Aldine Cottage Kineton Green Road | Olton | Solihull

ALDINE COTTAGE Built in 1876, we are proud to present a delightful period family property set in a sought after area of Solihull. This fine example of a Victorian family home has been sympathetically refurbished to a high standard throughout to create the perfect balance of Victorian style and modern living.

With a multitude of original features, including a sunroom with original window seat and decorative windows, cast iron fire hearths, marble fire surround, tiled floors, stain glass windows, deep skirting boards and cornices throughout, this warm and inviting property sits in mature well stocked gardens on three sides. There is off road parking at the rear for approximately four vehicles, electric double side gates, a garage and brick built out building. Presented to a high standard throughout, it cleverly combines the charm and elegance of a Victorian “cottage with a contemporary and updated finish. The accommodation briefly comprises of: Entrance hallway, lounge, sunroom, dining room, kitchen with snug through to utility room and rear gardens. To the first floor there is a family bathroom, two further double bedrooms and one single bedroom. The second floor leads to a separate W.C., master bedroom with Jack and Jill entrance to en-suite bathroom and useful landing space and storage. Outside there is a brick built outbuilding, garage, driveway, summer house, garden on three sides with mature and established trees, shrubs a topiary hedging.

The property is approached via an impressive wrought iron gateway leading up a block paved pathway to an attractive half leaded glazed front door and notable Victorian Flemish “brick bond brickwork. You are greeted by a charming entrance hallway with tiled floor, a feature stained glass and hand painted panel that predates the property, hall cupboard and versatile under stair space. The hallway leads to the reception rooms and kitchen. The light and beautiful lounge with feature windows incorporating stained glass inserts and part double glazed, creates a feeling of elegance and charm. The room is enhanced by pine wooden floors and original cast iron fire hearth with feature gas fire. Leading through a feature archway into the sunroom which overlooks the side garden. The windows in the sun room are of particular note, being of original rolled glass with feature decorative inserts. Also of charm is the original window seat.

The second reception room is currently used as a formal dining room. This is an elegant, light room with feature wood flooring and original cast iron fire hearth housing a feature gas fire. The original Victorian white marble fire surround completes the elegance. The kitchen, with its cosy and versatile snug area, has a beautiful feature Victorian cast iron range and original Victorian tiled floors. The room is light and airy with feature arched windows complemented by leaded top windows. Granite work surfaces with attractive oak base units, incorporating a Belfast sink, plus space for both dishwasher and 6-burner range complete the feeling of modern practicality. The utility room includes a Belfast sink and drainer with space for washing machine, tumble dryer and an upright freezer. The charm continues with exposed Victorian brickwork and feature windows.

Seller Insight Mr. & Mrs. Jones have enjoyed a wonderful 18 years living on Kineton Green Road with their two daughters. “Having looked for properties of character for two years we bought this lovely house the day it came on the market,” recalls Mrs Jones. “We fell in love with it’s potential as it was definitely in need of some TLC. It’s the type of house that gives you a hug when you come in. The coziness of the fires, the high ceilings and stained glass windows, the different areas to sit in to enjoy the light all contribute to its welcoming character. It has been a labour of love in making it a wonderful home and re-instating the original features.” The property has a wealth of history; the current owners have a fascinating collection of historic documents providing the history of the property from agricultural land, to its site on the Warwick Toll Road, its location on ‘the green’ from the road name. “We have been told that the ancient Yew Tree in the front garden was documented in the Doomsday Book as ‘The Olton Yew’ part of monasterial land.” One of the favourite features for the owners is the garden. “As a designer I have used it’s original layout of a kitchen garden and built upon that foundation to create garden rooms, the most notable being the parterre at the front of the property. Having planted hundreds of tiny plants it’s a joy to see it in all its formal glory, trimmed and looking stunning all year round. It’s a talking point for passers by who often stop to talk to us when we’re out there.” The garden provides a sunny spot to enjoy all manner of activities, such as BBQs and alfresco dining, throughout the day. “We’ve had garden parties with a marquee too. As a wrap around garden it benefits from the sun all day, but as my husband loves the shade, it’s designed to create his ‘n’ her areas where we can enjoy sun and shade. Perfect for those iced tea or Pimms moments!” This is a house for all seasons and occasions “The snug is the perfect cozy place for the winter. We light the range and toast our toes. The lounge and dining rooms provide the elegance that this house deserves and come into their own at Christmas.” It is however, the kitchen which is the heart of the property, tucked away at the rear of the property, it is a sociable place to be and with windows onto the garden it gives the feeling of rural seclusion. These comments are the personal views of the current owner and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent.

The hall stairs leads to a beautiful refurbished dual aspect family bathroom with garden views. Fully tiled, housing white Sanitan sanitary ware. Full size shower cubical, a Victoria & Albert roll top bath, feature cast iron radiator and full size chrome towel rail completes a seamless blend of Victorian style and contemporary living. Bedroom two and three are both good sized double rooms with feature windows and beautifully presented. Bedroom two has dual aspect feature windows with stained glass panels. On the second floor is the master bedroom with feature cast iron fireplace and fitted wardrobes. “Jack and Jill style access to the en-suite bathroom from concealed access in the bedroom and bathroom door from landing. The bathroom has useful fitted airing cupboard storage and Caronite bath, chrome towel rail and feature window with garden view. There is also a separate WC with boiler room off, useful landing area and storage with access to large eaves area.
