The large entrance hall leads you effortlessly to the living room with log burner, dining room and kitchen from which you access the magnificent orangery and gardens beyond. Completing the ground floor is a bedroom/office, further sitting room, guest cloakroom and cellar.

Unusually for a property of this period, Pool House benefits from high ceilings and large windows to create a feeling of light and space throughout.

“Our favourite feature is the conservatory. Along with the master bedroom, it has been the heart of the property. A place to relax after a busy day at work and enjoy the peaceful views of the unspoilt Warwickshire Countryside.

“We were attracted by the unique flexibility of the property. The house and gardens are ideal for entertaining and there is scope to work from home. With six spacious bedrooms and a separate two-story annex Pool House lends itself to a busy business lifestyle and could be easily turned into a small bed and breakfast. “

To the first floor there are three excellent bedrooms and two family bathrooms.Three further bedrooms and a shower room are to be found on the second floor. There is separate access from the front of the property to the self-contained annexe, comprising open plan kitchen/ living room, bedroom and bathroom.

Well maintained gardens and feature pool are complemented with numerous seating areas from which to relax and embrace the stunning views.

From the elevated position of the house, the family has enjoyed many BBQs overlooking the rolling countryside and the abundance of wildlife that it encompasses. “The best feature of the grounds is of course the pool. The whole garden, however, is beautiful, we have fabulous panoramic views and the River Arrow flows at the bottom of the adjoining field.

Being close to Alcester, Stratford Upon Avon and Warwick, the property is located in a fascinating and historic part of the country. “We are right opposite Coughton Court, the house is circa 1590, and so the occupants at that time would have seen the kings men come for Guy Fawkes and the plotters.” Coughton Court is an English Tudor country house, which has been the estate of the Throckmorton family since 1409. Coughton holds a place in history for its roles in both the Throckmorton Plot of 1583 to murder Queen Elizabeth I of England, and the Gunpowder Plot of 1605, as some of the Gunpowder conspirators rode directly there after its discovery. As well as Coughton, there are many beautiful country houses and National Trust properties such as Ragley Hall within the vicinity and the property is also ideally situated for a variety of services both locally and nationally. “The motorway network is within easy reach from here. We have the M42 five miles away and the M40 just ten miles away. It takes under half an hour for us to get into Birmingham city centre, while closer to home we have the beautiful village of Alcester. There is also a beautifully restored pub next door and another about half a mile away.”
