong Waterfront Train & Bungy Trampolines If you’re looking for fun things to do with kids in Geelong, then the Waterfront is the perfect place for you. Along with the kids’ activities we’ve already listed here, kids get a buzz out of the Waterfront train and Four Bay Bungy Trampoline. The train runs return trips from the Carousel to the Eastern Beach pools. The ride takes around 20 minutes and leaves every half hour (every quarter-hour in peak season). Kids can somersault and jump 7 metres high (!) at the Bungy Trampoline. Located near the Carousel, there’s a 5-minute jump guarantee (longer when there’s no queue). Open weekends, school, and public holidays from September to May.

Cunningham Pier is one of the most recognisable structures on the Geelong Waterfront. Opening in the mid-1850s it was originally known as Railway Pier. It was an important part of the Geelong Port and you can still see the train lines that were used to transport cargo to the end of the pier. The pier stretches 250 metres out over Corio Bay and its bright white building is a standout feature of the foreshore. The two-storey weatherboard building houses the Wah Bar and Asian food restaurant (bao buns!), Wah Wah Gee. The Pier Geelong function centre is also located here. A large part of this Geelong pier is dedicated to car parking and a convenient covered walkway provides shelter as you walk along the train tracks. Cunningham Pier fishing has always been popular and in keeping with tradition, local anglers continue to use it.

The Poppy Kettle Playground This Geelong playground was inspired by a children’s book written by local author Robert Ingpen. The story focuses on a group of miniature people from Peru, who set sail in an old tea kettle to find the land ‘beyond the horizon’ and eventually come to rest in Geelong. Bronze statutes of the Poppy Kettle people are scattered around the park giving it a fairy tale quality. Other features include an interactive water fountain, a sea dragon, an awesome slide and climbing tower, and a terrific pyramid climbing net. There’s plenty of lush grass to picnic on, public toilets, and there’s usually an ice-cream and hot jam donut van parked nearby.

Geelong Geelong is heaven for skaters as there are more skate parks in Geelong per capita than any other district in the country. And there’s no better location for a skate park than right beside the bay at Waterfront Geelong. The Youth Activities Area to the west of Cunningham Pier is an outdoor plaza-style park. It has a variety of street obstacles including ledges, stairs, rails, and bank ramps. The park also features a basketball ring, bench seating, openair performance areas, and stereo music. Events designed for young people are held here throughout the year, many of them are free.

Western

Beach

People have been swimming, boating, fishing, and playing at Western Beach Geelong since the 1840s. In those days there was an unwritten rule designating Western Beach for men’s bathing and Eastern Beach for women. But some ‘dastardly gentlemen’ would disregard the agreement scaring respectable women away. Today the area is rarely used for swimming, but it’s still a popular stretch of foreshore connecting Rippleside to the rest of the Waterfront. Here you’ll find the Boat House restaurant (Geelong’s best spot for fish and chips), the Poppykettle Playground, a designated fishing area, and the marvelous Western Beach Boardwalk. Curving out over the water the boardwalk has wellplaced seats where you can sit back and watch the sea birds duck dive for fish. In the early morning, it’s perfect for watching the sun come up over the bay.

Rippleside

Park

Located on the western edge of the Waterfront, Rippleside Park Geelong is a pretty grass-covered foreshore reserve. Popular with locals, Rippleside is less well-known to tourists who drive past en-route to more popular areas. The park has magnificent bay views and is particularly appealing to families with young children who love the adventure playground. The huge wooden structure has ramps, walkways, steps, and plenty of nooks and crannies to explore. When the kids tire of the playground the reserve has wide-open spaces to run around in. Don’t forget to bring your footy! Tucked in next to the reserve is tiny Rippleside Beach where you can bask in the sunshine or splash around in the water. Overlooking the whole area is the bright and spacious Ripples On The Bay cafe. This stunning cafe serves excellent coffee and has huge windows with to-die-for water views. Other amenities include picnic and barbecue facilities, toilets, and plenty of car parking spaces.

