About the Find Geelong By Warren Strybosch

The Find Geelong is a community paper that aims to support all things Geelong. We want to provide a place where all NotFor-Profits (NFP), schools, sporting groups and other like organisations can share their news in one place. For instance, submitting up-and-coming events in the Find Geelong for Free.

We will also try and showcase different organisations throughout the year so you, the reader, can learn more about what is on offer in your local area.

We do not proclaim to be another newspaper and we will not be aiming to compete with other news outlets. You can obtain your news from other sources. We feel you get enough of this already. We will keep our news topics to a minimum and only provide what we feel is most relevant topics to you each month.

To help support the paper, we invite local businesses owners to sponsor the paper and in return we will provide exclusive advertising and opportunities to submit articles about their businesses. As a community we encourage you to support these businesses/columnists. Without their support, we would not be able to provide this community paper to you.

We invite local council and the current council members to participate by submitting information each month so as to keep us informed of any changes that may be of relevance to us, their local constituents.

Lastly, we want to ask you, the local community, to support the fundraising initiatives that we will be developing

and rolling out over the coming years. Our aim is to help as many NFP and other like organisations to raise much needed funds to help them to keep operating. Our fundraising initiatives will never simply ask for money from you. We will also aim to provide something of worth to you before you part with your hard-earned money. The first initiative is the Find Cards and Find Coupons – similar to the Entertainment Book but cheaper and more localised. Any NFP and similar organisations e.g., schools, sporting clubs, can participate. Follow us on facebook (https://www. facebook.com/findgeelong) so you keep up to date with what we are doing. We value your support, The Find Geelong Team.

Of the 360 lots available in the auction, 358 were sold, realising a total revenue of $647,642,100, equivalent to almost $0.0127/MHz/pop.

“This outcome represents another significant milestone for 5G in Australia. The successful allocation of this spectrum will support high-speed communications services in metropolitan cities and major regional centres throughout Australia,” said ACMA Chair Nerida O’Loughlin.

Dense Air Australia Pty Ltd won 2 lots for $28,689,900, Mobile JV Pty Limited won 86 lots for $108,186,700, Optus Mobile Pty Ltd

Us Pressure To Stop Fossil Fuel Subsidies Daniel McCulloch and Rebecca Gredley (Australian Associated Press)

Scott Morrison faces increased pressure to stop subsidising the fossil fuel industry as he promises $540 million to reduce emissions ahead of a climate summit. The virtual summit to be held later this week is organised by US President Joe Biden and convenes the world’s biggest polluters in a bid to ramp up global efforts on climate change. The prime minister has announced $263 million for carbon capture and storage, and another $275.5 million to set up regional hydrogen hubs. Mr Morrison expects the projects to create more than 2500 jobs and reduce emissions. He insists the twin technologies will be crucial if Australia plans to achieve net zero emissions by 2050.

The strategy forms part of the government’s plan to cut carbon emissions and comes ahead of a global Leaders Climate Summit, hosted by Mr Biden on Thursday to coincide with Earth Day.

US energy policy expert Alden Meyer says that includes Australia.

Australia’s peak oil and gas industry body said the investment in new hydrogen and carbon capture and storage projects would be a massive boost for the sector.

“We are in a big hole with climate change and yet we are paying people to produce and burn more of the things we say we don’t want. It makes no sense at all.”

But the left-leaning Australia Institute said the announcement was disappointing, arguing the government was using the guise of climate action to support fossil fuel companies. Energy Minister Angus Taylor says carbon capture and storage – where emissions are stored deep underground – will allow industries to continue on while reducing emissions. He has no plans to phase out coal.

“We want to make clean energy more affordable and reliable while looking for ways our investments can get more people into work,” he said on Wednesday.

“Coal will play a big role in our energy mix for many years to come, it’s an important source of our energy right now and will continue to be,” he told 2GB radio.

“We cannot pretend the world is not changing. If we do, we run the risk of stranding jobs in this country, especially in regional areas.”

The US is moving to phase out subsidies for fossil fuels and is using its power to urge other countries to do the same.

“The old saying goes when you’re in a hole the first thing is to stop digging,” he told an online forum.

Mr Meyer says the US has taken a wholeof-government approach to climate change, which Mr Biden described as an existential threat in his campaign.

“Australia is going to be hearing about it in every meeting,” Mr Meyer said. “This is going to be unrelenting pressure on every front where Australia has to deal with the United States.” Mr Biden is expected to pledge to halve the country’s carbon emissions by 2030 from 2005 levels. The United Kingdom will also announce ambitious carbon reduction targets that include shipping and aviation emissions.

Pfizer CEO says a THIRD Covid vaccine dose will be needed as soon as six months after someone receives two shots - and then people will be vaccinated annually Pfizer Inc’s CEO says he believes people will ‘likely’ need a third dose of the COVID-19 vaccine. During a panel discussion hosted by CNBC in conjunction with CVS Health that aired on Thursday, Albert Bourla said a potential booster shot would be administered six to 12 months of being fully vaccinated. Bourla added that he thinks it is possible that people will need to be immunized against coronavirus annually. ‘There are vaccines that are like polio that one dose is enough...and there are vaccines like flu than you need every year,’ he said. ‘The Covid virus looks more like the influenza virus than the polio virus.’ Recently, updated from clinical trials showed that the Pfizer vaccine was more than 90% effective at preventing COVID-19 six months after the second dose. However, more data is needed to determine if protection lasts beyond six months (Berkeley Lovelace Jr., 2021) (Source: CNBC)

Accountants and Tax Agents To Verify Identity of Clients

By Warren Strybosch

The ATO and Tax Practitioners Board (TPB) are now requiring tax agents and accountants to verify new clients in an attempt to reduce identity fraud.

“We’re asking that they perform identity checks from this point on, at the next opportunity in their normal dealings with clients,” Ms Gallagher said.

“The Tax Agent Services Act 2009 does not expressly set out minimum requirements for tax practitioners to verify a client’s identity,” he said.

In a joint statement, the ATO said it has seen an increase in attempts by criminals to commit refund fraud by stealing the identities of taxpayers. This, the ATO said, has coincided with an increased reliance on technology and remote working practices.

The ATO is encouraging tax practitioners to voluntarily start adopting the new client verification standard immediately before it becomes law. The TPB hopes that these measures will better protect Australians from tax fraud via identity crime.

The ATO and TPB will bring in mandatory laws which will require tax practitioners to verify the identity of new clients and for existing clients, only when they next do any work for them.

"However, there are implications under this Act if tax practitioners fail to take reasonable steps to ensure the identity of their clients is established. Our draft guidance provides practical guidance and examples, so tax practitioners do not fall foul of their obligations and put their registration and business at risk.”

TPB chair Ian Klug AM said the guidance will apply to all registered tax practitioners regardless of whether they use the ATO’s online services or not.

So, when you see your tax practitioner next time, be prepared to produce your Drivers Licence or other form of Identification to prove your identity.

Suncorp Sells Super Business to LGIASuper

By Warren Strybosch

Another bank has sold their superannuation business. Many banks have now divested themselves of their financial planning arm of the business with SunCorp being one of the latest to do so. Suncorp is selling its superannuation business to a less known company called LGIAsuper. Suncorp believes this is a good outcome for its 137,000 superannuation members. This will help LGIAsuper grow its superannuation under advice to $28 billion before it’s proposed merger with Energy Super.

“The values and purpose of LGIAsuper, which is also headquartered in Queensland, align closely with those of Suncorp. This transaction will also enable the combined businesses to take advantage of size and scale benefits,” said Suncorp CEO for banking and wealth Clive van Horen. LGIAsuper has also agreed to offer roles to the approximately 130 employees who work directly or indirectly within the wealth business. For those Suncorp members who would like to have a choice in the matter and

be provided with a FREE review of your current superannuation, we invite you to reach out to Find Wealth Pty Ltd, who will provide you with a Free Super Report. Car Buyers May Pay More Amid Shortage Steven Deare

(Australian Associated Press)

Australians buying new cars have been warned sellers have the upper hand while a supply shortage continues. The nation’s peak industry group on Wednesday said buyers continued to face delays for deliveries as global supply chains remain crippled by the coronavirus. Car manufacturers are struggling to gain ample semiconductors to meet demand, as the ramifications of the virus outbreak last year continue.

