The solid oak front door opens and you step back in time, into a marvellous oak panelled reception hallway with original patterned quarry tiled floor and hand carved oak Georgian staircase. To the front of the house is an elegant drawing room with large bay window enjoying the open views, exposed oak floor and open fire with carved stone surround.

The dining room is a lovely room, again with original oak floor, open fire with marble surround and a Georgian storage cupboard. Through an inner hallway with flagstone floor you come to the rear of the house.

First Floor The first floor landings lead to six first floor bedrooms, with two principal rooms being to the front with large windows overlooking the fabulous view to the fore. One has an en-suite shower room, the other a wash room with WC and wash basin. There is a family bathroom and an en-suite to one of the other bedrooms. Second Floor The Georgian staircase rises to the second floor landing giving access to two further bedrooms, currently being used as office space. The secondary staircase to the rear of the house leads to potentially to two or three more bedrooms and bathroom.




Outside Beausale House is approached down a long driveway, shared with just one other property and with open fencing and paddock to one side, leading to a detached double garage and ample parking. The fore garden is mainly laid to lawn with a flagstone pathway, box hedged well stocked flowerbeds and rhododendrons. Picturesque Location The village of Beausale is to the west of Warwick, conveniently sited for the nearby towns of Warwick and Leamington Spa where you can find excellent schooling, both state and private, shopping and leisure facilities. Solihull, Stratford, Coventry and Birmingham are also easily accessible. As is the Midlands motorway network with nearby M40, M42, M6 and M1, Birmingham NEC and Birmingham International Airport. Warwick Parkway and Leamington Spa train stations offer rail networks to London Marylebone station.


Warwick

With beautiful characterful timber buildings, Warwick, the county town of Warwickshire, lies upon the River Avon, 11 miles south of Coventry and just west of Leamington Spa. The notable tourist attraction of Warwick Castle was established by William the Conqueror during the Norman conquest of 1068.The castle has played host to many notable figures in history including Henry II and the infamous Earl of Warwick “The King Maker”. Warwick School claims to be the oldest boys’ school in the country, and along with Kings High School for Girls and The University of Warwick provide excellent educational opportunities. The town boasts many great bistros, pubs and restaurants, a small shopping quarter as well as a boat club, tennis club and popular racecourse.


Royal Leamington Spa

Royal Leamington Spa, is a spa town in central Warwickshire, its expansion in the 18th century owes itself to the apparent medicinal qualities of its water. With the Royal Pump Rooms and Baths attracting wealthy visitors, the town is today home to many grand structure and Georgian town houses. The town takes its name from the River Leam which flows through the town. There are a wealth of shops and boutiques in the town centre including The Royal Priors shopping centre and The Parade high street as well as an out of town shopping park,The Shires Centre.The train station provides convenient access to both Birmingham in the North and London to the South. The M40 can be accessed from Junction 15 to the East of the town.

Directions Take the A4177 signpost Solihull out of Warwick. Cross over the roundabout and continue towards Hatton, turn right signpost Beausale. Turn into Brownley Green Lane; continue into Beausale Lane and then Red House Farm Lane for approximately 2 miles. Beausale House is set back from the road on the right hand side.