Geelong The Geelong Waterfront is chock full of public art. From huge impossible-to-miss sculptures, light installations, statues, and hidden whimsical pieces, visitors can enjoy an impressive mix of artistic interpretations. Here are just a few of the unique artworks you’ll see as you walk around the foreshore. Be sure to keep your eyes peeled! North: Located at the bottom of Moorabool Street, this distinctive sculpture is made up of 7 earth coloured structures. Designed to look like it’s floating on water when viewed from higher up the street, no two pieces are placed on the same axis. The Buoys: This striking piece of artwork features a group of channel buoys. Found at Steampacket Gardens this huge sculpture is a favourite with tourists who love to have their photo taken with The Buoys! Grassy Knoll: Found at Transvaal Square this unusual (weird?) sculpture is often likened to the holocaust memorial in Berlin. It’s an interactive piece that visitors can walk amongst and play with to gain different perspectives. The Cargo Boxes: These metal and glass boxes hold examples of the cargo that arrived at the Geelong Port. You’ll find them dotted around the Customs House lawn. The Barcode Fountain: Also on the Customs House lawn beside Sailors’ Rest is this unusual water feature. The shallow fountain has stainless steel panels that are etched with the Noddy’s Softdrink barcode. Noddy’s was a Geelong icon for generations. Paving Splats: Easy to overlook, the Paving Splats are ‘splattered’ around the central Waterfront precinct. They’re made from stainless steel and have inlays that show imported and local objects. The Splats are found in the pavement, so keep your eyes cast downwards.

LEOPOLD SPORTIES BOWLS SECTION By Gordon Guy

Pennant bowls is played on Saturdays, where we have 6 teams competing, and a midweek competition played on Tuesdays where we have 4 teams competing. Social Bowls Social Bowls is just how it sounds. It is a social game of bowls with people from our own club and often people from other bowling clubs. It is played on a Monday all year and on Saturdays during the off pennant season. It is a nice way to meet other people who enjoy the game and to get a feel for how the game is played in a relaxed atmosphere. In 1971 a couple of locals, Len Lewis and Kevin Ash had an idea for a bowls club in Leopold. The idea took hold, a committee formed and money raised. A location was needed that would have enough space for two bowling greens and a clubhouse. Finally, this was located in Kensington Road, our current location and 5 acres purchased for $8500. In May 1975 the club was officially opened as a family friendly sporting club by Brian Dixon, the then Minister for Youth, Sport and Recreation. You can see the results for yourself on visiting our club. There are so many people to thank over many years for their support, encouragement and voluntary help, along with the original crew that helped establish the club. Today the club is flourishing as a well-known pokie’s venue with a 200 seat bistro as well as a function room. The club caters for all kinds of functions such as wedding, meetings and of course parties of all descriptions. From its humble beginnings in 1975 to the huge complex it has now become, the Sporties is continuing its expansion to include two more outdoor dining areas and a dedicated sports area specifically for the bowls and golf sections but also available for hire when not in use by the above.

Monday Social Bowls Start time: Mondays at 12.30 pm Cost: $10 per player. Raffles on the day. Name on the sheet in bowling shed or call Cowboy on 0437 488 111. New bowlers are most welcome to come and try their hand at social bowls or can contact one of the club coaches via our hardworking secretary Barb Duggan on 0425 818 797. Barefoot Bowls. Barefoot Bowls will be available to play once restrictions are lifted. This is a fun game you can enjoy with your friends whilst enjoying the club amenities. Experienced bowlers will be available to show you the ropes. No experience necessary.. Cost is $10.00 per head for up to 2 hours of play. This is a great option for an end of year function. Just book by calling the club on 5250220 giving your name, date and time required and importantly the number of people in your group as restrictions ease and things get back to near normal it is hoped in the summer months to hold a corporate barefoot bowls tournament between the many businesses located in and around Leopold. Further details to come.

Unfortunately, due to the pandemic much of the expansion has been delayed with the exception of a beautiful heated outdoor deck area adjacent to our A green, where you can drink and dine while watching any bowls taking place or look at the many fox sports screens available. The pandemic has also negatively impacted on any bowls being played but there is light at the end of the tunnel! The Geelong Bowls Region, who are responsible for lawn bowls in this area, have indicated that Nov 6th could see the start of the 2021/2022 pennant season. Present Find Card You are required to present your Find Card at any participating businesses if you wish to secure the discount or goods/service being offered.

Authentication Code & Customer Signature All Find Cards must display an Authentication Code and a members signature to be deemed VALID. If your Find Cards does not display your signature and the correct code, the business can refuse to provide the discount offer advertised. You will receive your Authentication code after registering your Find Card.

Valid Find Cards have four folds and contain six different categories. Valid Find Cards will have its Regions logo sticker placed in the circle at the back and has an Authentication code display in front of the Find Cards.

NOT VALID

Find Cards that DO NOT display its Regions Sticker in the circle at the back and DO NOT display an Authentication code in front of the Find Card are INVALID. They will not be accepted at any participating businesses. Also, your signature must be present. You may be asked to present ID to verify that Find Card belongs to you.