Deliveries of Sony’s PlayStation 5 console, made available last year, were also limited due to similar problems in supplying semiconductors. NRMA spokesman Peter Khoury had advice for prospective buyers. “There really isn’t much opportunity to negotiate on price because whatever cars are there, dealers are selling,” he said. “It’s definitely a seller’s market.” The NRMA has been trying to acquire more cars for its Thrifty rental fleet as travel demand improves.

Mr Khoury said this was not easy due to the shortage. He expected the nation’s vehicle shortage to ease later in the year. Federal Chamber of Automotive Industries director of innovation Peter Griffin said customer demand was strong in spite of the delays. The industry recorded its sixth consecutive month of growth on the past financial year, which was wracked by COVID-19. There were 92,347 new vehicles sold in April, an increase of 137.2 per cent on the same month last year. Toyota was the most popular choice, followed by Mazda and Mitsubishi.

SMSF – Are You Ready For The New Independent Auditor Standards? ACCOUNTANT By Warren Strybosch

With the introduction of new independent auditor standards which take effect on the 1st July 2021, trustees and advisors will need to review their documentation before an audit falls due. Already, trustees are having to get new investment strategies put in place as most auditors, if not all, are now not accepting the standardised investment strategy found in most trust deeds. Auditors are wanting to see investment strategies that reflect the client’s circumstances and to address issues around single assets e.g., property. Also, auditors will be looking more closely at personal insurances for members and trustees to make sure they are adequately insured or that the trustees/members are fully aware of the issues when faced with underinsurance or where there are no insurances in place. Given most accountants are not able to provide advice around investment strategies and/or personal insurances, they will need to refer their clients to a financial advisor. This means trustees will be paying more money in fees to make sure the SMSF remains compliant. The issue is that these new independent auditor standards are based on interpretation and that there is not one standard that fits all. What we mean here is that each auditor can interpret the law differently. You will find some auditors will want to see proof the client has been to a financial advisor and not just had a discussion with the accountant. Others may want to view a detailed investment strategy outlining the future benefits or issues related to certain assets held in the SMSF. Speaking at a recent Topdocs strategy update, ASF Audits head of education Shelley Banton said with the new auditor independence standards will require greater considerations on how the new auditor is going to be looking at the SMSF investment strategies and if trustees have given consideration to their own personal insurance needs and the members personal insurance needs.

“Once there is a change in the auditor, the first thing advisers need to consider is whether the investment strategy actually complies with Reg 4.09 in all of those key compliance areas or does it simply recur to take the legislation because, if it’s the latter, then there’s certainly some work that needs to be done.” Ms Banton recommended that it’s better to be proactive and have a conversation with your SMSF auditor up front rather than waiting for audit queries to come through. This can be addressed on an entire basis of the fund’s strategy and can be a better approach when considering if the audit is going to be held up at the end of the day. Another area to consider is insurance where the requirement for trustees to consider insurance was introduced back in 2012. “Now this is something which is typically just considered in the annual minutes in each year because that is what comes through the SMSF administration software, so you may need to do a little bit more work. Think about if there is actually a specific addendum to the investment strategy which was developed at that time or is it actually included in the body of the investment strategy,” she said. “It’s an aspect to consider because SMSF auditors will be looking more closely at this and it’s going to hold up the audit.”

of the fund justified in giving effect to the investment strategy? “Once again, all these are definitional elements of Reg 4.09 being considered in relation to these non-standard assets.” At the end of the day, Ms Banton said SMSFs need to make sure the investments are appropriate to the retirement needs of the member and the full circumstances of the fund. “These are the types of things that are going to be looked at and reviewed potentially with a fresh set of eyes for the first time,” she said. “There are a lot of questions that need to be answered not only in this area of compliance but obviously across the board with the new SMSF auditor, and once again, you may be better off having an upfront conversation to reduce any delays in completing your audits.” At Find Accountant, we provide SMSF tax advice. Our senior accountant is also an award-winning financial advisor. If you require SMSF advice or are considering whether or not to wind up your SMSF, then speak to Warren Strybosch at Find Accountant Pty Ltd.

How to Think Like Richard Branson (and get his results too!)

RESILIENCE COACH By Sally Higoe

One of the biggest problems that will stunt growth in your business right now is the ability to ask yourself “How can I think differently?” Because if you knew better, you’d do better, right? When approaching any challenge, if the first thing you did was to approach it with ’new’ thinking, you’d open up new possibilities in your mind, which in turn will give you new results. Branson does this all the time and that’s why he’s always a cut above the rest with new initiatives and pushing through mountainous challenges. It’s about opening up our mind to new experiences and ways of thinking that we hadn’t even thought of before (because if we did know how to think them then we’d know how to access them and thus, reach the changes we wanted, right?!). Are you sick of dealing with constant fires? Had enough of seeing your business fall short of expectations? Sick of failing with so many new ideas? Want to see positive change happen in your team? Do you want better results in a transformative way that will help you to move forward in ALL areas? Well then, it’s time to learn to know, exactly what you don’t know! Because it’s only beyond what we do know that we’re able to find what we don’t know. (Did that sentence mess with your head?... maybe re-read!) Think about it. If you knew how to have an extraordinary team that constantly produces great results, you’d have it. If you knew how to make sure that each month produced profits better than the last, you’d do it.

The transformation takes place when you’re able to go beyond what you know and in to the unknown.

Being self-aware of when you are using old thinking to deal with new and unfamiliar situations.

This ‘boundary condition’ thing I’m talking of is also known as called your ‘comfort zone’.

Asking different questions that focus less on the problem and more on what you need to learn to be able to manage it. For eg:

....And it’s just outside of that where ‘possibility’ lies!! So how do you access possibility? By stretching the circumference of your comfort zone... The only way to see a challenge, problem or idea as manageable is to expand your thinking, so that what was once outside the boundary conditions of your thinking (your comfort zone), is now inside... and now much more manageable because you’re comfortable with it. Take a look at the attached diagram. Notice that possibilities lay outside of your comfort zone? Now imagine that one of those dots represents a problem. It seems bigger and harder to tackle because it is outside of our boundary condition – we simply can’t see how to manage it.

The reason that you don’t is because it is outside of what you know. It is outside the boundary conditions of your thinking.

When we expand our areas of thinking, the way that we view a problem or situation, we stretch our comfort zone. By doing this, we’re able to move what is possible IN TO our realm of thinking – and it’s here that we can effectively tackle it.

You must go beyond these boundary conditions to create transformation in any area of your life.

Expanding our thoughts beyond the boundary conditions of our thinking is about:

“What are the possibilities here?” “How can we turn this around?” •

Learning that courage can only come through action, it does not arrive by mail or just turn up one day... you MUST ACT... and accept that ‘failing forward’ is OK too

Recognising that fear is normal, and that waiting for fear to disappear is waiting for the impossible... the fear is always there... but so is courage, and when we act, we feel courage.

If you’ve loved reading this and are keen to discover where (or where else) you specifically need to stretch yourself for maximum benefit, email me on sally@ team-resilience.com.au and mention this article. You’ll receive an email containing a comprehensive Gap Analysis Questionnaire that will bring awareness to the areas you’ll need to focus on for growth and strategy implementation within your team and business.

My Business is My Retirement Plan FINANCIAL PLANNER By Mark Kruger

It’s a great feeling to run your own business, lots of work and it’s right for a lot of people. Many businesses start on the kitchen table or in the back shed and gradually grow from there. They might require a good deal of investment for the first few years on things like equipment, software and systems, accounting, legal, branding, advertising, sourcing stock, market sounding, developing and refining new products and services. The list goes on. This is all a drain on cash but it’s exciting – “got to spend money to make money” they say – and you probably aren’t thinking of building wealth elsewhere because retirement is years away and you are building a business. But this is where I want you to take a step back. Many people assume that they will be able to sell their ‘business’ in the future for a sum that is going to support them in retirement without giving much thought to what they might need in retirement. And they don’t have wealth accumulated elsewhere, so it all rests on the business. So the first point is that you might want to get a bit more objective on what that figure needs to be, even if you are 20-30 years away. It’s worth having your eye on the ball and working backwards from there. If you need $x to retire on, what has to happen between now and then? Are you on track? Is your business really going to be worth $x? What has to change? What will it look like if nothing changes? Do this every few months with your business partners and family. Get expert advice if what you have been doing isn’t working. The Association of Superannuation Funds of Australia provides some guidance of standards of living in retirement. https://www.superannuation.asn.au/ resources/retirement-standard Further, having worked in valuations at a Big 4 consultancy, it is typical for business owners to overvalue their business (I can’t remember someone undervaluing their business actually…). Please don’t take this personally, but it’s not about how much a business owner thinks it’s worth, it’s what the market thinks, and that can change quickly. One man’s trash is another man’s treasure. Initiate conversations with professional business specialists years in advance to prepare your business for sale and be conservative in your expectations.

