21 WESTVIEW ROAD
West View Road is a quiet cul de sac of houses and bungalows centrally located within the popular village of Marldon. Number 21 is a substantial semi detached family home which has been significantly extended, renovated and doubled in size in 2018 to provide comfortable living for a growing family.
The property offers well appointed accommodation set over three levels with a fabulous modern, contemporary style extension to the rear providing breathtaking views from the kitchen, living room and large balcony. These views stretch across the South Hams countryside to the Dartmoor National Park and beyond. The bedrooms are divided across all three levels and there is certainly a good degree of adaptability to suit one’s requirements. The master bedroom is on the top floor with a dressing room and separate wc and this dual aspect room affords wonderful views. There are three bathroom / shower room suites to the ground and lower ground floor levels and a cloackroom / wc to the top floor.
Outside, the main garden is situated to the rear of the property. There is a level section of synthetic lawn bisecting two sun terraces with the terrace immediately to the back of the house providing an ideal al fresco dining area. The lower section of garden is generous in size. Steps lead down to a level lawned area with garden shed to the side. The front of the property provides private driveway parking which leads to a single garage.
Whether you are sat in the upper sun terrace, first floor balcony or in the kitchen / dining room there are stunning views from all these locations. These really are views that must be seen to be fully appreciated.
STEP INSIDE
The approach and entrance into this family house very much belies the space that is on offer. Set over three levels, the entrance is on the ground floor with stairs leading down to the lower ground floor and up to the first floor level. This property provides flexible accommodation to suit a requirement of functions and needs. The ground floor level provides a fabulous ‘open plan’ kitchen / dining room with a high vaulted ceiling, bespoke kitchen and breathtaking views across the South Hams countryside to Dartmoor. There is also a large balcony which adjoins both this room and the living room. The kitchen provides a comprehensive range of base level and wall mounted units with clean lines and integrated appliances. The living room is a stylish room with a TV recess, alcoves, recessed lighting to the ceiling and a feature electric flame effect fire. There is provision here for a gas fire should this be preferred. As previously mentioned, sliding patio doors lead out to the balcony with views that one can never tire of. Additional accommodation to this floor includes two double bedrooms, a modern quality three piece bathroom suite and there is integral access to the garage.
The master bedroom suite is situated to the first floor level. This is a light and spacious dual aspect room with views. There is a useful dressing room area across the landing and a separate cloakroom / wc. The remaining two bedrooms are situated to the lower ground floor level. Both rooms are good size double bedrooms with the larger of the two providing en suite shower facilities. In addition, there is a fully tiled shower room suite and plenty of under house storage accessed from within the property.
SELLER INSIGHT
Whist looking for a property 10 years ago, we came across Number 21. We were looking for a home in a village but also within reasonable distance to nearby towns and the coast. We found Marldon to be the perfect location with the primary school just down the road and village shops a stone’s throw away. However, it was the far reaching views towards Dartmoor that really sold it to us.
We purchased number 21 as a 2-bedroom bungalow, but as time passed, our family grew and we soon realised we needed additional living spaces. We loved the place so much that in 2018 we decided to embark on a ‘Grand Designs’ style project, extending quite substantially, out, up, down and to the side. By doing so, we have created the perfect family home, in a peaceful cul-de-sac, where the children can play outside in a safe and friendly neighbourhood.
However, now is the time for us to make the move from here. The desire to own more land and provide ancillary living has prompted our decision to do this. We very much hope that the new owners of Number 21 will enjoy this fabulous family home as much as we have.”*

STEP OUTSIDE
The main garden is located to the rear of the house and accessed from the lower ground floor level. There are two paved sections of garden bisected by an section of artificial lawn. The area under the balcony is currently utilised as a bar and dining area with views enjoyed from its elevated position. Steps wind down to the lower garden. This section of garden is level and lawned with a garden shed providing power and lighting. The main views are from the cavernous ground floor balcony and these panoramic vistas really must be seen to be appreciated. To the front of the property is a sloping driveway providing off road parking and this leads to a single garage, integral to the house. The front garden forms a series of borders interspersed with colourful shrubs with ease of maintenance firmly in mind.
