Beauchamp Avenue Leamington Spa | Warwickshire | CV32 5RE
Seller Insight Purchased in 1995, the property attracted the current owners with its proximity to the centre of Leamington Spa. “We had previously lived in Clarendon Square,” recalls the current owner, “so we knew how close it was to the diverse range of high quality shops and restaurants. When the property at Beauchamp Avenue became available, we quickly realised that it was in the heart of Clarendon Square and therefore jumped at the chance to own a larger character property at almost the same address.” Many of the properties in Clarendon Square retain a lot of period features and this one is no exception with original high ceilings, wrought iron balustrades and polished wooden banisters, wooden floors and exceptional, detailing such as plaster cornices. “The frontage of the property is pretty much exactly as it would have been in the 1860s,” he describes. “Right opposite us is the house that Napoleon III, the first elected President of France - and the nephew of Napoleon Bonaparte - lived in during exile in the UK prior to his triumphant return to France.” “We love the period features. We have retained the period wooden sash windows. We had them all rebuilt a few years ago and they work beautifully and are infinitely adjustable to let in just the right amount of air. We’ve also retained all of the period doors and locks, as well as the wrought iron balustrades and plaster cornices. It’s like living inside a work of art! It’s cosy but spacious and inviting all year round. Being at the top of the building at the top of the town there is normally a nice breeze. It’s lovely to sleep with the windows open during the warmer months. While during the winter the apartment glows with warmth and it becomes hard to leave. A snow fall in the gardens in the square gives delightful picture postcard views from the rooms at the front of the building. While at the back of the building there is a lovely snowy perspective across the roofs stretching out towards the north of the town.” The current owners bought the property after having lived abroad for four years and were looking to settle down and start a family in the property. Having since been transferred overseas again for the next few years they will be disappointed to leave behind the property and the surrounding areas. “We love our apartment, we love the location, we love Leamington and we love Warwickshire but unfortunately it doesn’t seem likely that we’ll be able to move back anytime soon. We hope that the next inhabitants will appreciate the beauty of the home as much as we have.” * These comments are the personal views of the current owner and are included as an insight into life at the property.