The second point is this. Allowing for any exuberance/consertvatism in the actual sale price, what will you be able to sell your business for? This is where it gets interesting. Does your business have its own identity and value that you have added (customers, brand) without your being there or, at the other end of the spectrum, do you operate as the only key employee/director of a company? Many people speak of their ‘business’ where in fact they are the latter and generating just enough to live on, not leaving much value in the business. It’s similar to being a sole-trader, albeit within a company structure. You might make the best cake or build the best deck in town, but if the business is sold and you aren’t there, the value of the business has left the building. What would someone pay for your business? What value have you added to the business itself? How much of the business is YOU and YOUR expertise, skills and vision? This can be a bit of a shock to see where you are on that spectrum.

It’s worth having a good honest look at things with the people close to you and adjust course if need be. Reach out for a free initial discussion about what your options might be.

So consider this. By financially putting all your eggs in the one basket via your business, you might not be headed where you want to be headed for any combination of reasons outlined above.

Can you use Superannuation to buy a Home?

To be eligible, you need to: 1. be aged 18 years or older; 2. have never owned a property in Australia; 3. not be in the process of using FHSS to purchase other property, and 4. not have requested a release of FHSS funds for a home purchase previously. How to withdraw your FHSS contribution to buy a house? You must apply for and receive a FHSS determination from the Australian Taxation Office (ATO) before signing a contract of sale for your first home or applying for the release of your FHSS amount. You have 12 months from the date you make a valid release request to the ATO to sign a contract to purchase or construct your home.

LAWYERS By John Van Beveren

The answer is yes, you can use your superannuation to fund a home, but only in certain situations. Withdrawing your superannuation early without meeting a certain condition of release is illegal and can cause severe fees and penalties that will need to be payable by you. So, it is important to withdraw your superannuation right. Below are the situations where you can draw from your superannuation to assist in owning a property: • • •

financial hardship; buying an investment property; and saving for your deposit for your principal place of residence.

Financial Hardship If you already have a mortgage, and are at risk of foreclosure, you can apply to access your superannuation early under compassionate grounds. For more information, visit this page. Buying a house as an investment You can take control of your own superannuation by opening a selfmanaged super fund (SMSF), giving you the ability to decide when and where your super is invested into. If you do have an SMSF, you may use your superannuation to buy a residential investment property, but only if you do not plan to use it as a principal place of

residence for you or any of your relatives to live in it. It cannot even be classed as your holiday home. To buy a residential investment property with your superannuation, you do not need to save up the total value of the purchase price. You can use your super as a deposit to secure a loan. Make sure when you do choose your property that you are happy with it. Basic renovations are okay to do (i.e. fixing what is broken) but improvements and development are only permitted so long as there are no outstanding loans and the improvements are done with internal SMSF cash.

If you need more time to choose your property, you can ask for a 12 month extension from the ATO or keep the funds that you voluntary contributed, but you will be taxed an amount of 20% on the assessable FHSS released amount you applied for. So remember, the amount that you save under the FHSS can only be released for your first home in Australia. The home must be for residential purposes, located in Australia and excludes houseboats, motor homes, and vacant land. Buying a first home? Download our free Stress-Free Guide to Conveyancing.

First Home Super Saver (FHSS) scheme What if you do want to buy the home as your principal place of residence? First home buyers can make voluntary contributions up to $15,000 a year to their superannuation, with a $30,000 lifetime limit, which can then be used as a down payment on a home. Taking part in the FHSS scheme takes a little preparation, but it is well worth it if you need encouragement or structure to save for your first home. The FHSS effectively works like a savings account that you cannot dip into without first going through an application process. When you’re ready to buy your first home, you can only apply to release your savings and their earnings with the ATO once (i.e. one time) for any amount up to the maximum – so it’s important to

Yet there are other reasons. You may be moving into a house that needs a bit of a refresh and a change of colour scheme, to suit your preferences. This is particularly handy to do before you move your furniture in. You may have been living i n your house for a little while, and simply feel like a change. Or, if you’ve had young kids, your walls could well be marked, and showing a little wear and tear.

The Best Times to Paint Your House

(There’s certainly nothing quite like the scuff marks from toys and the odd crayon disaster!) Minimising disruption

PAINTING & DECORATING By Steve Dahllof

Painting your house can seem like a massive undertaking, and one that you’d simply rather avoid. Yet, with your house most likely being your biggest asset, a fresh coat of paint not only increases its value, but also protects it from weather damage and more. Let’s look at when you might consider painting, and how you might manage it. Exterior Painting If you own a weatherboard house for any length of time, painting is clearly going to become a fairly regular, and highly essential, maintenance task. While you may be able to get away with only painting once every 10 years or so, often, it’s far cheaper and easier to repaint before the existing paint starts to diminish or deteriorate. Once your existing paint starts flaking off for instance, your weatherboards will need a lot more prior preparation to ensure a quality finish. And if you live on a coastline, being hammered by salt and sea spray, you’ll clearly be wanting to paint far more often. Brick houses may not require quite as much attention, but many old properties may still have timber window frames, and more modern houses sometimes have timber features. These also will need regular attention to keep them looking great. And don’t forget to regularly check your paintwork close up! Sometimes you won’t see the first signs of paint deterioration with that quick glance as you run out the door on a daily basis. You need to take the time to inspect it properly.

Interior Painting Interior painting tends to be more of an aesthetic consideration as opposed to protection. However, there are times when it does become imperative to paint, to protect the integrity of your walls and plaster. Your bathroom in particular needs good ventilation, but in older homes, there’s a good chance you may end up with mould and mildew in spots, such as over the shower, that really benefit from a good scrub and repaint. Otherwise though, repainting your interior is a great way of freshening up the feel and look of your home. Colour trends have certainly changed over the years. Where once darker colours and shades of beige, or ‘mission brown’ might have trended – these days, it’s generally about being fresh and light. Particularly, if you’re keen to sell. That said, a splash of colour on a feature wall can really enhance certain spaces and complement your individual personality. Painting can be highly modernising your property.

effective

at

When painting the exterior of your house, it’s best to do it BEFORE winter. You clearly can’t paint, or achieve a quality finish, if it’s too cold for the paint to dry, blowing a gale (and blowing dust around) or pouring with rain. Getting your interiors painted can be even trickier though, as it can cause some major disruption for a week or two. You’ll need to be able to move furniture off the walls, and either get items out of the house, or ensure they’re well covered. If you have a holiday planned, then it makes sense to get it done while you’re away. That way you don’t need to be tip-toing around wet paint and dodging the painters and their equipment. Failing that, you could see if you can stay with family or friends for a week. If however, removing yourself from the house just isn’t possible, a good professional painting company should be able to work with you to come up with a schedule to minimise disruption to you and your family. But let’s face it, a freshly painted house, can be well worth a week or two’s disruption.

Add value, add personality or get ready to sell Clearly, the number one reason for painting, particularly internally, is to freshen things up before you sell your property. Often, buyers are more likely to fall in love with a home, and are more likely to pay higher prices, if you use fairly neutral tones and give your home a more modern look. Lighter shades provide a feeling of space, light and the ability for an owner to view it as a blank canvas, that they can customise to their tastes.

The lawn of your dreams…or at least one you are not embarrassed of your neighbours seeing!

Tip 4 - Weed Removal Prevention

Why? • Aesthetics • Less competition for the grass of the available nutrients in the soil • Little and often to prevent spread

PROPERTY SERVICES By Daniel Tomlinson

Perfection takes time and being realistic the vast majority of the population either don’t have the time or, quite frankly have better things to do with that time than monitor and tend to their lawns 24/7. How? • In the morning before the heat (not late evening as this can promote fungus with sitting water) • Depends on costs but simple as a soaker hose, sprinkler or if you want the human error taken out of this use a timed irrigation system • At least once but 2-3 times per week with a deep soak to imitate a downpour for 30-60 minutes and adjust frequency and volume according to local weather

Public Liability Insurance GENERAL INSURANCE By Nicole Nelson

Public liability insurance is one of the most important business insurances in Australia. It can cover legal costs and compensation for damages caused by your business operations. For example, a water pipe you installed leaks and damages your client’s property. Or an expensive artefact is damaged by your contractor while painting a client’s home. Or a customer hurts themselves at your cafe simply by falling on your slippery floor, or from your “faulty” chair. While public liability insurance is essential for all business types, it is important to understand how its cost is evaluated. This is because the cost of public liability insurance varies based on coverage and insurer. There can be a difference of a few hundred dollars or even a few hundred thousand. How much you have to pay is determined by several factors.

• Business Type An insurer will analyse how much risk is involved in your business operations. For example, trades such as electricians typically have more public liability risk than a home or office-based business. That is why generally their premiums are costlier. • The size of your business For example, if you employ 8 electricians who visit multiple properties each day your business is typically considered a higher risk than a similar business employing 2 electricians.

This article provides general information and hasn’t taken your circumstances into account. It’s important to consider your particular circumstances before deciding what’s right for you. Although the information is from sources considered reliable, we do not guarantee that it is accurate or complete. You should not rely upon it and should seek qualified advice before making any investment decision. Except where liability under any statute cannot be excluded, we do not accept any liability (whether under contract, tort or otherwise) for any resulting loss or damage of the reader or any other person.

• Location of your business Where your business is located can also be a determining factor to the cost. Places that are prone to storms or high theft areas may have higher costs. • The level of cover Public liability cost is also determined by the level of your cover. The good news is that the cost does not typically go up exponentially with the increase in the level of cover.

TIME FOR A SEACHANGE? SALARY PACKAGING COULD BE THE KEY SALARY PACKAGING SERVICES By Dan Nicholls

It’s been widely reported since the end of the COVID lockdown that people have been leaving the metropolitan area of Melbourne in droves. The stats bear this out, speak to any real estate agent or service in Geelong and it is actually a real thing. We too have noticed an increase in people moving away from their urban base to our region or further into the country/regional Victoria (this is mirrored in other states too). For some this has been an easy decision but for others weighing up the pros and cons can be difficult. It typically comes down to money and work. There are many rural areas where the businesses, trades and services are struggling to attract staff due to wages being lower at first glance. However there is more value than simply looking at the headline salary or hourly rate – WHY? Well because with salary packaging the gap between what a person needs to earn to make the move and what is being offered closes, potentially to the point where the dream can become a reality. Here is one such example which illustrates how salary packaging can make the numbers work:-

By Salary Packaging to her full entitlements, Joy’s after tax salary is effectively $43,985 per year.

In rent savings alone, Joy has nearly $3,000 per year more by making the move.

BOOKKEEPER By Mary-Clare Switz

The year of COVID, Cash Flow Boost and JobKeeper highlighted to many businesses how fragile their cash flow is. Cash Flow in simplest terms is the art of having enough money to meet your payment obligations. BUT, Cash Flow needs to also be about having enough money saved to get through slowdowns and tough times. My top 10 tips for improving Cash Flow that can be implemented now: 1. Keep your Sales invoicing up to date For retail business this is easy as they are taking payment for goods and services at the time of sale. Services and supply businesses who invoice on terms need to ensure that the invoice their sales regularly so that the payments from customers come in regularly.

MAY 2021 | FIND GEELONG

5. For repetitive monthly invoices set up direct debit …

9. Set up Holding accounts for your GST, PAYG & Super …

For those invoices that are a fixed fee each month, set up a regular direct debit using a payment gateway. Customers will not forget to make payment as it will be sucked out of the bank account monthly ensuring a regular injection of funds.

Paying a BAS or the quarterly Superannuation obligations are a common pain point across all businesses, no matter how small or how big. Set up 1 or 2 new bank accounts for holding GST, PAYG Withholding and Superannuation ready for payment on their due dates. We find businesses who move money into these holding accounts regularly improve their ability to manage cash flow across their entire business.

6. Increase your pricing This one is not always so obvious to businesses. You do need to consider that since your last price increase your costs have risen … is it now time to introduce a price increase? If yes, this is a simple way to get a quick lift into the bank account. 7. Control costs

Debt collection is never fun, but the squeaky wheel gets results. Be very strict with pursing overdue debt.

Just because something is shiny and bright does not necessarily mean you or you business neeeeds it. Look out how much stock you are buying in to sell … assess if you can buy less more often. A lot of money can be tied up in stock sitting on shelves. Create a ‘build to’ list for all your regular stock … this is a list nominating at what quantity of an item do you get down to before you reorder. Review all costs for your business and consider where you can change purchasing habits and choices to help slim down your costs this includes looking at your staffing too.

4. Offer more than one way to pay

8. Reduce Inventory

Businesses now have a myriad of ways to take payment from customers. Aside from internet bank transfer, add a ‘Pay Now’ button on your invoice which is connected to a payment gateway such as Stripe, Pin Payments or Square.

Take stock of what you have on the shelf. Consider selling excess stock at a discount. A sale can be a good way of sparking interest in your business as well as reduce the amount of cash being tied up in inventory.

2. Review your Payment terms Are they 30 days End of Month?, 14 days? consider tightening up the length of your payment terms to a shorter period. 3. Monitor your Accounts Receivable

17

10. Upgrade from Software …

Spreadsheet

to

It is surprising how many micro and small businesses have not yet moved into modern bookkeeping software such as Xero. By using online bookkeeping businesses are far more up to date and across their cash flow as well as allow their Tax Accountant real time access to their financial records. No business is too small for modern bookkeeping software! Talk to us at Biscuit Business Services if you are ready to make the move.

YOU HAVE BEEN HACKED WEB DEVELOPER By Adam Sims

In our Find Geelong April article entitled “Secure a Webpage” we explored how the sweeping global changes in working environments have created opportunities for hackers and risks for website owners, followed by a few tips and tricks you can use to protect yourself. With an ever growing number of people working remotely from home and cyber security breach instances on the rise, peoples devices, identities and web platforms have never been more at risk. When we think of webpage security breaches and hacking, it conjures images of a cyber thief breaking into your digital property and stealing something. It’s easy to dismiss this risk in the comfort of “It’s OK if my webpage gets hacked, it doesn’t contain any important information anyway!”, or does it? This month in May, we are going to go on a journey of one Small to Medium Enterprise, let’s call them “Joes IT”, who operated a Mobile Tech Support business, who experienced a situation where they didn’t know they had been hacked, until the day came when they did. When Joes IT met aWebpage It was sometime in 2017 when Joes IT first reached out to the aWebpage team with a view to engage us for Search Engine Optimisation services. The owner of Joe’s IT let us know how they had spent a significant amount of time across the past year attempting to optimise their site with little success, and they had been referred to aWebpage as a service provider who had a talent for ranking sites, by people they met via a popular Tech Support forum online.

After our initial meeting, Joes IT engaged aWebpage to perform a Website SEO audit, from which a report would be produced and delivered detailing their websites search engine optimisation strengths and weaknesses. One week later, after many hours of crawling the internet and analysing cross-comparative data that measured differences between Joes IT and their top ranking competitors, the SEO audit report was ready to be delivered. Of key interest, was the Joes IT search result indexing table. This is a table of prominent pages that appear under the Joes IT domain name that appear on search engines. On this table there were some unexpected anomalies in the form of sites that contained a raft of adult content. Accompanying this table was a small graph with the volume of web traffic received by each page, with the traffic received by the second site dwarfing the traffic received by Joes IT. When aWebpage enquired with Joes IT and asked if they were aware of a second site being run under their domain they advised that “Joes IT” is the only website authorised by them to run on that domain. You can only imagine Joe’s ITs surprise and horror when they discovered a second site that was also running under their domain, and had been running there domain for an unknown period of time and judging by the traffic graphs, had been seen by a large volume of people. Without going into potential brand damages, and inflated infrastructures costs incurred from high volumes of traffic, one thing was certain, the second site had to go! But before that, we had to determine how the site found its way onto Joe’s ITs hosting account to ensure that it would not happen again.

It was revealed that Joes IT had formally hired international freelancers through a popular labour hire website to perform some simple web administration and development tasks. As it turns out, that relationship broke down on both sites, resulting in unpaid invoices and undelivered work, and the international freelancers choice to take advantage of a cyber security vulnerability they previously installed to use as a backdoor, so they could return at a future date and squat on Joe’s ITs web hosting services at Joe’s ITs expense. Despite being technology savvy by most people’s standards, Joe’s IT had been hacked. Thankfully, because the aWebpage team had cyber security expertise and the specialist know-how needed to respond to hacks, Joes IT was able to remove, repair and restore their web hosting service and content, but what if the web service provider they engaged didn’t have proven cyber security expertise? Joes IT could have lost their content, or worse, never detected the hack to begin with.

No Need to Discount Your Worth 5 Ways to Profit BUSINESS COACH|MENTOR By Deb Fribbins

Stop promoting business with discount offers. There is no need if the basic 5 rights are covered. Does the business offer:• • • • •

The The The The The

right right right right right

products price time quantity quality

The answers to these questions will vary with every business depending on the clients you are trying to attract. In retail A $2 shop has as much value for money with their offer as Apple, Armani or Royal Doulton to their specific client base.

Are YOU really worth less? Are the goods offered in a worse condition than they were yesterday? Has the offer been reduced to the clients? Has the store, changed to a cheaper location? Has the web site been cut and less effective?

If the answers to these questions are NO then we need to explore ways to assist customers to find our goods and realise there true value. Around the world people are discounting the price because they do not offer real value to start with. Often the proposed regular price is inflated to allow for the so-called discount. When customers shop around the discounted price can be higher than someone else’s regular price.

Most business owners have started up for 5 key reasons:1. To serve customers with their needs 2. To financially support themselves selves and their family 3. To provide the lifestyle wanted and deserved 4. To make decisions right for the business beliefs 5. Pursue their passion There are 5 key components we all need ,to achieve these goals :1. Clients; be it feet through the door or fingers on the keyboard 2. Sales of all goods 3. Profit on these sales 4. Brand recognition 5. Processes and procures Sales do not pay the bills; it is the profit on these sales that make us successful. Having prepared a business plan for a specific business needs it is crucial to follow through on these plans. When selling any goods, a breakeven point percentage will have been determined to cover all costs. Value is more than the cheapest price or the biggest discount, it is more about does the offer represent what the customer is needs and wants. This can be more detrimental than helpful. The owners income is also affected. The fixed costs are harder to change.

19

5 Keys to entice customers to your store/ website 1. EXCLUSIVITY Can the products on offer, or the associated service to the products be exclusive; ie the product itself: new release, range offer, addons, logistics, location, accessories, demonstration etc 2. CREATE THEATRE What theatre can be created in shop windows, through social media, create urgency in product offer; limited supply, short time offers, 3. TRAINING & EDUCATION Do all staff have a comprehensive product knowledge about the goods they are selling. Are they up to date with market trends, what customer training do staff have to ask the right questions to service the clients fully? What feedback do they give to the business

Many owners have lost the art of being entrepreneurial in their attitude to their business and not prepared to try something different. Firstly look back at the current offer. Do the goods offer true “Value for Money” Value for money is not necessarily the cheapest or the biggest discount? a wanted product with all 1. Do the products offered suit todays customers needs and desires. 2. Have they been bought at the best possible price? Are there ways to buy better? Ie: direct or indirect imports, drop ship, volume buy, noncompetitive collaborations 3. Is the marketing and advertising message getting to the right client base? 4. Are the goods presented in an enticing manner? Easy to find, with associated goods, ie: batteries, carry bag, accessories, product warranty, etc. 5. What cost effective addon’s with a high perceived value be offered that can be offered ie: customer service, in home set up, delivery, etc,

The successful businesses today are run by entrepreneurs not managers. Constantly look for the next opportunity, the next way to attract customers into the business. Imitation is the sincerest form of flattery. Be prepared to be copied and have the next option ready to go. Keep ahead of the game, be seen as innovative and original. The market today is always looking for something different.

4. MANAGER Vs ENTREPRENEUR

5. MONITOR Hourly, daily, weekly, monthly as applicable to each business monitor every activity both what worked and what didn’t. Why did / did not it work? What was the key element? What could be done better?

5 Steps to Reset Post Covid-19 Restrictions Life Coach & Counsellor By Lou Lugsdin

2020 was a difficult year for us all. We faced isolation, restrictions, remote learning, changes to job conditions, job losses, relationship challenges, and so much more. We had to navigate a new way of living. For many, this was very challenging. It resulted in massive changes to life and living as we knew it pre-covid19. As humans, we have a resistance to change. 2020 forced change upon us, with no opportunity to ease into it or even try to customize it. The uncertainty and unpredictability affected all areas of our wheel of life (family, friendships, career, relationships, hobbies and interests, personal growth, and finance). It is now time to take some steps to move forward, reset and to try and take charge of our lives again. I am not saying this is easy! It is a process! What I will say is, there are steps we can take to help to propel ourselves forward and increase our levels of happiness and fulfilment. Step 1 Know What You Want A great starting point is to get really clear on what you want. We need to think about what we want our lives to look like, feel like and sound like. We need to know who and what we want to surround ourselves with. Think about, what are you passionate about? What do you value? What motivates you? Who is important to you? How do you want to spend your time? Get clear on what is important to you and why. Step 2 Focus on What You Want What you focus on is what you will get. It is important that we focus on what we want, not what we do not want. When we know what we want (Step 1), we need to focus on it to try and make it happen. Step 3 Mindset is Key The way we think, and our mindset is key to our ability to move forward or not. Reflect on your current mindset. Do you have predominantly a fixed mindset or growth mindset? Do you have a CAN-DO attitude or CAN’T DO attitude? Are the following words part of your vocabulary;

can’t, won’t, ought, should, could, or maybe? Our mindset is a key player in how we experience our daily lives. Step 4 Set Goals and Targets A goal is a dream until it is written down. When we are clear on what we want (STEP 1), setting a goal and timeframe to achieve it within helps us to focus on what we want. Goals help to propel us forward, focus and help to keep us accountable.

Covid-19 has changed our lives in many ways and has given many of us an opportunity to check in and reflect upon what really matters to us. Navigating change and challenges is a step-by-step process and takes time. Let’s look out for each other, offer support, and check in on family members, friends, colleagues and neighbours.

Step 5 – Act To achieve our goals, we need a plan, and we must act. I recommend you create an action plan and do at least ONE thing every day to achieve your goals. Goals without actionable steps are hard to achieve and can cause procrastination issues. A step-by-step process helps us to stay focused, committed and achieve our goals.

Garage Door Golden Nuggets For Commercial Businesses GARAGE DOORS By Chantal Djuric

COVID-19 changed the world of business, not only financially but how things operate. Most business owners at this time are putting their efforts into making sure their business remains viable. Marketing, supply and delivery and customer satisfaction are all major components of a successful enterprise but focusing solely on these can cause neglect in areas that don’t seem so important. However, productive time management will ensure that the small stuff is dealt with as well as larger concerns. If you are a business owner who owns or leases commercial premises, why not use this time to check on the maintenance of the building? This is a good time to get that window repaired, that dripping tap fixed, the inside repainted. And don’t forget the main safeguard to your commercial property – your garage door. Frequent servicing – a good habit Garage doors are mechanically operated; therefore, like cars and other machinery, they needed regular servicing. Regular can mean once a year. However, like cars, other vehicles, photocopy machines and so on, garage doors benefit from more frequent servicing attention.

Did you know that it is actually more cost-effective to get your garage door serviced every three months? Even though your commercial or industrial premises may be vacant, your garage door will still be collecting dust and could be affected by the change in the weather. Now that business may be back to normal, orders are flooding in, deliveries are flying out the door and your garage door is experiencing a real workout. If you didn’t maintained your door during COVID19 lockdown, it could let you down just when you need it to work all the time, every time. Booking a garage door service is easier than ever. There will no inconvenience to employees working onsite or to the day-to-day operations of your business if you book a garage door service for your business premises, and unlike other tradies, you may find that garage door technicians are as available than usual. A garage door service every three months may sound like overkill but it is the best way to maintain the life of the garage door of your commercial or industrial facility. Now is the time to get into the habit of booking a three-month service so your business premises will be ready to operate efficiently when life returns to the new normal. Check your lease agreement If you lease or rent your business workplace, one other thing that you should do is to check your lease agreement.

Under section 52 of the Retail Leases Act 2003 (https://www.legislation.vic. gov.au/), repairs and maintenance are the responsibility of the landlord. If your lease states that you as the leaseholder are responsible for doing repairs and maintenance, the Act will always override this – it is actually up to the landlord to maintain his or her premises. Your landlord is required to maintain certain parts of the property in the same condition as when the lease or rental agreement was entered into. Is your garage door one of these ‘certain parts’? Is it part of the outside or inside fixtures? Check the original lease or rental agreement to see if your garage door is specifically covered. Of course, as a tenant, you are responsible for any misuse, so frequent servicing and checking your premises will reduce the likelihood of preventable damage to the garage door of your commercial or industrial business space. It’s also a good idea to take photos and check the state of the garage door before you move into new commercial or industrial spaces. Got Something To Say? Say It With Video! VIDEO CONSULTANT By Zoë Wood

We’ve all witnessed the huge shift from in-person meetings, chats, and opportunities to lengthy Zoom calls and cobbled together virtual communication solutions. Human connection during this time of isolation was mingled with the trials and tribulations of dealing with technology. Meanwhile, our living spaces were transformed into makeshift offices. This was how much of 2020 played out. Since the early days of the pandemic and lockdown we’ve come a long way, setting us up for a virtual future of work that seems closer than ever before. We’ve made our homes more comfortable to both live and work from, we found virtual solutions for connecting with co-workers and families while apart, and have had time to reflect on what’s important. This shock to the system has pushed nearly every institution from charities, to businesses, to community groups, into a new normal where new solutions are often required. The one tool people have moved to, in droves, to solve their problems during this time has been… Have you guessed it? It’s VIDEO!

A picture can say a thousand words, but a video can speak billions. Through a combination of visuals, spoken word, animations, music, graphics, subtitles, demonstrations, and much more; you have the ability to make the strongest human connection possible while circumstances have separated us. Video has always been an excellent tool for conveying the key facts to an ongoing array of new customers, coworkers, members or clients. It’s a tool that’s always been in our arsenal, but never seemed like the right choice for the moment. Until it was vitally needed. Jumping head first into this world of cameras, lights, microphones, uploads, downloads, and messaging can be frightening for the uninitiated. Maybe you pushed past all your initial fears and jumped straight in and now you’ve got grander ambitions for future projects. As with all things in life, the skills required for video need to be practiced often to achieve an expert level. I’ve been doing this for 11 years and I still learn new things everyday. No longer can we rely on jumping into a room full of people to get the job done; to speak to who we need to speak to,

when we need to. The leg work of getting new people to hear your message can no longer solely be done in-person. You need to rely on all the tools in your arsenal including video to do some of the legwork for you. That’s the way to reach people who have now seen the possibilities of flexible working arrangements, those who have used the pandemic to transform their work/life balance into something far more digital than physical. To see an example of how to use video in your messaging, search Video Confidence Coach on YouTube to see what possibilities the digital future may hold.

Daniel McCulloch and Rebecca Gredley (Australian Associated Press)

Workers who move to regional Australia to take up farm jobs will receive relocation costs sooner after the federal government tweaked an underperforming scheme. Critical labour shortages have hurt harvests, with pandemic border closures stopping the usual overseas contingent from entering the country.

The rebranded AgMove program will allow Australians to access up to $2000, or $650 for temporary visa holders, after 40 hours of agricultural work in a twoweek period. If workers then complete 120 hours over at least four weeks, they will be eligible for up to $6000.

Fewer than 1200 people accessed the program since it started in November after being announced in the October federal budget.

Employment Minister Stuart Robert said the changes would encourage muchneeded workers to stay in farm jobs longer.

Under the scheme, people had to work 120 hours over six weeks to claim up to $6000 in costs for moving to the regions for farm work.

“Whether you’re a student on university break, on a working holiday or an experienced long-time worker, the Australian government is providing you

the flexibility needed to give agricultural jobs a go,” he said. Federal and state governments’ failure to address labour force issues have been roundly criticised by farmers who didn’t fully cash in on a bumper season. Agriculture Minister David Littleproud said the revamped program would continue to ensure the sector was the cornerstone of economic recovery. “Our farmers have put their shoulder to the wheel during COVID and produced bumper crops, prime livestock and the best fibre in the world,” he said.

Wednesday 12 May

As part of a commitment to making themselves accessible to the community, councillors will visit locations in their local wards, giving residents an opportunity to speak with them informally and raise issues and ideas.

Saturday 15 May

The upcoming sessions will also offer community members a chance to learn more about the Council’s draft four-year strategic document – ‘Our Community Plan 2021-25’ – and the proposed 202122 budget, which are both available for public comment until 25 May.

Mayor Stephanie Asher said all councillors were looking forward to speaking with the community in a relaxed environment.

“We welcome anyone with an issue or idea to come and chat with us – it’s a good chance to engage with all of your local councillors at the same time,” Mayor Asher said. “As elected representatives our key role is to understand what the community is thinking and feeling, and then reflect that in our decision making. “So this will be a great opportunity to check the pulse of our local towns, in addition to the contact we already make with community members on a daily basis. “I’m also really looking forward to raising awareness in the community about some of the exciting local projects funded through our proposed budget.” Further Listening Posts will take place in each ward throughout the year, with dates and locations to be confirmed. The initiative adds to the Council’s decision to hold four meetings this year at community-based locations, giving residents across Greater Geelong an opportunity to attend and participate without the need to travel to City Hall. The first of these meetings was at the Highton Bowls Club on 27 April, with the next to take place at Parks Hall in Portarlington on 25 May. A cash for drink containers scheme is coming Container deposit schemes are great for communities, providing grassroots organisations, local sports clubs, schools and households an opportunity to fundraise or earn some extra cash. Separating our recycling streams gives more control to recyclers and creates high-quality recycled content providing a clean waste stream where the containers recovered are sorted efficiently. The materials such as glass, plastic and aluminium that are collected are highly recyclable and are turned into highgrade recycled products with a strong market value – encouraging a circular economy that extends the life of these materials and reduces our reliance on natural resources. The scheme has many benefits including reduced costs for local councils by reducing litter clean-up costs.

Container Deposit Schemes encourage people to collect their containers, rather than disposing in general waste, leading to more and better recycling and reducing litter in our parks, gardens and waterways.

The scheme proposed by the Victorian Government will involve a 10 cent refund per container, encouraging the collection and return of empty containers to a network of refund points.

The City of Greater Geelong welcomes the scheme and has been involved during the consultation phase with State Government. The scheme is due to start in 2023. To find out more visit the Container Deposit Scheme website.

Mark Sunday 9 May on your calendar – and register now for the Women in Super Mother’s Day Classic, the fun way for family and friends to kickstart a “feelgood” Mother’s Day.

“It is a powerful day for families and friends to support breast cancer survivors and those who have lost loved ones to the disease,” Ms Morris said.

What started in 1998 as a way to honour those affected by breast cancer and to support research into the disease has grown into Australia’s largest breast cancer fundraiser involving more than 130,000 participants around the nation, raising money for the National Breast Cancer Foundation. Increasingly, the colourful event has become a way for groups of families and friends to participate in a healthy, fun activity to kick off their Mother’s Day.

“Mother’s Day Classic is not about breaking speed records. Our focus is on participation, whether you walk, run or volunteer. Many people have fun dressing up: you’ll see everything from pink pirates to teams in tutus. “It is also about fundraising, and this year we have set a new target to provide $4 million for the National Breast Cancer Foundation to fund life-changing breast cancer research.”

Victoria State Emergency Service Victoria State Emergency Service (VICSES) is the control agency for flood, storm, tsunami and earthquake in Victoria, managing responses to these emergencies and helping communities to prepare through planning and education. VICSES also operates the largest road crash rescue response network in the state and also provides a support role to other emergency service agencies. VICSES Bellarine Unit The VICSES Bellarine Unit is one of 24 units located in the South West region and is made up entirely of volunteers. It is supported by professional staff both from state headquarters and the South West regional office. The units LHQ (local headquarters) is located on Grubb Road on the outskirts of Drysdale and its members reside in all corners of the peninsula. The response area for the unit covers the entire Bellarine Peninsula and includes the towns of Clifton Springs, Curlewis, Drysdale, Indented Head, Leopold, Ocean Grove, Point Lonsdale, Portarlington, Queenscliff, St Leonards, Wallington and all areas in between. In addition, our members may be deployed to other regions of the state to assist with large-scale operations such as major storms, floods or fires. We have even had members from our unit deployed across Australia to assist our interstate counterparts. VICSES Bellarine Unit typically receives over 200 requests for assistance each year and we rely upon local volunteers to help in both operational and support roles. Volunteers from VICSES Bellarine Unit come from all walks of life, all backgrounds and all professions. In fact, the main thing we have in common is a desire to make a contribution within our community.

“Each year we normally hold a tin rattle to raise much needed funds, however as with many other activities, we have been unable to do so, and don’t expect we will be able to in the near future. We have a number of Unit Vehicles that are due for replacement in the short term, and need to start planning for it now to ensure we have the necessary monies to be able to do so. Given that we have been unable to have our annual tin rattle during these times, we are looking for support in a different way. We have partnered with a Not-for-Profit organization that specializes in assisting organizations like ours with online donations. The Unit would be humbled for any support that the community that we live in would be able to give us, so that we can be there for you, in your time of need. Please head over to our Give Now page, and donate to a cause that directly supports your local community. All donations over $2 are Tax Deductible”.

Keeping a Healthy Mindset How do we maintain a healthy perspective in the midst of difficulties? A Personal Story Some of you will know the story of how I was kidnapped as a young 20 year old teacher along with my nine students from my one teacher rural school – Wooreen, in South Gippsland in 1977. The story is retold in my book “Day 9 at Wooreen.” It was a difficult period in my life. I was traumatised, although I didn’t understand that at the time. Despite being a permanent member of the Education Department of Victoria I wasn’t offered any counselling or psychological support of any sort. I simply continued teaching and functioned as normally as I knew how. Without knowing it I followed some very healthy practices that had been taught to me during my privileged upbringing – practices that are now taught in health and wellbeing circles as best practice. I’ll share some of these with you over the coming weeks. Gratitude I had much to be thankful for: I remember choosing to focus on the positive aspects of the ordeal. My students and I were safe – physically unharmed, except for a few bruises and cuts. People had risked their lives to save us. There were a number of miraculous events that ended up ensuring our safety. I still had my job. I hadn’t done anything stupid – (I nearly did). The kidnapper was arrested and put back in jail. Alternatively, I could have focussed my attention on how unlucky I was or how much trauma I had been through or how awful the kidnapping experience was or how angry I was at the kidnapper for stuffing up my first year of teaching and the lives of so many people…… so the list could go on. Unknowingly, in practicing this strategy, I maintained a very healthy mindset and helped keep a positive attitude in the midst of a potentially very dark time of my life. My encouragement to us all: Speak out the positive aspects of our situations – there is always something good to celebrate. Highlight the good things in other people. Express a grateful attitude as much as possible. Make lists of all the things we can be thankful for. Thank the people around us for the smallest things that are done. Build people up. Speak highly of people even when they aren’t present. Be a positive person by focussing on the good side of every situation. Try and make these things a habit. When we behave like this it’s not only our state of mind that is lifted, so are the mindsets of all those around us – everyone becomes a winner! As parents, there are times when we need to correct our children but if the above is the starting point, the job of disciplining should be a lot more acceptable and palatable for all involved. All the best everyone. Kindest regards, Rob LPS Chaplain Robert.Hunter@education.vic.gov.au

Lara EdConnect Volunteer featured on ABC A local Lara EdConnect Australia volunteer is the focus of a ABC story linked to the second series of the hit show “Old People’s Home for 4 year olds” . The ABC has complied a series of stories showing how people can stay connected in their communities, in one of these they profile Reno Demicoli, a Geelong region EdConnect Volunteer. It is a wonderful story about a very special person and the joy that volunteering with young people brings. Here is a link to Reno’s story https://www.youtube.com/ watch?v=JejzNNUGTfc

EdConnect Australia works with students (primary and secondary) to support their academic potential and emotional well-being in school and in life. At the centre of EdConnect Australia is a belief in the power of relationships. For children to thrive, they need to be connected to and supported by an extended network of caring people with the time to listen and provide guidance. EdConnect is a school based program with volunteers dedicating their time during school hours, on school grounds. Our services are designed to improve student’s literacy, life skills, self-esteem and self-confidence which contribute to improving learning outcomes and improved student achievements. Without support of this nature many students can become disengaged from school, usually resulting from behavioural and social skills problems or barriers they have developed towards learning. EdConnect matches volunteers with young people in schools who need additional support – either through oneon-one mentoring or various classroom learning support roles. The volunteer’s interests are matched with a school that has compatible needs and comprehensive training is provided for the volunteers by an EdConnect Liaison Officer in your local area. If you have a passion to help young people and can give an hour of your time weekly, please apply online today. http://www. edconnectaustralia.org.au or phone 1800 668 550 to find out more.

VOLUNTEER WEEK RECOGNISES EDCONNECT VOLUNTEERS As part of National Volunteer week, EdConnect volunteers are being recognised around Victoria for their massive contribution to students at school. With last year being a disruptive school year, this year, the extra help and support EdConnect volunteers are giving to students is more valuable and welcomed than ever before. Vicky Battin has been volunteering at Moolap Primary School for three years. Overtime she has supported students in various class year levels, with reading, maths and project work. “This has been a really enjoyable experience for me and I highly recommend it. I can actually see the difference I am making to the children’s learning,” said Vicky. “As I walk through the school grounds on arrival and departure, students I have worked with come up for a chat. I occasionally see some of them in public spaces and love it when they come up to say hi.” EdConnect volunteers offer one-on-one mentoring to students in need or assistance in the classroom with subjects such as numeracy, reading, science or help around the school in garden projects, breakfast club, gardening, library and much more. “EdConnect volunteers are amazing, they give their time, they are patient and caring and with as little as an hour a week, I see every day I hear stories about how they are make a real difference,” says Sally Edgerton, the Geelong / Surf Coast based Liaison Officer for EdConnect Australia. Last year demonstrated that while numeracy and literacy are important in education, there are many more life skills that are equally as important. EdConnect volunteers assist students to develop their confidence, resilience and self-esteem, which in turn boosts their engagement and enjoyment at school. This year already there are around 70 EdConnect Volunteers within the Geelong/Surf Coast/Lara area’s provided more than 180 hours of support each week helping students with either mentoring or learning support. Peter Knight, Principal of Moolap Primary School enjoys and values the partnership with EdConnect Australia. “These wonderful people from our community are vital ingredients to us offering support to students every week – we love EdConnect volunteers and the support provided by the locally based liaison officer”. “Now that I’m retired, this volunteering role has really given me something to look forward to each week,” says Vicky. “I am here (for the students) as a friend, and a support to the teacher, and they all have accepted me as part of their class,” she says. “This is a very rewarding role and if you are looking to make a contribution, don’t hesitate, ring Edconnect and get involved. You won’t regret it.” Become an EdConnect volunteer and help make a difference in a young person’s life. Visit www.edconnect.org.au or contact edconnect@edconnect.org.au 1800668550

5 things Mum could treat herself to with a Westfield Gift Card Mother’s Day is on the horizon. If you’re still stuck on gift ideas for mum, grandma or your significant other, why not let them decide what they actually want with a Westfield Gift Card this year? While it’s redeemable for fashion, tech and more, we’re here to present you with a range of other wonderful things they could also treat themselves to - on you, that is! 1. Treat her to a beauty session You already know she’s a beauty junkie, but do you know the latest craze she’s been dying to try? From a microdermabrasion facial, to a keratin smoothing hair treatment, or just a good ol’ mani pedi, she’ll be able to pick out exactly what she needs and book it in at a time convenient for her. You could also throw in a nice beauty product to accompany your theme. 2. Send her out on a spa day While we’re talking beauty and wellness if she’s in need of some me-time, we can’t

think of a better way for her to spend her Westfield Gift Card than on a pampering massage. For that extra blissful touch, a scented candle, a diffuser, or a box of chocolates would pair with the gift nicely. 3. Wine and dine her with vino and good company Has she been missing bonding time with the girls? Give her a day away from the kids (or to thank her for looking after the grandkids) to wine and dine with her friends. You could even add on a little extra so there’s enough for her to hop over to the movies after the meal. 4. Get her on the fitness buzz If staying fit and having fun doing so is more her jam, perhaps a few personal training sessions or group fitness classes will be what she’d like to spend her Westfield Gift Card on. Serve it up with a fancy new drink bottle or gym bag for extra brownie points.

5. Revamp her wardrobe personal styling session

How much will you need?

RETIREMENT By Bernard Kelly

Actually, you won’t need too much at all in retirement – if you don’t have mortgage, and you’re not renting. The Australian pension is based on the assumption that, in your retirement, you’ll own your own home. This historical assumption – unchanged from the time when the pension became available - is that you totally own your home outright, and that you don’t have a mortgage to pay off, and that you’re not renting. CORPORATE EXECUTIVES One of the big millstones for corporate executives is that they often have a slightly larger family, and when they’re in their fifties, with teenagers, they decide to move to a larger house. One of the big millstones for corporate executives is that they often have a slightly larger family, and when they’re in their fifties, with teenagers, they decide to move to a larger house. This typically means a larger mortgage, which they then can’t extinguish by the time they retire. Consequently they then

use a chunk of their super to eliminate it – and so they enter into retirement, continuing with a grand lifestyle, but they’re now in “reduced circumstances”. This is actually quite common, but it’s generally hidden. NEVER MOVE In earlier times, when you bought a house when you married, you typically you stayed in that house forever, and you gradually paid off the mortgage. In earlier times, when you bought a house when you married, you typically you stayed in that house forever, and you gradually paid off the mortgage. However, now that we can readily accept a job interstate or overseas, we typically take the equity from under the floorboards and use that as a deposit for a dwelling in that new location. And we repeat that cycle every few years – with dire consequences for our retirement nest egg. MORTGAGES IN RETIREMENT Statistics from the 2016 census show that the proportion of homeowners who still have a mortgage when they retirement was 36 per cent, up from 23 per cent a decade earlier.

And in August 2019, the Australian Housing and Urban Research Institute (AHURI) found that since the mid-1990s, the proportion of Aussies carrying a mortgage into retirement had reached 45%. However, most of us have some superannuation, and a small mortgage as approach retirement. But if you still have a mortgage when you retire, a simple strategy is just to downsize – perhaps to a regional city. As long as you’re not too far from a major hospital, you should be OK, even living solely on the pension. Then as your expenses reduce, you’ll find that you can adapt to eventually living just off the pension.

What retirement issues do you have? Email me and I’ll try to assist.

Meditation:

A key factor in health By Georgia Walker

Looking after ourselves should be one of our number one priorities, but is not as easy as it may seem. With our fast pace way of living, we are on a merry go round of technology, noise, social events, work schedules, school commitments, responsibilities - our to do list just goes on and on. Multitasking has become a badge of success and we wear it with honour. Unfortunately this lifestyle of ours can leave us feeling exhausted, stressed, anxious and unwell. So how do we begin to slow down and take care of ourselves? How do we stop, pause, relax and reset? The answer is meditation! Scientifically proven, meditation nourishes almost all of our self-care necessities – physical, psychological and spiritual. It allows us to get in tune with ourselves and increases our mindfulness so that we can focus and become more aware of present moments instead of constantly being distracted by our worrying thoughts, which most of the time are in the past or future or imagining some disaster that may never even happen! This awareness is very important as it not only helps us to make the most of our time, it also helps us to notice our thoughts, feelings and become aware when something is off balance. Meditation also helps us to control anxiety, reduce stress levels and improve sleep and mood. Studies have shown it can also benefit against an array of conditions including pain and post-traumatic stress disorder. Adding meditation to our self-care tool kit provides us with the quality ‘me’ time so that we are then able to feel nurtured - best of all, there are no negative side effects! It can be done by yourself or in a group. The benefits of group meditations are that it cannot only motivate us to find the space and time to do this for ourselves, but it also allows us to connect with others, feel supported and feel like part of a community. People coming together with the same agenda can be very powerful. Health and wellbeing are not only about food and exercise, but about taking care of ourselves as a whole: Mind, Body and Spirit. With so many benefits why not give meditation a try? You may be surprised at how it positively impacts you and soon becomes a healthy habit.

FC LEOPOLD By Lisa de Vries

Seniors Men div 1 The Div 1 side were eager to get their season going after having the bye in the opening round, and came out all guns blazing in the early exchanges. Rangers true to their word fielded a talented group of youngsters who will go a long way and certainly pick up valuable experience during course of the season. During one of those dangerous runs, Herron was unceremoniously brought done in the box in the 9th minute. Up stepped newly appointed captain, Tom Andrews, to send the young Rangers custodian the wrong way. It was the start they had hoped for. Leopold doubled their lead at the 16 minute mark, when Andrews rifled in from distance. While many watching were thinking, how many? Rangers stuck to their task, but it was Pancic and Andrews who bossed the middle of the park with rapid switching of play. 2 nil at the break and "Coach Carlos" looked to be pleased. The youngsters stuck to their task and made Leopold earn any ball they got but the home side always looked to hold the upper hand. Late in the game Rangers struck a consolation goal and there were a few nervy moments for the home side until Pat Carey rose at the back post, like a leaping salmon, and put the game beyond doubt as his header hit the top corner. A deserved victory with the visitors playing their part in a high intensive game. Men div 3 Round 2 was the first home game for the Div 3 side and looking to pick up first points of the season. Things didn't go to plan andwent into the break one nil down due to poor communication in the back line. Things wentfrom bad to worse as Caleb was shown a red for his "last man tackle" A dubious penalty allowed Deakin to double their lead and eventually take out the game. Women’s team FCL Women's finally got to take to the park after North Geelong forfeited last week. The visitors were Corio Bay, fresh from their 8 nil win over Deakin Ducks. Both sides were missing key players, Cobras had the bare 11 while FCL took the park fielding only 10. It was FCL who took the lead with a 25 metre curling free kick from Rebecca Dorling as it nestled in the top corner giving the keeper no chance. Sian Malone doubled the lead after the keeper spilt the ball under pressure. The half time score of 2 - 0 didn't indicate the pressure the visitors applied. The second half began and now with Cobras only having 10 fit players, the terms were even. It was now end to end stuff and players from both sides were feeling it, cramps and strains being the main issue. With 10 minutes to go, Cobras pulled one back and went in search of a leveller, but FCL held tight and ran out 2-1 winners. Excellent and gritty display from both sides. Lights update Estuary Reserve was lit up for the first time for the first time on 21 st April ever as they worked hard to get the angle positioning done in preparation for the weeks handover. A picnic on the pitch is being held Friday 30 th April to celebrate the lights and upcoming female football week. Photo credits to

NATIONAL BOWLS CENTRE – EXPRESSIONS OF INTEREST BY AIDAN DAVIS The establishment of a National Bowls Centre (NBC) will become a major priority for Bowls Australia over the coming years, the organisation’s Board and Executive have declared in announcing an Expression of Interest (EOI) for potential venues. The national body has developed a comprehensive NBC Strategy, in consultation with external sports consultants, that will guide the future direction and process for the creation of the NBC, which aims to be much broader in scope than a traditional Centre of Excellence model. Rather than focus solely on High Performance athlete support, the NBC will be a headquarters for HP and events staff, an environment to support daily performance of national and state/territory-level bowlers, a hub for bowls coach learning and development, a venue for competitions, corporate functions and schools/community programs, a centre for bowls research, and the home for the Hall of Fame and Bowls Museum, amongst other initiatives (identified on page 9 of the Strategy). Bowls Australia CEO Neil Dalrymple said the NBC was an important initiative for the sport and called on clubs who meet the criteria and are interested in being a potential venue to submit an EOI. “The creation of a National Bowls Centre is an extremely exciting venture which will not only cater for our elite bowlers but also provide numerous other benefits including improved player pathways, talent identification, coach and official development, team building (Bowls and non-bowls), competitions and will act as a hub for other local, state, national and international Bowls and sporting organisations to enhance their performance,” CEO Neil Dalrymple outlined in the strategy. “This is a major piece of development with wide ranging benefits for the sport, so it’s critically important that we identify the most appropriate site for the construction of the facility. “We’ve developed a public form to canvass Expressions of Interest from potential bowls clubs, and I encourage any club that has a willingness to become the home of the NBC to review the Strategy, submit their expression or reach out for further discussion.” The NBC EOI will close on May 31, 2021, after which, Bowls Australia’s Advisory Group will provide oversight and shortlisting of candidate venues, followed by further discussions and more detailed assessments of potential sites. Enquiries for further information or discussion should be directed to Bowls Australia’s CEO Neil Dalrymple at ndalrymple@ bowls.com.au. • National Bowls Centre Strategy • National Bowls Centre – Expressions of Interest (closes May 31, 2021)
